Fantastic experience: We have a great experience with California Leasing. All correspondence has been responsive. Any issues, such as a minor sink repair, was handled quickly and professionally. Negative experience: Would not recommend this company at all. Zero communication after you get into the rental sent numerous requests for maintenance or general correspondence which have all been ignored. Save yourself the hassle and go with another company.

Fantastic experience: With all the excellent services I have received from California Leasing I particularly appreciate the communication I had recently with Reichelle Daraoay from their CARE team. Reichelle cared about how I felt as a customer and if I had any concerns and suggestions. I truly believe that good communication is a part of a successful business and Reichelle was doing just that! Negative experience: DO NOT TOUR or lease with GUS! I had one of the worst touring experiences with this leasing company. Gus was rude, dismissive, and barely acknowledged me throughout the visit, which made the whole interaction uncomfortable and unprofessional. To make matters worse, he couldn’t even provide basic information like the property’s availability date. He told me “it’s on the website isn’t it? I don’t know the date” this left me with zero confidence in their service. STAY AWAY!

Negative experience: Be very careful if you are leasing a home from this company. They practice a number of predatory policies, and will attempt to get away with as much as they can. They use a resident benefits package as an excuse to raise the rent an additional $125 per month. This "package" charges you $70 for internet that costs $40 on the open market, and also charges you $50 for a "maintenance portal" that the company never responds to. For residents, this amounts to extra payments on units that are already overpriced. I have emailed the leasing manager and resident benefits manager several times and received no response. Thankfully these mandatory resident benefit packages have been outlawed, and residents can opt out beginning on January 1, but California Leasing will surely find a new way to scam our money. They are likely using AI in conspiracy with other companies to keep rental prices high. This company is basically a parasite that feasts on renters.
We genuinely value our residents, and we are truly concerned and sorry to hear about your frustrating experience. We want to assure you that your feedback is being taken seriously, and we are eager to help resolve these issues.

Regarding the specific policies you mentioned, we want to provide clarity:
Resident Benefits Package (RBP) Clarity: We want to assure you the standard RBP fee is transparently listed at $50.95 per month, not the higher amount claimed. Furthermore, access to our online maintenance portal is a complimentary service and is not charged at $50/month. SmartConnect Internet Service: The internet service you mention is our SmartConnect Group Rate Internet program, which is $70 a month. This program provides a high-speed connection with no data caps, includes all necessary equipment, and offers ongoing technical support. The cost for this program is billed along with your monthly rent and is locked in for the duration of your lease.

Negative experience: I've rented a property with this company for over 2 years now. First, the rent is too high for the property, but that complaint can probably be said for most rentals. Also, the gardening service is unpredictable and not frequent enough. The biggest issue is that the AC has been out for nearly 4 weeks and staff has been slow to communicate status updates or simply don't return calls/emails. It doesn't help that we have two dogs that we pay extra for and and the house gets to be almost 90 degrees as Palmdale is still hot in September/October, so it's not just uncomfortable for us, but also the dogs. And if you know Palmdale, pollen count seems high here, so having the windows open all night to cool the house has been awful for my sinuses. So yeah in short, this leasing company is for you if you like to be without AC for at least a month in the summer.
Fantastic experience: California Leasing Property Management has been managing my rental property for about 4 years now. They are very professional and have kept me in the loop constantly with tenant requests and maintenance services. Starla has been very responsive to my emails and always answers any questions I have about the property. I highly recommend California Leasing for property owners and I can only assume they provide the same level of excellent service to their tenants as well.
Fantastic experience: Even though I didn’t end up renting from this company due to location reasons, Raena was very knowledgeable about the RBP and I’m sad it isn’t included where I currently rent! If my circumstances change, I will definitely want to work with her again!!
Negative experience: We applied for a rental it took us 1 whole month for them to tell us we didn’t qualify. They are unprofessional, they expect you to make $20,000 a month or more to qualify for a $3,600 home. Even if you have great credit score and great rental history no payments missed or late ever. We could of gone with another company if we knew the hassle and wasted time they would make us go through. So disappointed.

