They are organized and helpful, and the best thing is that they really care about our properties, our tenants, and our relationship with them. Negative experience: 【Worst front-desk experience ever! Cold, rude, and unprofessional made me feel completely unwelcome and disrespected. This seriously hurts the company’s image！】 This was the worst front-desk experience I’ve ever had. On a Friday morning, there was no one at the reception when I arrived. A woman in her 50s walked in with a cup of tea, frowned at me and asked coldly: What are you doing here? When I explained I wanted to ask about property management, she immediately asked, ‘Do you have an appointment?’ I said no, and she replied, ‘So? No appointment, no consultation. Got it?’ She then turned away and started talking to someone else, ignoring me completely. Her attitude was shockingly rude and unprofessional. I felt extremely uncomfortable and disrespected. If the company allows such a person to represent them at the front desk, it seriously damages their image.

Negative experience: This agency is an absolute joke. I would 100% recommend not renting from them. I rented from them in February in a last-resort situation and was completely taken advantage of. The front door is broken and has never really been able to lock—it’s almost falling out. The door frame was clearly kicked in before I ever moved in, and the lock has fallen out multiple times (which I had to replace myself). At this point, the door has fallen off its hinges entirely, and I cannot lock it. The garage door doesn’t insulate, the front door doesn’t insulate, and there’s black mold in the house. When I first moved in, one of the heaters wasn’t working, and it still hasn’t been replaced. Requests to Cindy, the so-called property manager, have been ignored. She even told me to my face, “Well, you couldn’t find anywhere else to live, so that’s what you get.” Instead of addressing any of these issues, she comes around every couple of months to snoop and “inspect” but never fixes a single thing. Because of the poor insulation, frogs have gotten inside the house. The stove looks like it’s from 1960 and barely works. And when I put in maintenance requests, I was contacted not by a real contractor, but by the homeowner’s personal handyman. When I asked if he was certified, he admitted he wasn’t—he’s just “a guy.” So essentially, they’re sending random people to do repairs instead of licensed professionals. Honestly, I might as well just call my neighbor over to fix this stuff myself. This agency will not take care of anything, but they are quick to take your rent money and show up to be nosy. If you’re thinking about renting from them—don’t.

Negative experience: Confused as to how this company has a high rating when they haven’t returned any of my calls or texts about several listed properties (for more than a week now).

Negative experience: Terrible experience; these people have started going by “parkside Properties”— see reviews there! (Due process = taking us to court after losing twice, so that you can have your golf buddy judge who is also a member of your church hear only your side of the case and rule against us without even allowing us to show our evidence or speak in court! Some due process?! More like the good old boys club! $

Fantastic experience: We lived in a property owned by NW Property Management that we ultimately ended up purchasing. They helped facilitate the sale of the property and even helped in areas where our realtor was deficient, saving us thousands of dollars. As a management company they helped us get into the home as “site unseen” due to our being military and moving from out of state on short notice. Overall, above and beyond experience!

Negative experience: This was the ABSOLUTE WORST rental company we have EVER worked with. They are liars and try to scam you out of money on your deposit. They ignored our emails for almost 2 weeks. When living there they dismissed our maintenance problems on more than 1 occasion. They are not flexible when it comes to appointments regarding inspection. The manager Cindy had an incredibly bad attitude when we tried to do a final walk through. I would NEVER recommend them to anyone. Please save your time and DO NOT do business with them.

Negative experience: I had a very bad experience with them. I lived in a home with them for three years. The roof leaked and it came through the ceiling in my kitchen and spread into the living room the entire time I lived there (they divulged it has been like that for more like 5 years!!). Sink in basement overflowed twice. Light switches don’t work or randomly turn off. Downstairs toilet wouldn’t flush. There was a foul smell coming from the sub pump in the basement. Fire alarm would go off at random times for no reason. Every time they did a repair there were new problems. For example; toilet handle was broken so they came to fix it and they installed the handle upside down! When it was time to move out they had an extensive list of demands!! Professionally clean the carpet and chimney sweep (even though the flue was stuck open and so they jammed some fiberglass insulation up there and I was unable to use it) and yard maintenance, even though it was weeds and blackberry bushes when I moved in. I feel ripped off, unheard, and they avoided doing a walk out with me at all and made many charges on me so I don’t get my deposit back at all. By the way I moved out because they finally decided to fix the roof after three years and consequently raised my rent by $400 per month!! Shady dealings with them, snarky office people, and not worth the headache at all. Find another rental agency.

