Negative experience: The property management company was average while living in the rental property. It wasn't until I had to break my lease did they become a nightmare. The days of losing your down payment only on lease breaking are gone and I fully accept I am on the hook until a new tenant is found, but this company banked on me paying for a property I renewed with and didn't even try to find a tenant until almost a year later when they would be forced eat the cost due to the contract ending. I renewed in August, where they raised the rental price, I informed them a month later I would have to break contract due to family emergency issues and relocation, they put it on the market at an even high price then the already raised rent price I resigned at, and then let it ride hoping to find someone who would pay the inflated price for over half a year. Once they got to a few months out from August again, did they decide to lower the price some to get someone on the hook to take it. Once someone accepted, I wasn't even told someone moved in. I found out in May when I traveled back to Apex to pick up a package that I accidentally shipped to my old address, that someone had signed a lease in April and was already living there. Due to not being informed of someone moving in, I was billed for all the utilities for someone else for May until my utility cancelations requests went through at the end of the month. Maybe this angers me more because I managed my own properties, but I would never put a hardship of two residences on someone just to try and make a little extra money by boosting up the price. I paid 17K for rent on a place I didn't live in, and because I had to keep utilities on for perspective lookers, about another 3k in utilities. I am glad to be done with this company, and am now clawing myself out of this hole that this put me in. Once again, I broke the lease and I understand it's on me, but this was just laziness and greed.

David, we did not choose to breach a binding contract and when presented with those circumstances, two months after a lease renewal was signed, we immediately met with your landlord, discussed a pricing strategy and put the property on the rental market. The landlord ultimately had to accept a lower monthly rent than you were paying. All parties signed a binding termination agreement, similar to the breached lease agreement, in October of 2025, whereby all parties agreed that rent would be paid until a new tenant was secured. Not an optimal time of year to try to replace a tenant who is breaching a contract.
With respect to your utility complaint, the agreement for early termination stipulated that utilities were your responsibility until a new lease started, which was May 1, 2026. No one lived in the property until the new lease started.
In reviewing your move out documents I see that we had to attend to a significant amount of work once your vacated the home- including replacing unreturned remote controls, replacing a destroyed pantry door and extensive touch-up painting.
I'm sorry that your upset and that your emergency relocation from Apex to Fayetteville, NC was so costly. To say that we were lazy and greedy after showing this home 19 times, cleaning-up a mess that was left behind, coordinating repairs and using hours of time resource is unfair and unwarranted.
We wish you nothing but the best at your new home in Fayetteville.

Negative experience: I had a very disappointing experience with MLSullivan Property Management and would rate them the lowest possible based on my experience. Michael was extremely rigid and difficult to work with throughout the process. Instead of being proactive and solution-oriented, most communications focused on bad news and blaming the market conditions. What surprised me the most was that my house stayed on the market for nearly two months without receiving even a single inquiry, let alone a showing. That clearly raised concerns about how the property was being marketed. As soon as I switched to another property management company, showings immediately started and the house got rented quickly. Unfortunately, by then, significant time and rental income had already been lost. The maintenance experience was equally frustrating. They hired Triangle Maintenance Company, which honestly felt like a scam. Maintenance requests were never handled on time, and tasks that were originally supposed to take about a week ended up taking more than a month to complete. Overall, I expected far better marketing, communication, responsiveness, and professionalism from a property management company.

I've just searched through our past client files and our building system software, and I cannot find anyone named Maddy, but I think that I've figured out who you are. If I'm correct you purchased and overpaid for a duplex on Anthony Dr. in west Durham. A property that backs up to the Durham freeway. You had taken ownership and possession of the property with unqualified and unvetted tenants in place. Tenants who once you hired us needed to be evicted because they wouldn't pay rent. We handled the eviction for you at no charge. The tenants ultimately vacated the apartment due to our gratis efforts and numerous court appearances. Once the home was vacant, we coordinated a full rehabilitation of the apartment, something that is not within the scope of our property management agreement and again at no cost to you. I think it goes without saying that you were unhappy with the speed at which rehabilitation to the apartment occurred. This after you approved the outside vendor that we put you in touch with to complete the needed work. We don't consider a full rehabilitation maintenance because it is much more than simple maintenance. I'd also challenge that thirty days to rehabilitate a home is fairly standard, especially a home that had been left a mess by evicted tenants. Once the tenants were evicted and rehabilitation was completed, we had missed the spring/summer market last year, such as it was. I explained to you many times that the loss of Federal grant funding to Duke and UNC had a significant impact on the rental market and broader economy in the Triangle region. That's not blaming or deflecting, that's fact. When it came time to market your apartment, you overpriced the home contrary to our market analysis recommendations. The home didn't rent and it did indeed languish on the rental market for two months with not a single showing. In reporting the market reaction to your property, and its pricing structure, I remember using my pricing phrase that the reason homes don't rent is price. We mutually agreed to terminate our management agreement. It appears from multiple listing that the property was sold at a loss. If I have the wrong end of the stick with respect to the property or parties, please feel free to respond.

