Fantastic experience: I subdivided my property into 11 additional lots while keeping my existing home, for a total of 12 lots. After repeated setbacks and delays, I ran out of funds to pay my mortgage, and the lender began foreclosure. I was over $116,000 in the red — $77,000 behind on the mortgage and another $39,000 owed in tax liens. I needed a true bulldog to negotiate a short sale under extremely difficult conditions. I found Grady in early February 2026. From the start, he was honest: the debt was large, the timeline was short, and the lender only allowed 5% total commissions (3% to the seller’s agent, 2% to the buyer’s agent). A short sale might not even be possible. The biggest obstacles came from the lender’s poor service and slow responses. Grady sent email after email with no reply, often needing four follow‑ups just to get an answer. He spent hours on hold — sometimes waiting an hour only to be disconnected, then calling back and waiting again. By the end, he had easily spent six or more hours on hold alone. I’m a retired project manager who spent 35 years at Intel driving results quickly and accurately. Very few people operate at that level. Grady is one of them. He communicated clearly, pushed hard when I needed to act, and never let the lender’s incompetence slow him down. Despite everything working against him, he negotiated a closing with zero out‑of‑pocket cost to me, and the tax lien was wiped clean. At the last minute, the lender tried to force him to accept only a 1% commission. Grady agreed so the deal could close — ultimately earning only about one‑third of what he should have been paid. If you want someone who will fight for you, drive the process, and make things happen with minimal effort on your part, Grady is your guy. Thank you, Grady.

Fantastic experience: Grady is the guy who responds to texts and calls 7 days a week. He made sure we were informed and confortable on everything we did throughout the entire process. No matter where the home was we wanted to look at, he would always prioritize getting us a showing, and really helping us check all the things in a home ( as a first time homebuyer) that we didn't know to look for. Things including age of furnace, electrical panel recalls, appliance age, condition of siding, cracks in the concrete that may pose a threat down the road, and how to improve value of we bought that home. When we would send him a link to a home that he knew didn't exactly fit what we wanted, he would remind us that it isn't going to meet out needs, and quit trying to settle just to have something. That reality check in the tedious process of looking at homes was a confirmation that Grady isn't out there to just make a paycheck or take your money. He really wants you to be happy with the purchase, and he's 100% on your side the whole way though. Down to Earth guy who knows the ins ans outs of the whole process. Fantastic experience: Based on our past work with Grady, he was the first real estate agent that I turned to when I needed help with putting my deceased mother's house on the market. He was sensitive to the many issue that a estate sale brings up as well as being willing to take on a house sale outside of his normal area. Grady was quite helpful in going through the house and discussing what maintenance issues needed to be address, providing a list of referrals for cleaners, handymen, etc. that he has worked with in the past-- which is a huge time saver. The marketing conditions were quite chaotic but Grady's detailed analysis and list recommendations were instrumental in getting the house on the market as soon as we were ready. During the sale and closing period he kept us well informed on the were we at and what steps we needed to get ready for. Fantastic experience: Grady was such a huge help in our search for a home and was always an absolute pleasure to work with. My wife and I were moving from out of state, which can always make house hunting a little tricky. However, Grady made the process go so much more smoothly and easier than we could have ever hoped for. Flying back and forth to look at potential homes would be a very time consuming and costly process for an out of state buyer, but for homes that we had viewed online Grady had scheduled time with sellers to view those homes and provided us with high quality video tours of the homes that we could view online. The video tours were very thorough and informative. Often times he would spot potential issues that we either hadn’t noticed or would never have even thought to look for. Upon meeting Grady for the first time we knew he was going to be the agent to help us find our home. When we were able to find one, Grady's communication was incredible! He not only walked us through the process but also sent us information on any questions we had and sent follow up emails letting us know he was always available. Grady was always Johnny on the spot in answering questions even though we expected him to take time to get us the information.
