Negative experience: Sally is the worst. If there is a problem....don't call her....call the owner. She is obviously a miserable lady....I feel for Vinny.....

Negative experience: Sally allowed us to rent 8418 Granite Cove Drive that was full of black mold, which was later confirmed to be toxic. When we brought our concerns to Sally, she refused to address the issue. She dismissed the mold as dirt and claimed there was no way to verify whether it was toxic. Because of her refusal to take action, we hired our own certified mold inspector, who confirmed there were highly toxic mold spores present in the air. The inspection also revealed excessive moisture inside several walls of the home. We lived in the house for less than a week and began feeling sick almost immediately. We requested to move out and asked for a refund due to the unsafe living conditions. Sally initially stated there was no way we could receive a refund. Only after I emailed her outlining the California laws she violated by renting out an unsafe, mold-infested property did she reverse course and agree to a full refund, including moving expenses. We did eventually receive both. At no point did Sally apologize for the serious disruption, health risk, or the ordeal of forcing an entire family to move into—and then immediately out of—a hazardous home. What’s most concerning is that the same house appears to have been re-listed for rent.

Negative experience: My sister rented from this place for one year. They kept her ENTIRE $2300 security deposit to repaint the unit and replace all the blinds in the unit. They refused to send receipts or photos of the damages. MISS SALLT SAID SHE WOULD ONLY SHOW PHOTOS OF DAMAGE IN COURT…….. My sister took detailed photos of the unit and she asked over and over that Sally La Bate send the photos of the damage. Sally just bullied her, blocked her phone number, told her to call the contractors themselves if she had more questions etc. She claimed my sister was harassing her after only sending formal requests for RECEIPTS and PHOTOS that required her to retain everything except $52 of a $2300 security deposit. Reported them to the better business bureau and from what I can see….. so have multiple others.

Negative experience: RENT ELSEWHERE I wish I read reviews before. Sally kept my entire 2300 security deposit after living there for one year. Charged me to replace all the blinds in every room, and also repaint the entire unit which alone she charged me $1350 for. Would seem normal if I caused damages … right? I have lived there ONE YEAR. We never as much as hung a photo in the wall or mounted a single thing. The blinds had no damage and neither did the walls. I asked CONTINUOUSLY for receipts and photos but she refused and told me to just contact the contractors themselves. She kept $2,243.00 of a $2300.00 deposit and refuses to send photos or documentation or receipts BEYOND general estimates and proposals. I have photos of the unit when I left and it was immaculate. HAVE LEGAL SHEILD READY AND BE PREPARED FOR SMALL CLAIMS COURT ! She claims she has photos of the damage but refuses to send them.. then claims harassment when I ask for them over and over. She’s an immature old woman and she’s a bully. Stay away from this place!

Negative experience: Incredibly unprofessional. Was told it would take 3-6 days to process our application. After 5 days I called to make sure they had all of the necessary information and was told it could take more than 6 days and that there was no estimate on when we’d hear back. Before applying I was told there were no applications ahead of ours and then immediately after I called to check in I was told they had rented the property to someone else without even processing our application. Overall the lack of professionalism and regard for prospective tenants time was disappointing.

Negative experience: I applied for a unit just before President’s Day, and initially, Vinny was very helpful—confirming my gross income and explaining that my application would be processed within five business days (excluding the holiday). I submitted my application along with additional documents and promptly emailed Sally, who acknowledged receipt with thanks. However, the process quickly went downhill. I received no further updates, and when I reached out to Sally on the fifth business day, I was met with a series of excuses. Sally not only failed to return my calls but also provided inconsistent and unprofessional explanations for the delay—ranging from denying receipt of my email to blaming her age and even my current apartment’s history. Despite my prompt responses and willingness to provide any additional information, I was not allowed to view the apartment until the application was “approved,” which never happened in a timely manner. Feeling devalued and disrespected, I ultimately decided to revoke my application. Later, both Sally and Vinny attempted to contact me, but by that point, I had already moved on. After reading several other negative reviews, I’m convinced I dodged a bullet by not renting through this property management. Their disorganization and dismissive attitude made for a demeaning, condescending experience that I would not recommend to anyone.