Negative experience: I did a walkthrough with a person from the company and they still charged me extra even after saying I would get full deposit. I was only in the place for one year and the townhouse is old. I would go with a large rental agency versus them. Will not ever rent through them again. Edit: Their response is very unprofessional and I asked specifically if there were any concerns or issues with the home, Turner said that there were black markings on trim of bedroom and I informed him that it was already there (I have pictures of all rooms and issues from when first moved in and documented it on my inspection sheet) and then I asked if I would get my full refund back and he said yes. The final walkthrough is supposed to be when any issues can be addressed not weeks later through the mail. You did not have the courtesy to reach out to me about any issues so you can deal with my mother, who rightfully felt the need to call you out. I do not want to be in contact with your company anymore. Also, do not send people USB drives, they are antiquated and unsafe.

I had a lengthy conversation with your mother this afternoon regarding your security deposit. This in spite of the fact that your mother is not a stakeholder or a party to the lease agreement that you signed. I assured your mother that I would discuss your security deposit and the painting portion of the deposit with the landlord. I will do so in spite of this review. While we understand that you may be displeased with how the accounting for your deposit was reconciled, there are a few items that require some clarification. I will attempt to do so here even though you admit you did not review in full the documentation provided to you as part of the final reconciliation- a zip drive with a move-out report. It was part of your lease agreement that the carpets be dry cleaned at move out and a receipt provided to us. After repeatedly communicating with you regarding your obligation to clean carpets, which included a letter and several emails, the carpets were not cleaned, and a receipt was not provided. Regarding the two rather large areas where paint touch up was attempted, a nominal fee of $350 was withheld by the landlord to remedy those problem areas. I can state unequivocally that Turner, our director of operations, the person who met you at the home, did not verbally assure you that your deposit would be returned completely to you. We don't do that, ever. When a resident moves out, we perform a detailed move out inspection. This includes a verification that cleaning and carpet cleaning receipts have been provided to our staff. We have learned from experience that there are items that we find when we spend 2 to 4 hours in a home inspecting it. I have verified with Turner exactly what he said to you when you arrived at the property to give him keys and his verbal statement to you in no way assured you of any course of action on our part. It would be foolish to guarantee return of a deposit without conducting an in-depth inspection first. As I stated to your mother, I will discuss the painting portion of the security deposit with the owner, and I will email you with the owner's decision. I'm not sure what in this well balanced and truthful response is unprofessional.

Negative experience: Lack of communication and overall care is my complaint. When you entrust someone to rent out your home when you live in another state it takes extra care and consultation. Emails that do not get returned for weeks and lack of transparency in short rent payments … I do not trust them. And I do not recommended them. They also tried to undercut my older neighbor when helping to manage and sell her property.

We believe that communication is a two-way street and our communication to you was consistent and relevant. In fact, you were emailed within the last week and we've yet to receive the courtesy of an acknowledgement or reply from you. We've never represented a neighbor "older" or otherwise of yours in Villages of Cornwallis with respect to a sale. We are, after all, property managers. We do manage another townhouse in your neighborhood. One which we've managed for over a decade and our tenant at that home has been in place for years.

After we had coordinated renovation of your home, managing your flooring installers, painters and various other trades of your choosing and after we had worked efficiently and expeditiously to quickly rent your home, you decided to ignore your contract with us and your lease with your tenant and sell the home.

During the summer and fall of 2025 you listed your home for sale with a broker and with the tenant in place and were ultimately successful in selling the home. Selling with a tenant in place or not as the case may be, is your right. However, with a tenant in place, it can be problematic given the appurtenant nature of leases and you were informed of this fact at the outset and in multiple written and verbal communications.

Throughout the process of selling the home, not once did your listing agent contact us to get appropriate and timely information to the requisite parties such as the closing attorney or buyer agent. This has created a post-closing mess. It was the buyer agent who informed us Saturday January 24, 2026, that your home had closed on December 22, 2025. We wish you nothing but the best and congratulations on the sale of your property.

