Fantastic experience: Out of approximately 25 houses i have seen last 3 days. I have had 2 people. Actually answer the phone and I put in for 3 applications. nothing.. no wonder some houses sit for over 100 days! It's not the renters fault! The realtors are slipping getting the info for tenants can meet and landlords. I have been diagnosed with cancer they got it out just killing any runaway cells. My daughter is moving here in 2 weeks so I gotta have a house... without black mold..

Truer words could not have been said because all business is personal when it comes to dealing with people. I remember one of my former bosses telling me that price is only one factor in a business transaction, can you work with these people? It’s been a pleasure working with Sunquest Properties. They have been managing my property in Pensacola since December 2014. Teresa and her daughter Heather own Sunquest Properties. They are licensed in real estate transactions and can assist in buying and selling. They are also familiar with local values and market trends. Teresa and Heather are exceptional listeners and problem solvers. They have been in the real estate business for a very long time. They are extremely accessible and easy to talk to. Riley is the friendly point person who answers the telephone and handles routine activities and day-to-day questions including scheduling for repairs and following up with the tenants. She can handle most issues only deferring more difficult ones to Heather. We had an occasion to visit our property and Sunquest Properties arranged the in person visit. We met Teresa and her daughter at the property along with the tenants. They were very welcoming and showed a genuine interest in our investment. They collect the rent, manage the tenancy and set up an electronic fund transfer to send me money every month. When necessary, they source local repair shops for fixing plumbing, electrical and other small jobs. They make my life easier, and I appreciate that. I can trust them implicitly with our home. I’ve had my rental property in Pensacola since April 2003, and I can honestly say that I couldn’t do it without the help of Sunquest Properties. All of them are very gracious with their time to help solve any issues that arise, and they are good listeners to both my needs and the tenants. Fantastic experience: Sunquest Properties has been managing our 4 rental properties for nearly 20 years and we could not be happier with the care they have shown. From tenant screening….tenants move in and typically stay a long time. They are responsive to tenant requests for repairs and work on getting us the best price . No complaints at all with communication. We are kept well apprised of any situation. They respond quickly to phone calls or emails. We have had past experience with property managers that we have fired, so we know a good one when we find one. Sunquest staff ROCK!! An owners investment depends on good property management.

Fantastic experience: We rented from SQP for 8 years. It like anything has ups and downs. There were things with the house that were out of Sunquests control that came up, the proper people were sent out though. Mostly in a timely manner, again if it wasn't usually it wasn't due to actual SQ. We have always had a good experience when having to call the office for whatever crazy came up. As well as not being made to feel like a heel, which for us was always important. You treat others regardless of what position you hold to them with the same respect you'd want to be treated with, and with them that was always the case. We appreciate the time we had in the house we lived in. It was truly home. We brought our daughter home there and our son spent 8 of 10 years there. We did not want to leave but between everything going up and my husband having to be in a different area for work it was time. Thanks SQ for always being kind.

Negative experience: Thought this was a good company until I see what all they try to scam you on when getting a security deposit back!! 350 for yard clean up??? Really its less then a acher and they try to charge you for tree trimming WHICH IS ILLEGAL AND NOT TO BE COVERED BY THE TENATS!!! Highly recommend that if you rent with them to do everything in writing and read everything they try to give you several times!!! Otherwise stay far away from this company!!

Negative experience: DO NOT rent from these people. My fiancé and I lived there for a year. We power washed and bought mulch for the house we were renting the month we moved in to make the place look better. When it was time for our lease to be renewed they EMAILED me less than 30 days before the lease was up and told us we had to be out. They didn’t even have the decency to call us to tell us they weren’t renewing our lease. Their reason was bc we didn’t keep our yard up to standards. They claimed that the homeowner wanted us out due to complaints from home owner association. Mind you this rental company is an hour from the house itself and the home owner lived 1000 miles away in California. Till this day no one has ever been able to prove any of the complaints as to why we had to move out. When we finally moved out they did our walk through and only gave us half of our deposit back which was $635 out of $1275 bc we didn’t change out the air filter and didn’t put the original door knob back on the master bedroom door... they never kept up the maintenance the whole year we were there. They were rude from day one and the most unprofessional company I have ever rented from. NEVER AGAIN!! They really screwed us out of a lot of money...

Negative experience: Rental house went to another applicant after we had deposited a full month's security deposit to take the listing off the market. They processed several applications at once and I had to call them to find out what was going on with our application. They also kept our $80 application fee. Not professional at all.

Negative experience: These are the most unprofessional people I’ve ever worked with. Never do what they say they’re gonna do, don’t call nor respond in a timely manner this company has been the absolute worse I’ve ever did business with. And that’s sad to say if I could rate a negative zero I would because they don’t deserve a full zero.