Negative experience: These people are a joke. I’ve seen some reviews saying that their apartment building is well. Kept maintenance is well kept when something needs to be fixed. It gets done. Have fun while last because eventually they will sell their property. That’s what they did to their building on South Avenue. They sold the building without giving the tenants any notice after they sold the building the people they sold it to were the ones who came to every door informing them. They had to move by October 24 no heads up no notice no nothing what makes it even worse. They shut off access to the washing house who does that I guess because they’re not the owners anymore. No one can wash their clothes before they have to move so enjoy your Apartments while it lasts because the minute someone gives them a offer on a building they are selling and will not tell you

Fantastic experience: I've owned a unit in a building managed by Alpha Property Management for 3 years, and they've done a great job. They're professional, responsive, and handle everything from maintenance to communication efficiently. The building is always well-maintained, and any issues are resolved quickly. Overall, I've had a positive experience with their management and recommend them.

Negative experience: Applied for house same day it was put on Zillow. Paid $51 and same day I was told the house was rented. That seems like a lie and when I asked if I get my application fee back since it was rented and I wasn’t denied and I got no answer! They have the most expensive fee out there and don’t even return it. Feel like I got scammed.

Negative experience: Awful communication and businesses management. I paid $51, filled out an application and got zero communication and follow up, no auto response that indicated their working on my application, how long it takes etc. All I received was a receipt. When I called a week later the property was no longer available and all Vinny said were their processes and the property was gone. Awful communication!

Negative experience: I wish I would've found reviews for this property manager sooner. Everyone is correct, Sally is very unprofessional and has zero empathy. I applied for a rental AFTER HOURS (I explained i am relocating so was not able to drive by the property and due to the urgency of my work start date, I applied without knowing there was a HOMELESS ENCAMPMENT DOWN THE BLOCK FROM ONE OF THEIR PROPERTIES), I emailed and called various times BEFORE they opened their office the next day. Sally said there was nothing she could do in refunding me the application fee or AT LEAST a portion of it. Please stay away from this company.

Negative experience: I am truly dumbfounded by the level of complete and utter lack of professionalism in this company, specifically the main broker Sally La Bate. If I could give negative stars I absolutely would. After Sally did not respond to my initial email requesting invoices for our security deposit back, I followed up with a phone call. Upon her calling me back, because she disagreed with what I was asking about, she raised her voice, cut me off anytime I started to talk, told me flat out that my deposit was not going to be given back because of “estimates”, then continued to yell that if we have a problem “we can try to sue them” and hung up on me. I cannot imagine that anybody would want a person as rude and disrespectful as Sally to be the face of their company, I was just blown away by how disgusting she handled herself in that conversation, it was reminiscent of talking to a hormonal teenage girl. This is also not the first time she has been disrespectful to me over the phone, as well as my husband who followed up on my behalf. Definitely reporting this company to the Better Business Bureau. I hope in the future they employ people who get things handled but also know how to communicate and treat other humans with dignity and respect. That is not Sally in the slightest…

Negative experience: The worst company you I have ever come across. Very unprofessional to the point of disbelief. Extremely difficult to get a hold of as there is no office only a phone number and when they finally call back they do not have a clue about your property or the lease agreement. For all of the owners out there who might be thinking of possibly going with them, I would strongly recommend literally going with anyone else but this so called property management outfit.

Negative experience: Sally lacks professionalism, customer service, and general human decency. Sally is slow to respond to messages including ones notifying her about hearing rats in the ceilings. When we asked for a rent verification letter she refused, yelling over the phone and threatening us with homelessness because we were leaving the rat infested property.. Most everyone else is kind but she’s the main person you have to deal with unfortunately, just beware and keep expectations low.

