Negative experience: I should’ve checked the reviews before I Filled out the application and paid $100 an applicant, If you’re charging $100 per applicant at least answer the damn Phone, For two weeks after submitting the application, we didn’t hear nothing kept calling and leaving voicemails and when the lady answered, all she had to say is, “what do you want?” I think that this is a scam company that like people to apply for rental properties take the fee and keep going.

Negative experience: Rudra cancelled 2 or 3 showing appointments, kept asking me if I was free the next day; meanwhile she didn't answer most questions. After offering to meet me again the next day for a 3rd day in a row, she just stopped responding after I provided yet another timeframe that I was free.

Positive experience: Mixed experience. My top 2 concerns/ issues: 1- red door should be available by phone. Always went to VM and was email only responses. Some matters require phone. 2- red door should be pickier and selective with homes they property manage for. Nobody from red door had ever seen the home we lived in before we moved in (picked up as manager during the prior tenant). More on this below The home that we lived in was built in the 70’s and has some issues that should probably be addressed. Understood that as a property manager you can only do so much- ultimately those decisions come down to the owner. So while we may have an HVAC unit on its last leg that costs a lot to run and constantly freezes over in winter- in theory it does still work and can get by with the current situation. The actual experience with Red Door was good. Communication clear & major issues addressed. A highlight: if you want a hands off property manager red door will not get in your business. This could differ from owner to owner, but our experience was that the house was ours & offered privacy

Fantastic experience: I am working with Paul Inserra on closing on our new home purchase in Cary, NC. I have sold a home in Carrboro in the past with Paul, and I plan on selling another home soon with him as well. He has been informative, prompt, enthusiastic, and always available as our realtor. I hope to continue giving him business and I cannot speak highly enough of him. I have also worked with Bennet Robinson in the past as a property manager with a wonderful experience.

Negative experience: This place has managed to be a bastion of unprofessionalism and define ways to waste money from security deposits. This was unfortunately the first property management company I had to deal with as a young adult moving to a new city for work, and they have taught me hard lessons. They never met with me face to face, and the person I dealt with was very slow to respond to emails or ignored them entirely, often I had to send multiple emails, which was infuriating when literal sewage was dripping from the person who lived above us. They sent the move out checklist only once while I was away on active duty military orders, so I was unsure of the move out process and the charges attached. I left my key in the apartment, they claimed I didn't return it because I didn't specifically bring it to the office, and charged me 250 dollars. They charged me 700 dollars because of an easy fix hole in the wall, and charged another few hundred to "clean" the apartment, which realistically was only a sweep and mop job. Nothing about this company is redeeming. They haven't been polite, or done the respectful due diligence to actually help me move in or move out, they do the legal bare minimum with poor communication. The person I interacted with, Jade Rucker, never met with me in person and was always slow to respond to my emails. Additionally, the rent was too expensive for such a small apartment. Please don't spend time with this company. Edit to respond to the response Red Door Company left me: The key was not lost, it was in the apartment, I emailed you about it, asking if it was necessary that I bring it to the office. You said you would check for me then I also emailed if I could bring it on a weekend. You never responded or followed up to those emails, and then lied about it being lost for a ridiculous 250 dollar charge. I'll admit we didn't vacuum well, but the cleaning charge was hundreds of dollars, and the only repairs we would be responsible for was a single hole in the wall, any other wear and tear was the condition we received it in, or normal use wear and tear. I'd like to see the invoice and see how sweeping and a minor drywall installation cost over 900 dollars. But even so, I'm not saying you did anything illegal. The one star is not because you didn't ensure you are legally covered. It's the ethics of running a business. If you never received the checklist which is critical for processing a move out, sending an email or calling me is the cordial and sensible thing to do, to make sure I saw it. If you had done that, instead of sending it months prior to the move out date a single time while I was on Active military orders, that would have been a minimally decent way to conduct business. If you knew that the key was such an issue being left in the apartment, then you would have cared enough about someone who rented from you for a year, to let me know before making the charge. Same goes for the apartment, if you knew the cleaning would cost me that unbelievable amount, you could have done a kind thing and let me have a chance to sweep and mop. Things you don't legally have to do, but do because you're supposed to be a decent business. I was a first time renter relying on you to guide me. And when deciding to move to a place that was cheaper and larger than your overpriced unit, I was being overwhelmed with military duty so I didn't see the email with the checklist months before I got back home just in time to move out. Instead of you helping me or ensuring I actually even saw the checklist, you just let me make easily fixable mistakes so you could easily spend and collect my money. How is that worth more than a single star? You did the bare minimum legally and nothing else. And you still let me upstairs neighbors sewage drip into the apartment for months.