Fantastic experience: My wife and I had nothing but good experiences with the ladies at SunQuest. They were always quick to respond to me, even on weekends when they were closed, and were always transparent when we were waiting for repairs. We didn't have any issues with starting or ending our lease. Thank you for helping us whenever we needed it!

Negative experience: Avoid renting from them if you can. For 2 years, we inquired several times about our carport leaking. The owner supposedly paid someone to come out for repairs but that didn't happen. Inquired again when the shed started leaking as well towards the end of our lease. Nothing was done to fix it which oh well, it wasn't our house and we did our part. Guess who had a deduction from their deposit for 'carport clean up' for all of the water/dirt stains? Us! Out of our total deposit equating to$1,600 (including pet deposit) the owner kept $1,235. Aside from needing fresh interior paint and a new air filter, Heather lead us to believe everything checked out okay. We left the house how we found it (besides the paint). We did not replace the air filter because it was already a new (3 month life span) air filter that I changed out a week prior to us moving out because one of the potential renters that I was kindly taking time out of my day to show the house to, made a comment about the old one when they checked the system. We hired their suggested cleaners, pulled weeds, mowed the lawn, laid fresh mulch (which apparently wasn't good enough because the owner charged us $58+labor to lay down pine straw on top of the fresh mulch and in areas where pine straw wasn't located when we moved in) and the owner also kept $ for a flea treatment after we moved out which is interesting because our dogs have been on Trifexis for the last 3 years and the cleaners did not make a note of fleas being in the house when they came to clean a week later. We took really good care of that house. The owner actually has grass now because we treated the yard for fire ant mounds and we also sprayed the exterior of the house with insect killer since bugs like brick, changed out the ac filter religiously, paid rent on time, etc. Thank goodness we bought a house and won't have to deal with ridiculous owners through rental properties like this one. Suggestion to the rental company: Ladies, learn to be honest and fair with not just the owners, but the tenants as well. Also, don't call your previous tenants 'nasty and unprofessional' because you can't handle feedback. Suggestion to the reader: Rent through someone else or accept the fact you won't get a majority of your deposit back. If you read other reviews, you'll see this is a common trend with Sunquest. Comment to the owner of 1029 E Hatton Street: Your house has currently been listed for rent for 45 days on Zillow.... Karma. (:

Fantastic experience: Been renting for over 2 yrs. I'm a pretty reasonable tenant, but occassionally have repair requests. Sunquest has been absolutely great to work with. Thank you for your attentiveness and quick response when I do need repairs. I appreciate your quality of care, and in return will maintain the home with the same respect.

Negative experience: Most unprofessional people. EVER. If I could give 0 I would. We rented from them for 3 years. I'll spare the details of what our disgusting toliet filled with someone else's feces upon on move in looked like. They didn't send anyone to clean it. Took 20 off the rent for me to clean it. I was pregnant. Oh it gets better. The fridge they claimed was brand new, wasn't and constantly broke. The back door frame is rotted and when told about it, they said oh that's just normal wear and tear. Upon move out we had the carpets proffesionally cleaned and we were still charged for carpet cleaning. And numerous other things. Won't see our deposit. Never expect anyone from there to give you timely phone call back. Also, if you gain anything from this review DO NOT RENT FROM THEM. They know just enough to get through the system. And why fight it they will just do it to the next people. I do not know how they sleep at night doing what they do to people.

Negative experience: They agreed to work with me (8 months pregnant) and my family (including two young children) to secure a rental property despite struggling credit. They ended up rejecting us in the end, leaving us homeless four days before our move from North Carolina. I will never, ever work with this company again, and would advise others to use one of the other millions of realtors in the area instead.

Negative experience: Took $80 from my girlfriend and I, didn't even process our application, check our renters history or employment... just ran credit checks and denied us on that alone. So yeah, complete waste of "processing fee".

Fantastic experience: Great rental agents! Always fast to fix broken appliances. Got AC fixed on a Sunday in under an hour. Cleaned up the place extremely well and followed move out instructions in order to get full deposit back. Ignore the bad reviews if you take care of a rental property as if it were your own, you would never have any problems.

Negative experience: Military be aware! They are difficult to deal with, never return phone calls and conveniently lost our move in inspection when it was time to move out. It took almost 9 months to get a back door replaced that was rotting out allowing bugs into the house. Just a few months before we moved out nothing was wrong with the house, yet once we moved out they sent a huge bill. They returned less than half of the security deposit. My orders had already required me to move so I was unable to fight the charges in person. I would recommend staying as far away from this company as possible.

Negative experience: Terrible company to rent from! God awful people!

Positive experience: I just have to say that I have been renting with this company for over 8 months now. In reply to one of the reviews on here I am the person who moved in before they got the house. I don't see that as bad customer service that they weren't told. I had my application fee in before hers. I know this because like the savvy person I am, I kept up with the realtor myself and asked if anyone else was interested. The day I had my deposit I called early that morning and asked if anyone was interested again, low and behold there was another couple. End of story. Now as far as the company goes, I asked a lot of questions up front. I have had no surprises and I am getting the services I expected to receive. The ladies in the office are always super nice.

