Fantastic experience: As first-time homeowners renting out our house, we chose Real Property Management in Durham to help manage the process, and we’ve had an excellent experience so far. From the beginning, everyone at Real has been incredibly responsive, professional, and helpful. Sandee, one of the owners, did a fantastic job answering all of our questions about renting our property and clearly explaining the rental agreement. Their management fees were reasonable and comparable to other rental agencies in the Durham area. After we signed the agreement, Rachel promptly came to our home to take photos and document details about the property. She had the listing posted online within 48 hours. Throughout the tenant search, Rachel kept us regularly updated on progress, and we ultimately had an approved tenant with a signed lease just 8 days after the initial posting. Overall, we’ve been very impressed with Real’s transparency, communication, and organization. We’re very grateful we chose Real Property Management of Durham and look forward to continuing to work with them after the tenant moves in.

Negative experience: Not recommended and lack of proactive communication, especially when asked for updates. Assessing dues for items that were as-is from move in condition. However, move out check list appears to be very detailed and move in is a simple walk through that glosses over details and I was told most items I pointed out are wear and tear and not to worry about it. Pretty silly, just watch out and call out every nick and scratch you are or you might be stuck paying for it.

Negative experience: I would strongly discourage anyone from renting through this property management company. We were given a house at move-in that was completely unacceptable. The interior was dirty, the yard was entirely unkept, and the gutters clearly had not been cleaned—despite them claiming they had paid $400 for cleaning. We had to spend an entire day cleaning and even replacing parts in the kitchen and bathroom just to make them usable before we could move in. Communication and responsiveness were also a major issue. The property manager would not take action unless we sent multiple follow-up emails, which left us feeling ignored, unsafe, and vulnerable as tenants. While we understood we were taking the property “as is,” many of the issues we encountered were never disclosed to us beforehand. Regarding maintenance, we reported from the beginning that the bathroom fans were not working properly. We were told they would not fix them unless they completely broke. One of the fans did break a week before we moved out, and they still refused to repair it because our lease was ending. However, the fact that it broke confirms it was already failing when we initially reported it at move-in. On top of that, we were never informed that animals were living in the attic. When we discovered bats, the company became very secretive and would not allow animal services to communicate with us about what was going on. They only provided one key at move-in and promised another, which we never received. Because we had heard they withheld the previous tenant’s security deposit, we went above and beyond—hiring professional cleaners at move-out and paying for ongoing yard maintenance throughout our lease. Despite this, they still charged us $110 for “overgrown grass,” even though the yard is mostly weeds and grows back almost immediately. To make matters worse, they are no longer managing the property, so it’s unclear where that charge is even going. The only positive is that the rent might seem reasonable for the area—but for the condition of the home and the level of service provided, it was absolutely overpriced. Overall, this was a frustrating and disappointing experience from start to finish. Edited to add: At what point was the state of the yard addressed before move out? Gladly would have cut the weeds again for my 110 dollars back.

Fantastic experience: Justin has been consistently excellent. He always responds to service requests promptly and arrives exactly when he says he will. If anything changes he communicates right away, which I really appreciate. He’s pleasant, respectful, and easy to work with every time. Overall, his reliability and professionalism make a huge difference.

Through a recommendation from a friend, Real Property Management Impact was hired to manage my first rental property. Late last December, shortly after the first tenant moved into the new property, there was raw sewage backup on the first floor due to builder’s gross negligence. Sandee immediately contacted the builder on the sewage backup. She and her team worked hard to get the builder to replace the whole floor (at first the builder only wanted to replace part of the flooring). During this fiasco, I did not have to deal with the builder, yet I was fully informed on the progress by Sandee. She is great with communication. With Real Property Management Impact managing my rental property, I have peace of mind!

Because of mismanagement, I lost July and August, two peak rental months that should never have been wasted. Sandee took over professionally and never spoke badly about the previous company. She simply explained how she would handle things differently and then actually did it. She worked closely with me, communicated clearly, and pushed to get the property rented. In the end, they placed tenants in my duplex, which should have happened much sooner. I truly wish I had hired Sandee and John from day one. Fantastic experience: Overall, my experience with Real Property Management Impact has been very positive. While we did experience a heat issue during a particularly cold winter storm, I was impressed with how quickly they responded. They went above and beyond by dropping off space heaters to help keep us warm until the issue was resolved. Their prompt communication and willingness to assist during an emergency situation made a big difference. Although the heat problem itself was inconvenient, their handling of the situation was professional and thoughtful. I appreciate their commitment to making sure their tenants are well taken care of, and would definitely recommend them!