Regarding the move-out checklist, we shared this document as soon as we received your notice to vacate. This checklist was intended to serve as a guideline for the move-out process and outline tenant responsibilities. However, we did not receive a completed checklist or a forwarding address, which are essential for processing your move-out and security deposit.

Additionally, the condition the unit was left in included damage beyond normal wear and tear, failed to return all keys and also required significant trash removal from inside as well as the patio. This necessitated additional charges to cover the repairs and trash removal required.

Negative experience: I cant believe this company. YOU ALL need to go out of Business. Very Unprofessional. I inquired about renting a property for a month now and nothing but a auto respond and now I find out its being rented out. I kept getting auto replies from Jade but no type of Real contact. Its like you all are hiding. I sent several request to see the property, Then to hear you had a open house about the property that I was interested in and I was not told about that either. Please Stay away. I read the review prior too but I was hoping for a better Experience but I DID NOT. I just got The RUN AROUND FOR A WHOLE MONTH. SMDH This is for the Owner, Please check your records again because I have sent several request and I have called the phone in which there is nothing but a automated service there. No live person to speak too. Plus the only information that I got was VIA text message and from Zillow. And to get on here and Attack Me because Your Employee's are not Responding Professionally is not right.

Fantastic experience: I have had a very positive experience with Red Door Company. I have been a tenant for a few years and have found their staff to be extremely responsive and helpful. Maintenance requests are always addressed promptly. My property manager is friendly and seems to genuinely care us as tenants. Overall, Red Door Company provides excellent service and I would highly recommend renting from them. Their professionalism and responsiveness make them stand out from other property management companies I have dealt with in the past.

Negative experience: **Update in response to Red Door’s reply to this review: This is exactly what I mean by they will scam you out of your money. The house was professionally cleaned twice and they claim cigarette odor is present when not one cigarette has ever even been on the property. We don’t smoke anything. Nice try. Bogus claim. And perhaps whatever “odor” you are claiming remains is that of mold, because you refused to send anyone to fix the terrible HVAC system. We had to move because I’m pregnant and they hadn’t checked the HVAC in the 3 years we lived there, probably longer! Claiming you had to replace carpet is ridiculous considering it had stains when we moved in. Much less glow in the dark stickers on the ceilings and walls from the previous tenants! You in fact did NOT give us a move in checklist so no, we were never given one. This company is keeping $2k in security deposit due to regular wear and tear over three years of leasing and blowing any minor issues way out of proportion. Do not bother leasing from these people. The reviews speak for themselves. And definitely don’t work with Jade, (not that you’re given a choice or have anyone else to talk to if you try to call) she is extremely unprofessional to work with and hides behind emails instead of taking phone calls from clients. ***If at all possible DO NOT work with this company!!! They will rip you off and screw you over. Before we ended our lease we requested our HVAC be serviced because of the terrible system at the house and we were denied any service by this company. They don’t have any way of contacting a specific person to talk to and when we requested to talk to our agent the receptionist said she would have the agent call us and then the agent just emailed us saying “just email me your questions” ! So unprofessional. We followed all move out procedures including getting cleaning service and carpet cleaning and they claimed nothing was done in the house when it was scrubbed down before the maid service even came. Yet they never even gave us a move in checklist so we could prevent being charged for things that weren’t our fault! Good luck talking to anyone at this company even if you’re a perfect renter because they will disrespect you and deny you maintenance, then keep your security deposit despite leaving it better than when you move in.

Negative experience: Low level, unprofessional operation. Moved me in to a filthy house covered in dirt and dead bugs, and then took half my security deposit on the way out despite it being 10x cleaner and in better shape when I moved out. Never do business with these people. You’re better off taking your business elsewhere.

Negative experience: This business treats some people different than others...and they don't EVER answer their telephone, rip you off and take your application money first and then tell you that a home has already been rented by someone else. Please tell customers first that a home unavailable before taking application fee!!

