Experiencia negativa: Leonel is unprofessional and unable to communicate well in advance of showings to help prospective customers plan to see the listings. It’s truly unfortunate he had to act the way that he did. Hopefully Lido Management addresses it.

Experiencia negativa: I rented a property for 6 years with Lido. Was never once late with my rent. The primary bath was leaking the shower and toilet for 1.5 years unrepaired. Couldn’t be used. I paid a plumber to install a shower in secondary bath just so I had one. They never provided fire or co2 alarms. I still paid my rent. And they continued to raise it each year without doing repairs. It then Became rat infested. Kitchen flodded when one of their workers tried to access rats behind the dishwasher . I Was without a kitchen 3 months. They offered two months rent for relocation and full security deposit returned, and acknowledged responsibility for rat infestation. The owner of the property had told me they had a problem with rats before I moved in. Didn’t seal any entry points or maintain overgrown shrubbery . Said they now had demo all walls now as rats were inside walls and duct system. After I moved out they charged me the full $3200 security. Charging me for pest control and even though I paid a worker a full days work to fill all nail holes. Not one was left. They invented the charge of patching holes. They invented an invoices just to keep my security deposit. I’m still unpacking and throwing away so many personal items destroyed by rats. Including old family photos that can’t be replaced. They probably got a big insurance payout also. Dishonest company

Experiencia fantástica: I’ve been living at one of LPM’s properties for about 2 months now, and so far, I’m very happy with them! They’re so responsive, and seem to really care about the tenants’ quality of life. My apartment was freshly painted, tub and sinks reglazed, and newly replaced shower doors, toilet, heater, and other similar fixtures. It’s an old building, so it’s definitely not perfect, but I’m overall satisfied. The app they use to facilitate management, AppFolio Portal (payments, maintenance requests, etc), is quick and easy to use, so huge plus there for folks who dislike phone calls. The only times they’ve taken longer than maybe a day to respond to maintenance requests thus far have been holidays. I have worked with Leo the most at LPM, and he’s a gem. Friendly, understanding, extremely professional, kind, easy to talk to. I appreciate that Leo sets clear boundaries around not responding on his time off, so I don’t have to worry about bothering him by shooting off a text for something for him to handle later. I’ve also had some exchanges with Jonathon at the office, and he’s also always lovely, helpful, understanding. LPM seems to have good boundaries in terms of what is the responsibility of the tenant vs management, and do not seem interested in having their tenants take on their responsibilities, which is definitely a common irritant with landlords. As I mentioned, it’s an old building, so there’s been a slew of maintenance requests I’ve had to put in, and they’ve been so easy to work with on things like window replacement, pest control, plumbing, and heating needs. I specifically wanted to call out how helpful that is during a moving transition period in peoples lives and is the main reason I feel motivated to leave a review praising them/would genuinely recommend them to other people. Moving can be so stressful at times, and I’ve moved from out of state, so there’s been a LOT to handle, so it’s been really stabilizing to have the ability to generally predict when and how LPM will respond to an issue. They’re very good about prioritizing maintenance needs that affect quality of life, such as when our water heater recently went out—they made sure to get on that right away and communicate with everyone in the building about it, which may have been difficult due to the recent New Year holiday. Unless something changes with their company culture, I’m looking forward to keep looking for properties with them for however long I stay in CA. I would sum them up as reliable.

Experiencia fantástica: Currently residing at one of the properties managed by this company and I am beyond grateful not only for the hospitality and overall attentiveness to myself as a resident but the general maintenance of the property and requests by tenants. I am at their Crescent Run complex and it is beautiful. I've seen other properties in the area and am very pleased of being able to reside here. Given the space, I am looking forward to living here for as long as possible.

Experiencia negativa: Horrible company. They take your rent money but claim they didn't receive it so they can evict you. One person says one thing and another person says another thing. Ask to get maintenance done multiple times but was denied each time. DONT RENT FROM THEM. KEEP YOUR MONEY

Experiencia negativa: If I could give this review 0 stars I would. The people are so rude. They don’t give much notice for anything and expect you to be able to do whatever they want. They don’t care about their tenants. Rude rude rude. They yell and accuse tenants about things without proof.

