Fantastic experience: I’ve been a tenant of Bullock Management Group at two different houses for about 10 years. They have always responded quickly to maintenance request. Even when the request was not an emergency most issues are fixed within a business day or two. In years when there were rent increases they were reasonable. There was never any extra add ons to what you pay in rent. Bullock threats their tenants in a fair and honest way which I really appreciate. Thanks!

Negative experience: Mr. Bullock called my mother and immediately asked, “Where’s my rent?” even though rent had already been paid. During that same interaction, he referred to his tenants as “losers” and attempted to pressure her into paying rent a second time. This behavior raises serious concerns regarding improper landlord conduct in Georgia, particularly if it forms part of a larger pattern of intimidation, retaliation, or false claims of nonpayment. Under Georgia law, a landlord cannot lawfully pursue eviction through false claims of unpaid rent when payment has already been made. If a landlord knowingly ignores proof of payment, demands duplicate payment, adds false late fees, or attempts dispossessory proceedings based on false arrears, that can become significant evidence of bad-faith conduct. Additionally, repeated hostile calls, degrading language, intimidation, humiliation tactics, and pressure designed to create fear or force compliance may strengthen claims when tied to retaliation, unlawful eviction efforts, or interference with tenant rights. If Mr. Bullock is casually calling tenants “losers” while challenging already-paid rent, it suggests a pattern of coercive behavior rather than a clean legal process. For that reason, all communication, payment records, and future interactions should be documented carefully and kept in writing whenever possible.

Fantastic experience: I would like to acknowledge Bullocks Management Group for the outstanding service they provided to me and my husband. I stayed at one of the properties this company managed. I have never experienced an outstanding service from any other company as I have from the Bullocks. Every person I was in contact with has excellent customer service. We never had any issues with things getting taken care of or questions I may have had. They were great at keeping the maintenance up and communicating with us with anything they had to get done as far as yearly upkeep. To the Bullocks, I hope that you continue to be successful in your business. Thanks for making me my family feel welcomed!

My husband was a tenant for one of their properties for a few years and I only for one, but even during my short time interacting with them they were simply the best! Fantastic experience: The Bullock Team has managed a rental home for me for over 10 years and for that entire time, they have been competent, honest and responsive. They took care of my home as if they owned it and were always very courteous and respectful to the tenants. Prior to working with Bullock, I had some terrible experiences with other property management companies. Bullock has proven to me time and again that you can run a business with unquestionable integrity. GREAT JOB!!!

Negative experience: I was referred by a friend and her spouse to BMI and I thought the experience would be smooth. The lady there icelas is the reason I didn’t take them up on their offer. The place was ok however too much of the questioning me on things that had nothing to do with renting a property was my biggest issue. Even the tone and attitude in the beginning was a bit too much and rude. My experience wasn’t the worst but it wasn’t the most pleasant. THANKFULLY I found a beautiful house 3 bedroom in downtown norcross and I love it!

Fantastic experience: Years ago I had to move- on short notice- for a job offer out of state. I had to scramble to find a property manager for my RE holdings, and on a recommendation I went, sight unseen, with Bullock Management Group. That was over 12 years ago, and I have never resented the decision. They have always contacted me prior to making any changes, had the rent direct deposited in my account, and been very responsive to my inquiries whether via phone call, email or text. I went years without ever actually meeting them in person. I jokingly say they are like Charlie from 'Charlies Angels' in that they just take care of everything without my ever needing to see them ;-) p.s. I'd managed my own property for years prior the move (trying to save money), but owning rental property has never been less stressful than it has with Bullock handling it for me. Worth every penny.... I would highly recommend using their services!

Fantastic experience: We rented a property managed by Bullock Management. They were fantastic to work with for the two years we rented. They were extremely responsive to any issues, concerns, or maintenance needs we had. Everyone person they sent was respectful of our time and our property. It was one of the best rental experiences we've had. I would definitely recommend them to manage your property and to lease from.

Negative experience: Hopefully $50 ($100 if there's two applicants) is of no consequence to you, and if it isn't, you shouldn't be applying with these people in the first place. They took my application fee after they had already taken a separate application on a property, and I lost my money. The guy, Brad Bullock (family business lol), advised me to apply that evening after I saw the property, because "their properties go fast". This is verbatim. Next day, they email me and tell me someone had already applied the day before. They put me through an additional hassle of having some handwritten form filled out by my leasing company; probably to justify stealing my $100. TL;DR: apply at other businesses that don't continue to take apps (after the initial one) just to con people out of their hard-earned money.

Fantastic experience: The Bullock Team has managed our four rental houses for 20 years. For ten years prior to going with Bullock Management, we experienced all the headaches of managing our own rental property: advertising, showing property, tenant credit screening, leasing agreements, 24x7 repair requests, non-paying tenants, and even a couple of nightmarish evictions. We have been very happy with the Bullock Team taking over the professional day-to-day management of our rental houses and fast response to our tenant’s needs. We also appreciate Bullock’s many excellent resources; legal councilors, lawn maintenance, pest control, plumbers, Heat & Air pros, electricians, roofing companies, and more. For example, last week one of our houses had the roof replaced and everything was coordinated by the Bullock Team with their roofing resource; shingle style & metal trim color decided, work scheduled, container delivered, and then the old roof was torn off and a beautiful new roof was installed all in one day. We give the Bullock Management Team 5 Stars!

