Negative experience: They charge a convenience fee on the portal for every single payment method (including cash or check apparently). It doesn’t matter that it’s small change. And catch this: you can’t see the lease until you sign away the ability to get back your deposit: they sent me a commitment money form to sign that says I will give them the deposit to hold the house, only then can I see the lease, and that money only becomes security deposit if I sign the lease. Who is to say I will like the terms in that lease? Why am I not allowed to see it? I had to specifically ask for the lease multiple times and spanning several days before they showed me the actual lease I will sign. For proof, see the form and the text. Very unpleasant experience with this company’s policies. The people are nice, but the paperwork is not, and it deserves to be said.
Hi Ethan, We routinely provide copies of our lease agreement prior to signing and payment of a security deposit if a tenant request it prior to signing. In fact, our property manager and Mark Thomas met with you face-to-face in the office to go over everything, including the lease. You had a lot of questions and we tried to answer all of your questions! In addition, you had an expedited timeline for moving in (only two days) and we made that happen for you. Also, while there is a $3.00 convenience fee for paying electronically there is no charge for paying by check. We also allow payment via credit card but credit card payments add in the credit card company's charges.
Fantastic experience: Anne Bierman has shown great expertise and compassion while being our representative. Her and Weichert Realtors have always been there when we've needed repairs and/or up grades to our rental. The technicians that perform the work are professional and extremely knowledgeable. Overall, they've make our rental experience of almost 4 years seamless. Thank you Anne and the Weichert team.

Fantastic experience: These competent and trustworthy folks manage a property that I own, and I couldn't be happier. We recently had to do major repairs for which I could not be present. They inspected the property, brought the issues to my attention, and got three reputable estimates. The repairs were beautifully done and the long-term very good tenant (who they helped find) was also happy and well taken care of. I need also to say that some years ago, they are the ones who assisted me in how to get my property to a great condition for renting. Rather than mention names, as there are a few, just know they are a team who can get things done.

Negative experience: Renting from them has been a nightmare. We moved here from across the country to an apartment that had leaking water pipes. We received three water bills, two over $200, one almost $1,200. Since the utility company only had a the three months of history with us, they were only able to pay back $530. Stan told us that the property owners couldn't give pay us back the money because they had already put thousands into repairing the leaks, even though those should have been repaired before we moved in. Despite all this, they're not going to let us out of our contract early. DO NOT RENT FROM THEM. Edit: I noticed they responded to my review saying it was handled on their end and that we took months to report the issues. We did not wait three months to report the issues, we reported them immediately which is why we ended up winning in court. Yes we had to take it that far.
We handled this issue once it was brought to our attention. In the future we ask that you let us know immediately if you have a toilet that runs all the time. Please do not wait three months to report the issue. We are happy that the City's water department has given you credit for the excessive water use.
Fantastic experience: I haven’t always been able to trust landlords or property managers in the past, but Anne Bierman has restored my faith in humanity, time and time again! When the refrigerator in my unit broke, she made sure to get it replaced (free of charge to me) so quickly so I could start cooking meals from home ASAP. When my AC wouldn’t work (in the middle of a brutal North Carolina July!) and the earliest scheduled time to fix it would’ve been a 5 day wait, she bumped my priority up and sent over a pro who fixed it within an hour the next morning. Whenever I’ve had a question about the rent payment system or the mandatory tenant benefit package or just needed to communicate anything at all, she always picks up the phone, patiently explains all the details, and is a kind, super competent, and compassionate person to talk to. Anne Bierman is a property manager who knows what she’s doing, and she actually cares about us tenants! Thank you so much!