Experiencia negativa: If I could put a zero that’s what it would be. Be wary of this company if you are NOT a “perfect” candidate to rent. They will not be transparent with you about the application process. They say in their email when you apply to feel free to call to ask about the status of your application but when you do they want to get you off the phone and constantly request that you email them. They have more than one email and not everyone on their team can access all the email accounts so it’s another way to delay talking to you. They say everything is good and we’ll update you when something happens; but you’ll end up having to call them to find out someone else was given the apartment. They’ll request incredibly personal information like a marriage certificate when there is absolutely no need for it and again it is just to delay having to talk to you.

Experiencia negativa: Unprofessional management, including the supposed owner of the specific units we moved to. Property management will be requesting so many things from you, and if you do not comply, they will just do whatever they want. There's plenty of times when they have breached their own contract. However, if you contact them for any issues, they never get back to you, only when they need something from you. Do not rent with them. All the units I checked out, were infested with roaches, and they just paint over the damages in the units, including the mold. Even the floors were all uneven. Trashy units, which they rent out for such high prices.

Experiencia negativa: This review is for a very dissatisfied applicant. I feel that this company is just after your application fees. When we submitted the applications, the only communication we received was one email with what needed to be completed. We quickly turned around and provided needed information but did not hear anything from the leasing agent Marilyn Salvacion Bundalian after that. When I did a follow up the first thing she said was that , we didn't get the unit and she proceeded and (with NO NOTICE) gave it to another applicant in line. She claimed to have followed up with the other applicants in my group, but they received ZERO phone call/text/email. Marilyn has the worst customer service rushing to move on without giving us a chance. She kept brushing us off and would not explain why our application was not considered, and later we found out we were missing ONE signature. The way she spoke was so unprofessional and passive. She acted as if we were dumb, even though we were complying with all of her orders. Also, the application required a ridiculous amount of information compared to the other apartment complexes in the area. DO NOT apply or consider this apartment complex because they do not care about finding you a home, they will take your money and run!!! Since Marilyn failed to perform her part I demand to be refunded with the application fees!!!! There was no good part of this application process if I could rate them 0 stars I would!!!

Experiencia negativa: Do not rent from this company. Beyond unprofessional. Left many messages and never received a call back. I was short on rent one month and tried contacting them and I got no response, I was forced to move, leaving my young child and I homeless. I never received any court documents. They put a eviction on my record. They kept my deposit. How could they do this I had never received any court documents. DO NOT RENT FROM LIDO MANAGEMENT.

I believe that some locations are handled more promptly which is why you see a lot of positive reviews while other properties are neglected.

Experiencia negativa: One of the most unorganized and unprofessional Propety management company. Really needs to work on notifying tenants, when work in going to be done on property. Workers came by to work on the roof without notice. Really hard to get out the drive way sometime and have to wait for worker to rearrange their tools. An yes this only happen once but could have been a little more planned with just a quick notice to tenants. One of the “manager” of lido property does not care of tenants safety. Workers had cables all over the walk way. I asked him “can you maybe do something about these cables people might trip over” He responded “that’s why the railing are there for” and pointed at the railing. Then I showed him that wasn’t the only spot I was talking about and showed him and he just looked and said he doesn’t know. I kept reading comment and probably the company is good but my comment are toward the manager I dealt with. An the person that’s managing the property, It’s so simple to do. You guys have done it once, Just extend the date of the notice that’s it. But yet for the rent increase notice that definitely won’t fail to get sent out right ?

Experiencia fantástica: Ive been a tenant in one of Lido Property Management Buildings for years. If there is ever a problem, they are responsive and reliable landlords. In fact, when I needed a larger place, I asked them if they had managed other buildings because a bad Property Manager can make your life miserable. I highly recommend this company. Dave in particular is the best guy there. He's been there forever and actually follows though on his word. Thank you publicly Lido! You're the bomb.

This is BS by anything from Robbin of the owner of the Crescent Run and others builds she have... nawl I advise you not to rent anything from Lido Managment propety from her. she will keeps your money. Experiencia negativa: After 13 days of turning in my application, paying $45 fee, calling every week (2-3 times a week) for a follwup on my application, and constantly being told " IT IS STILL PENDING", I finally emailed and out of nowhere I was emailed back, and denied by Ray over a very rude and unprofessional email, with wrong information about my credit score and monthly income! Shame on you Ray!!! Only 11 days for me to find an apartment during this Coroa Virus scare!!! 1 star is TOO GOOD for you. I give you a -10. Also double check your emails and spell check before you send an email.

