Negative experience: Unfortunately, our experience with this property management company was disappointing. We tried reaching out multiple times by text, phone, and email but rarely received a response other than automated replies that did not address our questions. When we called, we were told the agent was busy and would call us back, but we never received a return call. The unit also became unavailable before our scheduled tour, without any direct communication from the management. At this point, I’m actually glad we won’t be renting the unit, because I can’t imagine having to deal with this level of communication throughout a year-long lease. For anyone considering using/renting through this company, I would recommend looking around and comparing other options first. There are property management companies with much better communication and more organized systems.
Thank you for sharing your feedback. We take communication very seriously, but because this review was posted anonymously under the profile name “Ccc,” we have been unable to identify the prospective resident or locate a corresponding record of the calls, texts, or emails described in this review. We have reviewed our records and cannot currently match this experience to an inquiry with PMI Bridgetown, so there may be some confusion regarding the company or property involved.
We would genuinely appreciate the opportunity to look into this further and address any communication concerns if this experience was in fact with our team. Please contact our office directly with the property address, approximate dates of your inquiry, or the contact information used, and we will be happy to investigate. We pride ourselves on being responsive and professional with both prospective and current residents, and we welcome the opportunity to resolve any misunderstanding.
Fantastic experience: Ms.Crystal and Ms.Dana were so helpful and in navigating us through the process. Very professional . The whole office staff were excellent.
Thank you for the wonderful review, Tomi! We’re so glad to hear that Crystal and Dana were helpful in guiding you through the process and that you found our entire team professional and welcoming. We truly appreciate your kind words and will be sure to share them with the team. We wish you all the best in this next chapter of your life.
Fantastic experience: Both movers were extremely professional and hard working. We appreciate the great work!
Hi Ryan, thank you for the positive feedback. We're thrilled to hear your move in experience was exceptional!
Negative experience: EDIT: Lol they are lying, they never tried to schedule the inspection 2 > 1 star because they've called 2x and emailed me 2x since I left my original rating without a review last week. I obviously do not want to talk to them. But because they are annoying me I'll write my full review. They really added a loooot of stress onto figuring out a cross country move last fall. I was in a weird situation with PMI Bridgetown, they took over as my property management company less than a year into my lease. The original company was terrible, and the place I rented had not had any touchups done before I moved in. Nothing big, but there were a lot of marks on the walls and some on the carpet. Thankfully I took a video walking through the place when I first moved in. When PMI Bridgetown took over they were honestly great at first, pretty much exactly what you'd want in a property management company. Polite, very quick on maintenance, and had a good website for paying rent and submitting tickets. I let them know about the condition of the house when I moved in and sent them the videos. They thanked me and said they would keep them or make a note or something. After about a year it all changed pretty much over night. Which just so happened to be right after I let them know that I was not renewing my lease and wanted to go month-to-month because I would be moving out of state a few months after my lease ended. They sent me an email notifying me that they were going to enter the property in 24 hours to do an inspection. While I was out of town. Previously they had just reached out and scheduled a time with me and it went smoothly, like normal property management companies. This was pretty upsetting to me, but it is legal for them to do. I sent them an email and told them that I was out of town and that I found it very very unprofessional and frustrating of them to do that instead of just setting up a time like normal. They did apologize and claimed it was a "miscommunication" and we scheduled the appointment and I thought it was just a one time thing. But over the next few months before I moved out all communications with them were like that, very hostile and passive aggressive. The person they sent to do the inspection was kinda nitpicky, which is normally a good thing in this situation, but all of a sudden there were maintenance tickets filed for minor things (toilet handle would get stuck every once and a while) and for the marks on the carpet, all of which were not a big deal and should have just been taken care of when I moved out. But apparently everything was very very urgent and a very big deal. And apparently marks on the carpet were a health hazard??? I'm still not sure what they were getting at with that one. Like I said, all communications from them were weirdly passive aggressive and/or hostile at this point. They would end most messages with something like "and if it turns out it is the tenants fault then it is the tenants responsibility to pay for it". Like yes, that is how renting works, that is how leases work. But they end like every message with that for some reason. This review has gotten way too long lol. Basically I just had to keep sending them the (dated/timestamped) videos I took showing the condition of the house when I first moved in. Like I had to send them multiple times and explain the situation that they were not my original property management company and the one before left the house in that condition and they just seemed to ignore it over and over. Like it seemed like nobody wanted to deal with spending a few minutes looking at the situation so they would just pass me off to someone else who I would then try to explain it to. At the end of it I felt like I was at my wits end and just kept telling them that no I did not agree to pay for these things that were present when I moved in. I even got a carpet cleaner and cleaned the carpet in the entire house just to prove that the marks on the carpet were not a big deal (and not a health hazard??? Like what... lol).
Thank you for your feedback, Josh. We were genuinely surprised to see your original 2-star review, as it was posted approximately six months after your move-out and did not include any comments or details. Because we believed we had parted on good terms, we reached out in an effort to better understand your experience and identify any areas where we could improve.
Regarding the property evaluation, the inspection was scheduled with a 24 hours notice after multiple attempts over approximately two months to coordinate access. The resulting maintenance work orders were created on your behalf to address issues identified during the evaluation, including an ant infestation, a toilet handle that would stick and ultimately driving up the cost of your water usage bills, and carpet cleaning related to heavy soiling. These items were addressed well before your move-out and were intended to maintain the property and prevent larger issues from developing.
Most importantly, after reviewing the condition of the property at move-out, the documentation provided, and the tenancy history, you received a full refund of your security deposit less a prorated cleaning charge. You were not charged for painting, carpet replacement, repairs, or other damages. While we regret that portions of your experience felt frustrating, we appreciate your acknowledgment of the positive service you received during most of your tenancy and wish you the very best in your new home.