Negative experience: I had a deeply frustrating experience applying for a rental through California Leasing & Management. In my opinion, the process felt disorganized, confusing, and unnecessarily high-pressure. My two adult family members and I each paid a $50 non-refundable application deposit—$150 total—expecting a clear and professional leasing process. Unfortunately, that’s not what we received. Despite multiple requests, we were never shown a full lease agreement. Instead, we were sent various addendums outlining steep financial penalties, including a $1,499 re-advertising fee and a $99/day charge if the unit wasn’t re-rented after backing out—all before any lease was presented for review or agreement. We were told we had been “selected,” but were asked to pay a deposit within 48 hours without seeing or signing a lease. That felt unfair and coercive. We applied in good faith, provided everything that was asked of us—including personal information and even pet photos—and gave this opportunity serious consideration. But the lack of transparency and the nature of the terms led us to step away from the process. In my view, this experience justifies a full refund of the $150 we collectively paid. At the very least, I believe the company should reconsider its approach to prospective tenants and prioritize clear, upfront communication over pressure and unclear documentation. I cannot recommend working with this company based on our experience.

Negative experience: I am literally shocked and appalled at the level of integrity that is being compromised by Ellie. She straight out lied about our approval as she wanted the owner of the Webster property to return to viewing other applications so that she could find a 'Mark" who wouldn't ask questions, who would willingly be held hostage for up to a 10% rent increase after the first year, and literally being nasty to the prospective tenant in her pursuit to "do what is right" for her client. Unbelievable. Ellie apparently has sold out her dignity and integrity in her pursuit of greed demonstrated by her quickness to deny there was ever an approval. We had not even moved in yet and she was advising there would be rent increases as her client wanted to list for a higher amount. My advice here, negotiate that before you get an approved tenant at one price, rather than gouging the prospective even before the lease is signed. I believe Ellie also had a problem with our request to come into the office to give the deposit after we signed the lease. She said your customers gladly give up their deposits without a lease. Well, in my world, that is not how we do things. Ellie communicated that the application was approved by the owner, and advised the removal of the apparatus blocking the den entry could be removed at our expense. She said the owner did not want to pay for that. We had 3 times the rent, excellent references, ample funds in the bank and savings accounts, not sure what about that made the owner change her mind. We called our mover and put a deposit on the move, called the electric company and turned on services at the Webster Pl address, hired my nephew to assist on the move, sent an email to my supervisor right after I got off the phone with Ellie and advised her of the approval and that I was requesting the days off for the move - as she knows we had been looking for a while. No one in their right mind would take all these actions based on the application was "being reviewed". Wow, just a straight out lie. I don't believe the owner changed her mind. I believe this was all a manipulation by Ellie as she knew I was not going to be a "victim" of yours like the countless reviews have indicated. Wow, totally unbelievable. Those reviews that are claiming Leomar and Ellie were so responsive -- all lies. Leomar never responded to our request to clarify what he was asking for or the information he needed. He just kept sending chat messages requesting this and that and most of the time it was unclear. He NEVER answered the phone. Finally, he said Ellie would call. What a downer in that She could not be reached on the phone either. No one answers these phones. Whoever gave those reviews are either friends to try and counter all the negative reviews on here and YELP or just made up. I would not put it pass them. Kindly take heed when dealing with this company. Note - I only gave one star to allow the review to post. It should have been "no" stars.