Negative experience: I would not recommend anyone to rent a house through Mark Thomas Properties. My husband and I lived in one of their properties for a year. We received an email stating we have 60 days to state if we were moving out. Although, the email was not sent at 60 days, they emailed me only 30 days before my lease ended. They also raised the rent and failed to mention it in the email. I reached out and told them their mistake and how they failed to mention a very important aspect, that rent was being raised. We only had 30 days to find another house to move into, which was extremely stressful. We eventually moved. The move out process with this company was extremely unprofessional. We paid a lot of money to have cleaners come in to clean the house. I provided a receipt. They stated that the house was not cleaned properly. One thing that they said wasn’t “clean” were the carpets and their reason was being there were no lines in the carpet (although after the cleaners left, they had showings for the house with people walking through). Of course there will be no vacuum lines when you have people walking all on the carpet. That was just one of many issues we had moving out. When all was said and done, I had to keep on them to get my security deposit back because there was no communication on their end about it. Eventually, after having to talk stern, I received it in the mail. I also requested my three days prorated rent (They had someone move in three days prior to my lease ending). I got absolutely NO communication. I called every single person in that company, including Mark himself. No one answered so I left a voicemail stating that I am calling just so I have this for my record. Once I said “for my record” someone finally called me back hours later. I have called Mark multiple times throughout living there. Not once did he return my call throughout all that time. Contacting our property manager, Stan, was extremely difficult. I had to text and call him multiple times just to get a response. I’m sure the company will respond to this rating stating untrue things. Although, I have many screenshots throughout the year of me calling this company and them not answering. I also have pictures of the ridiculous requests they made for me to get my security deposit back. That was the worst experience with a property management company that I have ever had. Surely do not rent from this company. The property management company responded with a rude and unprofessional response. Bringing our full names into the conversation in and of itself is unprofessional. I have included photos from our “final walkthrough” which stated the things that need to be completed. Claims were “hair on the toilet, no carpet lines from vacuuming, toilets no cleaned, and stair coverings not being vacuumed” in these pictures, there is no hair on the toilet, the toilets are completely clean, the carpet lines were present (they had walkthroughs during the time of them finding tenants and did not do our final walkthrough before, of course there will be footprints), the stair coverings I bought with my own money and left them there to be nice. There are pictures showing no stair coverings before moving in. If they were very worried about the stair coverings, they could have removed them.
Anya Kurtgeri and Cole Addam Cooper leased a property in Holly Springs from us for one year. They gave notice that they were leaving and, in fact, did move out early.
During our move-out inspection, we found the home still needed work. There was hair and debris in the kitchen drawers as well as dust and dirt in various parts of the house, including the upstairs bedrooms. We have pictures to show these conditions.
A cleaning receipt was left on the counter that had been fabricated. Regardless, we gave Anya Kurtgeri and Cole Cooper a chance to correct these deficiencies rather than charging their security deposit. Anya Kurtgeri and Cole Cooper never provided a professional carpet cleaning receipt.
In addition to allowing Anya and Cole more time to clean the home appropriately, we made an effort to get a new tenant into the house earlier so that we could refund Anya and Cole’s rent from the amount that they had already paid. We were able to refund three days of rent.
During the move-out process Anya Kurtgeri and Cole Cooper displayed an attitude of privilege- suggesting that the rules do not apply to them. Our efforts to give them more time to clean and rent the home (allowing for a refund) were met with expectation, but without any appreciation for the effort we were making. Typically we speak with a tenant once or twice during the move-out process. We had more than twenty calls from these tenants.
Additionally, we offered to pay Cole Cooper to clean out the gutters since he does handyman-type work. However, he did not have insurance, so we were not able to use him. If a vendor does not have insurance, the liability falls back to the company hiring them or the homeowner. We only use vendors who can provide proof of insurance.
Negative experience: Not trustworthy. Ghosted me. Called about a rental property I saw on realtor.com and miraculously, someone answered. Nice guy answered all my questions, let me know no one had applied so I was a shoo-in to get the place if I apply and if everything worked out. I was ecstatic and felt SO lucky! Paid the steep $90 application fee (I have almost perfect credit and make well above what’s needed, no evictions, etc) the same day I told him I would, after the phone call. Wellp I called multiple times two days later, left multiple voicemails, waited a few more days and called multiple more times and no one ever got back with me nor answered their phones or provided any update on my application. I even let the guy know I’m military so this is a bit time sensitive I lock a place down and he was for it, it seemed. Seems like a big scam and I got ghosted entirely. Moving across the country is extremely stressful already and to be treated so undervalued by a realty company seems very unprofessional and shady. Finding a place to live is kind of essential but what do I know? Anyways thanks for listening google