Fantastic experience: I spent four and one-half months at a house managed by Red Door Company. They were quick to fix the HVAC system when I requested help. They also quickly sent out a repairman to firmly attach the fuse box to the back of the house when it started to lean backwards. My stay was overall a good one and uneventful which is a good thing and I recommend Red Door

Positive experience: I wasn't too pleased with the property management services, honestly. This was my first time ever being a landlord and I could have used more guidance from Kathy along the way, particularly at the end of the contract. Kathy made it very well known to us that we were not a priority since we weren't renting the house out again and made us feel bad that we had even asked for upkeep services to be arranged before we moved in. If it was a favor, and not just part of the services provided by Red Door, I would have preferred to know this ahead of time and I could have arranged the maintenance myself. I could have used a property manager who was more proactive in communication. I would often send her emails with multiple questions and she would selectively respond, further making me feel like an inconvenience when I would need to repeat my remaining questions to her. Overall, I just felt like I was burdening Kathy; why should I be made to feel this way when I'm paying for this service?

Fantastic experience: Awesome company, representatives, Realators, brokers, and property managers. Great experience over the years and with properties I’ve rented through Red Door. Very responsive and professional. Highly recommend Rudra Seegobin for your property management and real estate needs. She is a gem and a real asset to the company. Red Door Company had clear and consistent lease terms, a very organized portal for both payments and maintenance requests, and all requests were responded to very promptly and adequately. Fantastic experience: Recently made a real estate sale using RDC as my selling agent. Could not be happier with the result. My agent was knowledgeable, informative, and responsive, making my first-ever real estate sale a smooth and easy process. Negative experience: I do not recommend red door rental company. Customer service was curt and cold. Jade Rucker did not respond to our *repeated* questions pertinent to the application process in her emails. She did not acknowledge our questions and concerns. Red Door Company agents seem to be more concerned about the business than customer service. Honestly you could find better elsewhere. If this is how we are treated as possible renters, I cannot imagine how the renting experience would be from this company.

Negative experience: The property manager I dealt with while trying to apply for one of their properties was an absolute nightmare. She was rude when I asked for clarification (keep in mind I am looking multiple properties from other companies so I sometimes need to get clarification). She told me about a separate pet form that needed to be completed, but did not inform it would cost another $35 in addition to the regular application fee. Vet records can be provided for free? I know the market is crazy, so I guess they can afford to be rude and charge people fees for ridiculous things, but to me this just seems to be foreshadowing for what renting from them would be- an utter nightmare. No thanks!

Fantastic experience: I will start with stating finding a rental property in this market is very competitive and stressful. I was extremely eager to rent this property. Paul Inserra was very professional and prompt in responding to my inquiry. He has been such a pleasure to work with. There were a couple of minor issues noticed after moving in, but Paul handled everything very quickly and made sure everything was perfect. Fantastic experience: The customer service and ease of use of the red door tenant portal made my rental experience with red door very efficient and enjoyable! Rent payment was easy to set up in the portal and same with requesting services. Once a service was requested the technician was alerted almost immediately and services often rendered same day! Negative experience: Renting with Red Door Company was awful. So many things were dysfunctional in the house that I rented when I moved in. Then repairs took forever to be completed or were never initiated. For example, the furnace broke twice when it was below freezing, and it was not repaired for days. To top it all off, the owner often tried to operate independently of the rental company, and the awful communication led to people showing up at my house all the time with no warning, disrupting my work meetings during the pandemic. Don't rent from Red Door Company.