Fantastic experience: When life put a couple of roadblocks in the way of our retirement relocation from San Francisco to our new forever home in Durham, we were unexpectedly faced with the need to become "long distance landlords." Negative experience: The website advised to call to schedule a viewing for rentals. When I called I got a voicemail and a return call about two hours later. The woman on the line advised you can only schedule online. "Sorry. We should update that on our website". I spoke with the the rep and advised of the property I was looking to view. She confirmed she was the agent handing the rental. This is on a Friday. I schedule online for the next available time to view which is Monday morning. I get a text advising I have to confirm the viewing within an hour of the viewing or it's auto cancelled. The text included a link to confirm online. I'm advised via text to call on arrival at the property. So it must be a self tour or why would I need to call? Why would the agent not be there at the scheduled time? So I arrive about 15-20 minutes early. I call and it's the agent. She says she was on her way. No problem. The office is about 10 minutes away. Five minutes later the agent calls back. "I just wanted to call back and explain about this location. It's rented but the tenant never confirmed the move in date". Per their requirements that means someone has already put a deposit down. "So I wanted to keep this viewing in case he flaked. I can still show it you... But it's been rented". I was floored. "Ma'am I just drove from Garner to Durham in morning traffic for this viewing." She replies "My Boss told me to cancel but..." But... What? Sorry you wasted my time for nothing? Wow. A HUGE waste of time. No apology and was very unbothered. And she would have still wasted more of my time but clearly she didn't feel like making the needless 10 minutes drive. Now my 50 minute drive... sucks for me?? Needless to say if this is how they treat you before renting I'm glad it went this way. How careless and unprofessional would things have gotten as an actual renter. The low requirement for credit score seemed a bit concerning and now I see why. Good luck.

I am so sorry that you had this experience. We understand how valuable time is which is why in our process for showing homes there is a robust requirement for communication whether it be using text message, e-mail, or telephone calls. As for the credit score that we publish as required for offering tenancy it is a 635 requirement. This is a deliberate number as in many instances it is the lowest threshold required for conventional mortgage bank financing.
Again, I am so sorry for your wasted time and your bad experience. Our team has reviewed our process and has made some modifications so that this won't happen again in the future.

Negative experience: Totally unprofessional. I would never do business with them. People can just read the texts and see the truth. You treated me like garbage when I called you. Why did you change your answer and removed the "embarrass me" part??? The truth is with me and the truth will set you free. You should be the one feeling embarrassed. You should rethink your life and how you treat people. You waited 3 minutes and left because it was ""too hot"" for you to stay outside. You said that you left after 3 minutes. As I said before, I just had a kidney transplant 8 days ago and when I dd notice your text was 1:07and I promptly text you and called you back and you just dismissed me like a piece of garbage. You couldn't wait 3 minutes or come back after 7 minutes??? I guess you are tooooo important and my business was just insignificant. I'm glad that this happened because if this is the way you treat a potential customer or for that matter a human being, I don't want to be associated with you or your company. Go ahead and place the text message, everyone will see that what I'm saying is true. I hope you rethink the way you treat people. You are not the most important person in the world. I arrived at your home promptly and on time for a confirmed 1 pm appointment. I phoned you and left a message informing you that I was on site. No one answered the phone. Then a few minutes later I texted you informing you that I was waiting for you at your home. Still, no response. I then phoned you a few minutes later only to discover that you voice mail box was now full so no message could be left. I then texted again and told you that I was moving on. Then you phoned after subsequent afternoon appointments had been moved forward and asked for me to return to your home. At this point you were informed that I'd moved on and that we must reschedule. An offer you refused. You then dispensed via text message with abuse and tirade. Regardless of circumstance our feeling is that no one has the right to speak to us or our staff in this manner. We wish you the very best in finding a tenant for your home.

Negative experience: Just FYI listings for their properties are misleading with the pet policy. It explicitly states 'pets are negotiable,' so we went to view a house of theirs, loved it, and were about to apply. I called them with a question about something and during the call found out only one pet is allowed. When I asked where that was listed, I was told it wasn’t, that they’d only tell us at this point in the process. So basically they waste your time to go see the property and get excited about it when we would never be considered in the first place. Very frustrating and deceptive.

Our ads are not misleading. Our ad clearly states that pets are negotiable. All pets if allowed are accepted per our stated pet policy. You have two dogs. We don't permit two dogs in any of our rental homes. A tenant if a landlord accepts may have two pets where one is a dog. The landlord of the home you made an inquiry is disinterested in two dogs in her newly renovated home. We are accessible to discuss criteria and in fact when you called to ask about pets we immediately clarified your needs- asking why you wanted to fence a landlord's yard, thus discovering your needs and why they were misaligned with the landlord's needs. We encourage all tenants to avail themselves of our accessibility. It's frustrating indeed when tenants don't fully inquire before looking at a property. We wish you the very best in finding a home.

