Fantastic experience: We’ve had a great experience with Wave Property Management been with them going on three years. They are always professional, friendly, and easy to work with. Whenever we put in a maintenance request, they stay on top of it and make sure it gets handled quickly. Even if we submit something over the weekend, they’re usually addressing it first thing Monday or the next business day. A special shoutout to Kirk in maintenance! He is always professional, friendly, dependable, and great to work with. He does a great job taking care of any issues and making sure things are done right. We really appreciate Kirk and the entire Wave Property Management team for being responsive and making things easy for their residents.

Negative experience: Seems to be a fine place unless you are helping an elderly gentlmen get out of his vehicle and bringing food and pellets for his stove.. was in his residence for no more than 10-15 min. tops and when i left to return home was unable to leave because D.J.s parking enforcment put a boot on my vehicle. When i called them to remove it he told me i would have to pay 175$...i dont have the money to pay it so i dont know how this is going to workout but Djs cant keep me from being a nice person..

Negative experience: The gentleman that drives my dad to his appointments when I'm working and helps him inside with food was literally at my address for 7 minutes. He was helping my dad inside and into his chair then went back out to grab dinner and pellets for pellet stove. He carried them in and put them in stove for heat and by the time he walked back out he had a boot on his.vehicle.he wasn't parked . He was unloading senior resident. He called parking enforcement lame and he said how was I supposed to no u just got here. He said not my problem. $175.to get the boot off for a helping a tenant that's been here 25 yrs for under 10 minutes is an absolute disgrace. Seems that the property management did the same shit last year around Christmas time.

Negative experience: My friend came to deliver pellets for heat for an elderly man at 262 friar and his car was booted after only a few minutes helping the man fill his pellet stove I think this is ridiculous!!!!

Fantastic experience: Great place to Rent from, Maintenance does a great job almost every single issue I personally, have ever had and All of the staff that I have ever had contact with treats me really well and very helpful. Thanks guys!

Negative experience: The place is clean, calm and professional environment on the surface, however! Try to get them to actually fix something they don't have to legally fix is not going to happen. They lack actually knowledge, skill, and integrity. Liberal with the true liberal heart for people in need.

Negative experience: So I rented from them for about 3 or 4 until recently when BPD and CPS came right before Christmas and told us that the place was unfit for an infant. The whole time I lived there some of our main issues were not taken care of properly.

Negative experience: Not very attention to detail. Vacant spots are overgrown with weeds spreading I to others yards. They ticket and boot people for parking in front of their own homes. The give eviction notices for pets without any investigation on what happened. Usually can be dealt with I guess but extreme measures for minor things. Tickets for things sitting outside yet the vacant lots are full of trash. Irrigation has been on for over a month yet we have none yet. It isn't even turned on We pay annual irrigation fees ourselves . No filters on the irrigation either. Can't ever get to mailboxes cause cars are stacked in front of. My dad's a very old man that doesn't get around very well and yet has to park somewhere else in order to get to his mail. After being here for 25 yrs you would think they could atleast make Mail more accessible to seniors . $500. PER house per month space rent on top of rent or house payment and no on-site manager or maintenance is ridiculous. Hoping that someone will pay attention to the needs of tenants in this park.

Fantastic experience: This is by far the best property management company I have ever rented from they are very caring and always willing to help when needed their matience team is also very caring I never had to wait to have an issue fixed they were always there when needed always same day follow up and response I will rent from them in the future if I ever need another place to rent the last 3 years have been great thank you all for everything.

Negative experience: I have been through so much with these apartments that if I have known thenWhat I know now I would have never moved into this dump, my place has flooded 18 times and no compensation has been made! With all of the property that's been destroyed in the flood! We have tried contacting this "Palmer apartment complex" and to no avail! They refuse to respond! So if you like being robbed, lied to, stolen from, and hepatitis B move here! They charge for maintenance from each tenant which I don't think is legal! And you can't even get a maintenance person to come in until almost a month from now!!! And the problem is sewage coming up and flooding the kitchen most of all and the bathroom and Living room which is so unsanitary!!! They also charge everyone monthly for rental Insurance which come to find out, only covers THEIR property and NOT anything else!!! Crooks!!! Their also charging for landscaping which nobody is doing!!!

Negative experience: Very difficult to get a hold of. I left two messages for this company. I did service work for one of their tenants and tried to give them an update but could not communicate with them.