Negative experience: The companies website asked for sensitive information and pulled money out of my accounts without authorization, charged me 3 times for a property already rented. DO NOT TRUST THEM they have no way of handling the payments and tell you they use a 3rd party company... The charged me $145.00 for an application It's your funeral - don't waste your time, try calling before giving them any money

Fantastic experience: While looking for a rental home for my family I found alpha property management through an ad on realtor.com. After contacting the office I spoke with Vinny about two properties located in Ione. Vinny took the time to understand my unique situation and asked my wife and I to apply to see if they could help us potentially make one of those properties our new home. While we waited a few days I did some research and came across the reviews. After just two days I was contacted by Sally the broker who happens to be Vinny’s wife. She wanted to speak to me a bit more about our application as our situation is unique and required more than just looking at us as prospective tenants on paper. Sally took the time to really listen and gave my family a more than fair consideration. Sally even told me Vinny had told her to expect that on paper we may not look like perfect tenants but to call and she would find something more than the paper App. She managed to approve us in a very tough rental market for a beautiful home. She also has had 2 very informative and thorough conversations with me. If you were to believe all the reviews on this company you would think Sally was a fire breathing dragon. She is not she has been nothing but professional and kind to me. We sign a lease day after tomorrow and will move in over the next few weeks. If your looking for a rental property consider looking at alpha property management if they have an available home that works for you because your more than just a application on paper to this group. Thank you Sally and Vinny for quickly taking away the stress of trying to find our next home and making it an overall very easy process

Fantastic experience: I’ve used Alpha to manage my rental property for almost 8 years. I can say only good things! The property itself has been kept in great shape. I have never had to deal with any difficulties with tenants. If my help was needed for a repair, I was contacted promptly. If I needed to communicate, Sally La Bate was always accessible to me. I strongly recommend any landlord use Alpha. They are hands on and professional.

Negative experience: This property management is VERY UNPROFESSIONAL !!! Also very hard to get ahold of anyone on behalf of your application. When I finally got a call back from SALLY oh let me tell you about her. She is very RUDE will talk to you with a attitude for no reason and then hangs up on you. I can’t believe she would treat someone like that for NO reason. Plain and simple very UNPROFESSIONAL. IF I WAS YOU I WOULD AVOID GOING THROUGH THIS PROPERTY MANAGEMENT. ! Save your money to apply elsewhere. I hope someone puts her in her place sooner then later.

Negative experience: Wow! Unprofessional. They will yell and speak over you. They will not stop to listen and allow you to speak. She made threats on a 15day notice and was trying to collect on past due rent that I don't owe. Told her to go speak to Max the previous property Management. Been a paying tenant for over 10 years. Property owner is sweet and caring. I hope she does not stick with Alpha Property management. What a nightmare.

Negative experience: They called me a liar when I let them know I didn't receive my 30 day notice on my rent increase. They sent me an invoice with the previous owner Max's number on it. They didn't respond until I emailed the owner, only to call me a liar.

Negative experience: Very very unprofessional. Never answered a call returned calls or emails. Sally yells to get her way and I felt terrified and bullied when I had my first conversation with her. She lies to the owners and talks terrible about the tenants to the owners. My landlord was a great person and it’s terrible that she has someone like Sally managing her properties now.

Negative experience: Avoid if you can. Unprofessional. I applied for a house on Friday and never heard back from them and it is now Wednesday of the following week. They do not return phone calls. I emailed them. I also stopped by their office (they were not there) and left a written note for the receptionist to give them. They took my application fees though from me and my husband. I tried calling a different phone number linked to them through apartments.com and a guy answered. He was unprofessional and told me the place had been rented and they likely hadn't chose me because I would have heard back by now. It would have been nice and professional for them to let me know. Just FYI according to the guy I spoke with today, they do not take first come first serve applications, they take 5 or so applications and choose "the best one." Stay away and don't waste your time. Hopefully they give me an explanation soon as to why they took applications fees but failed to communicate with me.

Fantastic experience: Alpha Property Management has managed my rental properties in the great Sacramento area for 9 years. I’ve had nothing but positive feedback on services provided by Sally La Bate and her team. From screening tenants, setting/collecting rent, property maintenance, to monthly reporting, everything is handled professionally. I can always count on Sally to resolve any issues big or small. She looks out for her client’s best interest and is not afraid of speaking out directly and honestly. Keep in mind, landlord’s investment is also needed to upkeep properties to enable her to deliver (getting good tenant and good rent). I really appreciate her deep knowledge and trust her professional opinions.