Fantastic experience: Paul Inserra worked with us as a buyer's agent and now as a property manager for a property in Durham. He has been extremely helpful and professional through the process, helping us buy the property remotely, walk us through the process and making everything very smooth. He found tenants for our rented property very quickly, and arranged for all the repairs and upgrades to the property to be done promptly. Fantastic experience: Red Door Company was absolutely excellent! Red Door Company was the property manager for the duration of our renting a home that we later purchased. Based on our experience with the company, we hired the man we had worked with through Red Door and Paul Insurra became our realtor. I can’t thank Paul enough. He was incredible. Paul was always Johnny on the spot, professional, flexible, highly knowledgeable and skilled, friendly, optimistic, and did much more than merely helping us seal the deal for our new home purchase. As first home buyers, he walked us through every step of the way with extreme care and consideration. We looked at many houses, and Paul was always right there to guide and advise us and always did his homework, which led to our securing the original property we nearly gave up on through such tough negotiations. His advice was spot on 99.7% of the time, and he knew when and when not to act; even Paul’s referrals were awesome. He always gave us hope and motivated us even when things seemed bleak. He advised us on market trends, similar comps, neighborhoods, area growth and development, and much more and was ready to act when we were ready to pull the trigger. I can’t give enough thanks to Red Door Company, especially Paul, who went above and beyond to land us the home we wanted. He was an absolute pleasure to work with, and I hope our paths cross again. Fantastic experience: We rented a home for a little over a year through Red Door-Tenant portal was easy to use for payments and submitting maintenance requests. After a year’s time, we ended up being able to purchase our first home (the house we’d been renting) with the outstanding help of Paul! He went above and beyond for us, and truly made us feel as though we were top priority. Paul worked tirelessly to meet all our expectations, and was there for us throughout the entire process. Fantastic experience: My husband and I recently relocated to North Carolina with a dream to own our first home. Paul Inserra helped bring that dream to life for us. He worked tirelessly and diligently to bring us to listings. Answered any and all questions that we had about first time home ownership. As many of you know, this is the busiest market that has been seen in a decade, and Paul outlined all options available to us. It was with his great advice and due diligence that he found us a move in ready new construction in the 12 oaks community of Holly Springs, NC. The moment we made the offer and to the moment we closed; Paul was available every step of the way. He made the appointments for our inspection and coordinated with the lender on our purchase. Paul also made sure to follow up with the builder when items needed attention on their part. It was this dedication that made this by far the smoothest home purchase. Fantastic experience: I have used Red Door company since 2009 to rent my home in Cary. I had Ralph for a little while and then I had Paul Inserra for most of the years. I never went ONE day without a tenant renting my place in 11 years, thanks to them. As soon as people would move out someone was lined up to move in. I only had one late rent check in all those years and it was 2 weeks late (no biggie, and I knew when I’d be getting it because they had great communication during any issues.) They stayed on top of anything that needed to be done and mostly I forgot about my place. It was the best experience that you could hope for as a home owner renting your place. This company was recommended to me many years ago. Someone told me it was owned by lawyers and they would take care of any issues and make sure there were background checks, and correct paper work done, etc. At the time I was upside down in my home, and needed to move, in my mid 20s, very clueless. I couldn’t sell my house during that time without losing a lot of money. Anyways- the market was much better 11 years later and I decided maybe I should sell. Paul has rented my home for so many years of course he sold it for me within weeks. I again, didn’t have to worry or stress. He handled everything and did a wonderful job, as always. Thank you Paul for your many years of wonderful service; I couldn’t have had anyone better! ❤️❤️ If you need to rent or sell your home; go through Red Door Company. You will be very pleased.

Fantastic experience: We had Paul Inserra represent us as buyers when we were looking for our home. He went above and beyond to ensure that we have found what we were looking for. We ended up buying a new constitution town home, and if you think that new constitution is an easy peazy process then think again. Paul had opened our eyes to details that we as average people would not have thought of otherwise. He really does pay attention to small details and can protect you from falling into situations that are easily preventable. The house we bought is a transition house for us, and rest assured that when the time comes to purchase our dream home and final destination we will be using Paul again as our agent. We are extremely satisfied and definitely recommend him to anyone buying or selling a house.

Negative experience: Save the owner and the tenants headaches and go with another company. We had a rental property under the management of Red Door for about 6 years. The first four years, everything ran smoothly, with a very dedicated broker, Susan Halveston. When she left everything deteriorated, specially when the property started to be managed by Rudra Seegobin. The last turnover has been a complete nightmare for both parts, us and the tenants. New maintenance company (Stephen at Punch out Time) is a disaster too. Nothing was done during the turnover and worked was not supervised by Rudra or Greg DeWitt (a Red Door co-owner). The 3 amigos kept receiving $$ when nothing was fixed. The property was turn to the new tenants with holes in the walls, dirty faucets and showers, no bulbs, broken window screens, moldy blinds. Move-out and move-in forms were not filled. Only work done by Rudra was to forward us emails by the tenants, without taking any action. She also gave our contact info to the tenants, forwarded to the tenants a confidential email between Greg and us, and disclose information without authorization. Based on the other reviews during the last 2 years, we have not been the only ones with this experience. In response to your comment, Greg, you might have mistaken us from another customer. The A/C unit in our property was replaced three years ago for a brand new system by American Home Shield and did not have any issue last summer. When the system failed to cool down during a heat wave this summer, we ( not Red Door, nor Rudra) spent a whole Sunday calling emergency services. When we could not find any company to offer service within 2 days (it was a heat wave), we (no red door, no Rudra) bought and deliver a portable unit to the tenants the following day after they report the incidence. The A/C was fixed within 4 days. We have Home Insurance, and as you know, we have promptly used every time the tenants have reported any issue. I can talk, however, about my last invoice with your maintenance company of $395 for replacing two bulbs (!!!!) and "repairing" the whole in the screen the previous tenants caused. Well, as it results the screen was never fixed, nor the blinds. As I said, run away from this company. Will be glad of posting the pictures that the new tenants sent us the day after they move in.

