Fantastic experience: Over the last few years my wife and I have been looking for a piece of property on the Savannah River in North Augusta for retirement. I met Justin Bolin while walking properties as he currently lives on the river a few years back. What a great meeting. Justin is very knowledgeable and savvy with Real Estate and he takes great pride and effort in caring for his clients. Fantastic experience: Donald Thompson, I refer to him as Don, and the Man that gets it done! That’s what he promised me from the beginning, and what he delivered. We had a house to sell in Wrights Farm in Grovetown. Don was our 6th realtor, and we had seasoned realtors 2 of them before him that thought Zillow was going to get it done. One got my house pending with her own customers, and screwed the entire transaction up. She lied the entire process holding our house up for 3 months which then caused people to think something was wrong with it, and there wasn’t. Then we had another well known realtor from Meybolm who quit on us we got an email that her mother passed, and she just couldn’t deal with our realtor in NC on our purchasing end for our new build. Well Don didn’t sugar coat or promise a date, but he knew he’d get it done and within 2 months the house was pending after a year and half and it sold 2 weeks ago. Don is the kind of realtor that does the videos, open houses, Broker open houses, and actually cares about his clients. He even called me weekly to check in make sure we didn’t need anything. He is still in touch making sure we are Happy in our new home. There is no one better than him that I would recommend in the CSRA, and without a doubt that man cares about you and your families well being!!! Don gets it done……give him a call you will not be disappointed!!!!

Negative experience: I've read the recent reviews and have also written a review after purchasing my home. Justin Bolin represented the seller. Unfortunately, I have to change my rating from a two star to a one. I won't go into details, however I honestly will not recommend.

He helped our family with the entire process from marketing, inspection and was almost very responsive to any questions we had along the way. Call Justin or a team member if you need to sell or buy. The entire team had one focus, help you make the best decision for you and your family. I sincerely appreciated every aspect of the process and I knew that if I ever had a question or a concern they always answered the phone (no matter the time). Negative experience: So not satisfied with the home I purchased with Christina. Signed in Jan, didn't move in until February. She knew absolutely nothing about the home because it was with another realtor and realty company. I felt pressured into buying as I was told 2 others were looking at the home and I had to make an immediate offer, first time buyer and veteran using her va loan. Since Feb I've experienced high electric bills due to old windows and doors without seals and holes in the flooring by the doors and plumbing issues causing water damage and leaks with flies because of all the water. Dishwasher wasn't properly installed and that's causing water to back up in the dishwasher that I NEVER USED. She also had me speaking with a broker within the firm but it changed once the original house I looked at she suggested against it because it was a modular home, then referred me to herclose friend who's a mortgage broker out of Arizona who works for UWM, also found out that the seller was already in contract to buy another home as I was rushed to sign for this home. Everyone got a check the day of signing which I was lied to about that also. I'm utterly disappointed as I knew nothing about purchasing and was using my VA loan to purchase now I feel stuck in a expense old house my disability is 3700 and mortgage is well over1500 why would you allow me to purchase I said I wanted to wait but constant pressure from both. I have all my emails and text messages with my concerns. Seeking a real estate attorney ASAP

Negative experience: Claire Cooper texted me around 6pm - 7pm regarding a callback from a voicemail I had left her several days prior. I was excited to see a charming home in the Augusta area. Unfortunately, we could not proceed further in the process. I was shocked by her response. To put it bluntly, she treated me as if I were uneducated and inferior. Claire could not contain her unethical behavior even in a brief text exchange. I was thankful that she revealed her true colors early on in this process.