Fantastic experience: Todd, the owner and manager, is perfectly professional and incredibly diligent. PMI returned my initial request for an inquiry into their business and services offered within the hour. They manage three of our rental properties and they have been a delight to work with. PMI oversaw the transition of all three properties into their care and, although there were some difficulties, they did an amazing job shepherding us through the process as we're first time rental property owners. We are very pleased with our decision to work with them and we look forward to growing our portfolio alongside their business. I 100% recommend this company!
Ryan, I thoroughly enjoy reading your review and knowing you are thrilled with our services. We love onboarding new clients and try to make the transition as easy as possible. We look forward to your growth and working alongside you as well!
Fantastic experience: Very helpful during the rental setup process. Quick to answer all of our questions and patient while we dealt with the moving process.
Thank you for the kind review, Ty. We know moving can be a busy and stressful time, so we’re glad we could make the rental setup process smoother and be there to answer your questions along the way. We appreciate the opportunity to work with you and welcome you to your new home.
Negative experience: We moved in as residents in a "four bedroom" home located in Milwaukie Oregon in March of 2025. I quotation marked the four bedroom because the fourth bedroom was actually more closet sized. But we were priced at a little over 3k per month. In addition to this we paid a nearly 6k security deposit, and first and last months rent. In total to initially move in we paid 12k. Every 3 months we had inspections, each one we passed and it was marked as normal wear and tear from having a family living in the home. When it came time for us to move, which thank God we were blessed to find another location much cheaper, we had to pay almost nearly a full months cost of rent despite the lease ending on the 14th of the month. Further, by the end of their 30 days to provide refund of our portion of our deposite, instead of a refund they charged an additional 14000 plus. We did not cause any damage to the home, we had present normal wear and tear which was documented at last inspection about two months prior to move out. Additionally I forgot to mention that at move in, the carpets smelled heavily of dog fur. The provided for dryer did not work. The dishwasher did not properly wash dishes. The garbage disposal did not work and had to be replaced which we had to pay for. The back yard was literally bark dust, meaning if you have kids, which anyone renting a four bedroom home would have, the yard was not safe or comfortable to play in and enjoy as a family. Anyone wanting to rent from this provider needs to understand that this is a brokerage company. They own properties and then on the side act as a landlords for home owners that wasn't to rent their properties. So they are in the business of exploiting as much money as humanly possible. Do not rent from PMI Bridgetown.
Oulu, we appreciate you raising your concerns publicly and welcome the opportunity to clarify the facts for transparency. At the time of move-in, the home - including the carpets - was documented to be in very good condition, and at no point during your tenancy were concerns about carpet condition raised. Per the terms of the lease agreement, we conducted two scheduled mid-lease evaluations approximately six months apart, along with an additional inspection following a neighboring property fire to ensure no smoke damage was present.
Regarding your security deposit and final accounting, your deposit amount of 1.5x monthly rent was agreed upon at lease signing due to a conditional approval. Oregon law (ORS 90.300) allows landlords to apply deposits toward damages beyond normal wear and tear. After 1 year of occupancy, the condition of the home at move-out significantly exceeded that threshold. The property required extensive remediation, including a full interior repaint due to wall damage and staining, replacement of all carpeted areas due to heavy soiling, excessive wear and stains, professional hauling of abandoned trash and numerous belongings, deep cleaning across all rooms and surfaces, and a great deal of repairs such as replacing damaged fixtures, broken blinds, outlet covers, screens, hardware, and addressing various functional and cosmetic issues throughout the home and exterior.
All charges were thoroughly itemized and supported by a detailed Move-Out Condition Report and vendor invoices, which were delivered within the required 31-day period. As outlined in your move-out accounting packet, tenants are provided the opportunity to dispute any charges. However, no formal dispute or supporting documentation was received.
We take compliance and fairness seriously and remain confident that all actions and charges were consistent with the lease agreement and applicable Oregon landlord-tenant law.
We wish you the best in your future endeavors and appreciate your prompt attention to the outstanding balance on your ledger.
Fantastic experience: Todd has done a great job for us. Highly recommended
Thank you for the kind words and recommendation, Pat. We truly appreciate your support. It’s been a pleasure working with you!
Fantastic experience: Todd is a pro at what he does. He pays attention to details and always picks up the phone. I can count on him being no nonsense with tenants and looking out for my best interests.
Thank you for the great feedback, Rob! We really appreciate you taking the time to share your experience. Being responsive and detail-oriented is a big part of how we work, so it means a lot to hear that’s coming through. We also take pride in advocating for our clients while handling tenant matters professionally and efficiently. Grateful for your trust and the opportunity to support your investment.
Fantastic experience: PMI Bridgetown has been very responsible and responsive both to us as a customer and to ensure that our tenants are well taken care off. Our investment is in great hands.
Thank you for the kind words and your trust in PMI Bridgetown, Jeanvy. We take our responsibility to both our clients and their tenants seriously, and it means a lot to hear that you feel your investment is in good hands. We truly appreciate the opportunity to work with you.
Fantastic experience: Todd Schectman of PMI Bridgetown is a wealth of information, support, analysis and insight. He is also excellent in communication, and quick responses. I’ve enjoyed every interaction as he is also very kind and patient. I can not recommend Todd and his company enough! Thank you for the excellent service!
Kathleen, thank you so much for the kind and thoughtful review. It truly means a lot to hear that our communication, responsiveness, and support have made a positive impact. We take great pride in being a reliable resource and partner for our clients, tenants and vendors. I’ve genuinely enjoyed working with you as well. Thank you for trusting PMI Bridgetown — we’re grateful for the opportunity to serve you.
Negative experience: My experience with PMI Bridgetown was deeply disappointing. I was contacted on a Tuesday afternoon and asked to add my ID to my application, which I did within 30 minutes. Despite the urgency they expressed, my application was pushed aside and another was processed ahead of mine. It then took an additional two days for them to inform me that they had processed the wrong application entirely. This delay and lack of attention to detail created unnecessary frustration and demonstrated poor internal coordination. When I attempted to address the issue, the owner, Todd, responded unprofessionally over text and showed no willingness to work with us—even though the error was entirely on their end. Based on this experience, I cannot recommend PMI Bridgetown. The lack of professionalism, accountability, and basic customer service was unacceptable.
