Fantastic experience: Always a great experience with EWC especially Ashley who addresses my questions and concerns promptly and efficiently.

Negative experience: It is very hard to speak to the management. The one picks up the phone, she was extremely rude and hung up the phone during the conversation and told “don’t call here anymore on 10/23/2026. what is the reason she is there , to hang up the phone calls?? There is no such a communication system to handle , just have to wait until someone call the resident. I pay HOA every might ,, for what??

Negative experience: One star is too much from them. They write letters to the HOA members for garbage pails holding spots, dogs in the park,private snow removal companies where they should put the snow, but they have never helped me in any way. I had their landscapers put all the garbage on my fence, she wanted pictures. She still did nothing they cut my plants & trees on my property. Kids are riding their bikes, scooter, etc and crashing into my fence, Kristen wanted their addres & she said she has to forward it to the board. I also said they should pay for my fence since its on the easements side ,She said she couldn't write that and that I was aggressive and she would have the owner call me back the same day and hung up. It's been 2 days no callback.

Fantastic experience: As a mortgage lender I work with a lot of management companies and employees of those companies and sometimes it can be a bit of a pain…. BUT then there is Ashley and the EWC team! Ashley goes above and beyond every single time to help get what is needed to ensure our clients get to the closing table. She is efficient, kind, and a pleasure to work with. Thank you so much for all you do Ashley!!!

Fantastic experience: A big thank you to Ashley P. at E.W.C. Property Management and her approval to send over Billy from Picassa to address a leaky pipe (Vent Stack) at my Rustic Woods Condo. The issue was an easy fix, the 50 year old pipe was removed (by Guy the Plumber ), and replaced with new PVC. Upon removal we noticed the original pipe was completely clogged which forced the water to leak at seams after a rain. Once again thank you to all parties involved, had the pipe completely failed it would've been a bigger mess than a few drips. Crisis averted!

Fantastic experience: I work in the mortgage industry, and unfortunately, my past dealings with management companies have not always been the best. Working with Ashley Pennington at EWC, however, has been amazing. She is a breath of fresh air. Ashley is extremely knowledgeable, professional, and helpful throughout the entire process. She answered all of my questions and took the time to walk me through their process for gathering the documents required by the lender. Fantastic experience: EWC took over from our past property management company. It was been a relief to be able to have a company take our HOA seriously. We had bad experiences with previously companies with money missing, no involvement and overall a bad outcome. The years that we have been working Louise has been a pleasure. Negative experience: Highly deplorable business practices. EWC attempted to justify towing my parked car (that is legally registered to my name and address) from in front of my own property due to the absence of a permit sticker, despite the fact the entire premise of the bylaw was to ensure residents had parking in front of their own respective properties. Further, the tow company failed to verify with anyone inside the home whether the car was ours. The towing came coincidentally one month after a notice was affixed to my door. Would totally understand if my car was being towed from another property, but really? Clearly not looking out for the best interest of the residents.

Fantastic experience: Dear Kevin and Karen, After 3 horrible unprofessional property management companies your company (Karen our trusted PM) got it all corrected and financially straitened out in three months time what the others couldn’t do or would not do in years. The previous management companies failed to fulfill their duties did not pay our water bills and benchmark leaving us with fines due to their negligence. Karen resolved everything ! and now our condominium is in excellent full financial shape. It is a pleasure sending e mails or calling EWC in emergency situations and not being fluffed off! Fantastic experience: I have had nothing but a good experience with EWC. I’ve lived here for almost 2 years. I’m big on maintenance and spotted some issues that needed repair. Ashley always gets back to my emails and sends someone by to address any problems that have to do with the outside of our home. I’ve also replaced windows, doors, and fencing, which require approval and Ashley is always quickly on top of it. I’ve had zero problems.

Negative experience: My experience with EWC has been nothing short but horrific. I received an email from Mr. Colbert asking me not to include self elected President of my home owner's association. Then they sent me a bill. I was told that the President can live in Pennsylvania as her primary residence and still represent us as she is a snow bird. I was asked to my my second car from an unused space and I have pictures of her car parked in the space in which she asked me to leave. I requested a special meeting as our bylaws stated we should have had an election and a nominating committee. Louise stated.'An election is not necessary. Louise also stated that technically EWC owns the common grounds. I should not be charged for an attorney that my membership dues pays. Additionally,,, I asked for them to get three bids before they have any large expenditures. I have requested a special meeting and I have not heard from anyone to date.

Negative experience: Uh Oh here we are yet again! The follow though of this management company is laughable. They tell you what you want to hear on the phone or through email and do absolutely nothing. We pay for snow removal and there is a large amount of snow that was plowed in front my parking space and my neighbor's. I understand that this wasn't plowed there by the company they hired, but I emailed them twice and called them several times to have our snow removal company move the snow. We are now on the 3rd day of this large amount of snow and Ice partially blocking our parking spaces. My HOA seriously needs to consider contracting a different management company.

