My lender was not great at keeping everything moving through the process, but she would call then herself and straighten things out. I highly recommend her, she always got me in to see new places as soon as they came on the market, and was frank about which homes were a good investment and how to make a successful bid in a very competitive market. But the really amazing work she did for me was the stuff after the bid was accepted-without her help, I don't think I would have a house today.

Fantastic experience: Karen had been such an excellent realtor the first time, we became repeat business. We lived in El Paso and were relocating to Olympia for a new job in spring of 2017. My wife coordinated with her and trusted her to provide good advice and accurate info (mostly while we were still in TX). Karen knows the realty market very well and most all of the supporting activities and local people surrounding it. She made buying a home as simple as possible and filled in the blanks whenever there were issues with inspection findings, financing, insurance or whatever —this was our 5th home purchase, so we had some previous experiences. Buying a home from another state can be a pain, but Karen was outstanding and made it seem almost easy. Late in 2019 we bought a new home and sold the home we bought in 2017 through Karen. The place we were buying was a diamond in the rough. The seller had it listed at a fairly low price, but we didn’t want to overbid. Karen made a few meaningful suggestions, we took her advice, the seller accepted and we were on our way to purchasing the place. This was a contingency offer based on us selling our house. When hiring a realtor we wanted more than a person to let us in the front door of a place. Online sites provide so much info and google earth shows you what the neighbor has in their backyard. Karen brings the human element into the buying process. She is a wise laison and an accurate critic of neighborhoods, homes and yards. She has extensive insight and reveals the blind spots online sites inevitably contain. We needed a guide. The house we owned was nicer than the ones we were looking at, but we needed a big yard. She continued to help us through the search. Karen endured as we looked sporadically at homes in the Olympia area for about 6 months. When we were selling our house, Karen knew it would go quick... for the price she had suggested. With a contingent offer made on the purchased home, we wanted to be sure to move it quick, so we took her advice. Karen coordinated the photographer, verified the house was good to go, made sure things were set and 4 days later we had 5 offers on the house. Every offer was more than our asking price. We closed on the house 3 weeks later and closed on the purchased home —we made the offer on November 5th and closed by December 6th. Following her through the buying/selling process was the best thing we could’ve done. She knows the realty business, how the system acts to situations and she can guide the buyer/seller through the turmoil that can occur, but she can help prevent it with good planning and decision making as well. Hopefully we’ll be in this home for good, but if not, we will definitely call Karen again.
