I faced many challenges with my previous Real Estate Agent, who was a long-time friend. I was familiar with CRM, as CRM's property management department also takes care of our coop apartment in Rockaway Park. When I asked for their assistance in selling my late father's coop in Howard Beach, I was immediately contacted by Crystal. She and Lindsey worked tirelessly to find the perfect buyer. Fantastic experience: CRM replaced a long term prior management company at this Staten Island Condo. CRM has made a significant and very positive impact on building financials, compliance with local laws, and replacement of staff who are hard. working and professional. CRM is very respondive to residents. The building is clean and orgsnized and compliance with rules is enforced. Great management company.

Fantastic experience: CRM stepped in to manage our building when it was it complete chaos. Reserves were low, capital improvements were dismissed for years, the list goes on. In short, the previous management completely neglected Bridgeview. Since 2018, which is the time they were hired, they have been tireless working towards improving the buildings reserve, chipping away at capital improvements, and finding long term solutions to work towards to ensure that the building is where it should be. Grateful for CRM - Crystal and Marissa have been a great addition to the team, and we are excited about the current and future developments of our building.

Fantastic experience: We hired CRM at a critical juncture for our building. Meeting with Crystal was like a breath of fresh air. CRM certainly had their work cut out for them. Yet, in less than one year, there have been astonishing improvements in the way our building looks, operates, and serves its community. Fantastic experience: When Crystal and her team took over our building, we had been mismanaged for years by Island Condo. CRM stepped into an admitted mess, and they have taken it head-on, rolling with the punches as they overhaul our entire building. They have shown themselves to be efficient, resourceful, trustworthy, and incredibly knowledgeable about building management. When considering a management company, it’s important to look for a team that is concerned not just with collecting their fees, but also with homeowners; we have found that in CRM. During the transition, Crystal and Elisa showed incredible grace and poise in the face of disgruntled Island Condo employees, all the while commanding respect. They are who you want looking after your home and your investment, and I look forward to seeing the results as they work hard to improve our community. TLDR: CRM is the “bestest,” Island Condo is the “worstest.” The end.

Fantastic experience: CRM Management handled the processing of the closing on a property of which I was the listing absent seamlessly. They were responsive, courteous and had a sense of urgency on all matters to ensure we met our closing date. I was especially impressed with the support of Elisa Micciulli who handled all of my communications.

Negative experience: Following up from my original post below, and the management's response. A few additional facts here - 1- my Mom passed away a few months back from cancer, very fast and very quick in less than 30 days from normal to passed. The members of the board at the condo have been great, this mgmt. company absolutely without any compassion whatsoever and consistently has sent bills in error, etc. 2 - the picture attached is from the unit, that was not there when they moved in, and we are not certain when it was there - but we suspect it was from a major broken pipe they had in the building which flooded several apartments and caused damage in numerous units - my Mom's is on first floor, so gravity took effect. They did repair the living room, which is directly opposite (same corner, same location, just opposite side of wall), but they failed to repair this significant water damage. Perhaps the pipe was leaking for several years before, I don't know, but my Mom did mention it to them in the past based on what she shared with us - they never addressed it. You can judge for yourself, but their response has been "you are responsible for this" - hard to accept responsibility for major water damage caused by either the apartment above, or the poor maintenance of the building by this mgmt company. Not even once did this company offer their condolences when I spoke to them, but instead, the last conversation led with Conceta hanging up on me when I was pressing her for the specifics on what we need to do to commence repairs after being fined $200 already! 3 - Further to their response, the concern I noted on the check was NOT with the check we just sent them (essentially anything you want to move in or out, they want $500 for - they cash it, and MAYBE you get your money back a month or more later, at best) - it was my Mom's check who lived on a fixed income and had to layout $500, they cashed it, then they took over 4 weeks to send it back once notified the refrigerator was delivered and no damage was confirmed by their super - 4 weeks folks - hard for an elderly woman living on a fixed income to be out $500 for over a month. We are friends with many of her neighbors, even members of the board, and many have expressed the same concerns with the accounting practices of this company. Great job CRM, or should I say - you really stink at customer service and accounting. 4 - they say they advised me on multiple occasions before fining me - that is complete hogwash. Their incompetent customer service rep even hung up on me, kept saying she would respond, and only after numerous follow-up Emails and calls, we got a response an entire week later. They never warned us before fining, they also claimed we were banging on a Sunday when we never were - they went right to fines. We did not even have a copy of the bylaws until last week, but whoever responded from their company in the prior review below is suggesting we knew about them all along - my brother and I only took possession after my Mom's passing in June, we had no prior knowledge of their by-laws. 5 - so yes, Concetta, and whoever else from your team that is heartless and is responding on your behalf, my claim is a- fully based, and b - I will continue to login and post more reviews of your horrible service until you own-up to your responsibility and fix the repairs you caused. If you fail to do that, we will repair the apartment as needed, and once we close, we will proceed to sue you, and the association, for the repairs of the bedroom ceiling and walls. 6 - how dare you suggest we "disregarded all rules and regulations" - you should be fired for making such a discriminatory claim...have you no respect and compassion? Where did you learn customer service, I'd love to know which bullying school you attended? Original Post and Picture attached...more will follow as needed until satisfaction is achieved. I suggest you reply carefully, else I will continue to post follow-ups as many times as needed to refute your disrespectful and discriminating tone to our claims.

