Trusted Real Estate Support in Lakes of Summerville
Lakes of Summerville is a prominent residential development in South Carolina, characterized by its spacious lots, family-friendly atmosphere, and diverse range of housing options, from townhouses to single-family homes. For buyers navigating this extensive community, our agency provides expert guidance on property selection, ensuring clients find a home that matches their lifestyle and budget. We offer comprehensive services including buyer representation, market analysis, and negotiation support, helping you secure the best value in this growing area. Our deep understanding of local regulations and HOA guidelines allows us to protect your interests and ensure a smooth transaction.
Navigating HOA Guidelines and Community Rules
One of the most critical aspects of purchasing in Lakes of Summerville is understanding the Homeowners Association (HOA) regulations. Reviews from current residents highlight that the community has strict rules regarding property maintenance, fence designs, paint colors, and even trash bin placement. While some neighbors appreciate the order these rules bring, others find the enforcement intense and the potential for fines stressful. Our agency specializes in educating clients about these specifics before purchase. We help buyers assess their comfort level with the community's governance, ensuring they are fully informed about the responsibilities of homeownership in this HOA-managed environment, preventing future disputes or unexpected costs.
Location, Amenities, and Potential Challenges
The community offers various amenities, including pools, parks, and recreational areas, which many residents enjoy. However, potential buyers should be aware of the community's size and layout. Some newer subdivisions, such as Carrington Chase, have reported issues with water drainage and flooding in backyards and on roads, as well as concerns about wildlife like alligators in ponds. Additionally, traffic congestion on nearby Savannah River Drive has been noted by residents. We provide transparent advice on these factors, helping clients weigh the benefits of the area against potential logistical challenges. We also highlight the elevation differences, noting that some areas do not require flood insurance, adding value for certain buyers.
A Balanced Approach to Home Buying
With a mix of retirees, young families, and long-term residents, Lakes of Summerville offers a vibrant community life. Many buyers love the sense of neighborhood and the availability of larger homes for their money. Our agency is dedicated to matching clients with the right part of the community, whether they seek the newer developments or the more established areas. We emphasize the importance of personal visits and speaking with neighbors to get a true feel for the area. By combining local market expertise with honest assessments of community dynamics, we ensure our clients make confident, well-informed decisions when investing in a home in Lakes of Summerville.

Fantastic experience: Very quiet, nice, and a good place for everyday bike riding and walking and swimming.
Negative experience: Traffic in this suppose to be residential neighborhood is horrible and insane. Cars are coming left and right along Savannah River Dr 24/7. I am having difficulty sleeping and concentrating due to the amount of traffic. I never lived in a neighborhood like this before and we are in the process of moving.
Fantastic experience: A Beautiful place.
Positive experience: If people would respect others it would be nice we were told there no plans on building behind us on Keaton brook drive . Wrong they are ripping down the trees 2 subdivisions going in there was a play ground hoa removed it , a volley ball court never used even the st signs are falling down .double parking even ems have a hard time getting down the st my advice don’t move over here they make there own rules
Fantastic experience: This is a quiet, friendly neighborhood. It's big ,there are beautiful homes and townhouses in this area.My mother has been living in the Lakes of Summerville for a long time. I used to enjoy taking my kids to her house during Halloween. All the neighbors and people in that community are friendly and I enjoy summers and relax by the pool with my mother and other people who come out to the pool area.
Fantastic experience: Beautiful community
Fantastic experience: Nice
Fantastic experience: Awesome
Positive experience: Its nice
Fantastic experience: We live this place.
Fantastic experience: Been living here nearly five years. Neighbors are friendly neighborly. Plenty of yard. Spacious. Lakes of Summerville Is a huge development that in a way feels close and comfortable. I ride my bike throughout the neighborhood and love it all
Fantastic experience: We live in the more established part of the neighborhood and we love it. It's quiet and lovely. The neighbors are wonderful, friendly and watch out for each other. Our children all play together well. There is a nice mix of older retirees, middles and young families. The land is at a higher elevation...no flood ins. required. We got a lot of house for our money.
Fantastic experience: Family community somethings going on most holidays
Negative experience: This community are not as great as you think. The community is a fairly quiet community with no issue of loud house parties. This demographic of this community mostly white. The quality of life here is decent at most. A family member of mine owes/owed property in this community and the amount of rules for this un-gated community is astounding. I'll explain later. On a similar note, there are members of the Lakes Of Summerville community board/hoa who live in this neighborhood and if you are unfortunate enough to live next to a member, be prepared to make sure your house and property are in tip top shape by every rule in the community guidelines book. Believe me when I say this, there is a rule for every possible detail on your property you can think of: grass length, fence length, fence design, house paint color, house washes, timeliness of trash bin removal from the curb after the garage truck picks it up, decorations on the outside of your home and so on. If anything is out of whack, you'll be bombarded with letters in the mail warning of fines and other penalties along with a side of harassment from the Community Board/HOA whenever they see you or when they come visit touching your doorbell. Yes, they are so friendly *sarcasm*. My family member's neighbors were an old white couple and a young white couple who also did not like people of color. So we can't judge the whole community by these 2 neighbors but when you live here with subtly racist neighbors, it makes you want to move somewhere else where people aren't racists. All in all, this community could be a good fit for someone with OCD or someone who is retired with nothing else to do but spend your day working Full-Time at home making sure your house and property are up to code of the Community Board/HOA. If you are a regular person, like the thousand of Americans in this country, you might want to rethink this community. Just our experience in this community. I would not recommend this community to people in my social circle or family. Don't believe me? Ask for the rulebook and fines schedule or you can just move in and learn how fun it is to do deal with the HOA/community members everyday.
Fantastic experience: Beautiful,quiet,
Positive experience: Nice and affordable housing
Fantastic experience: Nice place
Fantastic experience: Beautiful neighborhood
Negative experience: I have lived in the newly build part of Lakes of Summerville called Carrington Chase for about 8 months now. This is the worst neighborhood ever and the warranty people do not want to help you. My backyard floods everytime it rains and all they say is "it holds water because you have a fence and that is just the way your lot was designed" the moment I get snakes in my yard this community will be sorry. I am also in the process of getting in contact with Dhec about this situation of the water holding in my yard. The front of our road floods as well and everytime you tell someone, nothing is done. The paint they put on these freshly built homes are like water and it shows every mark and scuff. We have large gators in our ponds, according to HOA they have sent someone out to get the gator but the gator never comes out when they show up and HOA states "we can't keep calling them out for no reason". Ok, well when that gator gets a hold of a child they will think differently. Our community told us they would be building a pool and that was a lie all we are getting is a park and a tennis court . Per HOA we can not use the lakes of Summerville pool either, even tho we live in the neighborhood we are just a separate subdivision. SAVE YOUR MONEY AND LOOK ELSE WHERE!
Positive experience: Just looking don't know much about
Fantastic experience: Great subdivision affordable housing
Positive experience: Lovely homes, but small and expensive.
Fantastic experience: Amazing homes and the staff couldn't have helped us any better!! Ask for Donessa!!
Negative experience: The place is ok ,The HOA will bully you ,I have gotten to know several of the neighbors who say the same thing ,My father who is a veteran and lives on a fixed income fears getting the mail ,that the HOA will put a financial burden on him over fines ,THIS IS AMERICA YOU SHOULD NOT LIVE IN FEAR OF A HOA !!