Fantastic experience: I had some issues with the plumbing and Justin and his team were incredibly helpful. The entire issue was resolved the following day after I entered the request and only took a couple hours. They were professional and efficient and I could not have been more pleased with the outcome.

Fantastic experience: This was the most amazing moving experience ever. From the application process to signing the lease transferring utilities and moving in. They gave a move in packet with information about the neighborhood and the property and a welcome bag !! John was really helpful and on top of everything !! Definitely a great company to lease from !!! I couldn’t write a new review so I’m adding to this one. I have been living in a property since December 2024 and I have to say I had a maintenance request that I had to put in and the process was flawless Justin came and identify the problem took care of it. Absolutely great response time. Justin explained what was going from start to finish and fixed the issue. I really appreciate the effort that is put into making sure their tenants are happy !!

Negative experience: Stay far away from renting from this horrendous excuse of a company. As you can see, all their negative reviews have been deleted aside from Justin. He is the only one who acts with any urgency from this team. The owners are both two of the most unprofessional individuals I have ever dealt with. To start, they couldn’t rent the home we ended up renting so they asked us what would make us sign a lease. We told them. They did everything except remove the nasty, old, stinky carpet which prevented the back door from being opened. It was a nuisance and smelled awful. We asked John to consult with the homeowner to replace the carpet with the hardwood floors that was already underneath it. He declined. We in turn spent $1,100 to replace the carpet and refinish the hardwood so we could open the doors comfortably. Not to mention the horrid smell. On top of that, our home electrical box was so outdated it didn’t meet code and violated city standards. This took months to fix. That being said, we had electrical issues throughout the entirety of the lease due to this. Cast iron plumbing from the home was so old that we had plumbing issues at least once a week that we had to pay for out of pocket. We were charged $300 for not moving a fridge back although we told him we would. $60 to replace 6 lightbulbs even though when we moved in NONE of the outside lights worked. As hard as they demand money, they should be consistently as urgent fixing any issues. They aren’t. You will also be charged for the most ridiculous fees because all that they care for is money. Stay far away from renting from this company. It is a nightmare.

Their initial evaluation of the rental value was realistic and my unit rented quickly and for more than I expected. They have been responsive to the tenant and to me, and are able to be there if there is some ongoing maintenance scheduled (e.g., HVAC tune up, etc.). I have been very happy with their services. The best part about it is that I just don’t need to worry about my unit! I know they have it handled. I highly recommend them to others.

Negative experience: Can be VERY Unprofessional depending on who you are and the particular situation. Made executive decisions after the contract was signed that were not agreed to or against what was expressed before contract signing. Ignored emails and texts about valid lease/contractual concerns/violations in regards to the property. Get EVERYTHING in writing!! Even the smallest request. If you rent from them or use them to manage your property I recommend keeping a detailed record of every correspondence. Also, even going as far to record conversations pre contract and beyond. I recommend Acorn + Oak management company or West and Woodall Real estate.

Negative experience: Real Property Management Impact tried taking advantage of me by charging a $642 cleaning fee after I turned over a clean house to them. A house that was cleaner than when they gave it to me. I had a very bad experience with Real Property Management Impact. They also took a long time to get people out to the house to make repairs. There were a number of issues upon move in. Stay away.

Fantastic experience: Renting from Sandee and John was an amazing experience! They are very professional, friendly and helpful. When I first moved in, the house was clean and ready for me to settle in comfortably. Sandee and John were proactive in providing all the necessary documents and gave me clear guidance on utilities, insurance, and everything else I needed to know. They were always quick to respond to any questions or requests I had, whether it was about a window that wouldn't close properly or when the heater stopped working. Sandee even brought over small electrical heaters to keep me warm while they arranged for a repair. It's not easy to find such attentive landlords. I already recommend Sandee and John to all my friends who are looking for a rental in that area. I’ m hoping my future landlord could be as good as they are.

Negative experience: I found the process of applying to a property with them to be very misleading. I noted I had a pet upon the initial inquiry and was invited to tour the property, apply for it, create and pay for a pet profile with their third party company, only to be rejected from the property because no pets were allowed. I should never have been taken through the entire process, paying application fees and pet profile fees, if I was disqualified from the start and had been open about having a pet. When I contacted them inquire more about why this was the case there was no response. I will avoid any property they manage in the future.

Fantastic experience: We could no be more happy with this company. As first time real estate investors (as well as out of town), they guided us through the whole process and made it as simple as can be. They met contractors, helped us ready the condo for rent and had it rented within 30 days. Now all we do is receive a monthly check and they take care of the rest!