Fantastic experience: I'm interested in purchasing an investment property and had some questions about it. I wanted to know what options I had for still managing the property myself but assistance in obtaining tenants. Heather was patient and answered most of my questions. For the questions she couldn't answer, she was quick to get the information and send it back to me. Negative experience: I thought long and hard about leaving such a negative review about California Leasing Property Management because all in all, I like Danny personally and I don't want to hurt his business but after going back and forth for a while now, I decided that this could have a positive or a negative impact on his business but it would be up to him to decide which way that went. What he chooses to do with this information will determine which way that goes, but as a landlord and someone who has used his company for years now, I felt that it was best for both his current and potential future clients to know exactly how I felt and why we decided to terminate our business with California Leasing and seek a new property management company all together. Our tenants of the last 8 years recently moved out after purchasing their own home and when we went by the property we were appalled for many reasons. The first thing we noticed was the unsightly appearance of the yard as well as the condition of the siding which had dry rot and peeling paint everywhere. This was very concerning as we pay for a gardener to come weekly and we had been told that the siding had been taken care of already. The inside wasn't any better as there were broken plug and switch covers in every room, multiple broken blinds, broken doors and an unusual amount of holes in the drywall. The house was filthy and looked like it hasn't been cleaned in years. We then found out that California leasing had failed to do their annual walk through for many years which is not only something we paid for but also something that would have helped to mitigate some of the damage to our property and would have subsequently reduced the amount of money we had to spend getting the house back to rentable condition. It would have also lessened the time it took us to restore the house to rentable condition which also equates to less time sitting vacant and less profit in our pockets. The next thing that we noticed were the different things throughout the house that we had been already been billed for and were told had been fixed only to find out that many of the repairs had not been finished at all or were not repaired to at least the same condition as they were when the tenant moved in even though we had paid them for the complete scope of work and were told they were completed. The backyard was in even worse shape than the front and we found out that the tenant had the gate locked so that the gardener was only able to service the backyard 1-2 times a month even though we had been paying for service every week. This left our backyard grass dead and our hill overgrown resulting in more expenses and diminishing the appearance of our property right when we are in the process of having to list the property for rent. One of the biggest problems we had with California leasing was that they neglected to reach out to the tenant as their lease was coming to an end in order to have them sign a new lease. We ended up signing a new lease with the tenants on our own after they had been unable to get a response from California leasing on their own after trying for a couple of months. This is unacceptable and it's one of the main responsibilities that California leasing is supposed to handle as part of the 7% monthly fee that they charge to manage our property. The staff that we dealt with at California leasing was difficult to get ahold of to say the least and all in all, I'd say California leasing's communication and organizational skills as a whole were well below par with what we were promised to receive from our property management company. I would strongly recommend to anyone looking for a property management company that they exhaust all other options before settling on California Leasing Property Management!

Negative experience: I’ve tried contacting Gus Gomez on a rental He has on kentfield for over a month he never reached back out. I ended up getting his number from someone I know and finally got a hold of him just to be ignored once again. The house has been listed for over 60 days now I know why because his communication skills are terrible and lack of. The owner should drop him immediately of the listing. Very unprofessional as an agent.

Negative experience: I wasn't going to write this review but to be honest I'm very unhappy with the service I received. I have been very excited looking for a new place to call home I finally found a location and home that I completely love!!!! I was going to sign the application immediately after seeing this property because I fell in love with it online but after meeting with Gus Gomez I completely lost faith in wanting to work with this company at all because if I were to move in I would have to deal with them to pay my rent and any maintenance the home would need. I met up with Gus yesterday at 3:30pm visiting a listing at Arroyo Park that I seen on Zillow. I hope the owner of this property is aware of how this person is presenting their property since they are paying for their services. Gus did not show me anything in the condo he sat in his car the entire time!!!! I was unable to ask any questions about this listing I am unfamiliar with this location as well so I'm new to the area and it just left a bad taste in my mouth. He was very rude to me I am a very nice person I've never experienced this type of service before. I had to walk downstairs to his car to ask him a question and when I spoke to him he asked me if I had any common sense. I am a very intelligent person and for someone to belittle me for no apparent reason is not okay!!!! I ask him for his bosses contact because I felt immediately like Gus did not care to work with me or speak to me properly. He told me he texted me his bosses contact to me and I showed him my phone that I didn't receive any message from him and he got very defensive and showed me his phone and I told him that was not my contact that he sent it to and ask him to send it to the correct person "myself". I also wanted you to know the dimensions of the garage to see if my car fit because it's a lot longer than most cars and he told me I should have brought my own measuring tape. I felt very unwelcomed he was extremely rude and had a horrible attitude. I would never recommend him to anyone. I called earlier today and spoke to his boss Danny and he didn't seem to care at all about my concerns. He told me Gus is his greatest asset to their company. Based off Danny's lack of empathy I do not think they would ever correct Gus's actions or see anything wrong. His work ethic is a 0/10! Who shows a listing and provides zero assist he told me to figure it out myself the door is open. Im extremely disappointed.