Negative experience: STAY a million feet away from these guys. They are liars and cheaters and will strip every dime they can from you. This review is long overdue but spare yourself legal fees and lots of headache and stress and stay away. No property is worth dealing with the unprofessional and unreasonable management you get from this company. I'll give them 5 stars in cheating people and twisting truths.

Negative experience: RUN AWAY! The worst property management company I have ever dealt with. They claim they don’t get rent and charge you additional fees. Sally is rude, condescending, disrespectful and bitter. This woman should not be running a business or doing anything customer service related. She will talk over you, belittle you and talk down to you. She acts as though she is superior to you. She will NOT respond to any inquiries via text, call or email. She avoids you. Maintenances will not be completed and you be left with mold in walls, AC in 100+ degree weather, non working plumbing and all for several weeks. You can be a good tenant and pay on time, and pay to professionally have your whole unit cleaned and they will rip you clean of your deposit for false repairs, even though you repaired everything from their inspection that was requested. They have entered my property with no consent and for no emergencies. They have sent people to my home and into my yards without notice or consent. Yelp and google reviews are real from real tenants and customers. I wish I would’ve read reviews before I rented via Alpha Property Management in Sacramento, Ca. Don’t trust this company with your properties, your home, or your money. I would give this company 0 stars, but unfortunately 1 star is mandatory and undeserved.

Fantastic experience: Awesome landlord! I have rented a home from APM for many years and I couldn't be happier with their service! They are helpful and professional and they always follow through with what they say they're going to do. Sally and the other staff are really nice and always willing to help. I am still currently a tenant with Alpha and I would recommend them to anyone who wants an honest and straight forward landlord experience! They're knowledgeable and professional which is hard to find these days! I would definitely rent from them again!

Negative experience: Renter applicants beware — they take your application fee and run multiple applications at the same time for the same unit, then pick their favorite. It’s not first applied, first served. It doesn’t matter if you actually qualify. If they like some other application better, you’re out the time, energy and application money with nothing to show for it. I gave this company a shot with an open mind despite the torrent of negative reviews and unfortunately was lied to like many of them mention. Very unprofessional company.

Negative experience: I have been trying to get through to Sally from Alpha Property Management for a while now, all calls have gone straight to voicemail as soon as I said the management should do something about harassment over parking.

Negative experience: The worst property management ever. No communication. They dont take care of their tenants. 3 months as their tenants and we have moved out because of an infestation, poor and broken appliances. When we call them they don’t answer and if they do they hang up on you. The worst. They get negative stars.

Fantastic experience: I have used Alpha Property Management for over three years now. I have always found Sally and her staff to be extremely professional. They took the hassle out of being an absentee landlord. Always prompt with any needed repairs and very thorough in doing background checks and financial history when placing a new tenant. I would highly recommend their services.

Fantastic experience: As one of their tenants they are horrible. You can never reach them during business hours. If you leave a message no one will contact you back. After hours are the worst. I need a new refrigerator and dishwasher. I’ve called the emergency line due to refrigerator is going out and so far no response from the property manager. My family has live in the same house for 5 years now you would think they would check to see if there appliances are needing repairs or replacement considering they were old when we moved in. Can hardly wait till in a postion to buy a house

Negative experience: They don't fix anything. Sally Manger is very disrespectful to the community she rents to. The apartments are run down in a alley with major dope addicts running around all times of the night

Fantastic experience: I have had my rental properties professionally managed by Alpha Property Management for over ten years. I can say without a doubt that using them gives me peace of mind knowing that my property as well as my tenants are in good hands. From their prompt service and response time to maintenance issues, or getting estimates for repairs and professional services and especially when it comes to placing quality tenants in your properties, Alpha Property Management is first rate. The advantage you have as an owner when hiring A.P.M is the 30+ years of experience that Sally has acquired being in the property management business. I can remember when I started, I was managing my own properties, I got into a jam with a difficult tenant. After going back and forth with the tenant I finally decided to hire A.P.M to manage the units. It didn't take long for Sally to remove the tenant and rather quickly replace them with a new tenant, one that I still have to this very day.

