Negative experience: Homes of America is being falsely accused in these reviews. The name is being used under false pretenses by CocoaMHP llc. Pics included!!! Homes of America its time you take action!! People are being Scammed under your name. Unless of course you are involved?

Negative experience: Is the worst place in the world to ever went from, they lie, they never fix anything.And then try to send you to a collection agency when you've never missed a payment lie about damages.\n These people are literal scum.\n They have people working for them that are charging you for refrigerators and stoves. Leaving you without AC running water for weeks.They're water pumped for their whole park was connected to my electricity bill , never got reimbursed , and now i'm fighting creditors

Fantastic experience: We are never disappointed with the friendly and professional service we experience renting a vacation home. We have used Homesofamerica for many years. The properties are clean to a high standard and well equipped. If we needed anything the staff are very happy to assist. Would highly recommend.

Negative experience: Those people "managed" our 4 bd/3ba, pool townhouse at Storey Lake. They overcharge consistently, their entire billing system is nearly impossible to follow and clearly shady. When confronted they admit to some overcharging and then miraculously find more stuff to charge for in the following months. They prey on owners who live far away from Florida and there are too busy to monitor every move the management makes. I would personally leave the property completely unoccupied than to contract Homes of America.

Negative experience: We live in a trailer court called lucky horseshoe in Riverton IL that this company owns. Been here a year and have had5-6 managers quit no one ever in office they charge late fees when u can’t get checks up there cause no one ever works here. Doesn’t keep trailer court roads cleaned at all when they are supposed to no maintence is ever done around here. They also put someone’s else’s money on our account and screwed up ours this company has no number to contact about anything worse place I have ever lived!!!

Fantastic experience: I've been renting with HoA since my son was 2 years old, he's 17 now so over the years interacted with them many times. Overall the rental process is smooth, the standards of comms, service and engagement are good and that means the usual stress of hoping your holiday rental is good you don't get. Last couple of times I have dealt with Susan, but never had any issues as a customer of HOA with my family.

Negative experience: Lived at Camelot and it was filled with German roaches, oak mites, drunk and meth head neighbors.... Kids in the park jump other kids and the manager let's it happen and moves them to a bigger trailer.... This palace is a joke. 330 a week for a 1br 1bth that was falling apart and had mold. 0 of 5 stars

We lost everything and slowly with us making a deal with the North valrico road property managers , Denise, Dani, and Ashley , we can't thank them enough for helping with such generosity. Highly recommend. Should be proud of those managers in particular.

Negative experience: WORST property management company EVER!!!!! So consistent with the bait and switch technique they don't allow their Property Managers to give out information to who is in charge. They are in the game of eviction and steal everyone's money. I've paid rent every month but they refuse to cash my checks so they can tack on late fees and say I didn't pay!

Fantastic experience: Zoe and Ben of Hones of America were absolutely fantastic. We listed our home with them and we had an offer within 3 days. We were previously with another Realty company and had no serious offers in over 4 months with them. We cannot recommend Zoe and Ben highly enough. They were everything we had hoped..

We bought our beautiful florida holiday home through them in 2019, and they held our hands through the entire process as we live in the UK, and then helped us sell it more recently, which was again a seamless process. Being out of state we had to rely on their honest opinions and trust that they were placing us in the right house and community, which they did. They always were prompt at getting answers back to us with all of our questions.

Negative experience: Beware and stay far away from homes for America. Been living here for 4 yrs and once they came in and bought it they are saying we can not renewal our lease and have to get out. Code enforcement has been out here so many times they have so many violations as well it is a nightmare and joke nothing gets fixed the whole park needs to be thrown out including there park manager and district manager... it is living hell here. Stay away we will never live in a place owner by these ppl every again!

Fantastic experience: We have just purchased our villa in Florida with the help of Ben and Zoe Attwood and the experience we had was second to none. We met them in September at A Place in the Sun exhibition in Birmingham and they have been with us at every step. Nothing was too much trouble and they gave us their expertise and guidance and once we had done our research on where we wanted our property they soon found the right place for us. Negative experience: So I got approved at a trailer park in tampa in December and had to wait until the trailer was remodeled to move in , paid all my move in costs , then this company took over the management and when the trailer was finally ready after 5 months of waiting, I was forced to put in a whole new application. Repay the application fee that I already paid . Grant you I’ve already paid $2000 for move in fees for the lease and now after 5 months I’m being told I’m denied now do to a couple things on my credit and y’all are refusing to give me back my money in a timely manner and since this was a last resort place and I can’t get approved anywhere. I have to go back to Texas because I can’t keep staying with family. I find it very frustrating that I was approved with one management company and paid all move in costs and then it switches to this company and now I’m denied and can’t get my $2000 back . I was denied in May and now it’s the middle of June .