Fantastic experience: I can't say enough about Red Door Company, and specifically Mr. Paul Inserra. The move here to North Carolina was stressful , boxing, labeling, U Boxes, driving down, all was just over whelming. I didn't even want to think about the hastle it can be to find a place , apply and go thru all of that. And believe you me I had went to look at 10 different places in 10 different areas. And then I found a listing by Mr. Inserra, it was something about it that made me feel welcome. He followed up immediately. Very knowledgeable and made me feel like a family member. That's when I knew I needed to get this unit no matter what. Process was smooth, directions on point, paperwork simple and complete. Follow up is awesome. If all the agents at Red Door are like Mr. Inserra, then they need a rating of 10 out of 10. Thank you Mr. Inserra and Red Door Company for standing out from all the rest. Ky

Fantastic experience: I have used Red Door Company for the past 11 years to manage two properties. In fact, I engaged them to manage the first property just as the company started their business and I have been with them ever since. I have been more than satisfied with their service. I sometimes have to travel overseas and I can rely on Red Door to take care of any emergencies that might happen in my properties. I have never had a vacancy for more than a few days except when I have elected to wait for the best tenants. Red Door's accounting system works very well and I never have to wait for rent to come in to my account. I prefer to use a really reputable company like Red Door because they attract the best tenants, and check their backgrounds thoroughly. I am more than happy with all the contractors that Red Door use to do small repairs and maintenance. I have never had a complaint from a tenant about the contractors who come to do repairs, because the property managers are excellent communicators and are careful to let the tenants know when they are coming. I really appreciate the regular inspections that Red Door undertakes; I receive reports and photos and am always very happy with how the tenants are taking care of my properties. Thank you Red Door!

Negative experience: We received our rental home yesterday and were extremely disappointed with the conditions the home was turned into us. The previous tenants had pets so it smelled like a dog pound. The property had not been cleaned at all. We found dog hairs in the dryer, carpet, cobwebs throughout the house. Minimal to no services were done to prepare the house for us. If you’re a landlord looking for a property management company this is not the right place for you if you want to please your tenants and keep your property in pristine conditions. If you’re a tenant looking for a property think twice before renting from Reddoor Company. Hope this helps others avoid the headaches we are having to deal with. ***Update since our lease ended at the current property. I would like to commend our agent, Rudra Seegobin for doing an incredible job at handling our situation. Although I stand by my comments regarding the management of the the property, Rudra treated us with respect, professionalism and kindness. To all landlords/owners it is not a property management company’s job to upkeep your home. It’s your job to make maintain your property in good shape. Unfortunately our previous landlord was a poor business man with little to no knowledge on the work it take to 0 a home. He only wanted to put bandaids on things that needed major attention. This home probably doesn’t even meet EPA standards for radon levels. There were cracks on the foundation of this home that needed urgent attention. Remember your home is an investment and you must keep it up for it to continue to bring you money.

Fantastic experience: I rented a home from Red Door company for the past year and a half. We didn't have many maintenance issues but when I did it was very easy to complete a request and the issue was resolved right away. I always spoke with Kathy A. regarding the house and she was fantastic! She was always friendly and would respond to emails immediately. Their portal was easy to use to make monthly payments. I would definitely recommend this company.

Negative experience: We own a home in a community where it's very easy to rent out homes. We made the mistake of using Red Door. Every tenant that Red Door has brought to us has been a nightmare, either by damaging the house, violating the agreement and having to be evicted to people who just skip out without paying rent or properly terminating the lease. Red Door hires contractors to do work without getting our authorization, so we were charged almost $600 to replace two toilet seats that were brand new and had no problem. I would highly recommend to keep looking, do NOT use Red Door!!!!!

Negative experience: I would never recommend working with this company. We had a terrible experience with the management trying to get a leak in our ceiling fixed. The bathroom above my bedroom started with a huge leak through the ceiling. After the plumber attempted to repair unsuccessfully (water was still dripping into the bedroom) they cut a huge hole in my bedroom ceiling that communicated to the bathroom upstairs. They left it that way for months failing to get resolution of our problem in anything that resembles timely. Eventually, one week before we moved out, they said we now owe the plumbing and repair costs what was coincidently almost exactly our entire security deposit to fix it because the leak was coming from "improper use of the shower". God help the next tenant. Picture for proof.

