Negative experience: This company is very terrible.

Fantastic experience: I have lived at several properties all managed by Westcal management. This team of professional mangers make apartment living worthwhile. Excellently trained professional managers that truly care for their residents and the properties they run. They go the extra mile to ensure that the properties are well maintained and show compassion for their residents.

Negative experience: Your answering service is TERRIBLE. Nasty attitudes and no help. I HAVE MOLD ON MY AC UNIT and was told it’s not an emergency. Operator 4 is useless

These ladies are very helpful and professional, making sure the property is well groomed and safe. They even have fun activities for the children and families. Negative experience: They come in, hold a place together with duct tape and hope, treat the tenants like inconveniences, have code enforcement and maintenance constantly bothering tenants, and recently shut down half of our apartment at Rancho Terrace to "fix" the parking lot (the equivalent of a paint job). When we arrived home at 2 AM we were tired and couldn't find a single place to park, so we parked in the area that isn't closed in a slightly off spot because of the lack of space. (We work late - early mornings) They had tow trucks out there clearing out the entire other half of the parking lot for not having already vacated the parking lot. When I woke up at 8:11 AM the entire lot was empty and I had a 40$ Uber drive + a 490$ Impound fee because I didn't wake up at 6-7 AM and park it somewhere in our part of town for their convenience. If you're going to shut down one side without opening the other first, maybe knock and warn people Either way it's my problem now and I will be complaining to everyone I can get ahold of including the better business bureau for the remainder of the year.

Positive experience: Renter all my adult life. As a senior I want to recommend Westcal They use excellent vendors professional and knowledgeable. Kind and patient Natalie is kind, very busy. If there are problems you have to communicate repairs and problems will taken care of.

Fantastic experience: Great company

Negative experience: Would give one star if I could. The rent for our apartment has been raised, and they are listing other apartments in the same building with more square footage for hundreds less. Don’t let their mentions of renovations mislead you, there have been zero major renovations or improvements to our apartment in the four years we have been here. And despite "renovations" turnover rate for the units here are high. People don’t last long here. Despite being great tenants who always pay on time and never have issues, they are not willing to work with us. They don’t care about their tenants, only how much they can get in their pockets.

Fantastic experience: Alina Duncan was the leasing agent I spoke to and she was one of the best agents I’ve came across. She was very patient, kind, and communicative. Because of her, I’d recommend westcal to anyone who is looking for a place to call home.

Fantastic experience: After having lived at Riverfront Gardens for a year, I’m really satisfied with the way things are managed and maintained here from Westcal Management, our prop manager, Slavic has always been kind, understanding and helpful in anything we’ve needed from maintenance concerns to noisy neighbors!!

Fantastic experience: Debra and Lilla are incredible management I truly believe west cal management are lucky to have them on there team they truly care about there work and the tenants they work with , they definitely are worth keeping!!

Negative experience: Greedy. My rent has increased 50% in less than 5 years. Repairs are shoddy if they happen at all. I had to threaten to sue in order to stop a 25% increase at one point.

Fantastic experience: I personally love where I stay I personally took the time to look for the best apartment complex & The Sandpiper was my pick it’s clean they are nice to live in they also gave me a tour before moving in & that’s always a plus in my book. I’ve been living at The Sandpiper Apartments for some years now. Never had any problems & if I did the manager Diana is very sweet, respectful & accommodate things as quickly as she can. never had any issues the property stay clean & up to date I honestly love the property & the management two thumbs up

Fantastic experience: Couldn’t be happier with the complex and management at The Sandpiper Apartments. The manager is always on top of everything, and the property is always very well maintained. Any issue that comes up is always addressed promptly, making it nice and easy to live here!

Fantastic experience: I've been staying in marigold ln for going on 3 years now and I've never had any issues. Management has been extremely great always on top of things. Maintenance has been well as well anytime I needed anything they always came and always in good spirits extremely friendly and always willing to help. I highly recommend for anyone reading to come and speak to management about moving in. I promise you won't regret this decision.

Fantastic experience: I love the company overall. I’ve lived at Modesto and Sacramento facilities. Although the process is typically the same when applying to other companies, I feel like staying within this company made my process smoother. Staying within this company I knew that I would receive quality no matter which facility I chose. My favorite is faculty so far is Sandpiper. Honestly it’s not being of the property it’s because of the excellent customer service skills. Diana is the sweet and most caring person. She makes it feel more like a community. If you’re looking for a residential company, Westcal is a great place to start.

