Negative experience: I rarely leave reviews, but this has been incredibly frustrating. Our property management company recently changed, and unfortunately, the new team has been a major disappointment. Back in February, I reported suspicious activity in the roof — likely rodents. The service man, very arrogant and not helpful at all, man who the management uses for pest control scheduled an appointment without checking with me for a suitable time. Communication broke down from there. When I finally met with him, it was confirmed there was a mouse in the roof. Instead of working with my schedule, he actually suggested I give my house key to a neighbor I don’t know so he could enter my home whenever it suited him. I found this completely unprofessional and unacceptable. Over three months passed with no resolution — even though I pay $425 in monthly HOA dues. I was told board approval was required just to treat the roof. When he finally came back, he blamed me for the delay and said he was only approved to do basic treatment. When I asked what would happen if a rodent died in the roof, he said it wasn’t his responsibility and that he wouldn’t return to remove it — then tried to upsell me his own services. I’m beyond frustrated and disappointed to be stuck with this HOA and management team. Homeowners deserve better service and respect.

Fantastic experience: Rubin Properties is the best in the business. Heather Miller has always responded quickly and promptly to questions and concerns. She has a clear understanding of property issues and extensive knowledge of HOA rules and regulations. Her professionalism is a refreshing change from other property management companies I have worked with. If you are a board member or homeowner, make your life easier and hire Rubin Properties. I highly recommend Rubin Properties.

Negative experience: I usually don’t leave negative reviews, but my experience with this property management company has been persistently disappointing. In every interaction we've had with Kaylie Speed, we've encountered avoidance, deflection and a complete lack of accountability. She constantly dodges responsibility and points to the HOA board whenever a real issue comes up. It feels like she’s more focused on avoiding problems than solving them. I’ve tried to be patient, but I keep hitting the same wall.The communication is cold, and sometimes even rude. I’ve received incorrect information just to move the conversation along. That’s not just unprofessional, it’s careless. And when I’ve raised concerns, they’ve been brushed off like they weren’t important. I don’t know if this is how the whole company operates or if it’s just her, but either way, it leaves a lot to be desired. When someone is the face of the company, professionalism and basic customer service should be non-negotiable. Sadly, that has not been my experience.

Negative experience: It's truly a shame how arrogant Michelle our "property manager" and Heather Miller are. They are not responsive, they have neglected our building for many years. They collect $425.00 every month from 84 homeowners that equals $35,700 and we don't know where this money is going. I just hung up with Heather who shared she has 140 other buildings. Why take the load if you're failing them? Our pool guy hasn't Serviced our pool in over a year or so. We are paying for this service. This is not a transparent company. Our elevator shakes up and down and they don't care. We've had an old rusted non working car for the 8 years I've been a homeowner and they won't remove it. Seriously it's a shame all they're good at is increasing the HOA dues. I'm demanding our refund for the monthly pool maintenance. Spare yourself and do not use Rubin Properties

Positive experience: Rubin Properties and Heather Miller have been great to work with the past 2+ months! Heather worked behind the scenes as our old management contract was ending to make sure everything was up and running August 1. She has been a great resource and partner. Melanie Wood and Sunset Flores make a great management team, showing our Association what excellent customer service looks like. I am elated knowing that I don't have to proof-read every letter or notification that goes out to our homeowners because they are so professional. I'm only giving 4 stars until they service our community a little longer, but so far I am impressed!

Negative experience: Patrick Panetta is an extremely rude and disrespectful person. He is one of the people Rubin Properties uses to intimidate residents. He uses loud and abrasive language when confronted with real issues regarding buildings managed under his care. Meanwhile, the building goes to neglect because he does not want to spend time or energy addressing legitimate complaints. Rubin Properties as a whole is a very disappointing HOA to work with, and I DO NOT recommend their services to anyone.

Positive experience: My property in Hollywood has been with Rubin Properties for over a decade and I have been a board member for the lasts 4 years. I 100% echo the reviewer who commented that this company has not always cleared a high bar but has seen a drastic turnaround working with Melanie. The last several years were particularly rough, pandemic aside, until we started working with Melanie as our property manager about 6 months ago. She is 5 stars and more!! In the short period of time she has been working with our property we have managed to get more done than in the past several years combined including a number of big projects. She's right on top of every request. No more constant following up with no results. She takes care of issues and contacts vendors immediately. This spring we had a MAJOR flood that caused extensive damage throughout the building and we are on the path to full repair within 6 months all thanks to Melanie's dedication to her work and making sure things are handled timely and properly. Even our insurance agent has noted what a great jobs she is doing for her first time dealing with this level of disaster. Based on our previous experiences in the last few years, I shudder to think where we would be in this situation if we didn't have Melanie as our manager. The work ethic and time she has put in to restore our building as quickly as possible is unmatched. I've also noticed the caliber of the vendors willing to work with our building has gone up since working with Melanie and they always speak highly of working with her on their end as well. Our building was coming to a cross-roads and Melanie has definitely restored our faith as well.