Negative experience: I would give Bullock negative stars if I could. This company is dishonest in the business practices. This company gave me the runaround when it came time for them to do the move out inspection with me. The reason they did not want to meet with me to do the inspection is they wanted to create damage. The area damaged was not damaged when I completed my move in inspection. Nor was there damage when I moved out. These people will create reasons to not return your deposit. I would NEVER recommend this company to anyone!!!!

Negative experience: Moved Into one of their properties to be welcomed by German Cockroaches. Extremely devastated and disappointed. Pest control has come Twice and the problem is still not resolved.

Negative experience: I went to view their property in Sandy Springs on Winding River Drive 3-13-19. I was given the lock box code. Upon entry the first thing I noticed was the overwhelming smell of pet urine. To be honest the unit was spacious newly painted & clean, however there pet odor was too overwhelming. I called the following day to advise them that I liked the property minus the pet smell, and asked if the carpet could be replaced. The rep there told me that "once the unit is put on the Market it is as is" She also checked some sort of documents to verify if the previous tenants had pets, She then said she did not have any verification that they did do they didn't.....I informed her that I work for a property management company as well, as a contractor/handyman & we replace carpets all the time for this very reason. All she did was over talk me disrespectfully while trying to defend their nastiness of having a possible tenant move into that unit Winding River Drive 290K

Fantastic experience: I have lived at my residence for about 6 years and I have not had any issues with this company. I work with the public to and I know how it could be when handling complaints. They have been very professional!

Positive experience: I was a tenant through Bullock Mgmt Group for approx 11 years and I must say that whenever there was a problem, all I had to do was send an e-mail to the main office & the issue was corrected. The owners & staff at Bullock Mgmt took care of any/all needs required & was glad to do business with them for all those years. Thanks to Bullock Mgmt Group for all that was done & I would definitely recommend them.

Fantastic experience: Bullock Management Group is simply great to work with. I have rented using them for 3 years and I have never had a complaint. They are very professional, prompt, and just easy. Any maintenance issue I had was handled quickly. I always received a call within 24hr of doing a work order. Even when I had a real life emergency they showed up. We had returned home from the hospital with our 4yr old daughter who just had open heart surgery and our air was out. It was a holiday weekend and very very hot, but they had someone there that day. So kudos to Bullock Management!!! Great place, great staff!!!

Negative experience: Horrible customer service they will give you the run around and won’t return your calls. If they give you a code or the property has already been rented or bought they will still let you see it. Allow you to get your hopes up and tell you it’s not available. Don’t ever drive from out of town like I did because you might have wasted 4 hours and they will leave you standing in the rain at the property and no one will answer the phone.

The thing that separates Bullock from the rest is their experience. They're committed to providing their tenants with comfortable, and clean units that are well maintained. Negative experience: Wasted 3 weeks of me and my fiance's time, We have maybe gotten 2 phone calls the entire time, Emails every few days with no needed information, They put us on hold for 3 days because someone wanted to layout sick last week, And then after 3 entire weeks of no answer, They call and turn us down because we have little credit history, Im only 22 how the hell am I supposed to build credit if you can't even approve me so I can have a place to sleep, Thank you for sucking 100$ out of me, This will be the first and for sure the last time I go through such a unprofessional Business, Not even a business to me, They act like they operate out of a MLK Drive crack house. Goodbye!

Positive experience: Lived in a duplex in Lawrenceville for 3 1/2 yrs. Nice place and the company was good about taking care of my maintenance requests. Rent was competitive. Nice not having to be in a large apartment complex.

Fantastic experience: My house was one of the first symptoms of the impending housing crisis, and after it failed to sell I tried renting it out on my own. That was a big headache and really just a nightmare. I was looking for help and I found Bullock Management Group. They managed the property for me and kept it rented for years and years. Their management fee is very reasonable and maintenance is as well. When the last renters' lease was up, I even got Bullock's real estate arm to sell the house for me and they handled everything start to finish without me even being in the state. The house had multiple offers the first day of listing and sold very quickly. Bullock did a great job and I would recommend them to anyone.

I Cannot say enough about the friendliness, professionalism, and quality of the people and services Bullock management employs and offers. Negative experience: Very unprofessional. The only person who actually took the time out to answer questions and help me was Lance. Icela never wanted to answer question she just dismissed me and told me we will get in touch. Well guess they never did. I will be disputing this off my credit card. And never looking at them

Negative experience: Everything was fine until the move out process. Schedule the walk through with Bullock as they GROSSLY OVERCHARGE for every little thing. Read the fine print in the contract as they have awful policies meant to drain money. I would not recommend their services.

Positive experience: I moved in a townhouse that is managed by Bullock Management Group. So far if I have any problems they answer and deal with it immediately.