Fantastic experience: My family and I are happy customers, having enjoyed over 2 years of the care, dedication and proffesionalism that Team NW and the Blyle team excels at! Cheri graciously showed us around the home, was flexible with our schedule, answered all our questions well and researched anything we wanted more knowledge about. The application proccess was smooth, quick and understanding of our unique situation. One of the things we really appreciate is the way due time, energy and work was invested to ensure the home was clean, fresh and spiffed up ahead of our arrival. Ever since then whenever an urgent maitenence issue comes up, Jim or the chosen vendor handle it quickly and proffesionally. Having been a tenant previously for a number of years in New York and locally, the proffesionalism, the ease of their online portal and their willingness to be of help whenever we call is truly refreshing. Fantastic experience: I have only rented for a year from Northwest property management I really appreciate the humane way things are taken care of. I have reached out twice over the first year and both times my questions and concerns were handled professionally. I have had the pleasure to speak to and work with several members of the team and every time I felt I was listened to and then helped if possible. Recently I was in contact with Cheri and I was very impressed by her nature of handling our conversation. I was made aware of certain new laws for the correct way to inform a renter of new changes to their lease. I was also informed that Cheri went a step further and thought about the appropriate timing by considering The holiday season. I mean where do you get consideration anywhere anymore? To receive this consideration in my eyes is a step above. Thank you for your thoughts and consideration. Fantastic experience: I have been renting from Cindy and her team for over 11 years. They have always provided a balance between the renter and owner: the emergencies are taken care of asap and they advocate on my behalf when things need to get done by the owner that are non-emergency. They have a great tenant portal: fast payment scheduling with reminders and confirmations (choice of credit card with a fee or check for a non-fee), offer renters insurance through them, easy work orders that allow your pictures to be uploaded, with easy access history and documents. They are the best rental company I have ever been with of three local companies.

Fantastic experience: How can I even begin to explain how amazing Lee Blyle is. My hot water tank was spraying water out all over my ceiling and walls. I called Lee in a panic. After explaining the problem to him he never even hesitated! His response was, "I'm in the car and on my way!" He helped me to navigate the problem suggested who to call to begin the repair process. He stayed with me the whole time. It was a stressful experience and with my husband being out of town, I didn't know who to call. Lee was an answer to my prayer. Both Lee and Cindy have been so wonderful to work with!!!!

Negative experience: Tried calling several times to get info on a rental property. Staff was very friendly but always said they would call me back to confirm it if was still available. I never recieved call backs.

Fantastic experience: My disabled son and disabled housemates rented a house through this company for 18 months. The company is quite professional. They have standards and they stick to them. They also come through with timely repairs. The thing that pleased me is that they are scrupulously honest. (Unlike many I’ve dealt with over the years.) They returned the vast majority of a large deposit, providing receipts for the clearly legitimate work they had to do. (and at good prices.) If you’re a perspective renter, and you’re prepared to meet their standards, you’re in good hands. They’re pros.

Fantastic experience: 5.0 star rating 5/31/2018 I have worked with Cindy on the purchase of a home and the sale of another. I have found her to be professional and thorough throughout the entire process. With our initial purchase, there were multiple issues out of our control (this included working with a challenging seller and the bank's appraisal). Cindy was helpful, honest and patient with the entire ordeal, even after we backed out of the sale and switched to a different home. Cindy went the extra mile when we experienced a personal crisis right when we were closing on the sale of our existing home and the purchase of our new one. After spending a long night in the ICU with my son, imagine our surprise rounding the bend of our country road to find our new home covered in bright, cheery Christmas lights-all courtesy of Cindy. I will never forget this kind and thoughtful gesture. Cindy has an incredible knowledge of Thurston County and a great network of professionals, which is so helpful when scheduling inspections of a purchase property and also for making necessary repairs to prepare a home for sale. She literally arranged to fix every single item our buyer required based on the inspection of our home. This streamlined the sale on our end, making it virtually hassle-free! I have recommended Cindy to friends and co-workers and would not hesitate to do so again. We love working with Cindy!

Fantastic experience: Remote property investment requires quite a few things, among which are: capital, understanding of the market, a good realtor, an excellent mortgage guy, plenty of luck, and an outstanding property manager. The reason is simple: identifying a real estate market as promising, bidding, winning, closing, are all one-time deals. At the end of the day, the remote property investor goes home, and the property stays behind in the skillful hands on the property manager. As a remote property manager, one's goal is to let the property be. You want good tenants, who not only pay on time without an issue, but also keep your property clean. You want the tenants to be happy, the HOA to be content, and for the account to be uneventful - and by that I mean for the statements to come in on time, the payments deposited in the account on time, and for work, when needed, to be done carefully and with some sense of balancing cost and benefit. You want your property manager to be attentive, responsive to emails and texts, and to be a phone call away when issues come up. And they do. I found all that and more with the Blyle Team. We've been doing business for almost two years now, and I couldn't be happier. The office team is professional, courteous, knowledgeable. They do everything carefully, and quickly, and most of all: always with a smile. If you need your property manged in the Olympia/Tumwater/Lacey area - The Blyle Team is your best bet.