Negative experience: My name is Joyce willis mt morris mi 48458 lived in north morris estates llc mhc you owe me.my deposit and last month rent I paid twice total 1240.00 ,the manager informed me it was to be post marked may 1 2024 I have not received a penny consulting a lawyer ,its stealing when you keep what is not yours!

Negative experience: This company bought a park in Alabama. They refuse to do anything on the property if you are a current lot renter. They are bringing in new homes,, I have begged them to take the limbs sitting on top and above my mobile home. They driveway is more than cracked, the roots are lifting my driveway. Denise and whatever the blondes name is,,,, I turned in for the company to buy the trailer so I could sell it and get out of here after living here about 12 plus years,,,, waited and waited only to find out that two people quit that buys the trailers. ( I had a buyer for my trailer, but had to go through the buying clause) I've lost the buyer who wanted the trailer because they were going to remodel it.. am I upset ,,, yes I am on top of this, busted pipes on a regular basis. I can't afford a lawyer and no one else can here either. Don't move to magnolia pointe Mobile home park in mobile Alabama. The investors don't really care, the increase of rent was over 100% and now you pay 50$ for trash service.. again don't move here, it's bad enough we are struggling to feed our families, but homes of America and the office folks simply don't care. Real sad

Negative experience: Well what is renters would like to know is why we are getting late notices for utility bills that we have never received and were being told that we are going to be evicted if we do not pay them well the utility bills are not even going to the correct address so how could we be charged for a bill that we've never seen

Fantastic experience: Before Gill and I met Ben & Zoe from Homes Of America Realty Group LLC in the UK 2022 we had been travelling around Europe with the intention of purchasing a vacation home with little success and had almost given up hope of being comfortable with the whole purchasing process abroad. The prospect of purchasing a home in Florida we felt was totally beyond our grasp until we visited Ben & Zoe in Florida a few months later where we rented a home from Homes Of America Vacation Rentals. Zoe organised for us to stay in one of their excellent Rental properties which left us feeling very impressed with their operational skills in regards to the quality rental market. Ben soon understood our mind set and requirements, we viewed four properties on day one and made an offer on property four the following day which we have now owned for two months. We didn't make it easy for Ben & Zoe as the purchase process moved forward we were actually on holiday in Italy on the day of signing which had to be completed to an exact time and date on a zoom call. They were able to keep our confidence high through out the process and have a forensic skill in every aspect of finance an overall purchasing in the Florida property market. We run our own family company in the UK and understand the complexity of making the client feel confident and comfortable. Negative experience: I stayed at one of their properties owned by Craig and Sharon in Davenport, Fl and the hosting was horrible. They didn’t communicate well. Took them over 12 hours to respond to our requests then I asked for a late check out because I had a later flight and they never responded. Their cleaning people came and I told them I had not heard back from them to do a late check out. They texted be back shortly after I told the cleaning people and told me I had to be out in 10 minutes. Then had the nerve to come and stand by the door. Of course we weren’t ready because they hadn’t responded. The garbage bin outside has not been emptied apparently since the last guest, so we did them a favor of leaving the garbage in the kitchen instead of taking it out and they had the nerve to try to charge $100, and sent pictures with the garbage on the back of their truck. Their hosting was horrible and I would not recommend no one staying at any of Craig and Sharon’s properties.

Fantastic experience: We are UK residents and have just purchased our first holiday rental villa with the expert help of Ben and Zoe. Negative experience: I'll advised over costs (insurances many) mortgage shifted by company's for profit, an escrow that needed topping up gov stopped us taking money out of USA after selling up and governor stopped all rentals during covid making it costly and unstubstainable having taken equitable value out of our home in UK

Fantastic experience: Orlando Maintenance Team-Marizeli Bonilla. Marizeli from the Orlando Maintenance team is the most caring, dedicated and efficient member on the team. I've lived here for almost three years and I have never experienced such professionalism. My AC went out yesterday morning and I attempted to troubleshoot. I was unsuccessful and submitted a request around 10pm. Marizeli Bonilla worked on my case at MIDNIGHT and was able to secure an HVAC vendor the next day for me. I appreciate her and her amazing customer service. The AH4R team needs more people like her on staff.