Negative experience: Very disappointed that I was played with like a toy. Wanted to look at a home. Made appointment times only to find out they just wanted to play with me. Never got to look at a home I was interested in. Mad that I miss money on my great paying job thinking I was going to get to look at a home. Very bad business no communication what so ever. I'm highly upset. Guess that's a sign it wasn't for my family

Negative experience: I do not recommend buying a home through this realtor. Especially if the home you are purchasing is a home built by Carbon Construction Homes. We purchased a home in January out in the Mallard Creek subdivision in Burke County and have had multiple issues with the home and with water drainage on the property due to ungraded land. Vander Morgan Realty is onsite and shows homes to potential buyers. Vander Morgan Realty was also present at our closing in January. We have had multiple issues with the unprofessionalism from the entire staff at Carbon Constuction including the owner. Mr Bolin and/or his staff informed a realtor who questioned him before showings a home in our area about the issues esp the water drainage problem that “ We tried to resolve the issues but they got the County involved.” And also stated “ Almost every buyer in the neighborhood got their own property graded”. My Bolin and/or the staff member who said that. Who is we? Vander Morgan Realty did not contact us EVER. You are a blatant liar. And it is an absolute untruth that all the home owners in Mallard creek got their own land graded. Only 1 buyer graded their own land. All the other buyers are having the same issues with flooding on their land. You dont have to take my word for it. Just knock on any of the neighbors doors and ask them about their experience. They will tell you themselves. We live out here. And WE know first hand. I despise a company that would go through great lengths to lie, hide and conceal. You are very aware of the issues that all of the residents in Mallard Creek are having. Especially since you and Carbon construction are how did you say it. “We”. Burke County got involve at our request to assist with the eroding ditch and the major water drainage issue in our backyard because Carbon construction refused to do what they agreed to verbally before closing and in text messages between us, the owner and his staff. It is our right to investigate any legal avenue to resolve issues with our new home and WE WILL continue to do that. You are not and never had been privy to the conversations and texts that we had with Carbon construction staff and owner nor the unprofessional responses and/or work we have received from them. All we ask is that they keep their word and they have not done that and refuse to till this day. Our land is ungraded , floods and is soggy and wet all the time, there is no way for the water to drain naturally from the land. There is debris from the development of the land ( tires , trees, etc etc ) that the workers pushed to the back of the land and just left there. We’ve had issues with the fuse box tripping and still do to this day amongst other issues. All of the properties out here are like that. The Burke County rep that came out looked at the property drainage and eroded ditch and agreed there were issues. We have a very real issue and it is not to be take lightly or spoken about as if it does not matter because IT DOES. We have been under tremendous stress since moving out here and worry about what will happen next with our home. Your company continues to show homes in this area knowing full well most of the neighbors have issues with their homes and/or property. Potential buyers if you are considering buying a home in Mallard Creek via Vander Morgan Realty. Do your research!! Do not sign anything at your closing until everything you want is written in your contract. Carbon construct made promises before closing and in text messages ( which we still have) after closing that they would grade our land . They have not done that. It was only when they were contacted by Burke Co. that wanted to refer back to the contract. They broke their own contract with all the text messages they sent to us promising to grade our land. Why would your company show homes to potential buyers in an area where there are known issues is beyond my understanding and egregious. Quantity will never beat quality.

Negative experience: When they think it is your fault it is your faults. And charge you directly without notification without charge details sheet even it was not in the paperwork . Just let your money go and no talking anymore. When they charge you whatever you must pay. Be careful every details even it is not in the paperwork. Good luck!

Negative experience: Would not recommend Realtor.... gave incorrect HOA info. prior to CLOSING... After asking a total of 3 times trying to get a definitive answer..... But instead, She Decided to behave oblivious when asked about the issue at the closing table. This was very embarrassing and unprofessional.