Fantastic experience: Excellent 1st time home buyer experience. It was my first home purchase, I had Ron Stine as my real estate agent. First Class service in my book. Response right away to all communication, text, email, and phone calls. He like to come and be present for home inspection and signing of final documents. He even drove to my place of work bringing papers for me to sign, because it was hard for me to get a day off. Plus he also gives good advice and guidance along the way, being advocate for your side, while dealing with other side in professional manner. No high pressure sales tactics or anything like that. I say go with Ron Stine!

Fantastic experience: Cindy Blyle and her husband and team are incredible! Here's my long story About 4 years ago we bought a house in Lacey and only a little over a year later we had to move (my husband is in the army) so we were stuck with our new mortgage and needed to find tenants desperately fast. I found Cindy and she managed to find a tenant within like 3 days! I hadn't even driven all the way home (Texas) by the time she called me up with the news. Fast forward to about 5 months ago, we are now living in Hawaii about to PCS again and the market is much better to sell. So we decided we wanted to list the house and try to sell it before we moved. Cindy started the process of getting our tenants to purchase it. She called me up one day and said the tenants very much loved the home and wanted to buy it but that they needed time to build up their credit before a bank would loan them the money for it, so we gave them 3 months and then they suddenly backed out and said they didn't want to buy it anymore. After they wasted all of our time, we were stuck! March 1 rolled around, finally, and they left the home. Now with being in the military, we do not make a lot of money so doing any renovations was not possible for us. I literally couldn't come up with that kind of money. But to sell the house, at the very minimum, the floors NEEDED to be re done! I am leaving this incredible review because the Blyle Team is incredible! I cannot say enough good, amazing things about them! Cindy and her husband put up their OWN personal money to help us redo the floors, paint, and many other fixes to the house! AND they didn't charge me any extra money for all of the hours they individually put into the home! This has been a long 2 week intense process and we are now listing the house tomorrow! I will be posting this review all over the place to show how amazing and selfless these people are! They didn't have to help us the way they did. Most companies would have just told me that we can't help you, let's just hope it sells in the poor condition it is in. But Cindy, her husband, and their team all knew how badly we needed this and stood up to help! I cannot thank them enough for all they have done for us! ABSOLUTELY amazing, incredible people to be doing business with!

Fantastic experience: We had a thermostat go out in the property we are renting. They had it replaced and the heat back on within a few hours of us contacting them. Very prompt and friendly management team.

Positive experience: I have enjoyed renting from Re/Max through the years. I am able to live in the home and make it homey. I have had all repairs made in a timely manner and appreciate them for it. There are another business out there that will turn work orders down stating they aren't necessary, but The Blyle always give me time to listen to my concerns.

Fantastic experience: We have used Cindy both in buying and selling our rental properties and we love working with her! First of all she is very personable, friendly and upbeat which makes it fun to work with her; one of the many reasons we chose to work with her. We also love her ability to negotiate on our behalf- as clients, which makes the whole process run smoothly. She always keeps us informed on what's happening and expresses her concerns whenever she has them which makes me feel like a valued customer. We would highly recommend her to anyone looking to buy or sell.

Negative experience: Use extreme caution when renting from this management company!! Upon moving in, Lee Blyle made burns in the floor and promised to have the vinyl replaced but never did. They tried to force me to sign a new lease when our lease was still current and still legal. When I declined to sign a new lease they sent me a notice to increase the rent. This was legal, but shady. I decided I did not want to continue to do business with a company like this, so I gave them notice and moved out. Their lease stipulates that the outgoing tenant pay for multiple services to be performed home cleaning & professional carpet cleaning - reasonable services, but they mandate it be done by specific companies. The total bill to move out was almost $1000. At the final inspection the owner stated, "I don't see any issues", then charged me an additional $125 for lawn care. The lease stipulates that the tenant is responsible for lawn care, and I had hired a service, but they made up additional charges to keep part of the security deposit after stating everything was good. Again, shady and underhanded. Update 8-15-16 received a collection notice from the water company, because the management company did not pay the bill that they charged me for upon leaving. The property company calls the water company and instructs them to not send the tenant the final bill, and so automatic payments are halted. That would be fine if they actually paid it. They charged me, and didn't pay it so now I have to deal with it again.