Negative experience: Wow, I should of come on here and read these reviews prior to applying. This Company is extremely unprofessional and being in property management myself I can say that with 100% certainty. I filled out an application with them and after I filled the application out Tina tells me even though I'd be moving in mid month I would be responsible for a full months rent and security deposit and than pay the pro rate the following month!! Who does that?! I rent houses too and that is the dumbest thing I have ever heard! Than she calls my husband (mind you she has been dealing with me from the very beginning) and tells him that because we didn't put a deposit down on the home right away she rented out the house and I called earlier in the day to ask if I could put the deposit in their bank but I got the voicemail. She gave no common courtesy of hey someone else is interested and I know you have a $50 application fee invested so far. Nothing..... but she can call us to tell us she rented the place. Horrible horrible customer service and I work with people relocating to FL all the time and I will not recommend this company to anyone based off of the customer service they provide. Could you imagine if I actually leased? Guess I dodged a bullet after reading these reviews. Steer clear! I will be talking to the Broker tomorrow but from what I am reading here I'll most likely be wasting my breath.

Negative experience: BEWARE!! Cannot warn you enough about avoiding this company! There should be a ZERO star allowance for such scam artists! I've NEVER had a security deposit withheld in my nearly two decades of rental experiences, and this time should have been no different. When I moved in, the place was fairly rough, (lots of mold due to no ac/power for some time, some minor damages) but I set to fixing things and improving the property. I've always left a house in better shape than when I moved in. Improvements to this property alone included refurbishing a bathroom, fixing various spots of broken tile, cleaning out gutters, pressure washing the house, as well as extensive re-landscaping outside. A representative once visited when it was time for lease renewal, and even commented on how impressive the place looked. Well, that story changed when it came time to move out. In the two days before move out, the house was not only extensively cleaned from top to bottom, but the yard manicured, bushes trimmed, the driveway re-pressure washed, the roof blown of leaves and gutters recleaned--in other words, I went FAR beyond the normal tenants' work before vacating the premises. I did all this work in the expectation that I would receive most-if not all-of my deposit back. When they came for a walk through, they acted as if the place was falling down. She pointed out a few absolutely minute things (a dust strand in one of the kitchen drawers, two of the $5 stove element pans that I replaced were not exact fits), and began telling me that there would be extensive costs for cleaning and repairs--but when pressed could not give me any idea of a number. Several weeks later, they sent me my deposit check minus some seven hundred dollars in fees for supplies and labor! There was an itemized list for miniscule items (e.g. two lightbulbs) and then a labor charge for hundreds of dollars! Sunquest even had the gall to subtract utilities and power costs (opened in accounts under their name) for half of the following month after I'd moved out and my lease was expired! Mind you, my accounts were fully paid and transferred over to my new house when I moved out, but they still subtracted costs for a property I was no longer legally bound to or in possession of. Criminal! Wrote them a letter outlining their ludicrousness, but nothing. Contacted the Better Business Bureau, which basically said "Ah, oh well." What the hell are they good for?! Looked into filing a civil suit, and discovered it would cost roughly $300.00 to file! Sunquest Properties knows the legal loopholes and how far they can stretch things, and if you sue them and win...so what? Scan the web and you'll find many identical stories--many are military families moving into the area--where Sunquest has preyed upon the unaware. Shameful! So fair Warning: You'll want to live in a cardboard box before transacting with these guys. There are plenty of other, more reputable landlords and rental companies in P'Cola. Oh yeah, P.S.-- A month later, I revisited the property as the new tenants were moving in, explained the situation, and asked to view the property. They were kind enough to allow me to do so. Lo and behold, virtually all of the alleged repairs Sunquest claimed to have made did not exist! Even the two lightbulbs were not changed. Shocking, huh?

Negative experience: DO NOT RENT FROM THIS COMPANY They have a very bad rep (and I know people who have had the misfortune to rent from them) for not returning ANY of the deposit. Even though my friend had a professional clean the carpets, they claimed the cleaning. They claimed 150$ for electricity bill and 90$ for water, They even claimed to re-key the locks. Again, if you don't want to have a VERY bad time when you move out, especially if you are in the military, DO NOT RENT FROM THIS COMPANY.

Negative experience: My husband and I currently rent from SunQuest. Our home has had MAJOR and minor issues. We have called multiple times to have them fix the issues. No one has ever come out or even bothere to call.. This of course is after they told us to try to fix it ourselves. The house was disgusting when we moved in and had a cleaning company come out. The tenants before us had money taken from their deposit for issues that we NEVER fixed. PLEASE PLEASE beware! I am so afraid of what they will try to pull when we move out!