Negative experience: The level of incompetence at Mark Thomas Properties was unacceptable and disappointing. Throughout the organizational structure of Mark Thomas Properties, the employees are unhelpful and rude. Beware, the owner of Mark Thomas Properties, Mark Thomas may seem like a nice person if you meet him when considering whether to do business with his company, and this may entice you to want to sign a property management contract with this company, but it is all an act. Once you sign into a contract with Mark Thomas Properties, they will do little to nothing to protect the property owner. Mark Thomas Properties instead focuses on protecting the tenants, at the expense of the property owner. No matter what I had written into the property management agreement, Mark Thomas Properties would not honor the conditions of the contract, and the company would charge me for repairs and fees whenever they wanted, regardless of whether the tenant was responsible for the issues faced by the property. In addition, the supposed property managers that were hired to help improve owner customer experience with Mark Thomas Properties never surfaced, so the poor customer service that I received from Mark Thomas Properties for the first 2 years of working with the company never improved. One very frustrating situation that arose more than once was when Mark Thomas Properties would contact me about URGENT issues with my property that required my immediate attention/action to schedule a repair for my property. Then after getting my attention and trying to get me to take action, Mark Thomas Properties would then never contact me again about what the supposed issue was and why the URGENT repair was never actually required. In addition, Mark Thomas Properties chose to charge me two months of property management fees based on speculation that there would be a tenant paying rent for my vacant property for the 5 weeks between when the tenants lease ended and my property management contract ended with the company. This was ridiculous because no TENANT was going to be in the property for the 5 weeks, no rent would have been received, and I would not have owed any property management fees for the 5 weeks. And to cap off the tumultuous experience of working with this incompetent company, Mark Thomas Properties, even after I provided the date/time I would be picking up the keys to my property to end my tenure working with them, not only did they not have the keys to my property available for me, they also never sent me the move-out inspection for the final tenant (even though I was required to receive the move-out inspection report per the property management agreement with Mark Thomas Properties). I was so excited to own an investment property to give people a nice house to rent in Durham. Unfortunately, my experience owning an investment property was ruined because of the poor performance of Mark Thomas Properties. Based on what I see of company responses to Google customer reviews for Mark Thomas Properties, I fully expect Mark Thomas Properties to attempt to discredit and dispute my review. Unfortunately for Mark Thomas Properties, I have many email threads to support my frustrations with their company and to dispute any counter-claims Mark Thomas Properties attempts to utilize to save-face. Do yourself a BIG favor, sign your contract with a different property management companies that service the Durham/Raleigh area. Do NOT give the keys to your property to Mark Thomas Properties.
Nick, I offered to terminate our property management agreement over two years ago but you decided to stay. Your property had performed flawlessly over that time without a single missed rental payment! I offered to terminate with you at that time because I AM a reasonable person and I didn't want to see you so unhappy! The accusations of incompetence are without merit. We always encouraged communication with you and diligently performed the work you had engaged us to do. I wish you well in your future endeavors.
Negative experience: We’ve been tenants for several months and have been deeply frustrated by the lack of responsiveness and accountability from this property management company. Despite submitting multiple maintenance requests—one of which has gone unanswered for over a month—we’ve received no meaningful follow-up or resolution. Most recently, we reported that wood around our back door frame is rotting, and again, nothing has been done. We’ve sent emails, used the resident portal, and even followed up directly—only to be ignored. What’s most frustrating is that we’ve asked multiple times to be reassigned to our previous property manager (who was responsive and professional), but those requests have been disregarded entirely. Tenants deserve timely communication and basic upkeep of the property they’re paying for. This company has failed on both counts. I don’t leave negative reviews lightly, but after repeated attempts to resolve these issues privately, I felt it was necessary to warn others.
Josh, this is Mark Thomas. The claims you make are not accurate. I have personally been in communications with you regarding the minor maintenance items you have noted at your unit. Your requests are not emergencies and they are being treated as such. Work orders have been created and we have communicated this to you. As a tenant, you have an entire team of property management professionals working in various aspects of managing your rental unit. There are multiple staff working on handling your request. You are not being ignored. I'll refrain from publishing these communications here so as to not embarrass you.
Fantastic experience: I would not hesitate recommending Weichert Realtors. The staff were always courteous and professional. Maintenance needs were addressed and fixed promptly, and your privacy as a tenant is respected. The realtor understands the difference between normal wear and tear, versus tenant responsibilities when doing a move-out assessment. I would absolutely rent from Weichert Realtors in the future.

