It has been 18 days since the closing day, and the excitement has not faded a bit. I hope whoever reading this review can feel the same excitement and one day experience it with Yue He Homes too. 1. Super-fast sale: Our property was listed online on Thursday, hundreds of views and likes obtained on Friday, open house happened on Saturday and offers came in immediately, more offers came in on Sunday leading to automatic escalation, best offer accepted on Monday morning, and contract signed on Monday afternoon. No Kidding. Yue He Homes secured a best deal for us within FIVE days! Yue He and her fellow agent Joanna Zhan did an incredible job in an incredibly short time. 2. Record high sale price in our neighborhood: Wednesday night, a few hours before the listing, we finally asked Yue how much shall we ask for? That is right. We did not bother Yue and Joanna with this key question until this late, not because we did not care, but because Yue He Homes has our 100% trust from the very beginning. Yue came up with two listing strategies right away, based on her knowledge of our neighborhood in North Potomac, MD, and the overall market at the time. We were super impressed that both strategies were backed up with detailed analysis and reasoning, pros and cons, and potential outcomes. Yue also depicted for us the scenario where both strategies fail and planned for us what to do next. After transparent and informational discussion, with full support and respect from Yue, we chose one strategy to move forward. Bidding from buyers and automatic escalation led to a record high sale price. Hooray! 3. Boosted property value from most cost-efficient renovation: How did Yue He Homes make this incredible sale happen? Professionalism and execution ability. Yue and her team had a professional assessment of our property and suggested a most cost-efficient renovation plan from seller's perspective to achieve the best added value of the property from buyer's perspective. In other words, Yue helped us to spend as little as possible to boost the value of the property to a level and condition that many buyers wanted to bid on. As a seller, on one hand, I was hoping that we can sell the house with zero renovation; on the other hand, I knew I want to do whatever Yue He Homes asks me to do. Yue’s renovation plan was very specific, for example, wall painting, pressure washing of wall and deck, replacement of HVAC, thorough cleaning, plant trimming and mulching in yard, and things as minor as replacing bulbs and shower head in bathrooms. During and after the renovation, Yue and Joanna visited our house many times to inspect whether renovation was carried out as planned, and requested immediate correction when their professional standard was not met. A lot of pictures and voice messages were communicated with us in real time. That is right, we live in another state and did not go to our property for a single time during the entire sale process. Yue’s professional photography team took great pictures of the house after the renovation, and they are 100 times better than the pictures of the house we saw when we purchased it 6 years ago. No wonder buyers were bidding on it. 4. Hundred percent taken care of. Not sure if this is something I should be sharing here, but this is why we got a feeling that we were 100% taken care of by Yue He Homes. When record high price was reached due to the offer escalation, appraisal contingency became a real risk factor that one can’t ignore, which we were not aware of until Monday 11:40 AM Joanna proposed to us that we shall negotiate with the buyer to have it removed. Twenty minutes later, buyer agreed. Monday 1:35 PM, contract signed. Unbelievable. 5. Yue He Homes is the best. Yue and Joanna had our 100% trust throughout the course of the sale and the outcome is 100% satisfaction.
