Negative experience: 0 stars. If I could give TBM Management zero stars, I absolutely would. This has been one of the most frustrating rental experiences I’ve ever had. They have no problem collecting rent on time every month, but when it comes to taking care of their tenants or addressing maintenance issues, they are nowhere to be found. I’ve had to repeatedly beg them to fix problems in my home, only to be met with delays, poor communication, and empty promises. It feels like they do the bare minimum and only respond after constant follow-ups. Their customer service is unprofessional, and they seem far more concerned about saving money than maintaining the properties they manage or treating tenants with respect. A property management company should provide safe, timely, and reliable service—not force tenants to chase them for basic repairs. Based on my experience, I would never recommend TBM Management to anyone looking to rent. Save yourself the stress and rent from a company that actually values its tenants.

Negative experience: I’m only leaving one star because TBM Maintenance has been responsive and seems to care. Beyond that, this has been the worst property management experience I’ve had. As someone who has briefly worked in property management, I know what professional standards look like, and this company falls short. Communication is poor, issues aren’t handled proactively, and it’s often difficult to reach anyone. Most concerning was a carbon monoxide leak that was not treated with urgency. I was told seasonal temperatures caused my gas bill to triple, even though my appliance was unusable for weeks. That response was both dismissive and alarming. I like the house, but the stress of dealing with this company almost isn’t worth it.

Negative experience: First month of renting had to spend several nights in a hotel because of a gas leak. They refused to help with hotel or rent. Had a leaking toilet that ran the water bill up. Charged 95 because we request the repair. Had an electric outlet hanging out of the wall with no cover. Had to pay another 95. They refused to waive any of the charges. Company only interested in making money. Makes renewing a lease very unlikely. Pretty sad after only 1 month.

Negative experience: If you are a tenant, lookout they will screw you out of your security deposit. They are non-responsive and dishonest. The repair crews they send to make corrections are not qualified and require multiple visits to make corrections. The maintenance management leader is late to call you back or never calls you back when an issue arises. If I could rate them less than a one, I would. They Stink!!!!!

Fantastic experience: I've been using Tri Borough Management (TBM) for close to three years now to manage a rental property in Leesburg, Virginia. The staff is always professional and responsive when addressing tenant concerns, routine maintenance, tax documents, and the other nuances associated with managing a property. I'm physically located in the Asian Pacific region, so most of our communication is done electronically by means of email, which has never been an issue. Due to my geographical location and the associated time difference between Asia Pacific and Virginia, there have been minor miscommunications, which is to be expected. However, as stated previously, TBM is responsive and professional, so the miscommunications have always been quickly resolved. All-in-all, TBM is a great management company. A specific and noteworthy mention, Mr. Hasan M. Ibrahim, handles the tenant search, application and execution of the leasing documents. He's always been responsive via iMessage, email and telephone exchanges. He's a great source of knowledge and is always willing to answer any question(s), even when they likely fall outside of the scope of his responsibility. Best of luck to everyone!

We couldn't be more satisfied with the service provided. From day one, whether it was an emergency repair or a simple inquiry, they are always on top of things and handling it with the utmost professionalism.

They’re quick to get a vendor for the repair and the vendors they send out do a great job. They have a convenient access portal to send work repairs and pay rent. If you’re looking for a home to rent or buy, you can’t go wrong with this company. Our family is very happy and will continue to do business with the company.

Negative experience: UPDATE: I'm so sad to be updating this post, when I had previously given Triborough Management 5 stars. I sent in my intent to vacate, and because the owner wanted to fill the home as soon as possible, I spent several weeks scheduling potential-tenant visits and coordinating them myself in order to be helpful. When I moved out, after 3.5 years of being model tenants, we liked this company so well that we spent a lot of time patching even small nail holes in the walls which are allowable in the contract, documenting all of the contractual obligations like steam cleaning and pest treatment, etc. into an easy-to-read document, and even returning to the property after we had left to make sure the trash company came to pick everything up and the home was perfect. I received my down payment back, -$400. I asked why $400 had been deducted, and after more than two weeks of back and forth and asking him to PLEASE tell me which part of the contract I had not fulfilled, I was informed that the person who had made the decision visually reviewed photos of a bush when we moved in in January to when we moved out in June, and since they didn't match, they charged me $400 for landscaping! I pointed out repeatedly that it is a deciduous bush and in the first picture, there are no leaves because it's the dead of winter, but they still refused to return the last $400 of my security deposit. I have email documentation of the most absurd exchange you can imagine, with this man literally saying "I could have taken more money but I didn't" and me responding "I did everything that I was required to do in the contract and sent you evidence," on repeat for weeks. I am still fighting to get it back, but this was the most shocking, shameless theft that I have experienced by a professional company in my entire life. My recommendation is to stay as far away from this company as possible. If you are forced to work with them, you will need legal backing. Original Post: I am in the middle of a really bad experience with my neighbor at a rented property. Every time I reach out to Tri Borough Management a real person reaches back out to me to discuss within an hour. It's so nice to feel like I'm not just talking to an inbox. I only had one maintenance request this year and it was resolved within 2 days (it was very minor - just outdoor painting). Plus, we had our annual inspection so that we could renew our lease and the inspector was just the nicest gentleman. This is a great company to work with.