Fantastic experience: I can’t say enough good things about Red Door. I wasn’t able to sell my home, so I decided to take it off the market and rent it for a year. Red Door was recommended by a friend. When I met Bennett, I felt at ease giving this company the responsibility of finding a good renter and making sure the place was well taken care of. Red Door knew how to find a good tenant for my property. They took care of all background checks and paperwork so that I didn’t have to. Over the course of the year they kept me informed of any problems and checked on the property. When things broke, they found reasonably priced contractors to fix the work. They also checked with me before approving work. For example, the 3-year-old dishwasher broke and they found a contractor to fix it for me within a few days. Their fees were reasonable. During move out, they were very clear about timelines and what needed to be done. Renting out a home can be a nightmare, but they made it feel like a dream.

Negative experience: Initially I was happy with the responsiveness to issues that were experienced but there was a lack of enforcement of lease rules for other tenants. A neighboring unit smoked and had a dog when neither were allowed as stated in the lease agreement. Due to persistent smoke smell in my own home I decided to terminate my lease early because of health concerns for my newborn and toddler. Despite having to terminate because of health concerns and having found a new tenant for the house on my own I was charged a marketing fee. When I questioned this fee I was met with rude responses and lack of attempt to alleviate the situation.

Negative experience: There was a shower leak in my 2nd floor bathroom. Water was dripping from the ceiling into the bedroom underneath. They cut holes in the wall of the bathroom and the ceiling of the bedroom in search of the leak's source. The holes were left in the walls for months. We repeatedly complied with Red Door's instructions and informed / updated the company regarding the status of the leak. A few weeks before move-out, they patched up the wall and deemed the leak due to "user error", claiming that I wasn't properly closing the curtain while showering. Less than a week before move-out, we were told that we were going to be charged for all of the plumbing/labor services associated with the leak. They took the entire charge ~$1600 out of our security deposit, and were very sporadic in answering my emails appealing the charges. I eventually got ahold of the invoice from the companies who did the work, showing that they had replaced push-fit connections in the plumbing (which doesn't really seem to match the "user error" claim). This was a long story with many more details, but if you're on the fence regarding one of their properties, I would suggest that you don't fall victim to this company like I did.

Negative experience: As a Senior Officer (Lt. Col) in the U.S Military, I first would like to personally let any members of the U.S Military community know that I'm recommending that Red Door Company be place on the BLACKLIST. We had an active member of the military community harshly mistreated by Red Door Company. After reaching out to Red Door Company Management (Todd Crenshaw & Greg DeWitt) they showed ZERO accountability in rectifying the situation. One word describes the property manager (KATHY ARSENA) "ATROCIOUS". She is truly inexperienced in the field of customer service. In all my years of military transition I've never been attached to an email with so much inaccuracy & complete dishonesty. If you happen to get her as a realtor or property manager please look the other way. These members have chosen to move forward with suffering a loss at the hands of Red Door Company. I refuse to allow this to happen to another individual within the Military Community. To ensure this never happens again I am again recommending that Red Door Company be placed on the BLACKLIST. Red Door Company has showed a complete disservice & disrespect to members of the military community. I won't ever recommend this company to anyone. I am very disappointed in how Red Door Company doesn't hold it's property managers accountable for their actions.

Fantastic experience: Red Door has managed the Durham townhouse that we own since 2012 (we lived in it happily for 5 years, but could not sell when we needed to move in 2011). They have always done a great job of communicating with us, finding tenants quickly, managing all the paperwork, maintenance, and bills/rent collection. We are so very grateful for their work, even more since we moved out of state in 2014 and would find it nearly impossible to keep up with the house without them. A house that was a financial liability for us for 6 months has now become an added source of income.

Fantastic experience: I recently moved to Durham from out of state and was a little overwhelmed by the house hunting process here. Everything is fast and furious! Susan is the agent that helped me from Red Door Company and she did an amazing job. She was very thorough and patient with me. I had A LOT of questions since things are done very differently here than where I am from, and I had also never rented through a management company like this before. I wasn't sure what to expect but Susan exceeded my expectations. On move-in day we had an issue with AC not running properly. She was in contact with our owner right away and had everything taken care of quickly. I definitely feel like we have been taken care of

Negative experience: We rented with Red Door for 3 years before buying a home. I second what another Yelper said about repairs. Every time I submitted a ticket we were told the owner didn't want to make the repair. Pretty ironic this happened with 2 of there rentals. Makes me think this is probably why landlords like them so much it's because the property management company just doesn't do anything. There are simply no protections for renters with this company. For example we had black mold growing in the house. We sent photos and contacted Red Door and the landlord would come over repaint over the mold and that was it. We were also told the landlord was a contractor so he can do his own repairs. Here we find out his was a AC repair helper! Renter be ware.