Negative experience: Worst property management in Sacramento. Raises rent like clock work (sometimes with only 30 days notice)with no regard for economy. Raised rent during the pandemic. 8 washers and dryers for over 100 units and 4 units have been broken for over a year and half. Apartment manager available 2 hours a day 2-3 days a week. Monthly visits into our apartment. Maintenance workers just walking into our unit. THE LIST GOES ON

Fantastic experience: Handled my concern right away ☺️

Negative experience: Applied to a property (Hacienda Del Sol) for a unit $1465/m and paid application fees. After one week called me to send further documents and told me the starting date will be next week I replied okay., after one week with no response I called the company asking about my application they replied the unit no longer available and not qualify for $1795/m unit. Ok I did not apply for that unit !! requesting my fee be returned and application withdrawn. The company replied application fees are not refundable. Well, Westcal, the unit no longer available and application was not Processed therefore, my application fee is refundable. Maybe it’s time to refresh yourselves on your fiduciary responsibilities. They have not provided an itemized list showing what they spent my fees on. My credit was never pulled and references were never checked. The fees have not been earned by the company. This is a fee grabbing scam, DO NOT APPLY.

Fantastic experience: Diana is a great Landlord here at the Marigold Lane apartments. She has done a great Job during these times on keeping in contact with tenants as well as assisting those who need help with the financial stress of Covid. If you’re looking for somewhere that you will get quick responses and support you’ll be in great hands. Thanks for being such an amazing Landlord.

Negative experience: I live in McClellan Court Apartments. Located on the base. Worst apartment complex on McClellan and the worst apartments I've ever lived in. Surprisingly this is not a section 8 community...but it just might be worse. Noise/children screaming all hours of night, no security, faulty appliances, dog feces and feral cats, and homeless encampments surrounding the complex. Maintenance does not fix anything. Heater has never worked since move in, no central air in apartments. I DOCUMENT EVERYTHING.... WESTCAL SLUMLORDS....

Positive experience: I only gave 4 because i haven’t moved in the property i applied for yet BUT Maureen at Mosiac is amazing she was super nice & friendly. Also i even reached out to westCal Management a few time and im unsure of the lady who always answers the phone but I’ve been buggin her all week about this apartment and she has been nice each & every time i called. Its the little things that count for me

Fantastic experience: I’ve been living at Greenbriar Villa for almost 5 yrs now. Westcal Management took over almost 2 yrs ago and it’s been wonderful. They have made so many great changes to the property. The upgrades are absolutely beautiful! The management team are always respectful and always address any concerns immediately. Great job Westcal

My experience with the staff, company, and living at this property have all been excellent. I love calling this place my home and appreciate the kind professional care & responsiveness that we receive as tenants. I highly recommend the property and this management team!

Fantastic experience: Alex Chebotar who runs Westcal Management is the most gifted operator on Earth and has god-like status in his sector of the property market. His team are top-notch professionals who always go the extra mile. They are task-oriented and they pay attention to detail. I always know they will follow through on their promises, and will only ask me to get involved when necessary. They have handled a lot of headaches for me. For anyone renting out a high-end property in Sacramento, I would highly recommend Westcal Management.

Fantastic experience: I have always found Westcal Management to be proactive, professional and honest in all of my dealings with them. They provide knowledge and advice across all disciplines and their communication procedures are way beyond that of a run of the Mail property management company. They are transparent and extremely efficient in all of our dealings and I cannot recommend them highly enough. I would not look elsewhere for high end property management services.

Negative experience: No doubt this company only sees $$$ and preys upon low income communities. Aka slumlords. I dont doubt that there are cases of management that cares but from a regalia Crest standpoint this is low on the totem pole. (Management has their hands tied) They all limited staff focusing on surface repair or limited to the funds to really fix anything. 5 three story buildings 1 repair man, 1 manager no assistance or temporary assistance. Elevator breaks and hasn't been serviced or smells like pee from our homeless residence that sleep in the hallways from the gate being open or broken.... Cockroaches have been a constant issue with the high volume old spaces. Parking will kill your car from lack of space and lastly the laundry room is constantly filthy and never works. Ex. Stagnant water in broken washers and the card loader breaks often....

Negative experience: You will regret renting here! The "remodel" takes precedent over resident housing & safety issues. Actual pictures of this disgusting property will be posted soon. I have reported WestCal Mgmt, McClennan Court Apartments & Freedom Park Apartments to Health & Safety Code Violations multiple times. You may want to check the current status of COCKROACH & BEDBUG INFESTATIONS if you think you want to live in this “project”.. Cockroaches will go in your ears and mouth... Serious electrical issues that are addressed haphazardly, at best. Sewer & water are ridiculously high, and they will NOT provide an itemization. It takes nearly a bathtub full of water to even get warm water. My neighbor blows the circuit breaker when he uses his oven. That's dangerous after multiple resets, and as they continue to remodel, they knowingly exasperate a serious potential electrical consequence. I lost 2 caregivers because they were so freaked by the COCKROACHES. Last weekend, I slipped at 5 am when the upstairs "remodel" resulted in over a gallon of water in my overhead fluorescent light with 2 BIG COCKROACHES FLOATING in it & dripping on me. After 10 days without heat & no response, I had PG&E come out for a pilot light check. He found pilot light was jammed shut and the stove adapter is stacked BUT no leak (yet). They keep coming in like they are going to fix stuff, but I just end up with dirty floors and bewilderment at the stupidity. I spent 4 days without warm water while they “fixed” the boiler. Don’t be deceived by the inner courtyard – if you have children. I have a video where you can hear the children playing & see the flying COCKROACH MATTRESSES & DEBRIS in the air landing IN FRONT OF MY SCREENDOOR despite multiple calls; along with, a metal brace with rusting nails sticking out of it for HOURS despite my calls. The children kept playing. Then, they worked overhead 3 of the 4 days during the Thanksgiving Day holiday. And then, while I lay sick in bed, put the COCKROACH LADEN CARPET PAD PERFECTLY AGAINST MY BEDROOM WINDOW. They are now cockroaches in my bedroom, where they were NOT before. I have 24 traps, labeled so I can protect myself. The diseases……There are NO exhaust fans. 1 star is just because the form required me to pick one. Negative 6 maybe. It's interesting that the 5 star reviews have NO narrative considering the high rating....