Peyton, your account of the application process and the events that followed are entirely inaccurate. At no point have you and I had any direct communication, whether by phone or text. In contrast, your co-applicant, Chris Harper, has engaged in verbally abusive behavior, including name-calling. It’s clear that both of you are attempting to damage my company’s reputation as a result of missing out on a great property and provoking us into reacting unprofessionally.
To address the apparent miscommunication between parties in your application process, I’m sharing my earlier text response with Chris:
"Your application was submitted on Sunday, the 4th. On the 6th, we reached out to Peyton twice to notify her that her ID was missing, leaving the application incomplete. She contacted us on the 8th to check the status and was informed that the application was second in line, and the applicant ahead had moved forward with the property. We offered to transfer her application to another property. On the 9th, Peyton called again to request a refund. All three application fees have been refunded to the respective credit cards for each applicant."
Additionally, I provided your co-applicant, Chris, with timestamped documentation showing that your application was always second in the queue and where our marketing materials and application header explicitly state "Completed applications are processed on a first-come, first-served basis. Applying for a property does not guarantee residency".
Your application fees have all been refunded. Best of luck in your search for suitable housing, Todd Schectman - President & Owner
Negative experience: One of the most disappointing experiences with a property management company. And all just in the application process. If you do buisness with them dont expect them to be ethical or care anything but themselves. Please have caution when doing buisness with them.
Chris, I'm followed up on the voicemail I just left you. We're sorry to hear you're disappointed with our application process. We were upfront with your co-applicant, Peyton Sciarrotta, when your application was submitted that she was missing her ID and your application was second in queue. Ultimately, the applicants ahead moved forward with the property. Once that occurred, we offered to move your application to another available property and your application fee was promptly refunded when you declined. Our screening process is designed to be transparent, compliant with Oregon fair housing laws, and applied consistently to all applicants. While we understand how frustrating competitive rental markets can be, we remain committed to ethical practices and clear communication throughout the process. We would love to connect with you about how we fell short of your expectations.
Please feel free to ask for me directly,
Todd Schectman
President & Owner
Fantastic experience: Great company to work with Happy that we found each other
Thank you for the great review, Santiago. We look forward to getting to know you even better.
Fantastic experience: PMI Bridgetown has been superior to every other property management company I used in the past! So far they have not made errors that other companies made and managing property is very hard. Crystal the main manager, is so wonderful to talk to and she knows from her many years of experience...the best ways to handle tenants and properties to make our investments work for us! She does not force me to lower my rents (like other management companies do to find tenants) but uses neighborhood comparable rentals and pictures of these in the area to price my rentals just a tiny bit below market when listing the property so good people can afford it! Their legal, fair, screening is supreme too. They follow all the state and city rules when choosing tenants. The tenants they have picked for me are the best from the group of applicants that they receive. They know the latest rules regarding time frames, notices, etc and they follow all these. It is so complex to do but they handle the complexity very well so that I do not have to worry and I can start to have a "life"!
Thank you so much for sharing this incredible review, Barb! We truly appreciate your recognition of our team’s dedication and Crystal’s expertise in managing your properties with care and precision. Our goal is always to maximize your investment while maintaining fair and compliant practices, so it’s wonderful to hear that reflected in your experience. We’re grateful for your trust in PMI Bridgetown and look forward to continuing to support your success!
Negative experience: This company is a scam. What they are doing is not legal. We got everything ready to submit our paperwork to apply for housing. When we uploaded the final document it auto submitted our application 5 minutes before applications were open and gave us an 8 hour penalty, essentially stealing our application fee with zero chance of landing the housing. When we informed them about their website error they said they could only refund $60 out $140 and that it was our problem. A pathetic excuse for a company that offers nothing of value. Horrible customer service. Scam!
Hi Justin,
We’re sorry to hear you were disappointed with your experience. To clarify, the City of Portland requires all landlords to follow strict rental application procedures, including a mandatory 72-hour notice before accepting applications. Our listing clearly stated: “Open Application Period begins 06/21/2025 at 7:00 AM – applicants who apply early will receive an 8-hour penalty per city ordinance.”
As you stated, your application was submitted 5 minutes early, which, per city law, automatically triggered the 8-hour penalty. We thoroughly reviewed the process and confirmed there was no system error. The application cannot be submitted without actively clicking “SUBMIT AND PAY” on the final screen.
We refunded both application fees ($120), excluding the non-refundable $10 payment processing charge outlined in the application terms.
We also reviewed your 12-minute phone call with our leasing agent. While she remained professional and empathetic, you screamed at her, blamed her personally, and made threatening remarks. That kind of behavior is never acceptable. Regardless of the penalty, that conduct alone would have disqualified your application under our criteria.
We wish you the best in your housing search.

Fantastic experience: Truly cannot say enough great things about Crystal and the PMI Bridgetown team. From touring the unit to signing the lease, this team has been fantastic - always communicating timely and clearly, making lightning quick turnarounds to make the unit ready, and being unwaveringly kind along the way. When applying, our application encountered a problem and we were panicked that we would lose the rental due to something out of our control. But those fears were unfounded, thanks to being in great hands. Crystal was an absolute superstar and communicated with us immediately, giving us updates frequently and working with us day in and day out until the problem was resolved. Additionally, we had set a move-in day of May 1st - and with only three days from being approved to our move in date - Crystal and the PMI team demonstrated the most impressive hustle I’ve ever seen by getting the unit move-in ready, having maintenance complete the move-in report and drafting up the lease all in those 72 hours. This really showed us how dedicated they are, and we are touched by the lengths they took to prioritize our desire to move into a new home quickly. Their commitment to us from day one has been a wonderful way to start a management-tenant relationship based on real trust. Incredible work Crystal and PMI. Bridgetown - my partner and I are so excited for our beautiful new home and to have such caring management. Thank you - we appreciate you so much!