Negative experience: First off, I will acknowledge the fact that the in office staff at re/max parkside has always been courteous and professional. My issues are specifically with "Lee" the rental/maintenance guy and the way in which our move in/move out inspection and maintenance were conducted on our unit. For our FIRST move in inspection, the inspection was conducted by a family friend acting as our agent because we were out of state while my spouse was deployed. This inspection was very thorough and Lee very conveniently lost it. For the SECOND inspection, Lee spent about 5 minutes in the house and basically refused to write most any defects in the property on the report, stating that we were trying to treat it like we expected to be moving into a brand new house. He wrote one or 2 obvious problems but left it otherwise blank. I contacted the rental office and spoke to our rental agent, Judy, who assured me that they would compare the move in inspection we did to the previous tenant's move out inspection to insure that we were not wrongfully charged for any preexisting problems with the property. Unfortunately, Judy apparently retired and wasn't readily available. Fortunately, the gentleman who was acting as our agent in the inspection is Judy's nephew, so we assume, should litigation arise, she will be relatively easily located. Upon move out, the first thing he did was walked in and asked for professional carpet cleaning receipts. I stated that we had rented a professional carpet cleaning machine and done it ourselves, to which he stated "it's in the contract you signed that you have to use a professional cleaning service so we're going to charge you for it." It pretty much went downhill from there. He thoroughly inspected the house as if we had moved into a brand new house and wrote down any and everything whether is previously existed or not. He also stated that the house was dirty despite the fact that the house was immaculate due to the fact that a professional cleaning service was hired and did a pretty darn good job. Upon moving in several defects were observed, such as broken blinds, worn out stained carpet, yard completely dead, holes in the wall of the garage, 2 damaged doors, etc. We fixed the two damaged doors while we lived there because they looked terrible, and Lee stated that because they weren't exactly the same as the other doors (which isn't actually possible because the original doors were 10 years old and not manufactured anymore), he was going to charge us $150 per door. I asked how it's $150 per door to fix something that was already messed up, and he stated that leaving the house in worse condition than it started then claiming it was better didn't make the house better. The new doors regardless of the slightly lighter finish is infinitely better than doors that had holes in them and places where several stickers had ripped off the finish (yes, the original doors were that cheap...) On top of all this, he was late for our appointment, which didn't show very much consideration or respect for my time. On top of all this, on various maintenance issues with the property, Lee was generally condescending and dismissive regarding my maintenance requests. I strongly suspect, had I been born male, my concerns would've been taken more seriously. I cannot stress enough how much you should stay away from re/max parkside as a rental agency. The move out process is ridiculous and is basically a ruse just to ensure they get to keep your deposit.

Fantastic experience: Cindy Blyle and the entire crew at Capital Properties, The Blyle Team, have been incredibly helpful in every aspect of managing my rental property. Everything they do from start to finish is professional, thoughtful, complete, and, for me at least, worry free. They've helped me understand matters that I needed to know about, they've gone way, way out of their way to ensure my property is rented, maintained, and that the tenants are fully qualified. Everyone at The Blyle Team is patient, kind, professional, expertly knowledgeable, efficient, communicative, and always willing to do whatever it takes to get the job done right the first time. The stress that these folks have saved me from is immense -- I truly can't describe it. There aren't words that can describe how grateful I am to The Blyle Team for their hard work on my behalf. Their services and support are worth more than they charge for them. I'd not hesitate for a second to make The Blyle Team my first stop for property management, to find a rental home, or to sell or buy a home. Honestly, if it has to do with real estate, I only need one phone number because I trust everyone on The Blyle Team. Disclosure: I'm just a happy customer.

Negative experience: I have had Cindy and the Blyle Team over at Remax manage a property of mine for a year. In the beginning it took close to 2 months to move someone into my property. Frequently the rent would be deposited into my account late or with a partial amount, with no heads up. If a maintenance issue occurred, no warning that deductions would be taken out of the rent or even a notice of what happened. For a portion of the time my property was rented I was out of the country, and heavily relied upon Remax to keep me informed. Little to no communication from the property management company once I signed a contract and renters were moved in. I would strongly advise using another property management company, as there are a few others in the area.

Fantastic experience: My husband and I used Cindy when purchasing our first home. We wanted to buy something that would be a good rental investment in the future. Cindy is an expert in investment homes and was able to find us the best home for our money. We decided and and purchased a short sale. Even though it was a long and complicated process, Cindy was there every step of the way, always making sure we were informed about the status of the sale and ensuring us this was the best choice for our future investment. We always felt comfortable and relaxed knowing that Cindy was representing us. We are extremely happy with her services and will absolutely be using her as a Property Manager when we decide to make our home a rental property in the future.