Fantastic experience: We rented from wave for a little over a year and it was a nice easy smooth experience, they definitely went above and beyond to help us out with our unique situation.

Negative experience: When i called about property they took care of the person on the phone just didn't seem to know anything about it. Then started telling me they weren't empty when i was standing in front of the property and could clearly see that there was no furniture or anything in the house and neighbors told me the property had been empty for months

Negative experience: Took these scandalous people to court 3 times major slum lord's Don't waste your time or money. They towed our car from Infront of our home an refuses still to provide info as to where it is or why she paid to have it towed My rental statements show where she charged for late fees on months that were prepaid 6 at a time with Jesse tree as financial advocates They wrongfully removed us from our home for 2 months till legal aid got us back in. They took an fosterd out our fur baby an have yet to return her. Then i noticed they threw away an stole our belongings we are now taking them to court for danmages I wonder if the actual owner knows what is going on through his establishment shame on them an the head there she shall remain nameless

Positive experience: Not bad as far as property management seems to go. I had some issues with my auto payment due to outside issues. I called and explained what was going on and they were nice and did not stress me in anyway. That more than anything these days is Hugh for me. They have a few other properties besides the one I currently live at. The only thing I don't really care for is the steep increase for rent over a short period of time and not covering w/s/t any longer. It makes it difficult if not scary even for seniors and others on fixed incomes. Other than that not bad to work with so far (since April of 2013) almost nine years now.

Fantastic experience: Gave me a chance when no one else would. Been with them over a year and a half. Couldn't be happier

Fantastic experience: The office staff were very friendly and professional in all of our interactions. The application process was done very timely and Wave PM did not just take our application fee and run or never hear from like many property management companies do. They responded quickly with any needed additional information to complete the application process and kept us informed. They met in-person for a viewing of the property, which was more personal and easier to ask questions than the "normal" self-viewings nowadays. We appreciated the open communication of Wave's office and maintenance staff and ease of working with their staff when needed. Thanks to all the staff we have interacted with at Wave Property Management.

Positive experience: I was recommended to this place by someone. I emailed and got a text back. The lady asked questions about my vehicle (class a motorhome). They wanted to charge me a $35 application fee and a $550 deposit. Not sure why since it’s my own vehicle and just a space. I asked about the deposit and never heard back

Fantastic experience: Wave Property has given me a high level of customer service and confidence. They communicate very well (rare in the property management business). They share ideas on how to improve their service. They respond immediately to emails. They have not nickel-and-dimed me on service calls. I had a water leak in one of my units and they jumped on it immediately. They offered options based on cost. I highly recommend them. Thank you Wave Property Management

Negative experience: Our rent went from $665 to $1200 within a month, which is probably illegal & is indeed wrong. This company has no conscience.

Fantastic experience: Personal and professional

Negative experience: Live in a mobile home Park they manage. They are petty. We're to keep our yards cleaned up, grass mowed. What yard, what lawn?. All we have is stickers and dirt. We're not allowed to have play things in our yard but many people do. They are two sided and pick who's allowed and who isn't not fair! Rules should be the same all over the park.

Fantastic experience: I have nothing but great things to say about this rental agency. I had sworn off rental agencies in the past and vowed to only rent from private landlords. My move to Nampa to be closer to work left me few options. The people at QBS/A&R have changed that steadfast stance. Maintenance is on top of their game. My furnace went out on Christmas day and they had someone out within an hour to fix it! Anything I've asked, big or small, QBS has bent over backwards to do. I am grateful for all of the staff, they work hard to keep everything running smoothly. Christine in the office and Curt with maintenance do a fantastic job. I would rate this agency 10 stars if I could, they are that great. Thank you for reviving my faith in rental agencies!!!

Fantastic experience: Michelle Gomez who left the last review was a flake and a LIAR. She was in charge of the property I rented through this company originally. She lied to me about the property, left maintenance issues unresolved for WEEKS that only worsened my fiance's pneumonia, and was completely incompetent as a property manager. Don't believe her lies and slander about this company. The new manager Joy is PHENOMENAL! She made sure everything got fixed same day or next day whenever something came up, they have worked with us when my paydays didn't line up with when rent was due, they have been responsive and kind and professional beyond anything I've ever seen. The company is GREAT. And the gal in the front office, Kristine, is FANTASTIC! She always returns my calls super fast, is always up front with me about what's going on and does everything she can to help us have the best experience possible. This is a company well worth renting from. :)