Experiencia negativa: Have to laugh at review written by Jennifer M. Of course she raves about the place as she is the manager which she conveniently fails to mention. As far as being a manager goes she manages nothing! Does not return calls. Fails to help tenants with any issues they may have. Forgive me! There is one thing she does do and that is being rude and disrespectful to tenants. If you are even thinking about renting from Lido think again! Run as fast and far away from there as you can!

Experiencia negativa: Absolute nightmare to deal with. They have given me the runaround numerous times. The people who work the phones at front desk are laughably underqualified. Every time I’ve called their office, there is never a superior to talk to. Huge price gougers, you will not get deposit back and will most certainly owe more. Lastly, if you are thinking of moving into Villa Gardens in the A B or C apartments, there is a very loud nightclub that blares all night Friday and Saturday, they will not tell you this.

Experiencia negativa: This place is horrible. I turned in 4 applications with a 140 dollar money order. Days then weeks passed by and I don’t hear anything from them. I kept contacting the manager on site and he never had a response, he claim not to know anything. He finally gave me a number and to speak to Cindy, which I never got a hold of, never called me back never responded to my email. I called my bank, They cashed out my money order right away before even reviewing my application. This place is a scam. Don’t give this place your money or even consider it. I’m reporting to the better business bureau.

Experiencia negativa: If I could give no stars I would. The personnel there are for the most part, rude, incompetent and great at passing the buck. It should not take 11days to repair an a/c unit! I'm wondering how anyone could give 5 stars.

Experiencia negativa: Horrible Property Management. I was a resident there and they never fixed any issue unless the downstairs neighbor called and also complained about the water leaking on his bathroom too. They also increase the Rent everyear, BEWARE! They used to do 50 dollar increases but then they went up to 75. The ladies in the office never answer your calls, and their best technique to avoid you is to transfer you to Maintenance (even though the call had nothing to do with maintenance) and then ignore your calls if you called back within 2 minutes. So pathetic, they never answer the phone and if it's close to their closing hour don't even bother saying that you can try back tomorrow. What unprofessional Management, they charge for everything once you move out but when you're a resident they don't even bother offering to provide a free carpet cleaning service. If looking for apartments, please be alert to stay away from LIDO. I remember clearly the day of my move out inspection, the manager herself said that LIDO Management did nothing for the RESIDENTS and she understood why they had bad reviews. I don't blame anyone of them, after receiving a ridiculous notice on how now I owe them, the Managers comment came to be true and knowledgeable. Thanks to her I decided to state nothing but the true. Lido is money hungry, they don't care about the residents, the building or units appearance. I wonder what the Building owners have to say to this.

Experiencia negativa: We've moved in 3 months ago and have been asking to get hot water and the chimney fixed ever since. Over 20 calls and they still have not taken care of it. All they say is "the supervisor will call you back" to just never hear from them again. They managed to have 2 forced inspections to the whole building in one month but could not figure out how to schedule a repair.