Thank you so much for your incredibly kind and thoughtful review, Caroline. It truly means the world to us to hear that your experience—from the very first tour to move-in day—was met with the care, urgency, and dedication we strive to bring to every resident interaction. Crystal and our entire PMI Bridgetown team are beyond grateful for your trust, and we’re so happy to have helped you feel at home right from the start. We’re excited to continue this relationship and are honored to be part of your new chapter!
Fantastic experience: PMI Bridgetown has been an absolute pleasure. I’ve consistently been impressed by their professionalism. Everyone on their team is not only highly knowledgeable but also incredibly kind and approachable — a rare and valuable combination in the Property management world! I can’t recommend them highly enough for anyone looking for trustworthy, compassionate, and expert property management company!
Thank you so much for your kind words and thoughtful feedback, Kayla! We're truly grateful for your partnership and thrilled to know our team’s professionalism and approachability have made a positive impact. It means a lot to be recognized as both knowledgeable and compassionate—qualities we strive to uphold every day.
Positive experience: I had a very good Interaction with Crystal at PMI Bridgetown. We were doing a background check for a potential tenant and Crystal was very considerate and supportive. She did not answer to all of our questions, because she knew the local laws and was very considerate about the privacy of the tenant and the landlord. I felt that Crystal is not only very professional in how she approached our queries but also empathetic towards us, because we are not a big corporation. If I were to secure Property Management support for my property, Crystal at PMI Bridgetown would be my first option.
Hi Sriram,
Thank you so much for taking the time to share your experience with us. We’re truly delighted to hear that our team was able to demonstrate many of the core values we pride ourselves on — delivering expertise in property management, providing clear and thoughtful communication, creating a positive experience, and showing genuine empathy.
It was a pleasure assisting you, and we would be honored to have the opportunity to earn your business in the future. If there’s ever anything we can do to support you, please don’t hesitate to reach out.
Best regards, Todd
Fantastic experience: Todd, Crystal and their entire team is absolutely amazing to work with. They take customer service to the highest level possible. They have always been so kind, professional and responsive to my needs! I would highly recommend them!!!
Thank you so much for your kind words and glowing review! We’re truly grateful for the opportunity to work with you, Pam. Our team takes great pride in providing the highest level of service, and hearing that it’s made a positive impact means the world to us. Your recommendation is the greatest compliment we could receive. If there’s ever anything more we can do for you, please don’t hesitate to reach out!
Negative experience: Alert: Scam! Withholding information, collecting application fees, and no communication. Office staff gives out misleading and wrong information, backtracks and gives completely opposite information than what they previously said. Do your research and take other reviews seriously before you use PMI. By the way, Todd: you probably shouldn't be aggressively replying to reviews to defend your business. You should probably just run your business ethically. -------------------------------------------------------------- Edit: Just to follow up here. Todd did follow up via phone call. My experience was shared with him. Todd threatened to post our phone records (I do not consent, by the way) for me to take this review down. While Todd did share screening results, his office staff refused to confirm that both screenings were completed and withheld that information.
Madison, thank you for taking my call yesterday. I would like to address your updated comment. I never threatened to post our phone records. Rather I offered to share them with you as I believe in full transparency.
As promised, I’ve reviewed our phone records with you and your co-applicant. There hasn’t been anything misleading about our application process. My team fielded numerous calls with you and your co-applicant, spent nearly two hours on the phone with both of you, and took the time to patiently answer all your questions thoroughly.
You and your co-applicant each paid an application fee because there were two applications in your household. I’ve emailed you proof showing that both applications were indeed screened by our screening company. Additionally, our application header discloses that once screening has been initiated, application fees are non-refundable. There isn’t anything misleading about this process.
Your applications were actually approved for occupancy. There was an application that was submitted before you that proceeded with paying their execution deposit. Admittedly on one of your calls, you stated you never asked if there were applications submitted on this property. I would be happy to share that with you as well.
Your application will remain open with us for 60 days and can be applied to another property.
Warm regards, Todd
Negative experience: I would say that being a reliable tenant doesn’t mean much with PMI, and if you’re an owner I would maybe consider reading this review as well. When my lease was coming to an end I noticed the exact same unit across the hall was for rent for 240 dollars less per month as it has been sitting vacant for a while, they had to lower the price to gain interest. When I received my lease renewal offer, I was supprised to see they wanted me to sign at the same rent as a year prior, which was 240 more than the vacant unit. I called several times and was told “oh we’ll ask the owner if he’d consider lowering it and get back to you” . After never hearing back several times and getting closer to my lease expiring , I talked to who I think is the office manager crystal who was very stern and said the owner already has stated they have no intention to lower my rent… well that’s a surprise to me because no one ever got back to me. I kind of realized at that point they were playing hardball, so I went and looked at new apartments and once I found a new place .. again… AFTER I found a new place and they were checking references .. they email me saying “congrats! The owner is willing to give you another concession”!! but wait … didn’t the owner say prior that they weren’t going to lower my rent ?? Seems slimy. Fast forward to now: I moved out and my old unit has been listed for over a month. They even had to lower the rent 100 per month so now with the 1 month free concession they are only going to be getting what I asked for all along .. and to be honest it might sit for another month or two being that the market is over saturated . This doesn’t just hurt the tenant (me ! Who had to move out even though they didn’t want to) but now the owner has yet another vacancy costing them money!
Kevin, thank you for taking my call today. We’re sorry to hear that your lease renewal process didn’t meet your expectations, and we appreciate the opportunity to clarify a few key points.
Rental pricing and concessions are ultimately determined by the property owner. As a property management company, our role is to provide owners with current market data and recommendations based on trends, but the final decision always rests with them.
