Negative experience: Lack of management, rude and disrespectful. Front office always talked to me with aggression. They do not fix things or take things seriously. They left me in my two twin toddlers to live without heat in the winter for almost 3 to 4 months and only gave us space heaters for compensation. The space heaters only Warmed your feet.

Negative experience: My experience at this complex wasn’t good, the only good thing was they offered an 3 month lease. I don’t recommend this complex to anyone!! If you do stay here, be prepared to not revive your deposit back, they will find anything to say they’re keeping it.

Positive experience: this overall is in a great area to live. I would say for my first time moving into an apartment, it has definitely been an easy and rewarding process knowing that I have great management and a nice home to live in. People in the office are very welcoming and friendly. Made me feel right at home. Alex was a great help in this process and was very welcoming. The only complaint I have is that you can hear everything from people walking above or below, and/or kids/people yelling at 4 in the morning. That is as expected with really any apartment you love into, so it’s just something you gotta get used to. Overall I will say that these past 3 months I’ve lived here has been relaxing and enjoyable!!!

Negative experience: My experience with Grey Ridge Apartments was extremely stressful and disappointing. I began searching for a two-bedroom townhouse at the end of December and signed up for availability alerts, but never received any notifications. On January 19, a townhouse (Moccasin floor plan) appeared online. We called the leasing office to confirm, and they told us it was available with a February 7 move-in and asked us to apply immediately. We applied, paid a $200 security deposit, and submitted all required documents the same day, receiving email confirmations that everything was received. The unit no longer appeared online afterward. On January 26, we were told the townhouse had already been booked due to a “system glitch.” When we asked about any concession, the staff refused to check or offer any solutions. The leasing office was rude, dismissive, and later told us the townhouse had been assigned to an internal transfer, making the situation even more confusing. This caused significant stress after we had already given notice at our current apartment. The lack of transparency, poor communication, system errors, and unprofessional service make this a situation I would never want anyone else to experience. I cannot recommend Grey Ridge Apartments. This was not even a one-star experience.

Negative experience: I was thinking about moving to Greyridge until I drove around their complex where is dog poop everywhere the trash cans on the outside are always overflowing and I have friends who live at this complex maintenance sucks they refused to come fix things they blame things on tenants who have no doings in the matter I would not suggest moving here as well as they record who can and cannot come into your apartment I only know from the friends that live there and what they tell me I literally don't even want to give them one star they should get zero

Negative experience: There was not a lot of communication despite me asking several questions on several occasions. It is difficult for a person with anxiety that has a plan for such events to have no information to prepare. To get a voicemail at 4:45 pm saying you are scheduled to move tomorrow and you will not even be in the city to move is extremly stressful even for the most prepared person. To be given not even 48 hours to actually pack up and move is even more stressful, especially when you are working full time. The place I am moving to has not been completed so I lost a full day due to the new location not being secure. (Patio door was not completely installed) It has been so much information ommitted that it is hard to trust that the office staff has a clue of what is going on. This has been a crazy, stressful, experience.

Positive experience: Personally, my upgrade in my new apartment unit, has been a good one. I'm still waiting for an entry hall window to be replaced, before the winter weather is colder. I'm sure a new window will be replaced. Otherwise, everything Management, has said would happen, has been changed so far. My apartment has energy efficient all new appliances and ligt fixtures, the inside has new upgrades in each bathroom. I'm a little disappointed that my light in the back of my apartment, on the patio doesn't work. I would feel safer, if the light shown on my back patio area. We have been promised new windows next year, so that our electricity bills will be lower. I'm sure that will happen. Otherwise, my apartment is clean place to live in with my family. We have Security that walks around our apartment buildings. In my opinion, the rent is comparable with other apartment units, in our surrounding community, after the upgrades are completed. Personally, I'm thankful the new Management took over, and made the upgrades this year as promised. Otherwise, this place had gone down hill these past three and half years, that I lived here. It's good to live in a clean, newly painted apartment that smells and looks good. It makes me feel good everyday, to be part of what is happening here!

Negative experience: The new management will work with you. They are a lot better than the old management. However the Apartments suck. You can hear everything and I mean everything from the apartment above. You can hear loud music you can hear kids running around. If the people above you stay up all night you are definitely screwed you will not get any sleep. Personally I do not like getting woke up at 3:00 in the morning from some kid running around in the apartment above me. I do not recommend moving here. I don't think every apartment is like this but mine is and it sucks. I have a new item to add to the list. My heat went out sometime Saturday night early Sunday morning December 1st. I guess they don't consider that an emergency because I was told it can't be looked at until December 3rd. I am not a happy gray Ridge resident.