Experiencia negativa: DO NOT GIVE THESE PEOPLE ANY MONEY! I REPEAT DON'T GIVE THEM YOUR MONEY!!! I wish we would have listened to the negative reviews, I agree I think the positive ones are fake! We gave them our deposit got no house and can't get our money back! I don't have time to post all the details of this ongoing nightmare I will post more details or my Fiance will later I just wanted to post a quik review so someone else doesn't make the same mistake we did. They said we were approved for a rental house and gave them a deposit on November 9th, we were super thorough before paying the deposit if the amount they were asking for was the final amount because we have pets and we were curious about a few other things we were told nope just come back before the 1st to pay rent collect keys, see if we knew the terms we had in writing would change we would have never tried to get this house or wasted our time driving back and forth to Orange County! Once we had paid the deposit we thought we were getting that property so it caused us to miss out on other homes just focusing on moving there! 2 or 3 days after the 9th Francis from Lido called to say they needed more deposit from us, $500 for the dogs, I didn't find out if they meant each we have 2, and they wanted the dogs vet records, shots etc., and pictures of the dogs and we needed to get renters insurance! Now the renters insurance was no big deal but we asked all this up front so it was a shock that now they are changing everything. We didn't feel the house was worth all this trouble and we felt very uncomfortable with all this so we called back to ask if they could waive all the new terms or give our deposit back. 3 days after that were informed they were just going to retuarn our deposit because the owners of the property no longer would allow pets at all, I found this to be BS because all of the adds to this day list the very same original terms and say "Pet Friendly" but I didn't want to waste any more time or miss out on any other houses because we need to be out of our current home by December 1st so I said fine mail me a check and I will move on. We received the check Friday Nov. 18th a total of 9 days later! We have a meeting set up to pay a deposit on a home Monday Nov . 21st so we were in desperate need of our deposit back, we went into the bank Saturday morning to cash or deposit and be ready for Monday and low and behold the check was NO GOOD! They had put the wrong address and didn't sign/endorse the check! We called Lido right away and they told us there's nothing they can do till at least Monday Nov. 21st, totally unacceptable! I don't know if we're gonna have to drive down there again or what but I don't trust them to mail a check again and all this time has cost us the chance at several homes! We haven't been able to get anyone on the phone or to return our calls that can actually help us and we can't get this resolved in a timely fashion remember they've had our money tied up since Nov. 9th and at this point I'm notsure iI'm gonna get my money back anytime soon! I'm gonna lose a day of work Monday trying to sort this all out, I don't see a situation where I will have my deposit to give to the other landlord Monday evening so it looks like I'm gonna lose out on another house, my lawyer wants me to come in and see her to start working to resolve this and that's gonna cost me a at least a few hundred dollars! I don't know if it's incompetence or by design, a scam, by either way it's made it impossible to move when I have so little time to find a home! There's a few more things that have happened but as you can see this review is already super long, bottom line DO NOT believe the positive reviews like we did DO NOT give them your money like we did and end up in a nightmare that will cost you a lot more that the amount of the original deposit!

Experiencia fantástica: So far I haven't had a bad experience with Lido. I have rented a home through them for 3 years now and they have done a great job of handling repairs in a timely matter and trying to coordinate the repairs with my work schedule. I would rent from them again and recommend them all of the time..

Experiencia fantástica: I have been living in a Lido managed apartment for two years and believe they are the best property management company I have rented with. The units are all upgraded with the best features. The exterior of the property is always clean, safe and well maintained. If there are maintenance problems indoors or outdoors they are responded to quickly and always done professionally. They are well staffed with agents who answer calls right away and know how to resolve any issues. Complaints or problems are always handled immediately and courteously After renting with Lido, I couldn't imagine renting with a different property management company. They put a lot of effort into keeping their tenants happy and providing beautiful apartments for us to call home.

Experiencia fantástica: I have lived at my apartment for almost 5 years and have always had good communication with Lido personnel, they are always courteous. Service is on time and they know what they are doing. They upgraded my apartment to tile which helped tremendously because my younger son has asthma. I recommend to all my friends and family.

Experiencia fantástica: 11/11/2015 I have been associated with Lido Property Management for over 12 years and have found them to be efficient and courteous to all tenants and managers-As a resident I have found their Maintenance department is highly skilled and take pride in their work-if a tenant has a problem they make sure they are not inconvenienced for long period of time-they are friendly and do their jobs well-The staff is Professional and easy to talk with -New prospective tenants are told they will see an inquiry on their credit report and Lido is one of the few Management companies that look over all information and take into consideration some circumstances that may be on the credit report -some tenants have been here for over 17 years and do not want to move and if they do they generally come back -We have a Safe Complex and with co-operation of the tenants Our Complex stays Clean-

Experiencia negativa: LIDO management company has done of poor job of repairing known issues in my apartment. They even illegally entered my apartment recently to fix an "emergency" in which they had a whole week to address. My wife walked into our apartment and boom, bunch of plumbers had already destroyed my living room and bathroom essentially leaving us homeless. Overall they do well fixing minor issues but really fumble during the major repairs. They have been more receptive lately to my concerns and hopefully that continues, sometimes these companies forget who they are here to serve.