Fantastic experience: We just closed on the selling of our property with Crystal Lia and her wonderful team at CRM Real Estate. The entire process was seamless for us from start to finish. Negative experience: I contacted them about my backyard. The people they hired ruined my peonies. There response was for me to contact them myself. They were the ones to hire them and they should be the ones to resolve this problem. I also explained that they ruined my flower in front of my house.

Fantastic experience: Hey All, Let me preface this with saying that CRM is not the Management Company for our community and I do not know her personally, HOWEVER, Crystal @ CRM has been an amazing thought partner for our community as we navigated some issues with the BOARD in our community. Crystal, has had ZERO stake in the process, but helped us understand the nuances of our By-Laws and processes. She was readily available to chat every time I messaged her. We, the majority members of the community had to move to petition for a meeting and election and the previous board recently hired a new management company right before the election, I had explained this to Crystal and she still was here to help. I highly recommend CRM based on my experience with Crystal. For the benefit of our community, I hope things go well with the mgt co. that was hired here (because after all, as a new member of our board, I must put the best interest of the community before mine) but if things go "left" here, we will for sure be coming over to CRM. Crystal, I appreciate you and your guidance and most of all your commitment to the work. It is clear that your intention is to stay true to the By-Laws and integrity. It is wonderful to see that there are people who are good, honest and willing to help without seeking anything in return. :-)

Fantastic experience: Crystal Lia and CRM has been our community’s property manager for over a year now and we couldn’t ask for a more dedicated, competent, responsive, ethical, and professional group of individuals. Our community had gone through 5 different management companies over the course of 3 years under the auspices of our prior board and we were in dire need of someone who could help us right the ship. Crystal and her team came in and immediately started straightening out our finances which had been so sorely neglected. They handle the concerns of every unit owner even the most difficult ones with integrity and without bias. Crystal has always made it clear that her first and only allegiance is to the community and to do what's best for all of its residents. Fantastic experience: Our 18-story building, located in Downtown Brooklyn/Dumbo, has cycled through at least three management firms and four property managers. It’s a nice building but riddled with problems large and small (from uncooperative staff and board members to lawsuits to infrastructure issues). We needed a stable presence and steady hand to navigate and stabilize the management and health of our building. Crystal and her team has been able to provide that exceptional service. A cooperative effort along with an open dialogue has allowed our building to overcome many of the issues plaguing our building and for us to see savings and an increase in efficiency. CRM has made the role of a board member tolerable and open to staying on (believe it or not). I trust Crystal with the continued maintenance and management of our building and would highly recommend CRM’s services to anyone in need of a property manager.

Negative experience: Most if not all of these reviews are from the owners friends and not actual customers. Completely unprofessional manner. Does not listen to the wants of the actual home owners or the board. Board even reached out personally to apologize on behalf of the complete lack of professionalism of company they hired! We’ve been living in our home for 14 years and have never had issues with any previous management company! If you want a good management company steer clear of the disaster that is CRM. 100% do not recommend. (Edit: The comment provided by the company is unwarranted because I am a graduate student living in my parents home and have been living In this home the entire time CRM was managing for the community. I’m positive that the company owner knows this.)