Fantastic experience: I have rented several times from this company over the last 10 years and they have always been helpful and understanding. The office staff was professional and courteous when we had an interaction. I have suggested this company to several friends and had a good experience as well.

Negative experience: I hate to leave a bad review like this, but my personal experience was an overall disappointment and I feel a responsibility to share it with those who are considering doing business with this organization. I am a long-distance landlord and was looking for help listing my property for rent. I had an elderly tenant who was preparing to move out, and hired APM. My tenant then died in the hospital just prior to the end of her lease. APM was really rude to the family as they were moving her things out, making threats that their deposit would not be returned if the keys were not dropped off in time. The woman and her son had been my tenants for several years and the family was furious on top of their grief. At the time it all seemed like a big misunderstanding, I was able to do the appropriate damage control with the family, and I let it pass. APM wouldn't re-rent my property until I had it painted and cleaned, which I expected, but the quotes they gave to restore the unit were enormously overpriced, and some of the work was unnecessary (replacing carpets instead of shampooing; claiming some electrical sockets were out of code when they actually were fine). I ended up doing all the work myself, and got the place cleaned up for a small fraction of the price they quoted, including airfare and hotel stay. They still wouldn't rent it because Miss Sally claimed I had a code violation in the back yard with standing water. It turned out to be a water main leak underground and was not a fault of mine. This led me to conclude that they were not very knowledgeable about buildings or taking care of property, nor had special expertise beyond the average homeowner. Also, their main representative Miss Sally was a bit rough around the edges and I didn't feel she represented someone with responsibility or values, so I decided to fire them. She threatened to sue me if I didn't pay the remainder of the service contract fee. This seemed a bit childish, on the level of extortion, and I probably could have fought it in court but decided it wasn't worth the hassle, plus I didn't want to deal with them any longer and just took the loss.

Negative experience: SALLY DEFINITELY GAVE SOME SORT OF INCENTIVES FOR ALL THESE "5 STAR" REVIEWS. If you want an honest, independent review- READ THIS! Me and my husband just got married a few years and needed a place, came across one of the rental properties that was shown to us by Vinnie who happened to be from APM. 1st warning sign came when we were signing the lease agreement, we both heard a woman yelling at someone over the phone in one of their back office rooms. The staff that were out front, their faces turned RED. She wasn't just yelling, she was expressing herself like a truck driver on a busy day! Anyway, we thought she was just having a bad day,whatever everyone gets one of those days. The property was NOT CLEANED upon our move-in. I had called APM and was transferred to a woman named Sally. I was very polite, expressed my disappointment in the fact that it wasn't cleaned up and on top of that there was some sort of a utility lean that prevented us from getting electricity upon our move in date. She started yelling, talking over me like a grown man, then she hung up. At that point I'm not even sure why I was hung up on because the whole time she was yelling. What really stood out is the fact that she had asked me "Is it that hard to knock down a few spider webs and dust the shelves off?". The WHOLE unit was covered in a thick film of dust, not just FRESH dust but the kind that built up over time. The 2 bathrooms needed to be scrubbed with bleach, the closet doors were in place for show, as soon as I moved it to open it fell out of place, one of the doors had a hole on it. This property was NOT MOVE IN READY AT ALL. My husband then called because he didn't want me stressing over it as I was pregnant with our 1st baby. That woman had no shame, she pulled the same exact scene on him, yelling, not letting him speak, and hanging up. What it came down to is, it's too late now you're in contract for 1 year. So we pretty much had to deal with whatever came with that contract. Our contract specifically indicated to call for maintenance is anything needs fixing or to be repair or isn't working, it was our obligation to do so. The garbage disposal was old and kept getting jammed, when we called for maintenance, we were to blame and had to pay all the fees associated with the repair. The fridge was leaking water, we were charged for that. This is the worst 1st rental experience EVER. We didn't get our deposit back and on top of that were charged for cleaning the property for the next person, painting the home, washing the carpet and to replace 2 $20 1970's doors that looked like they were made of cardboard material. There are way better property management companies out there that are professional and respectful. GO ELSE WHERE! All these 5 star reviews are not real. Look on yelp, Sally's name is always associated with some sort of psychopathic incident.