In the case of the unit across the hall, it was marketed during one of the slowest times of year for rental activity—when pricing is often reduced to attract interest. Additionally, that particular unit is located near the building's trash area, which has historically made it less desirable to prospective tenants.
The owners were willing to extend your lease at your current rate, which reflected the value and desirability of your specific unit. However, they were not open to a 15% rent reduction. We understand that this was disappointing, especially given your history as a reliable tenant. We did pass along your requests to ownership and followed up as new information became available. Our intention was never to pressure or play hardball—we aim to keep tenants informed as decisions are made, and we regret if our process gave a different impression. It's worth noting you were generously offered a $50 monthly concession year-round for watering a few trees, even though it's only needed half the year.
Shortly after your notice to vacate, the owners decided to extend a renewal concession to all tenants in the building. The offer was not "slimy"—we were simply communicating the terms the owners chose to make available for lease renewals.
Ultimately, our goal is to balance tenant satisfaction with the best interests of the property owners we represent. We regret that we were unable to reach a mutual agreement in this case and wish you the very best in your new home. Warm regards, Todd

Your company checks all the boxes and is integral part of our vendor team. Thank you for all your support!
Fantastic experience: I rented my home through PMI Bridgetown for close to 3 years. Excellent customer service and always pleasant, responsive and professional !

Fantastic experience: PMI Bridgetown has managed my rental for the past 3 and a half years. I have felt very fortunate to have them assisting me with this rental. They have managed it excellently, always communicating and responding to questions, and following through with repairs and other issues. Their experience and professionalism makes me confident about continuing to have them manage my property. I appreciate their dedication to keeping everything running smoothly and ensuring both my tenants and I are satisfied.
Lesa, thank you so much for your kind words and for trusting PMI Bridgetown with your rental property over the past three and a half years. It has been our pleasure to assist you, and we truly appreciate your confidence in our team. Providing clear communication, prompt responses, and professional management is always our goal, and we're glad to hear that we've met your expectations. We look forward to continuing to serve you and ensuring your property remains in great hands. Thank you for your continued support!
Fantastic experience: I utilized PMI Bridgetown to find me a tenant. They did a fantastic job. I was shocked how fast they worked and could not be happier with the tenant they found. Customer service is top notch. Highly recommend.
Dylan, thank you for your kind words! We’re thrilled you’re happy with the tenant we found and the speed of our service. Providing excellent customer service is our top priority, and your recommendation means so much to us. If you need anything, we’re here to help!
Fantastic experience: I rented out a 1b/1b condo from PMI Pacific Northwest initially, but my lease was handed over to PMI Bridgetown soon. In my 2 years of tenancy with PMI Bridgetown, I had a great experience. Todd is a thorough professional and the communication from his team was always on time. Even HOA notices which the HOA didn't bother to provide to the residents were provided to me by PMI on time. I did have a frustrating experience with the HOA who towed my car from my own parking but at least PMI helped me communicate with the HOA and their own third party management services. (I believe HOAs are the biggest scam in the country, but this is not a review of the said HOA). Ken was my primary point of contact for all tenancy related concerns/dealings. To both Todd and Ken's credit, I had a great time during my residency. The maintenance could have been a little faster but I understand that I was way out of their normal coverage areas. One feedback I would definitely like to provide is to question the payment portal company about the additional fee they charge each time on payment. It is not a fee by PMI but by online payment service. We're in 2024 and payment online shouldn't be classified a "convenience" but more of an expectation. I think a business like PMI that has a strong user base should be able to negotiate with the payment portal on easing that fee. On my move out, I was provided a very clear accounting and what I would call a fair assessment of the deposit refund. Super satisfied with that part because it is rare in today's time. Todd, keep up the great work! Cheers!
Rahul, thank you for an honest and thorough review of our services. We are thrilled to hear you had a great experience working with us. As I mentioned to you before, we take our responsibilities as a housing provider very seriously and want all of our tenants to have to have an enjoyable experience working with us and living in the homes we manage.
With regards to the fees of paying rent through the tenant portal, we understand the payment processing fee can be frustrating. The payment fees are nominal if payments are made through a checking account and are much higher is paid via credit card as the merchant fees are passed along to the tenants. There's always the option to pay via check but we understand that process can be more time consuming and archaic in this modern tech era.
We wish you all the best in the next chapter of your life!
Negative experience: Todd just took over the building i have been living in for 6 years now. Maintenance may have been and ongoing issue but the small family owned property management was definitely better. The new tenants are paying less in rent than myself and other units that have been here for years. He also decided to take the included utilities out of the lease so there are MORE bills on top of the rent Increase! The first in 6 years!! With the rent increase we were forced to sign a brand new lease. We now pay for water, trash, electricity and laundry. The laundry room has one coin operated washer and one coin operated dryer (both are ancient and don't work the best) for a building of 5 two Bedroom apartments. The price for this unit/building was actually worth the monthly rent but now is definitely not. Rent increases without any actual improvements to units is theft.
Hi Mel, I left you a voicemail the other day when you posted a 1 star review of our service but didn't leave any comments. I was hoping to discuss your issues further but you never returned my call. It seems you are upset with a few things that are out of our control. It's unfortunate that you are leaving us a 1 star review as a result.
Property owners ultimately determine rental prices and if utilities are included in rent, not the property management company. Those changes are presented with 90 days written notice which allows tenants ample time to decide whether or not to sign a lease renewal. While we understand increases are not always received well, it's within the owners right to increase rent and not absorb the cost of utility usage at the property. From an property owner's perspective, the cost of owning an investment property continues to increase and there comes a point in time where costs can only be absorbed for so long.
When we took over management of the property last year, we immediately addressed years of differed maintenance to help make the property more presentable. I recall that made you upset and we discussed your concerns over the phone. Recently, you reported a theft issue for which we advised you to file a police report. I recall that also made you very upset. I've looked into your maintenance requests and it appears all work orders were addressed in a timely manner.