Fantastic experience: I recommend Red Door if you are renting a place to live. I just rented a townhouse in Raleigh and they’ve done a great job. The leasing process was really easy and they went beyond the call to make sure all my questions got answered. I couldn’t find my mailbox at first, and they got all over that. I’m just really impressed with their attention to my needs. None of the other companies I’ve rented from were like this.

Negative experience: I wish there was a way to give less than one star. Talina Bailey was our property "manager". Living at a Red Door managed property was terrible. Safety related problems like mold infestation and decaying electrical fixtures were not rectified promptly or properly. Regular power washing (as the neighborhood required) wasn't completed for at least 5 years, right before the owner decided to put the house on the market. If you have any choice in the matter, stay as far away from Red Door Company as you possibly can.

Positive experience: I have been a tenant at Red Door Company for three years now. My property manager has been very helpful and emails me back quickly when I have an issue with a house. They have an easy-to-use online portal and I can pay my rent online there. My only complaint is that they don't have an office where you can just show up. Their work out of their homes but it makes it very easy for them to be very responsive. I look forward to working with my property manager to help me find a new place when my landlord sells this this house this summer.

Fantastic experience: I have used Red Door for property management for 6 years now. I should have written this before now, but it wasn’t until recently that they really saved my bacon, giving me the push I needed to post a review they earned long ago. Red Door helped me rent my house in Durham to a nice couple last year. Everything was going great until the couple split up. The wife stayed behind but couldn’t afford the rent. The lease got caught up in the divorce mess. We were able to negotiate an early end to the lease that minimized my losses and a payment plan to cover the arrearage. I am so impressed with the guidance I received from Red Door. It is my pleasure to recommend Red Door.

Fantastic experience: I used Red Door Company to help me find an investment property to buy in the Triangle area. I ended up buying a house in south Durham and hired them to manage the rental. The house needed a little bit of work to get it prepped and my property manager helped me arrange everything. When she posted the property, she had 15 tenant showing requests for it on the first day!! They screened the applicants and we chose a great tenant. I have been a client of theirs for only a few months and I am thrilled with the level of service I get from my property manager.

Negative experience: I hired Red Door for the reasons one would expect. I wanted someone who could collect the rent and manage the property for me. While the rent was handled well Talina was unable the manage the property the way one would expect. When I originally met with Red Door I was explicitly told that any contractors or vendors I already had for the house would be the first Red Door would contact for any service. And that they would be the ones that would work with both the vendors and the tenant to schedule any work/service that was needed. Almost immediately I was being contacted for inquiries and approvals for work that was requested by the tenant in spite of the discussions that stated i wouldn't need to approve any work unless it was above $300 dollars. On top of that when the contracted HVAC service was due Red Door was uninterested in scheduling the regular service. I was told that I needed to schedule the service and Red Door would contact the tenant to see if that time worked. This is not management of a property. To make this scenario worse I was informed in July that some repairs needed to be done on the property, I requested that recommended contractors be used and ok'd the repairs. One month later I received a request for these same repairs again. After giving Talina the green-light I received a notice that the work order had been opened. 2 months later (the day of this writing) the repairs had not been done and the damage had gotten worse. Stay away from this company, it's less work to manage the property yourself!!

Negative experience: I am extremely unsatisfied with RDC; when I hired them to manage my property I had two expectations: to collect rent and to maintain the property to an acceptable standard. RDC has failed to meet either expectation. I realize while renting there is going to be wear and tear on the property; however, our property was not taken care of at all. RDC failed to record the condition of the property between tenants, and failed to recognize property damage upon tenants leaving. They also are unable to keep track of who is living in the house. We shouldn't have to inform the company we are PAYING to manage the property that a business is being run out of the living room, that a registered sex offender remains in the house for months after being told to move, and that rent is outstanding. Also, whenever issues came up I repeatedly felt like RDC wasn't working for me: they rarely take responsibility for their mistakes, and it was sometimes like pulling teeth getting them to act on things. In addition, they failed to enforce tenant responsibilities clearly stated in the lease. I would not recommend their services and will never use them again myself.

