Provision Property Management of Annapolis

Fantastic experience: I wanted to live in my rental for a while before reviewing and I must say, this has been one of my most positive rental experiences in my entire adult life! Provision has been the only landlord company I've ever had that understands; to them it may just be a rental property but to the tenant it's their home. Any issues I've had have been promptly addressed, my wash/dryer and dishwasher did not work during my initial weeks of living here and they replaced them in under a week after being notified of the issue. The move in process was incredibly easy, Ross, is very kind and informative. The self guided tour of the rental was ideal with my work schedule! The tenant responsibilities, costs and lease terms were discussed and made transparent before signing a lease, we were also given the opportunity to review the lease agreement for some time before signing (this was the least amount of pressure i've ever felt when signing a lease). We are sent email reminders when things need to be completed, like filter replacements for our HVAC system, this is so appreciated (especially with my work schedule, I often forget things on my to do lists lol). Overall, a very positive experience thus far, being able to feel like this is my home is the best part, I've had some very sour experiences in the past like maintenance entering my home without notice and not addressing issues (my last place I spent all summer with no air conditioning!) Provision has been very clear, communicative and understanding. Highly recommended checking them out if you are looking for a new home to rent! :)

Fantastic experience: Best Property Management company. I have managed my own rentals for about the past 8 or so years. However, I am having some health concerns this year so am unable to manage them and decided to hire Provision Property Management to help me out. Not only did their entire team help me get the property updated and rented they all went above and beyond to help me feel comfortable. They were very patient with me and my delay in getting some paperwork and other things they needed. This review does no justice to how wonderful this company has been both professionally and personally. Negative experience: Been dealing with this since I moved here in February pay high rent and had flooded water coming from the toilet up through the shower. Toilet paper all in my shower along with whatever nasty dirt from outside. They’ve came out and told me nothing is wrong with my plumbing multiple times. Got a jacuzzi tub biggest selling point of this house also doesn’t work haven’t used it in 10 months I’ve been here. Complete joke I’ll be leaving before my lease is even up my lease is up in February and I’ve already started making my way out of this disgusting joke of a company. Beware because the things that they sent me and the prices and fees, they sent me to fix things in this house. If it’s broken it’s clearly a scam. They want to charge $25 to change a wall outlet if they need to when those are two dollars in the store Thousands of dollars to repaint a room if they need to, but when I moved in here, there was gum stuck to the floor. The kitchen cabinets were so sticky full of grease and disgustingness. I would never rent from these people again. Let me add a few pictures of the kitchen. Fantastic experience: I strongly recommend Provision Property Management to all landlords and tenants. We interviewed a lot of different companies before settling on on Provision. The other companies gave lowball estimates for how much we should charge for rent, probably to keep their average time to place tenants low. Noah, not only meet us at the property, but also ran comps and gave us a suggested rent that was so high I thought he was joking. We said if he could get someone at that rent, consider himself hired. He took photos and had the house listed the next morning and after a week we had decided on a tenant. Noah was spot on! Not only did we get a great tenant quickly, but also at a higher rent with lower fees than we had budgeted. And their exceptionalism has continued with management. Noah keeps me in the loop with any maintinance/repair work, even lays out my options to save myself some money. We look forward to many more years of partnership with Provision!

Fantastic experience: My fiance and I toured a townhome for rent through Provision in December 2021 and were able to move in the first week of January 2022! Noah was a pleasure to work with and the move-in process was so easy and smooth! The property was well taken care of and we are loving the space! Fantastic experience: We could not be HAPPIER!!! We rented our home a month ago. We absolutely love our place. We have had a couple of issues come up. Noah has been right on it. Doesn’t matter what day of the week or what time day or night. 5 stars aren’t enough for this company. This company is a rare property management company, they actually care about the tenant as well as the owner. We are planning to stay long term, doubt we will find better PEOPLE to rent from.

Fantastic experience: I’ve been a tenant with this Provision Property Management since May 2019 and I am very pleased with the entire experience with them. The application process was smooth and quick and the townhouse was immaculate when I moved in and was exactly what I was looking for to rent. I have only had 1 maintenance issue and the response time to fix it was immediate and I know if any other issues arise they will address it accordingly. The company as a whole is very attentive to my needs and I would highly recommend them to any of my friends and family, as well as anyone who may be searching for their next rental! I am have had too many bad experiences with other rental agencies in the past but this company has by far exceeded my expectations. There customer service and responsiveness to tenants make people comfortable and happy, which in turn minimizes turnovers. If your self managing do yourself a favor and give them a call.