I hope my explanation gives you insight on the role of a property management company and the fiduciary responsibilities we have to our clients. If you would like to discuss this further, I'm happy connect with you over the phone or in person at our office in Sellwood. Best regards, Todd
Positive experience: PMI Bridgetown provides great services in terms of securing great tenants and ensuring their needs are met throughout out their tenancy. No complaints there. Their management of tenant issues was excellent. Theirs tax paperwork was straightforward, and I appreciated that when it came time to file taxes as a landlord. I would not recommend working with PMI Bridgetown on maintenance or repairs to your property. PMI Bridgetown managed one of my properties for two years. Things were relatively smooth when no maintenance was required. When maintenance is required, PMI charged a 10% service fee for any vendors they procured and coordinated for work on a property, per their service contract. I agreed to these terms, and regret doing so. When it was time to turn over my property, hardwood refinishing and general handyman services were required. The hardwood refinishing representative incorrectly measured the area to be refinished, overcharging for over 40 extra square feet of work. They also proposed $/sq ft prices that were between 5 and 10% higher than those I was provided by contractors from whom I requested bids myself. This issue was corrected, and the invoice was revised, but I was frustrated at having to audit this work given the fact that PMI Bridgetown was coordinating and charging me a service fee for their involvement. The general handyman provided two separate invoices including the same scope of work, and PMI did not catch that before sending both invoices to me for payment. One of the invoices was for approximately twice the amount the other was, for the same scope of work. Again, the only reason this issue was identified and corrected was due to my review of invoicing. I was perplexed as to what services I was being provided by PMI Bridgetown in their coordination of these repairs. I requested that the 10% service fee be waived in both of these instances, as I ended up communicating directly with vendors to discuss multiple mistakes on invoices and repairs. My experience was that PMI Bridgetown was not very helpful and did not do much on my behalf to anticipate contractor errors, or provide help to resolve them once they were discovered. PMI Bridgetown did not refund the 10% service fee in either of these instances. This was disappointing, as I devoted a lot of my personal time to rectifying these issues. If you do choose to work with PMI Bridgetown for property management, I would recommend coordinating your own vendors for repairs and home improvement activities.
Kenzie, thank you for your honest review of our services. We are always open to receiving feedback on how to improve upon our services. Given the circumstances, I believe your review is a bit harsh and unfair.
Communication is the foundation of any good relationship. We knew well in advance, over 100 days, the tenant was moving out. The plan was you wanted to handle all repairs yourself (similar to how you handled all make ready repairs before our relationship started). However, two days after the tenant moved out, you requested PMI Bridgetown handle all repairs stating “it's quite a bit of work for me to take on” and “I reached out to floor resurfacing contractors upon seeing the floors yesterday, and learned most are booked out for the coming weeks”.
We were straight forward and informed you that we book our property turns weeks in advance with our vendors but would do our best to assist in completing the repairs in a timely manner. Knowing you were moving back into the house a week later, we rushed to have all repairs completed. With the exception of the hardwood floor refinishing, all turnover repairs were completed within four (4) days of your last minute request to have us handle all repairs. We provided you with two hardwood floor estimates for which you approved the lessor of the two estimates. The hardwood floor refinishing was completed three weeks later.
Yes, the flooring invoice that consisted of the three rooms was off by 40 sq ft and wasn’t caught in our audit process. Two hours after informing us of the discrepancy, you had already contacted the vendor yourself about the issue. The invoice was quickly corrected.
As you learned, sourcing vendors, scheduling and lining up repairs can be time consuming and extremely challenging. That’s one of many reasons that makes us so good at our jobs. We are upfront from day one that all vendor invoices are marked up and that we negotiate discount rates with our vendors. We carefully source and vet all our vendors. We pride ourselves in aligning with vendors who provide quality work and represent us well. We believe you get what you pay for and cutting corners leads to larger issues.
We are glad we were able to resecure your house as your primary residence, were able to rush and handle your repairs in a timely manner. We wish you well in your future endeavors. Todd
Fantastic experience: Great experience with Todd and his vendors in rehabbing condo that had been neglected vacant. Condo is now on the market and looking good.
It’s our pleasure to help, Suzanne! We align ourselves with outstanding partners so you don’t have to worry about the details and get a finished project you are happy with. Win win!
Fantastic experience: I made sure to find a property manager I had confidence in first, before even shopping for a rental. Todd and his team made the venture possible. Things have gone smoothly, and I'm pleased.
Andi, it gives us great pleasure knowing we give you peace of mind that your investment property is well cared for. We appreciate working with you as well and look forward to helping you grow your rental portfolio!
Fantastic experience: Easy steps, fast and personal process to get a new house.
Thank you for your feedback, Irving! We try to make our processes quick and easy for our clients and tenants.
Fantastic experience: Todd has been outstanding to work with. We slept easy knowing he was taking care of our property. We will use him on our properties in the future.
We love knowing that our services help resolve your concerns and allows you to sleep better at night. We hope the sale of your property goes well. We're always available if you need us, Steve!
Fantastic experience: Todd is great to work with, his professionalism with clients and meeting their expectations and his timely communication were very helpful to get things accomplished
We carefully align ourselves with vendors who have the same level of professionalism to help ensure our expectations are met. Thank you for being a trusted partner, Julie!
Negative experience: I spent 45 minutes driving to his office out of my packed schedule to meet with Todd at a scheduled time. He called 12 minutes before the appointment to ask who I was and what I needed; he was unavailable to meet in person. Well, I'm a homeowner looking for a Property Manager, and when I filled out ALL the mandatory fields in his online scheduling system it was not required to state who I was and what I needed. Waste of time out of a busy, busy day. Maybe he's a decent PM, but if he can't manage mere appointments....