Fantastic experience: We rented our home out for almost 10 years while we were on active military duty at a variety of posts overseas. We were initially concerned with the rental process especially from such a distance but Tri Borough Management made the whole process easy. From finding and vetting rental applicants to household repairs and maintenance and ending with a final walk through, they have been on point throughout the process. One that's also knowledgeable and can handle issues responsively. Currently, we've been with Tri Borough Management for nearly 3 years, and they've been great partners in helping us manage our properties. Lately we've been spending a lot of our time out of the area. So, it was important to have a reliable management company that would take care of our properties as we would and have for many years. In the past we've used other management companies, but we think Tri Borough Management has the most to offer. Beginning with the way they're organized internally. They have a separate department for maintenance, another for tenant liaison, and a separate Real Estate Brokerage for re-listing, or selling. This is great because each department is specialized in making sure the tenant and landlord needs are met. Each of the three departments have a wonderful team of people that are very knowledgeable in their jobs, professional and responsive. They also have a great Landlord Portal for viewing monthly bills, statements or other property related documents. Another key point is the ownership is also a real estate investor, which is important. They understand what it takes to manage a property, maintain it's value, and make sure it stays rented. Whether you're an experienced landlord or not, and you're looking for a management company that you can trust to handle all the issues that might arise from managing, then I would highly recommend Tri Borough Management.

The people are nice and they seem genuine about my concerns. TBM manages the property that I live in so every maintenance request has to go through the owner before they can authorize the repair. God has blessed me with a property owner that seems to care about the maintenance of their property because I haven't been denied any service request. And in the two-and-a-half years that I've lived at this property I've had several. So thanks to the owners and TBM. Also, We've lived in one of their properties since 2017 and every time we have a service request they respond immediately and make arrangements to get the issue repaired or fixed or replaced. We've only experienced professionalism and when we've talked to them personally and directly and had special requests. More often than not they're able to work with us. 5 STARS!

Fantastic experience: TBM has managed two Virginia rental properties for us for several years. When it came time to sell the house in Ashburn, the property was kept up so well that we had no time preparing for the sale. The second property is tenant occupied, and all aspects of property management are under TBM expertise. We are very comfortable and confident in the service TBM staff has been providing us thus far. Maintenance records and year-end accounting make it a breeze when we need to gather CPA tax filing documents.

Negative experience: I see they are listing 17 Jefferson Drive again, hope they had the home owner fix the mold issue. When we rented it, he was unwilling to fix the problem so we never moved into the property. I’ll be sure whoever rents this property to hand them the mold report that we had done on this property.

Fantastic experience: We have rented from Tri Borough for over 3.5 years until we have to relocate. We have much positive experience over those years. We feel their staffs were professional and everyone was knowledgeable. They have been very responsive to my repairs request and responded to all my emails in a timely manner. Lidia was fantastic! She went above and beyond and assisted when vendors were not responding. She provided us with great customer service and very communicative. Lindsey ensured we have a smooth exit. Positive experience: It was a very rocky start due to what I deemed as over inflated billing practices for my houses work. I also believed there standards of readiness differed from mine. However, after a in person meeting it was explained to me that the way they bill, was created to keep A lower monthly fee. If you have a newer home this company is perfect for your needs if you have an older home the fees will add but quickly.

Negative experience: RUN AWAY. Seriously. RUN. If you are renting your place or considering a property where the owners use TBM, reconsider. Unprofessional, slow, and unethical. Typical interaction goes like this: Me - washing machine is broken, have infant, can we have someone come look TBM - yes, but no one can come for 5 days Me - please give me vendor number TBM - no, we talked to them and no help for 5 days Me - got the number, called, within 5 seconds had the vendor agree to come the next day. Laziness? Incompetence? Pick your poison. Then comes the security deposit fiasco. They just give a very general description of work with a high number then refuse to give details. Despite providing a receipt for professional carpet cleaning, I was charged 475 for another carpet cleaning (totally not needed, who knows if they even did it?), replacing 4 light bulbs, plugging in the smoke detector, and putting a wood block back into the kitchen. 475. Take out the carpet cleaning, and thats 300 for replacing 4 bulbs, screwing in a smoke detector, and placing a block. Even better, they charged the owner 130 for 2 visits to do it! Ask them for an explanation, the response is 'that is what the vendor charged us'. So either completely incompetent or downright unethical. The owner even asked them to be more specific as to how they came up with the ridiculous number and they just continually cut her off the thread. RUN AWAY ** Edit in due to Vendor response in this review ** I 100% stand by my review. For the dryer, the service was fine, my point was that your dispatcher told me there was no way I could get an earlier visit than the following week and fought me on providing the vendor phone number. I got it, made a call, and had them there the next morning within 10 seconds of conversation. It was clear Tri Borough had put zero effort into persuading them. For the deposit, the statement was high level and lumped a ton of cost into 'replacing light bulbs'. I have the copy and entire email thread where Tri Borough refused to provide any detail and brushes it under the rug as to how they do business. I'm happy to provide upon inquiry if anyone is interested.

Fantastic experience: Management has been easy to work with. My fire alarms all went off and were very unsettling for my special needs child. They got someone there within an hour. I have had a few heater issues as well- it s an old unit- and they respond immediately and always follow up to see if the issue is resolved. I also asked for seasonal maintenance and that was done as well. I find the current staff very competent and friendly.

Negative experience: Did not give us an itemized list for the "damages" they made up. They had also installed blinds to the home and tried to withdraw the price from our security deposit. We had also replaced all the main light bulbs (we missed one or two rarely used ones like above the stove) and even left extras. Be prepared to have your deposit nickel and dimed to nothing.

Negative experience: TBM is highly unprofessional and hires incompetent employees. They violated multiple tenant rights and refused to address tenant concerns in a timely manner. They make up damages in order to retain security deposits and refuse to provide an itemized list of the "damages". If I could give less than 1 star I would.