Negative experience: DO NOT USE THIS COMPANY We moved into a new house a few months ago managed by CALIFORNIA LEASING. West Hills house, with 5K rent. They do everything over internet no walk through. The Bathrooms windows are missing screens. The smoke alarms are missing or dont work. The master bathtub doesn’t work. We reported this SIMPLE issues 10 weeks ago. 4 repair people came out to assess 4 times….still nothing has been fixed. These are building and safety violations. Obviously we are worried if something major goes wrong, we are on our own. What if the toilet breaks will that take 10 weeks. This is really simple stuff. We’ve contacted our property manager Destiny dozens on times. No point.

Negative experience: This company should call themselves “California Disappointment.” Such a waste of time working with this awful company full of rude people - especially the main guy who shows properties. They almost never return phone calls or inquiries, ever. I called in for a wide variety of properties, and got literally one phone call back from Gus weeks after I called. Gus, who called me back vastly too late, was insanely unhelpful, obnoxious from the minute we started talking, did not want to answer any questions, and just plain lacks in any sort of social graces. He openly acts resentful if you ask perfectly normal questions any renter would ask. Polite conversation is simply not in his repertoire. The minute you exit your showing, you will be ‘out of sight out of mind’ and don’t expect any further contact… literally nothing at all, as though they actually do not want to find renters, even for properties that have been ‘on the market’ for a long time. Note that they have a very large presence on Zumper, but there patterns of non-contact are the same. Almost all of the reviews that are anything besides 1-Star are from property owners and I find it very difficult to believe these reviews are real. Take a much closer look at the reviews from tenants and people seeking a place to live - all horrible reviews… and they very closely match our own experience. They are so bad at their jobs that I have to wonder if this is not a front for money laundering, as they literally drive away customers. If you are a property owner, beware. If you are a prospective tenant, just know this company has a terrible reputation, and that is if they ever even get back to you at all. Unbelievably terrible company.

Fantastic experience: California Leasing managed three of our properties for several years. They were professional, kind, and encouraging as they helped us to navigate the daunting life of Landlords. They thoroughly screened rental applications when needed, and found excellent renters for us quickly - we never had a long gap without any income. Their repair work was done well, quickly, and at a reasonable price. Destiny communicated well with us, Danny was a great point man on our properties, and Debbie handled the finances flawlessly. We have nothing but high praise for their professionalism and their support, and give them our highest possible recommendation. You will not regret choosing them to be your property managers.
Negative experience: As the unlucky neighbor of one of their tenants, I can say they need to improve their screening process. Their tenants leave their trash outside their door on a daily basis and usually overnight. Reported it to the HOA and they stopped for some time but started doing it again...
Fantastic experience: Lived in an apartment in Valencia, CA for 3 years under the management of Danny I really enjoyed how well kept the space was and how easy issues could be communicated and responded to. when updates were issued they gave us plenty of notice and had the work done efficiently. Fantastic experience: We contacted California Leasing for a rental home. They were quick to respond and work with us on the type of property we needed. Great company and excellent service.
Negative experience: I currently rent from this business and had issues the MINUTE I moved in.The stove was new and they did not have it hooked up when I moved in, then the electricity was having issues. They have a VERY incompetent girl named Destiny Martin who works there who ASSUMED (Out of nowhere) that I had too many appliances hooked up to one outlet...not true at all. It took over 3 months to get fixed and that was only because Danny Besch got involved and called the right people to do the job. If it was left to Destiny it still wouldn’t be fixed. There’s a lack of communication and it seems like there is only one good person (Danny) who knows their job while the rest of them run around like chickens with their heads cut off!
Negative experience: Made a reservation a week ago a to view a 2 bedroom at 22139 oak orchard road Newhall on Friday 03/06/20 at 4 o’clock. Not only did I have to leave work early I had to drive over an hour in traffic with my 3 kids. To receive a call from Gus Gomez 15 min prior to appointment to ask the what the amount of people that would reside at this location would be. I responded with 5, me, my husband and our 3 kids. One of which has autism, imagine having to put him thru a long trip without a tantrum. He informed me that the max was 4. Which is nowhere disclosed. Plus a whole week to get a call at the last minute. Unacceptable.