Jeff, as I tried to explain to you on the phone before you screamed expletives at me and hung up, the Calendly appointment you booked on my calendar on a Saturday for a Monday morning appointment did not state the purpose of your meeting, a location or have any contact information for you other than your email address. I was happy to talk with you over the phone as I was out in the field for appointments. However, you did not give me the opportunity. We try to align ourselves we people we enjoy working with and are level headed. This is especially important if / when the time comes we need to have a difficult conversation about a property issue. Best of luck in your search for finding a suitable property management company to handle your needs.
Fantastic experience: Professionalism, Quality, Responsiveness and Value I selected PMI and have Todd about a year ago for managing our property. Todd and his Team are very quick in respond. They keep me up to date on the progress, resolve any issue or problem in a timely manner and effectiveness. Todd is trustworthy and know how to solve the problems. I am appreciate for all his hard work. Todd and his Team are the best and highly recommended.
Quang, it’s been a fun and challenging first year. We are so happy to have earned your trust. Thank you for being such wonderful and responsive clients.
Fantastic experience: Had to move in sight unseen as I was coming in from out of town, but the application process was easy and office staff was really helpful and accommodating.
Dulce, we’re thrilled to know we made the process easy for you and supported you in throughout the process. Please don’t hesitate to let us know if you need anything.
Fantastic experience: PMI Bridgetown has been incredibley responsive and accomodating. It's been a pleasure working with Todd, the owner, and Ken- both of whom have bent over backwards to be sure we feel comfortable as tenants. If you're viewing a property managed by PMI Bridgetown, consider that in your decision to rent as a major plus.
Thank you for your glowing review, Adam. I’m glad we were able to connect and address all your concerns. Please don’t hesitate to reach out if you need anything!
Negative experience: I understand that this is a hot market but you can't play with people's time. I was the first person to enquire about a property, set a time to see it and saw it fist when it was available. Drove 45 min and I was there at 8 am just to make sure I was the first for everything. Liked the house and wanted to apply. Called the PMI to ask how do they prefer to apply and they were already processing applications? What??!!!! Why didn't you cancel my viewing? Why no prior communication about the process? The time will come when the market won't be this high and your reputation will matter. How you take care of people now will say a lot about you in the long run.
Ana, we understand everyone’s time is precious and finding a new home can be a stressful process. We are required by law to process completed applications on a first come first serve basis. We disclosed that information in the marketing description for the property you are inquiring about. Properties located in Portland require a 72 hour notice of the application period including the start date and time in the marketing description. The property in question is located in Beaverton. That may be where some of the confusion is coming from. Inquiring about a property and/or being the first to view it does not give prospective tenants first right of refusal. Due to the high response and number of applications received for this property, we are pausing all showings as of this morning. We regret not sharing this information with you sooner. We made the decision when our office opened at 8:30am this morning. Your viewings was at 8:00am. If you would like to inquire or apply for any of our available properties, please feel free or call us for further assistance. Best regards, Todd
Fantastic experience: My experience dealing with PMI and Todd the owner has been outstanding. If you want a reputable company and a person of integrity handling your properties, this is the company and Todd is the person.
It’s a please working with you, Paul. We value our partnership and look forward to many years of success working together!
Fantastic experience: I switched to PMI almost a year ago. My previous property management company was lacking in all phases of communication, to the point of perpetual frustration (not to mention they kept switching my property manager about every six months). I reviewed and interviewed several property management companies, and even toyed with the idea of selling my unit. I explained my number one expectation was good communication - especially when problems arise. Todd Schectman of PMI Bridgetown promised good communication - and has absolutely delivered! Email and texts typically work best for me, and he and his team are responsive and detailed in all phases of communication. I’ve had *several* issues with water damage since I’ve owned my condo, and I’m currently working through a challenge (!!) with a repair to my unit caused by a neighboring unit. Todd and his team have helped me keep my sanity throughout the ordeal. He is organized, responsive, and knows his stuff. I know my unit is in good hands. I just wish I would’ve found them sooner.
Hilary, it gives us tremendous pride knowing we've eliminating your frustrations and provide reliable services. One of our main goals is to always be a resource for our clients and handle any situation that arises. We also understand that communication is so important in all aspects of life. It's especially important in business and when stressful situations occur. Thank you for trust in our services!
Fantastic experience: Todd is on top of all aspects of his job. Very professional!
Thank you for acknowledging our hard work, Jan! I’m very fortunate to have a great team around me to help provide excellent service to our clients and tenants.
Fantastic experience: As a previous business owner I had the opportunity to work with over 400 property managers. I have seen the worst and a few of the best. What I can tell you about PMI and Todd, is that they are THE BEST I have ever worked with. Not only are they quick to return calls, emails or texts they follow through! They manage 3 of my properties and from the moment of transition to current day activities, pandemic included, everything is running smoothly. The amount of stress they have taken off of me is incredible. I don't worry anymore about the properties or how to deal with my tenants. I would highly recommend them!
Kelly, it means the world to us to know you are happy with our services, are worry free and have complete confidence in our services. As a self managing landlord of nearly 7 years, I understand the challenges and stress associated with managing your own properties. We are thrilled to work with you and be the rock you can rely on. Thank you for your review of our services!
Negative experience: This people are very unprofessional!!! They have no idea what’s going on with the properties they have listed. Ken told us they were not accepting applications for the property we were interested in one day and the next day he said they were done taking applications and were about to select a tenant for the property. We did not get the opportunity to apply for a house we really liked. Thanks Ken!
MP, we understand securing a new home can be a stressful process. We are required by law to process completed applications on a first come first serve basis. Once an application has been approved, we stop accepting new applications and deactivate the property online. While we are deactivating the property, we let all applicants and prospective tenants know the property is no longer available and encourage everyone to view our available properties on our website. Please visit www.www.pmibridgetown.com and go to “Our Properties” to see if any of our available properties meet your needs. Best of luck with your search. If you have any questions or would like to discuss your experience further, please call our office and ask for me. Best, Todd
Fantastic experience: PMI Bridgetown was extremely professional during the whole rental application process. Communication and instructions were excellent, both directly via phone and text, as well through their automated application. The apartment I rented was in top condition. I was allowed to view the apartment more than once before I signed the contract. I also like the fact that they have an online portal to make payments and if needed request service or maintenance. I definitely recommend PMU Bridgetown to anyone looking for a place.