Negative experience: If I could give them ZERO STARS I would. What an absolute nightmare of a management company. Louise is hands down the NASTIEST human being I have ever crossed paths with in my entire life. They’ve not only HARASSED ME for over a year about nonsensical bookkeeping issues on their end, but once realizing THEY are to blame they refuse to take any responsibility … no wonder they’ve yet again lost a contract with another HOA. Buyer beware ! If these guys are your “property management” company prepare for LIVING HELL !

Negative experience: Why am I paying for snow removal?! DSNY comes down my street to remove snow from the street. This seems like an illegal charge.

Negative experience: While their workers are pleasant to speak with, their follow though on request for information is horrendous. I've been trying since May 2025 to obtain my Board member names. I've been getting the run around. I've spoken to Joyce Powers (stopped answering my emails), Karen (for weeks she's been saying that she would get back to me with information, and referred my request to Kevin (Owner EWC). Kevin never reached out to me. I as a homeowner, never voted on any of my board members and according to the CCRs we are suppose to hold meetings every year but we have not since 2021. The Board hires EWC but for some strange reason EWC doesn't have the Board information readily available to provide to me. I'm beginning to believe that my Board is illegitimate and that what is going on is illegal. If I don't receive help with this simple request soon I will be consulting with a lawyer.

Fantastic experience: I recently had an outstanding experience with E.W.C. Property Management while working on a co-op loan. Negative experience: James and Marcus have made life a living no hell. I would rather go live in my car then rent another $2000 townhome from them. They will try to scam you into keeping your security deposit. They ask for $4000 security deposit and don’t want to give it back. Awefull to do buisness with. Made every worry everyone has about a landlord come true. Not to mention the place was a disaster then I moved in. They will take advantage of you if you need a place. I would have been better off staying in hotel till I figured things out. I blame Marcus for mostly everythjng. Never felt with James. They will say ur not responsible for something then take it out of your security deposit

Fantastic experience: I have dealt with numerous management companies over the last 12 years and EWC is by far the best. Ashley is on top of everything here and draws on her experience with other HOAs over the years. She knows what things should cost, which vendors to deal with, and what we should prioritize. But she listens to our concerns and the final decisions are always left to us. BTW I reside at Avon Condominiums in Staten Island.

Negative experience: I have not had power for 24 hours. Con Edison will not come as it shows power to my home. I need to know where my outside breaker is. I’ve called the management company for over 12 hours and left messages with the answering service, who have since hung up on me. No one from the HOA has returned my calls since 8pm on 11/30. Update: as I’ve stated numerous times to you , it wasn’t my ConEd. My main power line was tripped, and I didn’t know it was in someone else’s house. Thankfully with the help of my neighbors we figured it out. And as I’ve stated on the phone with you, I was told by the answering service you hired that when they called one of you after hours, someone hung up and they would not tell me who.

Negative experience: I put a package in front of my door and got wet in the rain.HOA fined me I didn't pick it up in time?They regard it as a piece of garbage. There are no weeds in front of my courtyard, but HOA actually fined me again?.Did you really see the house number clearly?Everyone knows that there is no one in front of my door Thursday is the day to throw out all the rubbish. I put everything in my driveway on Wednesday afternoon. Is there any problem?Is this also a reason to charge a fine?I have a lot of rubbish, so I can't put it in my driveway?This unreasonable fine really makes people feel sick. This year's HOA fines indiscriminately,It's really bad. I'll complain

Fantastic experience: We've been living on our street for as long as our houses have been built, over 20 years now. The street hasn't had much needed attention paid to it the entire time we've been here. There was a major dip in our street that has gotten deeper and deeper over the past few years. The former management company ignored our pleas to repair it. Since EWC took over the management of our development, needed things have gotten done. I've been dealing with Kristin, she's been very diligent and attentive. So much that now that major dip in the street has finally been repaired. She is really on top of her game. Thank you Krisin!

Fantastic experience: I was going in circles since February to have my leaky roof repaired, which has caused continuous damage to a brand new expensive ceiling. Finally, in the third week of June, Kristin Ferrara stepped in, cut through the chase and informed me of the status and anticipated ballpark dates of the steps to be taken for the repair.

