Negative experience: My husband and I deeply regret choosing to work with Stephanie Ireland and her broker, Esther Camarotte, during our home-buying process. From start to finish, it felt like our best interests were disregarded, and we were met with unprofessional and misleading tactics. Here’s why: After paying for a home inspection, we discovered that the property we initially wanted, which we were assured was a short sale, was actually scheduled for auction by the bank and had been for over four months. This crucial information was available in public records, yet Stephanie failed to check it, costing us both time and money. We only learned of the auction on the day it was scheduled, through a last-minute text from Stephanie. Despite our numerous calls and texts for clarification, she ignored us. My husband and I had to do our own research to understand what had happened. When we finally reached her after deciding to move on to another property, she refused to take responsibility and even implied we wanted the information to try to buy the home at auction—an impossible suggestion, as the property required cash and we were financing through a mortgage. When we moved on to a second property, the issues continued. Stephanie consistently discouraged us from making any offers below the full asking price, despite comparable sales that supported a lower price. She also resisted requesting concessions from the seller, even though they would have been standard in our situation. This approach, which clearly benefited her but not us as buyers, left us feeling unrepresented. We requested that multiple offers be submitted in writing to the seller, but Stephanie repeatedly claimed to communicate only verbally, which is not standard practice. This added to our confusion and left us unsure if our offers were even being accurately conveyed. During the final walkthrough on this property, we encountered yet another issue when the furnace, which had been functional in prior inspections, failed. We asked for a replacement or for the seller to cover the cost of our contractor at closing, but Stephanie insisted that our request was “unreasonable” and advocated for a repair. Despite our repeated requests to have these communications put in writing, she instead verbally claimed the seller had agreed to a repair we hadn’t requested, which made us question whether our concerns were truly being represented. Stephanie then threatened us with losing our earnest money deposit if we didn’t proceed with closing, despite these unresolved issues, and insisted that the walkthrough was only to confirm the renters had vacated—not an opportunity to negotiate. Thanks to our lender, however, we were able to delay closing, which ultimately allowed the seller to complete the furnace repair, though this was still not the replacement we had initially requested. Notably, Stephanie claimed the seller had agreed to this repair, yet no written agreement was ever signed by the seller confirming it. When we finally closed, we chose to do so without Stephanie or her team present. After the tense and unprofessional experience at the first closing attempt, which took place in a rented, cluttered office where the title company she recommended didn’t even show up, we felt it was best to proceed without her. This allowed us to avoid further unnecessary arguments and focus on completing the transaction in a more respectful setting. I have since filed a formal complaint against Stephanie Ireland and Esther Camarotte with the National Association of Realtors and the DC Real Estate Commission to help prevent others from going through a similar experience. Working with them has been deeply regrettable in every respect. We lost valuable time, money, and peace of mind due to their lack of professionalism, transparency, and responsibility. I strongly advise others to carefully choose their realtor to avoid an experience like ours.

Fantastic experience: Stephanie and Greg are awesome! We first met them, and subsequently worked with them, in 2018. We were looking to sell our townhome in Harford County, Maryland and purchase a home closer to DC. This process, of course, was done in parallel so there were many moving pieces. They were practical in their requests/recommendations when selling the townhome. At the time, we had small children and there were toys everywhere. We cleaned and decluttered but there was no need for us to move things into a storage space. It was important for the house to look lived in but well taken care of. Greg captured "real" pictures of our space. The photos were not embellished thus the buyer was not deceived when they entered our home. Again, we had small children and the open house hours were not terribly inconvenient. Our house was on the market for 48hrs before it sold. The first person to view our home purchased our home. We were ecstatic! We thought that our townhome would have taken much longer to sell. As we were looking for a home closer to DC, we had a "wishlist" and they listened. They did not exceed our budget and they focused on the area that we requested. It was a classic scene from House Hunters. They showed us what we were able to get for our money in that specific area. Needless to say, with their guidance and expertise we eventually found the perfect home for our family of 5 in an area close to our initial desired location!