Fantastic experience: Rubin Properties does a great job. Sometimes what they have to say may not rub the right way, but they follow the codes, rules and laws set by the state. Melanie is very helpful, knowledgeable and professional. Her guidance in matters has been a tremendous help. She offers solutions to problems. I would recommend Rubin Properties and Melanie if you are looking for an outstanding management company.

Fantastic experience: I must say I have never heard a more happier employee answer the phone at a company. Melanie must be the happiest person on this planet because I have never actually heard a customer employee answer the phone with the biggest smile on there face like she does.And she says what she is going to do!! Amazing, wish there were more hard working people like her in this world.

Fantastic experience: I have never met a property manager who consistently answers their phone on the first ring or two and always says what a wonderful day it is like Melanie at Rubin Properties. She is attentive and you can tell she loves to help. More companies need a Melanie.

Negative experience: Horrible customer service. Rude staff. Incompetent, harassment, lack of professionalism. Don't use them. They are over priced and treat homeowners like they are renters. Rude and disrespectful. If I could give a zero, I would. Not impressed.

Positive experience: Our building had a terrible property manager. When Rubin was recommended to us we switched and immediately noticed a difference. They took action swiftly on various improvements. After the safer at home order, there was understandably a lot of changes at the company. We were regularly assigned different property managers and projects were delayed. We recently were assigned a fantastic property manager - Melanie. She is responsive, persistent with vendors, understands issues and offers solutions quickly, and is a pleasure to work with. With Melanie on the Rubin team, I’m confident their ratings will improve.

Negative experience: They had some guy show up to my work, that I have nothing to do with. Threatening me that I must give them 5. They are terrible, they need to go to jail with the way they conduct business. I am in the process of filing a police report. No one should be afraid to offer their opinion in this country, no one is gonna tell me what to review them as. No one… they come to my work and act as if they are going to fight me! This HOA company is fraudulently doing work, they have nearly broken every law. Next time he comes by my work I’ll make him famous, right on this APP and Los Angeles PD. These guys are

Negative experience: Really just horrible building management here. I’m a current tenant who is breaking my lease and costing my (good) landlords a dependable monthly payment because the management is so incapable. Elevator is often not working due to easily tripped fire alarms, but management doesn’t keep a key to restart it. They brought in a crew to hydrojet and ended up spraying disgusting toilet water into people’s condos (no warning that this can happen, just an email to move cars from the garage). They promised to send a sanitization crew and just haven’t got around to it I guess. Not a good look.

Negative experience: Lack of Experience, thus has made Major Mistakes.. PASS Look elsewhere.....Don't make that mistake by going with this company..... Never around.

Negative experience: If I could give them zero stars I would. My father sold his condo in early March of this year. He had been making his HOA dues on time for many, many years that he owned this condo. Now at the sale he is due a refund, a substantial to him, refund. It is now August 6. Not only has he not received his refund, he and I have tried numerous times to get someone to take care of this and NOTHING happens. Absolutely HORRIBLE company. When he finally got a response they lied. Apr. 12 - will issue the refund this week. June 14 - check hasn't cleared will reissue check and sending to board for signature. Should have by July 1 at latest. Here we are - August 6, no check, no response to emails. Any company that can't communicate and follow through shouldn't be in business. FYI - STILL WAITING FOR THE CHECK!!!!!!!!!!!!!

Negative experience: I was really looking forward to Rubin Properties replacing my buildings incompetent property management company, but unfortunately they're even worse. Heather Miller (owner) is IMPOSSIBLE to get a hold of. She is never in the office and does not return calls, emails, or messages. They take weeks if not months to deal with urgent matters. I'm extremely disappointed and strongly urge you to stay away from this company.

Fantastic experience: As the president of our HOA Heather Miller and her associates have been responsive to our needs, receptive (without being defensive) of our concerns, and has managed the affairs of our association with competency. She has been a welcome member of our team helping the directors of our HOA.

Negative experience: If you want a truly inept management company by all means hire Rubin Property Management. Heather Miller (owner) is largely absent from company andher staff is mediocre at best. They don't pay vendors on time. Rarely respond to requests and there's always an excuse for work not completed. Don't bother to enforce CC&R's, unresponsive to Board requests and can't even write a letter. We were with LBPM prior and as much as I hate to admit it LBPM performance was stellar compared to Rubin. Unless you want the worst service ever for exorbitant pricing stay away from this company.