Negative experience: It’s been charging me for $75 every month therefore it’s $900 for a year, and they were doing nothing for me just taking the money from me. Other HOA’s will help out on Snow removal, Landscaping, Property maintenance and Pest control things like that but what had your company done for us as owners? We had been charging you $75 every month just for Trash removal? And I been sending the check on time every month as the law when the mail had been on you mail box the day before the due day the company shouldn’t charge me any last fees but you had still been doing that to me account!!! I’m tired of it. I’m not here for you sending me mails to done the snow removal, landscaping (that HOA should do) and paying the illegal charge fee every month that you had keep sending to me. I had been trying to solve the problems but no one in the office had try to work on with it, and they had kick out me and my family just try to had someone to solve the problem. I didn’t know what had you company done for me but nothing is worth it on the payment that i been pay you for years.

Negative experience: Waiting for repair of community parking lot since last summer. Called the office multiple times first time was told it will be repaired but they don't know when. The second time was told no repairs can be done due to the weather. There are metallic plates that keep shifting Everytime someone drives over them and when they shift there are holes there very unsafe

Fantastic experience: I have dealt with many NYC management companies over the decades and EWC has been an uncommon joy work with. When I call the phone is always answered by a live person who has been able to answer virtually all my questions within a couple minutes. I have received info and documents in minutes or hours that I have waited months to get from other companies. Ashley in particular has been super friendly, smart and genuinely eager to help me get my job done by providing with the info I need lickety split.

Negative experience: I want to understand why the hoa fees on my street are $75 a month. That is $900 a year per home. We live on a block with no playground, no pool, no gym, no tennis court and essentially nothing to maintain. It is a strip with houses on it. New York doesn't even charge residents for trash removal so it's not like hoa benefits us there either. We maintain our own lawns and landscaping. We don't even have a single tree or bush in our community. There is no water included in the fee. At this point it just seems like a pathetic money grub. Several people on my block have complained about this and it seems that we have no choice but to continue paying. Where is our money going to? disgusting.

Fantastic experience: Currently selling my condo and Kristen has gone above and beyond, when nothing seemed to be going right she went out of her way and worked immediately on documents that were requested. Kristen and her team were so professional and actually knew what they were doing, which was so refreshing and helped alleviate a stressful situation.

Fantastic experience: I waited a few months to give a review on actual experience, if there was more stars I would have given them. Our developement was in very bad shape, financially and appearance wise as our previous management company was on auto pilot put us in debt and brought down our property value. We interviewed some companies and Kevin from EWC convinced us he is the right choice. They saw our problems gave us remedies and made promises and followed thru on all. Kevin, Kristen and Ashley are wonderful and a pleasure to work with, getting in touch with them is easy, and they always have information available to us . Negative experience: It's a lie, this management company is the worst. This company only care about collecting money and they don't do anything for the funds they get from my community. Horrible! ** IN RESPONSE TO EWC PROPERTY MANAGEMENT RESPONSE: 3/16/22 - This rebuttal is not quite accurate from EWC Property Management. Due to the fact that, when residents including myself are paying their fees, we are told that others are not paying, so they cannot clean the lane or plow the snow, etc., no matter what. There will be no resolve to this issue in our community if this is the case because nobody, who is coherent would continue paying for a service, that, he/she is not getting, this just doesn't make any sense at all. We need a solid and effective solution to this on-going problem in our community ASAP! I also, have evidences to show anyone who would like to see them. This rating solely applies to my community and I need services for my fees, no excuses that other homeowners are not paying and nothing can be done about it. Also, there must be accountability! We are currently discussing this matter as of today and I am hoping that, we can move forward to solve this continuous HOA/Property management problem in my community. My enemies shall be defeated for their lies and evil works! The truth and peace of God abides....

Fantastic experience: EWC is my condo's property management company. Which I have lived at for 35 + yrs . Kristin Ferrara is one of the girls that work for EWC. I can't begin to explain how helpful she has been to me, no matter the issue I have brought to her, she has helped me resolve the issue, or has gotten me the paperwork or help needed. She truly goes above and beyond for the clients. From my understanding, all the girls in the office handle a different aspect of the office/property management. My condo is not the only condo Kristin handles, but she treats you as if you are her only client and gives you special attention. I have reached out to Kristin for printouts and explanations of my bill (a dept. She doesn't handle) she on numerous occasions has emailed me a detailed statement and has helped me go over my statement. I have reached out to her regarding outdoor repairs of my home, one again, she has submitted orderes and reached out to workers to help me . She has never once told me she couldn't help me . She's never rushed me off the phone because she was busy. I'm very annoying when I want something done, yet Kristin has always listened to me and helped me with total professionalism and respect. Fantastic experience: My community has been under control of EWC property management for 8 months now and I must say the staff goes above and beyond all tasks that is out in front of them and follow it through completion. Of course my community isn’t perfect but yet Rome wasn’t built in a day. With the help, preciseness, professionalism, and know how of EEC we will get there.
