Our comment from ImmoNetwork about Saddlebrook Farms:
A Vibrant 55+ Community with Premium Amenities
Saddlebrook Farms stands out as a premier residential community for active adults over 55, located in Grayslake, Illinois, just north of Chicago. The development is designed to offer a perfect balance between social engagement and peaceful relaxation. Residents enjoy access to a wealth of high-quality facilities, including a modern fitness center, pickleball and bocce courts, scenic walking trails, and two fishing lakes. The community atmosphere is frequently described as friendly and welcoming, with many neighbors engaging in social events, clubs, and card parties, creating a lively yet serene environment.
Exceptional Lifestyle and Natural Surroundings
What truly distinguishes Saddlebrook is its commitment to providing an exceptional lifestyle. Beyond the standard home offerings, the community boasts a beautiful lake lodge, a community garden, and well-maintained common areas. The location provides easy access to daily necessities, with supermarkets, restaurants, golf courses, and medical centers within a short drive. Many residents appreciate the quiet, clean, and well-kept nature of the subdivision, noting that the natural beauty, including ponds and fountains, enhances the living experience. The community is often compared favorably to other well-known senior developments for its scope and appeal.
Quality Homes and Transparent Service
The community offers a variety of well-built manufactured homes, ranging from cozy two-bedroom residences to spacious three-bedroom models, catering to different preferences and needs. Recent buyers and visitors have highlighted the helpfulness of the sales team, mentioning that staff members are knowledgeable and attentive. The homes are constructed to high standards, and the inclusion of utilities such as water, cable TV, trash pickup, and landscaping in the association fee adds convenience for residents. Many newcomers express excitement about moving in, praising the welcoming vibe and the sense of community that has been established since the subdivision's opening.
Considerations for Prospective Buyers
While the community is highly regarded for its amenities and atmosphere, potential buyers should be aware of certain financial and structural aspects. The Homeowners Association (HOA) fees are a notable component of the ownership cost, covering extensive maintenance and services. Some reviews indicate that these fees are substantial, which may influence budgeting for retirees on fixed incomes. Additionally, the physical layout of some homes includes smaller driveways and garages, which prospective residents should consider. Finally, buyers are advised to conduct thorough due diligence, as specific contractual terms and disclosure details should be carefully reviewed to ensure full understanding before committing.

Negative experience: So many homes I would love to purchase, but the hoa fee is ridiculous. I did the math - Approx. 2000 properties with most paying $1000-$1200 per month in HOA fees - that means Saddlebrook is making roughly $20 million a year. No way it costs that much to mow, remove snow and maintain common areas. They don't even have a pool! There's a corporate entity behind this community that is robbing these people blind. Hard to believe there are people naive enough to fall for this scam. Shameful!
Fantastic experience: Great place to live
Positive experience: Lovely people in model office. Hugs variety of homes and amenities offered.
Thank you for the four stars. We appreciate your feedback.
Fantastic experience: Amazing 55+ community
Thank you for recognizing our team with a five-star rating.
Fantastic experience: Great place to live
Negative experience: As a local Realtor, I do not feel Saddlebrook has its residents' best interests in mind for the following reasons. These are issues I've had with homes listed with Saddlebrook, not licensed Realtors. 1) While they don't have an association, they have rules that may preclude buyers from purchasing there, yet they are not disclosed until just a few days before closing. 2) Their contract includes a pre-printed "as-is" statement, and despite having negotiated two contracts that do not take the homes in as-is condition, the attorney for Saddlebrook said seller was unaware they were not as-is and refused many repairs due to this. 3) Failure to disclose pest issues in full, since property disclosures are not required for manufactured housing. 4) Repairs not done in full or correctly, despite seller requesting the repairs, they were completed by Saddlebrook only half-way, thus causing my buyer additional costs after move-in, then refusal from both the seller and Saddlebrook to pay for the additional repairs. 5) Refusing to negotiate the buyer agent commission due to the pre-printed contract, despite real estate rules stating all commission are negotiable, resulting in my buyer incurring additional costs compared to other homes not listed with Saddlebrook. This doesn't reflect the wonderful community atmosphere offered by Saddlebrook. I suggest all buyers have their own real estate agent representation when purchasing.
Positive experience: Wonderful neighborhood, almost as premium as Del Webb! They’ve got a full on gym, an absolutely enormous community garden. Multiple fishing piers, a lake lodge, walking paths, benches at most cul de sacs, much more. Do be aware though that the driveways and garages are very small, and so are the lawns.
Fantastic experience: We loved the unit we toured and Joanne was great. We wish we could buy a house there and move right in.
Fantastic experience: I know several people who live here!
Fantastic experience: New resident, 2weeks now love it
Positive experience: Love living there so nice and quiet! Used overhead view of land to find the perfect location! Love it!
Positive experience: Would absolutely love to retire there but the HOA is so high that it would take almost all of my monthly Social Security.

Fantastic experience: So want to live there one day.
Negative experience: The cable service is abysmal. You can't get any answers to questions. Nothing gets fixed. To put it plainly, get another provider. BROADSTAR IS THE WORST.

Negative experience: What’s up with the HOA way too high !! no snow shoveling ,grass cutting and taxes should equal over 10k way too much

Positive experience: Gorgeous 55+ community. HOA is ridiculous and increases every year. Thats why I will never be able to live there.
Positive experience: Nice and quiet
Positive experience: A quiet, nicely kept, senior community.
Fantastic experience: Nice retirement home's
Fantastic experience: Can't wait to move in!!!!
Fantastic experience: great place to live
Fantastic experience: Friendly, relaxing and comfortable community
Fantastic experience: Nice place for older folks
Fantastic experience: We own a home here. Very well built homes
Negative experience: Neighbors are great, however the people that own it sold 51% of there interest to a major conglamorate and the new people raise the rental rates every six months. There are appx.1800 homes in there with an additional 400-500 homes being built or in the stages of being built. (Quite closely if I may add, another words they are really packing them in, we sold our home just last year, at a loss)
Fantastic experience: It's a buyer's market..
Fantastic experience: Very friendly place. We are looking forward to moving there.
Fantastic experience: Subdivision opening 2018 with a 55+ age requirement. Well built prefab double wide homes. Friendly neighbors have already created an active community. Neighbors have socials, card parties, and bible study small groups. A fitness center is right in the subdivision within walkable distance to many houses. The landscaping has parks, flowers, ponds, and fountains. Beautiful area to walk if you don't mind there are no paved sidewalks. Groceries and restaurants are not within walking distance, but there is a super Target a short drive away.
Fantastic experience: Very friendly
Fantastic experience: Wrong place, different sbf
Fantastic experience: Saddlebrook is lovely. A perfect alternative to condo living. Friendly neighbors, many ongoing events, clubs and special events. Grass and snow maintenance, water, cable TV and trash pick-up are all included in the assoc fee. There's an area for those who want to plant vegetables, even a donkey for the grand kids to visit! I have no idea why that person is so upset. Homeowners pay a very small portion of taxes but the developer who actually owns the land pays annual taxes on all the properties like anyone else. I vote in elections which involve legislators, as do most of the people here who do vote. None of us need to involve ourselves in the tax referendums, as has been pointed out, we don't pay hardly anything. Cities are glad to have Over 55 communities because they can collect taxes (no matter who pays them) yet the residents don't use the amenities, like schools and parks.