Fantastic experience: I have known Michael for about 10 years now, he was my property manager for a house I had in Durham and rented out for years. His property management skills are top notch and everything was very easy for me as the property owner. When I moved back to the triangle there was no doubt I would hire him as my buyer's agent, I didn't even talk to or interview anyone else. He is extremely knowledgeable about the area and properties and he is ethical which is very important when dealing with such a large purchase or sale. I highly recommend Michael Sullivan, quit looking now, you found the right person.

We make every effort to clearly outline to our landlords a reasonable timeline for transfer of utilities when a tenant is moving into or out of a home. Sometimes, as was the case with your very quick December rental transfer, it is unnecessary for owners to put utilities into their name because there is no gap in tenancy. Negative experience: Echoing what others have said, they are impossible to get ahold of. Total waste of time. I submitted a website inquiry and never heard back. And, I've called three times. No one picks up or returns the calls. If I were a landlord listing with them, I would be upset that they are unable to follow up with leads. Also, our website does not offer a tenant inquiry submission form, only a landlord form, though sometimes tenants use that form, but again we received nothing from you using that resource. We also offer automated scheduling to view our listed homes through a service called Tenant Turner. A really neat feature of our Tenant Turner service is that it allows a multitude of options for scheduling. Did you avail yourself of those services? As for the phones, our office is open Monday through Friday from 8 am to 5 pm. We offer voicemail for clients, customers and vendors to leave messages and we return telephone calls. We didn't fail to follow-up. You were asked to contact your landlord and request that they complete your rental verification. In fact, we worked with your application far beyond the 24-hours we allow for the application process. We worked with your application for weeks. So, we believe that either you asked your landlord for a verification, and they ignored you or you didn't make that request of your landlord. Finally, our application policy is clearly posted at the application site. Additionally, it is unfair and very telling to submit a second review because you didn't care for the response and reasoning to the first review. We hope that you can find a place to call home soon.

Fantastic experience: We had the pleasure of working with Turner Bass (and Michael Sullivan) over the past few months. Turner served as both our listing and buyer's agent. Highly recommend!! We can truly say that Turner is awesome! He was a great Realtor and guide, and having Michael's years of experience was also a great plus. Turner was always responsive, taking us to view prospective houses very quickly and during times that worked for both our full-time working schedules. Turner also was able to answer our many, many questions about both the selling and home-buying processes. He and Michael helped us come up with a game plan and stick to that plan for selling our former home (2400 sq. ft in South Durham) and buying our new home (also in S. Durham). We also felt like Turner was a good listener when it came to what we were looking for in a new home, providing helpful reminders as we looked at several properties in a very tight market. He helped us set the home we were selling at the best price point and we sold it with multiple offers in two days. They are also very knowledgeable of the local real estate market and the collaborators they work with (home inspector, law firm, etc.) were also very good to work with. Overall, a great experience.

Positive experience: They recently coordinated the installation of a new dishwasher at our home we rent. We were without a dishwasher for a few weeks but I understand they don’t have control over when that becomes available. The new dishwasher is definitely a step down from the old and we didn’t have any say in what was purchased (which I understand, we aren’t the owners) but it’s a bummer to lose features that were present when we moved in.

As I explained to you at length on email... When the landlord hired us to manager her home, we explained to her that we have standard policies and procedures that we apply to all tenant applicants. We require a 625-credit score, we require a job and a pay stub from that employee. We require a photo ID, and we require a site visit to the property by the lessee. The owner is a first-time landlord, is very savvy and in multiple conversations regarding your application has been very clear that a job is required for the resident renters of her home.

The landlord also knows that if a tenant applicant has less than a 625-credit score or if they have open collections, charge offs or evictions they are immediately rendered ineligible to rent one of our properties and that our policy is that their income will not be counted for qualification. As a matter of policy, we don’t discuss a roommate, co-applicant, co-signer or an otherwise unmarried partner’s application with partners, friends, family, or others advocating for a specific outcome.

The owner remains in a position to decline your application because you are a student, and she is concerned that your dad will stop paying your rent and thus leaving two residents in her home with no financial stake in the property.

I'm sorry that you feel inclined to review us in such a negative fashion, especially after we've explained time and again that the owner our principal, is the decision maker, and we are her advisors.

Fantastic experience: I highly recommended Michael Sullivan when you need someone to handle property management for you. For the last several years he’s managed what turned out to be a rather challenging rental property of mine and has done so with excellent advice and swift action when necessary. The house has been taken care of, the tenants and any issues have been managed well, and there hasn’t been a period of time without a good tenant. He has many years of solid real estate experience in general and that experience is invaluable when he’s managing property. Highly recommended.
