Negative experience: It saddens me to even have to leave a review like this but I was extremely disappointed in our selling experience. We had previously used the same agent when moving to Idaho 3 years ago and the process/experience was a lot different. We were relocating for my husbands job so the house was to be vacant. When I met with our agent, I expressed to her that we weren’t looking to make a bunch of money(hoping for around $5K in proceeds) but there was absolutely NO OUT OF POCKET due to us paying the mortgage and a rental in our new location so we discussed a reasonable list price. Our house went on the market 5/1 and 26 days later she was insisting we reduce our price after receiving multiple offers where buyers were needing to high of an amount in concessions. Our agent had asked how important our $5K proceeds were and for my mortgage loan amounts. I had sent her a screenshot showing/stating “unpaid principal balance” so she could work up an estimated net sheet. I reiterated to her again that there was absolutely NO OUT OF POCKET. We agreed on a new reduced list price. We received an inquiry during an open house where the agent showing stated we were willing to consider concessions if it were a full price offer. When the offer came in, the buyer needed over $10K in concessions and all other fees covered by seller. Between all of that and the agent fees, the deal was going to put us in the negative. We came up with a counter offer and the buyers declined. I get another call from my agent stating that she is getting worried about the amount of time we had been on the market(27 days) and that she could try to work up a deal with the buyers agent where both agents took a $1,500 reduction and it would leave our proceeds around $2,200. We agreed and reiterated again, that there is NO OUT OF POCKET. The buyers agreed to the second counter offer. When the inspection was done, it was 84 pages long but there were no major issues/repairs so the buyers FHA loan was to be approved. We then received a list of un-needed/wants of repairs from the buyers. I spoke with our agent’s leverage agent to discuss the matter and I expressed to her that since the inspection “passed” and we were already giving up so much in concessions, that I wasn’t willing to cover all the unnecessary things which totaled $500. The leverage agent told me that “there is not really a pass or fail in an inspection.” We got off the phone and she immediately called my agent to tell on me. I then get a call from my agent stating that I need to do all these repairs because the buyers were “scared off” after the inspection and wanted to back out of the deal, so our agent had to sit on the phone for hours talking to the buyers agent, convincing them not to back out of this deal and that I should basically be a little more grateful because both agents were taking a reduction and stated the buyers hated that there agent was even doing that for us. At this point I was in tears that someone who was supposed to be on my side and support my wants was treating me so badly. My husband and I just couldn’t take anymore and needed to be done with these people and this process. Once the final paperwork came around, it showed we were to owe OUT OF POCKET, almost $1,500. I immediately messaged my agent where she gets back to me stating, “It looks like the payoff amounts you provided for our estimated net sheet were lower than the payoff amount provided by the mortgage company.” I responded back to here that I was unaware I was to provide a final payoff amount. The amount she went off was a screenshot of my loans specifically saying “unpaid principal balance”. She should have known better. But yet again, I was being blamed. In the end, we ended up owing OUT OF POCKET and had to take out a small loan to do so since we were so strapped paying for two houses for 3 months. We feel like our agent was never on our side.

Fantastic experience: Arrow was amazing! This was my first home purchase and I was looking for a house I could live in for a long time so I was very picky. She was very patient with me and happily showed me each house (some multiple times) until I found the perfect one. She didn't just bombard me with lists of houses, she actually helped me find places that she thought I would be interested in based on our consultation and continuing conversations throughout the search. She was very accommodating with my schedule as well. Arrow made the process seem super easy and made it more fun and less stressful than it could have been. When it came to the negotiation phase she got me a much better price than what I told her I was willing to pay, along with some extra things I hadn't even thought of, like mortgage insurance for example. (Which I ended up using shortly after, saving me hundreds of dollars on a new water heater) It was nice knowing I was actually being taken care of and not just someone's "pay check." If you have found Arrow in your search for an agent FEEL LUCKY! There are, seemingly, a million agents out there to choose from but very few that put their personal touch on the process and make your home buying experience the happy memory that it should be!