Negative experience: THESE PPL ARE SCAM ARTIST I DID A $40 app fee only to get fraudulent emails saying I need to come with pay stubs and smud bill payment but wen I did it all I got was calling machines and voicemail I even went to the so called courtyard apartments In Marysville only to find out that it’s not even under the management of west cal management I would not trust these people

Negative experience: I would give them less stars but I don't think that's an option. DOUBLE RENT INCREASE: These folks have gotten in on the same scheme as other low-budget management companies first they charge you a $75 fee call the utilities fee which literally in my lease says I won't have to pay but that doesn't matter then they actually give you a rent increase of $75 so now without raising rent twice they basically have raise rent twice through fees that they obtain except if you talk to Amanda the regional manager they don't need to use on things that make the facility better like a working fence to keep out people digging through your trash vandalizing cars and potentially cutting cables. You'll be told " we are taking bids" which is a nice way of saying we're not asking anyone how much it cost to fix something cuz we don't care. Then five months later when you asked about it again you'll be told we don't have to do that. Wow. BUT SHOULDN'T YOU CARE AND WANT TO MAKE THE FACILITY BETTER? STRIKE ZERO. Where to start? RENTERS INSURANCE SCAMMERS- Instead of coming to fix our toilet the first time I met the new manager (JASMIN I believe she never introduced herself) all she did was say if I didn't have renter's insurance I have to pay for my own toilet so I called my insurance and here goes... they don't even SELL that insurance because that's the manager's job by law! Strike one. CUT CABLES! - Surprisingly after asking the manager to do a better job all the sudden my cable wire got cut clean through even the technician said it's strange yours got cut completely and two chords right next to it didn't get touched at all. When I asked management to put a box on it they said file a police report because they can't fix anything until they know who did it? WHAT!? What are you going to do throw him in jail once you find out just put a box on it what a joke by the way only managers and service people have the code to where the cable is... you put the pieces together there. STRIKE TWO GAVE KEYS TO WRONG APT. GAVE some vendor with no escort KEYS to my APT. The wrong APT luckily I was awake. Management you ask? They said they know him so therefore it's okay to give a stranger my keys. Would you give my friend the keys to your house management I mean I know them so it's cool. strike three. GAVE A THREE DAY OR PAY NOTICE then...... LEFT FOR 6 DAYS of VACATION: Yep they raise rent and forgot to charge the extra so I paid my normal rent cuz that's what's in the system then randomly at 9 in the morning I get a paper slid in my door that says I have 3 days to pay the extra or quit my apartment when I went to go down to talk to my manager she conveniently took a vacation for 6 days leaving me in a position to either pay it or potentially be evicted. When Amanda the regional manager was told that this wasn't very courteous or about any of these actions she said well she's just doing her job as if doing your job poorly doesn't exist. Strike Four NO WORKERS NOTICE- Someone in the apartment suffers from extreme disability that allows them to easily be susceptible too loud noises and continuous banging. Well workers had to fix something on our ceiling directly above where people sleep Drilling and banging at 8 AM to the point in which I had to take them to the hospital to get checked out. When the manager and regional manager were informed both said they didn't have to give notice and when asked to give notice out of common courtesy and did they know how long the work would continue they just said nope and could care less what physical condition A simple piece of paper giving notice on the door would allow their tenants to wake up to. WHAT HEART. Great work WEST CAL. Strike 5 And if you ask them to do their job better they'll tell you to only talk to them via email so that way they don't have to talk to you on the phone to hear first-hand any of your complaints or how their unprofessional management style actually affects tenants lives!

Negative experience: We rented an apartment on Marconi ave Cypress Village. This place is ghetto big time. They placed a new manager in and tried cleaning up this place. Instead they did the opposite. The floors squeek real loud from people above us. Loud music and parties. Dont rent here unless you like being part of the problem. The manager inside westcal wont talk to me to resolve anything. Instead she hides from me...not good business!!

Negative experience: Westcal management is the ultimate slumlords I have ever had the un pleasure of dealing with . there properties are all run down and they charge outrageous prices for rent because they rent to people that have evictions and bad credit. They take advantage of the poor.