Negative experience: To start I do not have my real name on this due to the fact I do not want my name all over the Internet. But after I write this one of the PM's will know who I am. We made numerous requests to have different things done to the duplex we lived in, some were taken care of in a timely manner but several were either not done or the office said they assumed it had been done. When we moved into the house it was not freshly painted and the walls looked horrible. We were desperate for a place to live so we took it as is. For the price of the rent you would have thought it would have been in impeccable condition, but unfortunately it wasn't. The oven was not cleaned to what they expected it to be done when we moved out. My husband tried to touch up the places on the walls where we had pictures hung up and other areas that were shotty work when we moved in and he used paint that was in the garage that appeared to be the same color as the walls thinking since the paint was in the garage when we moved in. Come to find out it wasn't the exact same color and when I met with the PM to go over things in the house he said it looked good except the touch up paint didn't match but that the owner would probably have to repaint it anyway before they put it on the market. I specifically expressed my concern that if the deposit was going to be used due to the paint then we or someone else (professional) would come in and paint it because I knew they would charge a lot to have someone else do it. We know a professional that would have done it for WAY less than a thousand dollars. He said OK. I didn't ever hear anything so I texted the PM and told him that again if the owner wanted to walls painted WE would take care of it because we wanted all our deposit back. He said "they said they would take care of it" and made it sound like it wasn't a big deal and so I said "ok great, thanks". Shortly after that we received an email from Red Door saying that they were no longer involved and that it would be between us and the owner. We then received a check in the mail for $1150 less than what we should have received, because GUESS WHAT we got charged for, THE PAINT!!!!!!!!!!! The owner has no clue what the property looked like before we moved in because it was a rental for a while and now that she is selling it and knows the house had to be painted before going onto the market we are the one's paying for something she had to do anyway. I hate getting screwed and now the owner nor the PM will get back with us to help rectify this situation. I will never recommend this company to another soul, I promise you that unless something happens to get our money back!

Fantastic experience: We're home owners using Red Door's services in the triangle. Susan Halverston has been our property manager for our time with them and we are very very pleased with her promptitude and responsiveness. I do not believe our last tenant had any complaints and all situations regarding the home were professionally and promptly managed. We managed to get a new installation of the washer/dryer units, managed a window-repair and in general have been able to keep our property up-to-date with Red door's help. The accounting system and staff have been extremely good as well and it is a great relief to get near immediate responses when there are concerns. Definitely recommend using them as your property managers.

Fantastic experience: I have been very pleased with my experience renting my townhome through Red Door Company. Susan Halverson has been responsive, professional, and helpful throughout the process. I like the peace of mind that comes with having a management company vet prospective tenants, collect payment, and handle maintenance issues.

Fantastic experience: After having a disastrous experience with another Property Manager, I was recommended to use the Red Door co. My experience with them has been nothing short of fantastic. Paige Mclaurin was assigned to handle my portfolio of properties and she has certainly exceeded my expectations. Her tireless efforts in getting them rented and taken care of has been exemplary. Negative experience: These people are unprofessional and amateur at best. Very disorganized with showing times and leasing practices. All work is outsourced and unreliable for home repairs in urgent situations. We can legitimately say that our experience with Red Door has been a Horror Story. The happiest day of our relationship with this company was the LAST. Avoid conducting business with the Red Door Company if at all possible.

Negative experience: I leased a property through Red Door Company, using one of their brokers. In so doing, I was obviously required to deliver thousands of dollars to them, for security deposits and rent, in certified, cash-equivalent money orders. However, they have no physical office to deliver such funds and receive a receipt. If you want to drop money off by hand, you have to drop them in a local banks overnight deposit box. This made me very nervous about the nature of their business practices. I understand the nature of "virtual offices," but a company that receives large amount of certified funds should have a place where people can deliver money in person and get a receipt. I would suggest anybody looking to rent property think strongly before working with a company with such unprofessional money handling policies.

Negative experience: Renting from them is ridiculous when it comes to move in and move out. The townhouse was given to us in disgusting conditions. The fridge still had food in it, the carpet had not been cleaned, and there was dirt all over the kitchen floor. And then when we moved out they insisted we go through this elaborate cleaning/moving out process. The price they have for some of the places are pretty high, you can definitely find better rent elsewhere in Chapel Hill for a more reasonable price. Three months into our lease, they asked if we possibly wanted to shorten our lease or terminate it early because the owner of the townhouse wanted to move back in. How unprofessional?!