Negative experience: California Leasing is a poorly managed operation. They are slow to respond to repair requests. They are not equitable in dealing with items that need repair due to end-of-life versus the fault of the lessee. For this reason, maintain low expectations for the fate of your security deposit. You will likely be charged for items that they should have repaired. Furthermore, the agents are rude. They communicate in terse text messages. They don't follow through on requests that are asked of them but they will hound you by the aforementioned text assault when they want something from you. I'd otherwise suggest avoiding them at all cost but they seem to have a bit of a monopoly on property management in this region. Godspeed.

Negative experience: We are homeowners that hired this company to handle our rental property. We are extremely unhappy with this company. They did nothing for us except collect the rent and take their part. When it got difficult to collect the rent they did nothing. They did not file collections or pursue it at all, in fact they wanted to drop us because we wanted them to do their job that we paid them to do. Please be careful considering this company. We ended up with severe loss of money and damage to our property.

Negative experience: Our family was moving to Santa Clarita from the Bay Area in February of 2018. We found a home that was suitable for our family and so we filled out the forms, sent in our deposit along with the first months rent, scheduled a moving truck and organized to have all of the utilities turned on. Then we drove by the property just out of excitement and low and behold, there was a foreclosure notice on the gate. We called CLPM and they said they would call us back. When they called back, they confirmed that the house was in foreclosure and they would not be renting the home to us. I asked for a refund which they agreed to send back. We rushed to find another home since we had already given notice to move out of our current location. We found a home that has not been the best fit (because we were rushed) and so we once again we are moving. My wife found a home in the Woodlands that we liked and fit our needs. We again called CLPM thinking that lightening could only strike once and that our bad experience with CLPM was just circumstantial. So, they showed us the home and we liked it. I asked if there were any applications, on the home and they said no. My wife and I went straight home and filled out all of the paperwork and provided verification information, paid the $80 in fees and sent it back to CLPM within 24 hours. Then they send us a text saying "unfortunately there is already an application on the house". Fool me once, shame on you. Fool me twice shame on me. I would not recommend California Leasing Property Management to any families looking for a rental or homeowners seeking a listing agent. Their business practice is unethical at least and unscrupulous at worst.
Negative experience: STAY AWAY these crooks discriminate, they charged us heavily for application fees and made us wait for 11 days then made some lousy excuses and said they couldn't verify tenancy even thought our landlord filled out the paper they sent to him, they dont even accept their own paperwork, we had proof of income that was 3 times the rent and excellent credit with no issues and they basically put a big damage to our lives since we waited 11 days and missed out on many potential places that accepted us, they are crooks and scammer , they basically make money on application fees and make you wait forever and don't answer your calls on purpose , they made our life into hell, the biggest scumbag is Gustavo Gomez that goes by the name Gus , he changed his story on me like 3 times about the requirement, then john Evart the main broker there he tried to act like he cares about you but he is the main one that teaches everyone this kind of behavior, we are going to report the to the department of real estate, Do NOT USE THESE Horrible Company if you are not born here

