From the very beginning, there were several promises made to me that were never fulfilled. These included replacing the carpet with wood flooring, resurfacing the bathtub, and ensuring the property was deep cleaned prior to move-in. However, once my deposit was received, I was informed that these changes would not be completed. Despite my concerns, I chose to proceed with renting the property because I genuinely loved the home. During my tenancy, I maintained the property in excellent condition. The home was never fully furnished, there were no small children living in the property, and the overall wear and tear was minimal. An inspection was conducted within the year prior to my move-out, and the report confirmed that the home was in excellent condition. When my lease ended, I ensured the home was left in near-perfect condition. Very little cleaning was necessary, but I still made sure the property was thoroughly cleaned. The paint remained in excellent condition with the exception of one small scuff caused by a door handle. Shoes were not worn inside the home, and the carpet was kept in very clean condition. After moving out, I received a statement listing numerous charges that appear to be fabricated or greatly exaggerated. These charges included $750 for deep cleaning, despite the property not being deep cleaned when I initially moved in. I have text message records documenting my inquiries about the lack of promised deep cleaning at that time. The final statement also indicated that my entire security deposit would be retained and that I owed an additional $2,500 for repainting, a bent blind, and removal of a refrigerator that was already present in the garage when I moved into the property. These charges are inaccurate and unsupported. Fortunately, I took extensive photographs and video documentation that substantiate the true condition of the property at move-in and move-out. When I attempted to dispute these charges, I was told the statement was merely an “estimate,” despite the letter including a payment due date. Based on the circumstances, I am prepared to present my evidence and address this matter through legal proceedings if necessary.

A property management company should make ownership easier, not harder. Unfortunately, this company failed to deliver even the most basic level of service. I would not recommend them to other property owners.

Under Landmark, rent was transferred a few days after payment; with Utopia, it takes about a month. From September to December 2025, we only received 3 months of rent, but the 1099 shows 5 months collected, a two-month discrepancy. We contacted Jessica multiple times, but responses were very slow and incomplete. After several follow-ups, the accounting team reviewed it but did not correct the issue. Holding rent for a month effectively gives them an interest-free loan, and when combined with reporting discrepancies and very poor communication, it raises serious concerns about their management practices.