Negative experience: I have lived here almost two years the first year was good and the second has just been terrible i originally lived in townhouse and down sized to an apartment in the building and thats when all the problems began every month there’s a new maintenance man so don’t expect anything to be fixed in timely manner or at all they will tell you there short staffed and thats why things are delayed the building I currently live in has been without washer and dryer for two weeks office says its an Amenity thats not included in rent a nice way of saying its not a priority to them and dont get me started on the newly renovated units they love to mention i would not recommend unless you really really need a place to live

Negative experience: I currently live here and have only lived here 6 months this month. My furnace not only broke down in January the coldest 11 days of the year but than in early April the furnace caught ON FIRE!!! Along with the AC unit not working. All cabinets in the pantry literally have all fallen out and WONT stay in without new shelf’s! It’s all bad here! They even make you pay a water bill, IN APARTMENTS/TOWNHOUSES. Basically paying almost 1000 bucks a month for trash they won’t fix properly!! Pot holes the size of Texas through out the whole complex! They barely pick up the trash laying around outside! It’s horrible and they need to be shut down or bought by people that ACTUALLY CARE about this place!!

Negative experience: Got hit with a lot of violations for loud music when we never blared music and pet violations when they are service animals they keep asking for service papers I told them it was illegal for them to ask so they put a $400 pet deposit on the next months rent causing my family and I to have to move rent is way too much for these terrible apartments they said it is gonna be a couple thousand dollars to break the lease when it doesn’t say that a a paper that we have that says pay the rent or quit. Also we were told that they replace all the widows sliding door and the front door the week that we moved in they never replaced any of them. Wouldn’t recommend not living here unless you want to get scammed!!!

Fantastic experience: Nice people but I'm not a apartment type person. But they do turn out really nice once there all remodeled.
Negative experience: Waterford Glen apartments is a horrible place to live. They do not maintain their apartments very well at all. They have people without air conditioning in 90 degree weather. They don't get them fixed for about a month. One person was without a dishwasher for 5 years. They pay for the amenities. If they are not working they do nothing to accommodate the residents. It's horrible. I could go on and on about the things that are wrong, but the list is way too long.
Negative experience: Been here for 2 years and never had a problem. Until they wouldn't renew my lease and I have 3 kids who just survived a horrible accident. The drug dealers and users get new apartments and renewed lease agreements. Things that make you go hmmmmm.... horrible property management
Negative experience: They make sure to badmouth you so you can’t get another house or apartment they fake violations to make you leave the people at the office so horrible rude and they don’t care all they are worried about is that your not in house so they can remodel
Negative experience: Don't go by what the web site says when checking on application status. We applied and while checking it went from. Pre approved to Approved. Called the office to get movein date and then was told we were denied. Gives a false sense of hope. Unless your desperate do not apply.

