Fantastic experience: We worked with Grand Realty Group as our property management company for about 8 years, and we couldn't have been happier. They were always extremely responsive, and we never worried about the property or the tenants. Once we decided to sell the property, we worked with Grand Realty Group to get the property ready, and they listed it for us, and of course, they were great for that too. Fantastic experience: Jim at Grand Realty Group managed two rental properties for my wife and I for over seven years in Gurnee after we retired to Florida. This included finding and screening tenants, collecting rent, repairs, etc. One property required a new roof after sustaining hail damage and Jim steered us thru the nightmare including recommending the roofing contractor (who then dealt with the insurance company), and a local banker who provided a bridging home equity loan. Jim also acted as our agent on each property when it was time to sell, the second property just recently. Both sales had their quirks but Jim was able to advise and help work thru the issues for successful sales. Jim always looked out for our best interest and could be counted on for good accurate advice, he at all times made the process of renting and selling our properties as stress free as possible. Dawn, Tammy and Jose also deserve a mention since they are part of the excellent Grand Realty Group. We can highly recommend Grand Realty Group for property management needs (and property sales) and would give them ten stars if we could.

Fantastic experience: I spoke with Tammy, trying to set up a tour for one of the rental properties, and let me tell you when Tammy and Grand Realty Group have been above and beyond helping me! My current apartment is making it hard to move out, so talking with Tammy today really made me happy and relieved on where I may be living soon! More than half of the other management companies have been very hard to get a hold of or not reasonable, making this situation of moving out very difficult and stressful... Fantastic experience: I ended up with Grand Realty Group by accident when my previous property manager went out of business. It was one of the best accidents that have ever happened. The whole team was amazing to work with during the years that they managed my rental property. Their responses were timely, they addressed issues immediately, and they maintained a level of friendly professionalism that far exceeded all of my expectations. I live in another state than the property and knowing that it was in such good hands gave me a peace of mind that I can't even begin to put into words. Negative experience: Terrible experience with Grand realty, Jim is extremely incompetent in communication. He is the only person that runs his shop. I had my doubts going with a place named Grand Realty to begin with and I regret it, I regret not going with a reputable company. Jim is extremely horrible in communication and doesn't respond to anything. My lease ended on June 30th and I made sure that everything was super clean based on the lease and brought in professionals to clean the place and payed a lot of money out of pocket to clean the rental before I left and left it spotless floor to ceiling. Lease agreement said 30-45 days to get my security deposit back and it has now been 55 days and I still haven't received my security deposit. Got an email saying so much money will be deducted from my security deposit for some made up stuff they made up to make money off me and update stuff at the rental on my expense when I had already spent so much money to make sure the place was super clean. Since I am a single father, I was counting on that money for my kids' school expenses before they went to school this week but I didn't get to spend that on my kids. This is lawfully my security deposit but I have now hired attorneys to file a lawsuit and take Grand realty to court to get my security deposit back since I haven't heard anything on it after trying and trying to communicate, and that is my hard earned money and I will not let them steal it. I have proof of every single little thing since I took lots of pictures because from everything I experienced and heard I had a bad gut feeling with these people that they will scam me. They seemed very odd and crooked to begin with and I wanted me and my kids out of their place as soon as my lease ended. They dont like to return security deposits, apparently this is the thing they do is keep the security deposits and rack up made up charges just to keep your security deposit. Also spoke to a couple of neighbors a few houses down and they told me some terrible stories and events with what Grad realty does with its tenants, so instead of even entertaining the thought of renewing my lease, I wanted to get out of a contract with Grand realty. I should've known this was bound to happen and I should've known better than going with a hole in the wall company.

Jim worked as our property manager for the past 9 years and we couldn't have been happier! We relocated to New England for work in 2011 and had to rent out our property as we couldn't afford to sell. Of the nearly 9 years renting out our property, we had less than 6 months worth of vacancies (and most of that was due to issues with our association and their red tape). Jim kept our property rented to quality tenants for nearly 9 years, dealt with all issues promptly, and kept us informed as needed. We recently sold the property that been managed, and Grand Realty did a fantastic job marketing it and getting it sold as quickly as possible (given it was a terrible time of year to be selling right at the holidays!). Everyone I've dealt with at Grand Realty has been helpful and provided wonderful customer service. Fantastic experience: I have a very high opinion of Jim Cacioppo and his team at Grand Realty and can recommend them highly. My elderly parents moved out of their house in Illinois in 2010, and we (children) decided to rent the house until we decided what to do with it. Jim was expanding his realty business to include property management at that time, and we were one of his first clients. (I believe that they manage over 100 rentals now, so they are highly experienced.) I live in California and I needed someone who would take over all duties of leasing our house, including finding and screening renters, doing all the paperwork with leasing, doing property inspections before and after and handling security deposits, performing all routine maintenance and emergency repairs, and doing all the communications with the tenant so that we would never have to be involved. On occasion, Jim has had to phone me with questions about how we would like to proceed with a major repair, but he gets all the bids on repair work and then presents us with options. One of his specialties is that he maintains good working relationships with the tenants. (We have had 4 tenants over the last 9 years.) This is really important when you want to get the tenants' cooperation. He is a good negotiator, and can deal with difficult situations in a mature and responsible manner. His wife Dawn runs the books, and they provide us with excellent reports on all the finances, and all the tax documents at the end of the year. Really, I couldn't be more pleased with the team at Grand Realty.

Negative experience: I would advise everyone to not rent a property when it's managed by this company. As a homeowner, I would advise to choose another company which will take care of your tenants and manage them ethically. This company was used to manage a home myself and my family rented. We were never late in payment during the 2 year contract. We cared for the property professionally. Communication from the management team was lacking timeliness and professionalism. I, as a renter, am making sure you are successful. You should treat me as that. Homeowner Foreclosed - The management company did not share this information with me. The man and woman from the office said they did not know this was happening. My deposit was not refunded which was any extremely high 2 months of rent + addl for pet. I held up my end by paying as instructed, shampooing the carpet & paying for professional cleaning to ensure this money would be returned. The management company did not return the funds. Their voicemail stated it was the homeowners responsibility. I believe my entire family was taken advantage of and neglected. As a homeowner, choose another company which will take care of your tenants and manage them ethically.

While renting they took care of all the lease needs/repairs. During house sale they were great at taking care of scheduling appointments and taking care of issues as they came up.

Fantastic experience: Jim and his team managed 10 of my properties for 6 years (I live out of state). Jim took over after I fired my previous manager (they had done a terrible job and were up to some shenanigans). So when Jim took over management the places were in bad shape, leases were a mess and it was all pretty much a shambles. I was living in Asia at the time and did a bunch of research online but wasn't really sure what my options were. Jim took on a very difficult task and very quickly put things right, straightening out the leases, security deposits and performing an exhaustive audit and inspection of all the properties. In total, Jim managed my 10 properties for over 6 years and I must say he and his team did an amazing job. As I sold the properties Jim also handled the sales, for which he also did an amazing job (admittedly a much easier task than managing my places). I doubt your situation will be as messy as mine (lucky you!), so you can rest easy knowing Jim and his team will handle all of your affairs promptly and professionally...at a very reasonable cost. As an out of town landlord it's crucial to have someone I can trust, and it quickly became obvious that Jim is highly professional and trustworthy.