Fantastic experience: We used Justin Bolin to sell our home in Blythe and he was outstanding. Before choosing a real estate agent, we did a lot of research to see who the best choice would be based on the investment they make into selling the property and how they promote their listings. The VanderMorgan Reality group stood out as the best the CSRA has to offer: their social media presence was strong, and I could tell they put a lot of work into their listings. When we met with him at our home, he spent time answering our questions, providing objective data regarding how many homes they sell, how long their listings typically stay on the market, and providing tons of info on the selling process. We were concerned that our house, which was in Blythe and older would be a hard sell. Justin made the process incredibly easy and took extra steps like giving us staging tips, having professional photographs taken, and a lot more. When we saw our listing, we were blown away! His hard work and knowledge of what it takes to sell a home really paid off - our listing looked amazing and knocked out the competition. The first buyer that saw the property put in an offer and in the first 24 hours of listing we had 4 offers above asking price! Our house went under contract 3 days after we put it on the market. We accepted and Justin walked us through every step of the closing process. It could not have been a more pleasant experience. I highly recommended Justin and the VanderMorgan Real Estate Team to everyone I know. He is a true professional and a genuinely nice guy. I realize it will not always be this easy to sell your home, but I think you'd be hard pressed to find a better Realtor.

Fantastic experience: I'd been through a long, rough financial spell that has been difficult to climb out of. I dreamed of owning my home again but figured I wasn't to that point yet. Still, occasionally I'd call here and there about a home. I almost gave up entirely after talking to the elderly owner of another realty. The minute I mentioned credit issues her voice and tone changed. I could practically hear her nose curling. She refused to have anything more to do with me. I did make another call though, to Mitch Courson at Vandermorgan Realty. I'd spotted a repo that had been bought but I hoped would fall through. It hadn't and I figured I couldn't afford anything else, but Mitch was so encouraging and positive that we could work together. He introduced me to Rhonda Sharpe at Prime Lending. He was patient and attentive, giving me a number of homes to look at and guiding me through them. Rhonda led me (maybe dragged me a few times) through the loan process. The last time I purchased a home, you applied and if you were accepted, you signed papers. Now, lending institutions explore every nook and cranny of your life. I closed on my home today, my official new beginning. Mitch's wife, btw, handles the insurance and she hunted high and low for the best rate. The entire experience has been a positive one and I am grateful to Mitch, Rhonda and Annette for all their hard work.

Fantastic experience: For the past 6 years VanderMorgan has handled all my investment property purchases. Recently I referred a family member to them to begin there investing journey and I witnesses Justin Bolin and Team VanderMorgan lead, guide, and direct my family member to landing his first property as they did for me. Just works whatever hours it takes and his vast knowledge and acute attention to detail make my real estate investing operation flow very smoothly.

Negative experience: You can tell I was not on there important list, I have e-mailed and called and have yet to receive a call or an email back. I did not feel welcomed when I walked through the door and stood there for ten min and waited to acknowledge due to a conversation three associates where having. Now I just want to see if I can get a refund.

Negative experience: I’m not exactly sure where to start. Could be that I only used Vandermorgan because we had such a great experience with Cory when he was working there. To our dismay, when we went to sell our house after a particularly rough separation, we learned that Cory no longer worked there. So we went with the owner, Justin. This experience started out fine. But as time went on, it kept getting more and more unprofessional. First, who texts their clients instead of picking up the phone to make a call? Second, who throws a tantrum like a child when they do not get their way when they want it on their own terms? I woke up to a threatening text at 645 am from Justin saying if we didn’t sign the paperwork (BEFORE my attorney had a chance to look at it) then he was pulling down all the signs, the lock boxes, renigging on our contract with the buyers and was going to have his attorney place a second lien on my house. So, if you wanna work with someone who will run off your buyer, be extremely unprofessional and threaten you via text message and ungodly hours, then this is most definitely the place for you!

Negative experience: Realtor John Pencille did a exit walk through with the owner I formally rented a home from. John was not the agent when I leased the home, so I was confused as to why he was there picking out things that needed repairs. The owner did not want to make any upgrades to the home. John walked in the home and failed to introduce himself and another rental agent that accompanied him brought her small baby to the walk through. This was very unprofessional. I would not refer this company to anyone if this is the caliber of their other realtors. The realtor John lives next door to the property and wants to control who moves in because he is the Homeowner Association president. He wants the neighbor to have a particular look. Rude and unprofessional. Happy to be in a new home with nice welcoming neighbors. :)