Negative experience: These pieces of dirt who own this park in deland Florida are making people homeless. Senior citizens on very small social security are now to be forced out of their homes because new investor owners are raising the rent beyond what these people can afford. This is reprehensible at its worst. These people should rot in hell

Fantastic experience: We have been extremely impressed with the Homes of America ‘family’ team. We first met them at the NEC in Birmingham at one of the ‘Place in the Sun Live’ events in 2019 and we then managed to get over to Florida in February of 2020 for a week's worth of valuable fact finding. Zoe and Howard gave us a great welcome and took time to take us around several of the communities in which they have properties in order to give us a feel for different styles of home and location. This was time really well spent as we found a community that we really liked, and we were able to identify homes that had great views from south facing pool decks. They spent time talking us through the process for buying along with the costs associated with both the purchase and the ongoing running expenses of a Florida home. We also met with Ben who clearly explained the different options for funding a purchase. We returned to the UK just before the COVID lockdown and we didn’t think that much would happen during this period, however one of the homes that we had seen from the outside reduced in price and we decided to buy. We were daunted by not being able to see inside the property but Howard was able to get inside and take some photos for us, casting his 'expert eye' over the place to give us peace of mind and Zoe and Ben stayed in close contact with us throughout the process, guiding us step by step and at all times being very responsive to our many questions. We ‘completed/closed’ on our home at the end of September and the great service has continued this time through Susan and Jenny helping us get ready for rentals and with Kylie who runs the Property Management side of things. Due to continued lockdown restrictions, we are unable to visit our new home, but Kylie is working her magic in helping us 'remotely' decorate and update furnishings. She has a great eye for design and has been helping us with colour schemes and sending us photo updates showing us the great progress she is making.

Fantastic experience: We first met Howard and Janette in 2011 and they tirelessly showed us around many, so many properties and although we didn’t buy one, they welcomed us like family members when we returned in 2015 determined to find a home. All throughout, providing us with all the information and advice needed to make such a complex decision, simple. The home they helped us choose was definitely the right one. This family run company then continued to support us with their professional management team led by daughters Zoe and Kylie. They helped us get on our feet in year one and were there for us through thick and thin as we slowly became confident property owners in the holiday rental business. Although we loved our home and spending time in Florida, we chose to sell the villa in 2020 to realize our investment and to take advantage of the strong USD exchange rate and yet again Homes Of America exceeded our expectations and made it so easy and effortless. All in all, the whole experience was so good that we know that we’ll be doing this again. Fantastic experience: We met up with the Homes of America family in 2013 After discussing our wish list with Howard and Janette,they sourced suitable properties for us,we were very conscious of time as we were due to fly home,so Janette organised a list,Howard took our whole family (6)of us,out over 2 days,and never lost patience with us(or the children!) We were undecided,but with the guidance and information given,we left Orlando,and the property search in the Thorne’s very capable hands. We didn’t give up on our Florida dream,as Janette would send us through properties that she knew we would consider suitable.We would send them homes that we had found online,and they would always use their expertise to tell us if it was zoned for rental/a desirable area/south facing pool/good HOA rates.(and any other pearls of wisdom they could pass on). We finally decided on our floor plan, Their expertise was invaluable,and instrumental in our eventual purchase. Howard and Janette sent us 2 properties on the same development,and we were undecided on which one to pick,they viewed both homes,and Janette decided for us!. The final choice had come down to the proximity to the street,something we googled for ourselves,and it didn’t seem a problem,but they really were our eyes and ears on the ground,they knew how much we valued our seclusion,and were certain we would prefer it. People can’t believe we bought a home,on somebody else’s selection,without seeing it for ourselves,but that’s where the family business comes into play,we trusted them and respected their opinion,and it goes both ways. The first time we saw our new home was 6 weeks later after the Thornes had found/viewed/reported back/negotiated/and closed on our property. When we turned the key,we knew we,with their guidance,had made the right choice. Zoe helps us to place bookings,and Kylie keeps it looking lovely,and our reviews from our guests keep everyone happy. Fantastic experience: Bought our home through Homes of America 5 years ago and have never looked back. The initial service we experienced, right from the very first tentative enquiry emails, all the way through to having had our home for 5 years has been excellent. Every question (and there have been LOTS of them over the years!) has been dealt with efficiently and effectively. The home-buying process itself was so smooth and fast, especially given our only previous experience of buying property was in the UK where it is often a painful and lengthy procedure! The team at Homes of America looked after me extremely well when I flew out alone to check out properties and, in a few short days of concentrated searching, found us the perfect place. We haven't regretted our purchase or had cause to question the salient advice we were given at the time about the communities and their rental capacities. This is a small family-run business and the hospitality, personality and service we experienced leaves me with no hesitation in recommending them to you.

Negative experience: This company is really the worse company i have ever come across. No customer service at all, they have no idea what their villas have and don't have, they try and rip you off also. Beware when booking a villa with them, personally i would look elsewhere in which i have now done! **Company now asking me to remove the review.