Thank you for your positive review, Romeo! Searching for a new home in a competitive market is difficult. We want to provide clear and professional communication so you can focus on making the right decision. We are thrilled you are having a great experience working with us!
Fantastic experience: I reached out to PMI Bridgetown about an investment property in Madras, Oregon that I was interested in purchasing in order to get more information on the potential rental income and information on property management services. Todd was very knowledgeable about the rental market, provided me a with a rental analysis on the property and talked through all facets of property management. Todd followed up his conversation by recapping their rating structure to me in writing to ensure everything was clear and concise. It was easy for me to see how much Todd enjoys his work and wants to earn my business by providing excellent service. A+++++, I would not even waste a minute of your time looking for someone else or a different property management company. Todd is it and your number one stop for all things property management.
Hamid, thank you for acknowledging our dedication to becoming a reliable and trustworthy real estate partner. One of our goals is to always be a resource for our clients by offering reliable information, solutions to your property management needs and clear concise communication. We have all the tools and resources of a large property management company as well as the service, integrity and trustworthiness of a local family run company.
Fantastic experience: Todd and Lanni were wonderful to work with! They were very professional and guided us through the application process and moving questions!
Jennifer, it's a pleasure assisting you. We are thrilled you and your family are moving into such a wonderful home. We hope you enjoy the next chapter of your lives there.
Fantastic experience: They have been awesome. Super responsive and very understanding. No complaints what so ever! Amazing people at PMI Bridgetown and wouldn't have wanted it any other way. Moving can be super stressful but they made me feel very welcomed an homey. Todd, the owner has been nothing but excellent. Will recommend them to anyone planning on moving.
Abel, you have been super awesome as well! We understand moving is stressful. Our goal is to make the transition as smooth as possible by tending to your needs and ensuring you feel comfortable in your new home. Thank you for your positive review!
Fantastic experience: We were looking for a good property manager for our property in SE Portland and it was great to have someone local and close by like Todd. He was professional and responsive and gave us good insight on the local rental market. We also had some work that was being finished up in the house and he was helpful in making things work.
It is a pleasure working with you, Steve. We look forward to managing your property for many years and being a trusted resource for your investment property needs.
Fantastic experience: PMI Bridgetown Properties owned by Todd Is the best Property manager we ever used. We interviewed 4 other companies near Portland, OR about a year ago to manage our rental properties and chose PMI Bridgetown. I had just given notice to the old Property Management Company and had a vacant home waiting to be rented out. I showed it to Todd, owner of PMI Bridgetown and he immediately got to work marketing it for rent. That day he took pictures and the next day he had it on the market. Soon he had the first applicant screened and had it rented. We were so happy and knew we had found the right property management company! We have since transferred him the rest of the homes from the other Property Management Company we were using. ( Some property management companies become too big which can cause neglect. Inspections were needed to avoid deferred maintenance. Time to respond to tenants and owners is key. Todd at PMI Bridgetown surpassed our expectations for a management company. Todd S. is extremely experienced dealing with people, smart, a hard worker, and has a warm, but professional personality. He has been able to handle any situation that comes up for us and is better than any other property manager we have used before. He keeps up on all the new and intricate Portland rental rules which constantly change. He is honest and the tenants all like him. He promptly did all the yearly inspections on the homes that the other company missed doing (for years) on all our properties. E Mails all info to us to keep us in the loop. He quickly scheduled all the repairs and many maintenance issues the other company did not have time to do. Todd uses technology to determine market rents and sends us the copy of what they say is the market rent. Our input also adds to mutual rent amt decisions. His pictures and marketing descriptions are beautiful. Showing nicely in all the rental sites online. Todd is great at communication. Who knew that simple e mails saying “this repair has been done” or “this rent has been paid” would be so nice and welcome for us to have but it is great! Todd has positive, clear, and pleasant communication. PMI Bridgetown is completely in touch with what owners and tenants want! Responsiveness too is great. One property management company we interviewed strangely asked their owners for two days lead time (request had to be sent by owners in an e mail to the PM) before they would respond to owners. I feel lucky that PMI Bridgetown has transparent and professional communication and does not restrict our contacting them. Extras: Todd at PMI Bridgetown has access to attorneys in case clarification in a rule or law is needed regarding rental homes in Portland. He has smoothly ordered maintenance for any of my properties that need it. I will now be able to trust that the maintenance will be done in a timely manner. We appreciate having a good Property Management Company like PMI Bridgetown watching over our properties. I can sleep at night. Todd, the owner of PMI Bridgetown, seems to like the challenges of being a property manager because he does it so well. He helped my tenant who was behind a year in rent because of pandemic, to get some rent help to become current . I have given Todd’s name to friends who need a property manager and they like him too. PMI Bridgetown continues to be the best Oregon Property Management Company that we have ever used!
Barbara, we are so grateful you chose us to manage your properties. Knowing all the years of experience you have managing your own rental properties and the challenges we face along the way makes reading your review of our services even more rewarding. You touched on many of our brand promises; honesty, integrity, excellent communication, and availability of management. As a self managing landlord for many years, I strive to ensure we take care of all the properties we manage as if they were our own. Thank you for being an outstanding client and telling your friends about us. We look forward to many successful years working together.
Fantastic experience: We worked with Todd to assist with getting one of his units ready for rent! His request was painting walls and ceilings, plus sealing the units floor. During the process Todd was very professional and responsive while we worked through the project from the very first call, until the project was completed. It’s very obvious he takes pride in his rentals.
Hi Cindy, thank you for recognizing our professionalism and the pride we have caring for our rentals. The work you performed was excellent and reflects the quality we want for the properties we manage. We look forward to our next project together.