Negative experience: I'm a property owner and have used several management companies in the past. My experiences with California Leasing have not been too positive. I have found that they are very slow to respond to my messages and when they finally do respond the agents that I have spoken to have been a bit unfriendly and rushed. Too bad I herd good things about them and was hoping to list my properties with them. Now I am in trying find a property for a friend. We respond to a listing and they are slow to respond and if ever when they do; more often than not the property is already processing an application. Of course, they won't tell you that until after you pay the non-refundable application fee.
Negative experience: The worst leasing company ever! I moved in and they didn't provide me with a garage clicker until 7 days later. It stopped working, and it took them almost three weeks to give me another one. The water heater broke, and I was without hot water for a week! Same as the garbage disposal. Destiny and Nicole were so rude and never even said sorry for the inconveniences that I am still experiencing. They want to charge me for having a vendor to check the broken disposal. It is outrageous! Definitely, the worst experience ever! On the other hand, Gustavo is the best! He drove to my unit to deliver the garage clicker himself.

Negative experience: So far not so good. SCV Leasing was awesome. Great communication. California Leasing not so much. Sent a repair request Wednesday 1:00pm. Kitchen faucet doesn't shut off and makes a horrible loud noise. Shut off the water under the sink. It's now Saturday night. Guess what, no kitchen faucet that works. No calls back. Left messages and Emails. Not impressed with California Leasing. Can I get SCV Leasing back ???
Negative experience: Please save yourself the headache and find a better property management company. These guys are awful. I am a current client and in the process of cancelling my contract with them (I can't even say their name.) The good reviews you read must have either been paid for or by family and friends who have no idea what a terrible mistake they have made reviewing without actual experience with these people work (still can't say their name.) These guys care more about getting paid than actually maintaining a simple client relation. I have had reasons to either question their book-keeping or business prowess. In the last six months, I've had 3 different property managers (sign of an unstable company with negligent management.) Also, in the last six months, I've had 2 tenants because my tenants keep complaining of bad property management (what is the point of hiring these people when I’ve had to do the job myself) and they continue to charge ridiculous lease break fee of $1,499. I have seen this for myself first-hand and what I really think can only be left to your imagination. As an owner, I always have to chase down payments every month and when I finally get paid, it’s short with no reason why but mere assumptions by a very inept book keeper (refuse to call her an accountant because I’m sure she does not qualify as one). I keep calling and sending emails but never get through to my “supposed” property manager or get a simple courtesy call-back (mind you, I copy management in every correspondence). I signed a 1-year contract and with the hope of an easy and smooth management of my property, I paid the entire management fees upfront (please never do that). With that in mind, I expected a full reimbursement of my monthly owner payout (rent) without any deductions. Mind you, my house is fully upgraded and there has not been any need for repairs or work orders whatsoever but still don’t know why my owner payment is short. I can go on and on but I’m sure you are cognizant to the fact that, “a word is enough for the wise.” Please save yourself the headache and find a better property management company.
Fantastic experience: From the day my wife met and worked with Rael from SCVLeasing until today, a few months after we have moved in, she has been there for us and REALLY cares about our comfort and getting anything and everything ironed out so that we are comfortable in our rental. Our experience thusfar with SCVLeasing has been nothing more than fantastic. True professionals!

Fantastic experience: SCV Leasing has managed my rental property for many years. Scoot Taylor is patient, efficient and effective in the tough, tough business of property management. It takes a talented individual to balance the needs and desires of landlords and tenants (which are often at odds) and resolve issues leaving both parties satisfied. If he had not chosen property management, Scott would make an excellent legal arbitrator or mediator. The team Scott has assembled is nothing short of spectacular. Rael, Julie, Mindy to name just a few, are quick to respond to any issue that may arise. They do so with respect and professionalism. My long term tenants recently moved to a larger home. SCV Leasing had my property listed (with video) and leased in a matter of a few short weeks. They offered constructive advice to bring out the best in my property without breaking the bank.