Fantastic experience: Reasonable, easy to work with, and fair!
Negative experience: Everything went well until the move out since they are stealing us almost 2,000 USD of our deposit with charges for things that the house already had when we moved in. The house had some issues, but we noted them on the move-in document and took photos as evidence of everything, and we didn't give it importance because we believed that it wouldn't be a problem for the move out, as it usually is in other places. But when they sent us the amount they were withholding, we sent them the pictures and evidence that the house already had what they were charging us at move in, and almost a month later, Stan still hasn't given us an answer. If the house you're going to rent has any issue, consider that they're going to charge you that at move out even if you didn't do it.
Negative experience: Got charged a $300 cleaning fee on move out even after we did a thorough cleaning of the house. They were just trying to keep our security deposit. Anne Bierman was unresponsive and not nice to deal with.
You were charged a cleaning fee because you failed to clean the appliances and the bathrooms. We sent you pictures to document the condition after you left. Anne WAS responsive to your request. You just didn't like the answer she gave you. Your comments are the only negative comments on this review portal for Anne Bierman. I hope you will learn to take responsibility for your actions!

Negative experience: This realtor company is quite shady. I seen someone post about the potential racism that exudes from this company. I have to say I have experienced the same. I applied for a home and they gave me the run around and it seemed as though they were asking me to jump through hoops just to be considered. My credit score is a 776 and I make well over the qualifications when it comes to the financial requirements. They dragged the process and then ended up renting the property to a close friend of mine who is white. We set them up just to see if my white friend had to go through any of the nonsense that I did as a black man and she didn’t…She was approved in less than 48 hrs. This company says on their website that they don’t discriminate, Well that’s a red flag when you have to post that. Notice in the comments there maybe one black person if that, who has something nice to say. If you’re black… Stay away from this company. They are running a company that reminds blacks of segregation… WHITES ONLY.

Negative experience: This company is racist and denies qualified black individuals because they only want white people to occupy their properties. Stan Crowe asked me why I was wanting to move so fast? That's a question reserved for blacks. I wanted to move so fast because my birthday is March 2nd and I wanted to secure this place as a gift to myself...I just bought a 2024 ride and I wanted to put the cherry on top and rent a home until I found one to buy....Some of them are always thinking that people who like me have a bad intentions. I make 4 times the rent, great credit score, no criminal history and still was lied to by Stan like he was working with me the whole entire time...Meanwhile he knew he had someone else who had reserved the place and didn't tell me and I ended up passing on another home holding out hope that I could secure this place...He told me I would have to make two security deposits ....Interesting.....He was trying to make it hard for me, Hoping I would just go away...I have receipts of our conversation and how he lied when I asked him to just let me know if you are going to work with someone else...So I can continue my pursuit into finding a house...Just redlining, racist and wicked...I will be suing Weichert for racial discrimination...He was supposed to talk to me at 11am tomorrow but I declined cause he was supposed to call me today and verify my bank statements...Did he call...NOPE....he went with the people that look like him...That's fine...don't lie about it...See you in court buddy.
These allegations are false. We never illegally discriminate. Your rental application was not denied. We do sometimes have questions about the rental applications that we receive. Information provided also needs to be verified. We review all applications based on credit, rental history, and income. We were in the process of verifying income when you became sensitive, refused a telephone appointment, and started claiming discrimination.

Negative experience: I had a meeting with them and nobody showed up. I usually wouldn’t mind but I had to move so much around to be there. I even received a reminder about the meeting and nothing. Waste of time.

Negative experience: Absolutely disgusting attitudes. In the beginning, things will seem great until you notice the house is not up to par. These people sell faulty homes and will not respond for months. When you inquire about getting assistance, they send rude emails. Im not sure if the experience was personal or if they treat all their tenants the same. All in all, they handle business extremely inappropriately.

Negative experience: Horrible Experience! With Sheryl Vasquez. Terrible Negotiation skills!?? Walked away feeling disappointed in the end. Truly feeling like the sellers had two agents working for them both theirs and mine and like I was on my own during the purchase. Sheryl Vasquez did not do everything to help me she made it seem like I was wrong for requesting anything from the sellers. Telling me that I could pay for it like carpet cleaning and if only she would have asked the sellers to clean the carpet like I requested then I would of know the carpets were irreparable and it could of been negotiated to have the carpets replaced. She did a walk through for me before closing and allowed the sellers to leave the home in terrible condition as if it was a foreclosed home outlet covers were ripped out and she could care less. Just horrible.

Then comes Weichert Realtors. Our agent Teresa was fantastic! She said she’d sell it fast, and she did. Our house was on the market for less than 3 weeks. Talk about professional!