Fantastic experience: I just moved in and love my townhome I love the new renovation they are doing the staff was amazing I am happy with my choice in moving to south bend
Negative experience: I'm an Uber driver...and your parking lot is horrible. Please get it fixed for your tenants and Uber drivers like myself. I'm surprised your apartment complex hasn't gotten any legal issues due to car damages.
Negative experience: Impossible to get in contact with very unprofessional I’ve been calling for weeks now
Negative experience: This place will scam you! Lived here a month and a half and they wouldn't fix my flooded kitchen or mold. This made my cat very sick and lost her hair then passed away. They will tack on hidden fees and bill you with every fee possible. When you try to reach their corporate Cindy won't be helpful and when you try to contact her superior mark he won't respond so you're stuck. This place was horrible and continues to try and screw you when you cut ties.they steal your money and don’t fix ANYTHING. You will be miserable here. Get everything in writing so they can’t scam you. Everything.
Negative experience: This is the worst place I’ve ever rented from , I caught my landlady Cheryl going through our store unit and taking my belongings , she was “” looking for damages to the property . We went to court and she’s done nothing but sabotage my chances of moving bc of the lies . STAY AWAY IF YOURE SMART CORBY HOLMES IS RIGHT BEHIND IT
Negative experience: Falsely advertised they include washer and dryer. Outside is dirty with litter everywhere. Apartment smelled heavily of smoke. Floor creaked LOUDLY. Won’t be living here, thank God!
Negative experience: Have been here since April with no central air. Im mostly worried about the kids and elderly that live here who are more susceptible to heat stroke among other things. It is stated in lease contract that the apartments have central air. They have said so many times that its getting fixed im starting to wonder what our rent money is going to because i know its not for property maintenance or repairs.
Negative experience: Poor quality, mood in apartments, rude neighbors that think you want to hear all of their business, no insulation in walls so electric bill is super high, poor repairs never truly fix anything right unless they call someone to do it.
Positive experience: New management is doing the best they can to turn things in a more positive direction. They are friendly and do what they can to address things as needed and I've seen improvements in the short time I've been here. Previous management left a bad reputation from what I've gathered, but what I've seen from current admin I think in a short time this community will benefit even more. If you're a responsible tenant there is a good value in these residences.
Negative experience: DO NOT MOVE HERE !! They are scam! I use to have a credit card on file to pay online and they would steal money! I had to remove and get a new card! The carpet was dirty when I moved in and cat litter in the closets that was never cleaned! Not to mention I NEVER GOT A MAIL BOX KEY THE WHOLE YEAR I LIVED HERE!!Was forced to buy a P.O. Box! YOUR ELECTRIC BILL WILL BE 350$ + every month in the winter due to poor insulated windows!! I looked at other reviews after already moving in and thought ppl were exaggerating about the utility bills but their not! It’s crazy high! You have to harass the office and maintenance ppl to get anything fixed. I requested for my loud refrigerator to be fixed multiple time and they lie and make up excuses! they claim they fixed it but never did! The office manager is rude and unprofessional! Please don’t waste your money here, your better off getting a house.
Negative experience: Shittiest apartment complex ever. My door handel broke and they refused to come fix it , mind u i have a child. So all night long we went with no door handel in our door. On top of that our fuse boxes are outdated and our heat fuse caught on fire in the middle of the night during the polar vortex and it took them 3 hours to come fix.it. My dishwasher has had mold in it since we moved in 2 years ago. My fridge has been broke since last year. Managements only responce is that oh we arent allowed to get anymore dishwashers. We have had 4 different managers since we have lived here. There are way more things that i could say but it would be a whole book. DONT RENT FROM HERE !!!!
Negative experience: Nasty, Dirty and office always close! High turn over rate in management! High 3rd party water bill. Plus electric bill always high due to air creeping in or heat going out. Pool never open! Can go on and on! Don't waste your time or money!
Negative experience: Worst place ever To move in and I’m so happy I’m move out They Stealing rent money and maintenance not good and they went through 6 apartment management When I move in It was dog pee on the carpet and bugs Homeless people sleeping in the hallway asking for money and the dryers and washer don’t work This place is horrible to move in
Negative experience: Worst apartments ever. Windows are super old. We lived in a one bedroom apartment and was told our a.c. didn't work after we had already moved in with our sic month old daughter, they didn't fix it for months, then our apartment flooded with sewage, after getting a attorney involve d they moved us to a different unit. The "New" unit had terrible carpet, cigarette burns etc. Then they weren't giving 24 hour notice to come into our apartment....my car has gotten broken in to on multiple occasions and someone slammed into the back of my car when parking overnight. The roof is caving in filled with mold. Non of the washer and dryer work. Management is rude! Do not rent from here.
Negative experience: Roads are falling a part. Pot holes every where. Pool hasn't been opened for the last couple years. Winter is awful. Heating bill goes way up because windows are outdated and insulation isn't good. Was promised when we moved in there would be a pool to swim in. Was one of the major reasons we decided to move in. But yeah no pool for last two years. They advertise there is one, but that is false advertising because they never open it. Don't rent from these people. They have gone threw so many managers it's not even funny. A terrible, terrible place to stay. They don't respond back maintenance issues as well. They let the grass grow up very high before they take care of that. So yeah the worst place I have ever lived. In addition management is very very rude and difficult talk to. Stay away from this place from sure. If I could give them less than a 1 star rating I would. Waterford Glen Apartments a definitely place to not to live!!!!
Negative experience: Heating bills are too high during the winter because the windows are outdated, pay too much for stuff the place doesn't open like the pool, and personal belongings are constantly stolen. Ask for anything to be fixed? They'll take months to come or they won't show up at all.
Negative experience: Horrible place to live! Electric bill was $500 three months in a row this winter... Or AC went out last summer and it was never fix. Rent is insane! We went threw five different property managers. The new management is rude! Nothing is kept up at all in the units on on grounds!!! Stay away from here!!!!
Negative experience: Terrible place to live , windows are drafty and outdated I was on the third floor and still was cold , the heat and air escapes so fast that the heat or air cuts right back on after cutting of 2mins ago, loud traffic all day especially when its warm, people who have been there awhile have big dogs that piss on the hallway floor and sometimes it smells like fecal matter or you just might find vomit lol, I had either crack heads or method addicts under me that fought and yelled all the time and throw stuff around . I left my apartment in condition except for a couple of pieces broken off the cheap blinds that easily broke and the carpet had a couple of stains that were already there when I moved in no pets and the rude evil property manager took my whole deposit and said I actually owed money
Negative experience: The location is nice and so it rent price but that is about it. I did not care for management, my townhouse was old out of date, there was a small bug issue, I'm currently running into problems with the utility company after I have left. The property looks like crap, little to no landscaping and what they have is not well kept. Overall I am very unhappy with my experience at Waterford and I do not recommend you to make this you residential choice.
Negative experience: I moved out for many reasons...not a safe environment , management is lax about taking care of the property, maintenance doesn't speak English and it takes forever to get anything repaired, apartments are outdated ...old blinds and appliances..windows need weather proofed you waste lots of energy in both summer and winter not to mention the utility bill is sky high because of that fact, and the amenities they promise are false...never got to use the pool..they never bothered to fill it and washer and dryer never worked properly , I tried for the whole year to get that rectified...never happened....big mistake renting from this complex not worth the money they want .if you have a pet they charge you a deposit and keep it when you move
Negative experience: Been here since May by far the worst place i have ever lived. Do not move here they are a rip off and corporate is very unprofessional.
Negative experience: They don't take care of their tennants. And forget doing laundry. The washer doesn't drain and the dryer doesn't dry. No AC in the summer, no heat in the winter. Mold in the bathroom even when I live on the third floor. On top of it, don't show up right at open. There's a sign that says open even though no one is in there and the door is locked. Knocked one time and some dude peeked out another door and just stared at me for a minute then closed the door and left. WORST PLACE I'VE EVER LIVED. Don't live here.
