Negative experience: honestly have nothing good to say about this company. The staff is extremely rude, and if you ever have an emergency, don’t expect them to care or even respond. I lived in this home for two years, and communication was always an issue. Unfortunately, I was involved in a horrible car accident and had to focus on recovery. Because I was no longer able to work, I had no choice but to move out and break the lease. During this time, my ex-husband and my sister both tried to contact the company on my behalf, and no one ever answered the phone or returned calls. If you are looking for a company that is responsive or compassionate during difficult situations, this is not it. The list of issues goes on. I do not recommend this company at all.

Negative experience: RUN! This company does not care about their tenants. Close to impossible to actually get a hold of anyone with issues. We were left without working air conditioning for 6 months in hot Florida summer. Left multiple messages and voicemails and seemed like no one really cared that our house was getting up to 90 degrees most days while we have animals because we never heard back. This made our electricity bill almost 700 dollars every month. Also pretty certain there was mold in the house because we were sick pretty much every day we lived there until the day we had enough and moved out. Do not rent from this company. I could go on with all the issues we had while renting from Citravest but i think this is enough of a warning.

Negative experience: 7 años viviendo ahi pagando bieny perdimos el trabajo y quisimos que nos consideraran ya que le cuidamos bien la casa, y nos amenazaron con dañarnos el credito, y saben que? aveces es mejor portarse mal y no cuidar nada.. pq cuando uno pierde el trabajo y hasta el que nos arrenda no quiso romper nuestro contrato despues de 7 años fieles no merecen nada bueno… en fin vendiron la casa luego que nos hicieron pagar una casa vacia nos dejaron sin un centavo , pesimo servicio jamas arreglaban nada, la casa sin pintar por mucho tiempo y pesimo costumer service…

Negative experience: Kept my full deposit of 1750 over an oven door they claim was broken which I totally agreed. It was broken when we moved in we documented it and we even put a work order for it and it never got fixed. So in the end they kept 1750 dollars over a door that was already broken and a few blinds and said the bushes were over grown even though I had the landscape company out the day I moved out and have pictures. Then ignored email after email trying to figure out what was going on but eventually that’s the answer I got but they never did send any proof or send any receipt when I asked about it. Wouldn’t have spent all them hours on the house leaving it in immaculate condition if I would have known citravest was hurting for money that bad and just making excuses to keep your deposit.

Fantastic experience: Been in our home for almost a month now and love it, Madi (realtor) was amazing and answered my multiple emails quickly. I’m very happy in the quality of the home and neighborhood. They provided everything I needed to get set up efficiently with electric, water and trash etc. will stay with this company for as long as I rent. Thank you Citravest!

Negative experience: Can I give this please a zero , don’t rent from this company they take months to fix stuff , I open a ticket about water coming into the home iam renting it took them almost 2 months to fix it and numerous phone calls , they also close tickets without fixing the problem this is the worst company to rent from I put another ticket about the washer machine being broken and they took a month to send a new one the only thing is that they sent it to Ocala and I live in winter haven now I have to wait another month to get a washer machine , I have to go do laundry out side because of this and lost two days of work waiting for this people on holidays time . I would not be renewing my lease with them .

Positive experience: I've worked with Mark, Kristina, and Madi for several years and they have always been prompt and professional in managing my properties. 4 stars because there is always room for improvement, but Citravest has been a net-positive for me -- they help reduce headaches instead of causing them, and I am grateful.

Negative experience: Couldn’t say enough bad things about this company and their employees, especially Pury Martinez. They moved us into a house with known pipe issues and it caused constant sewage flooding into the house for the 12 month period we lived there. Not to mention countless other issues. The staff is robotic and unempathetic. Wish I could leave a zero as one star is far too gracious. Keep your money far away. Don’t think it won’t happen to you. It will. Do NOT sign a single thing with their name attached to it.

Negative experience: I wouldn’t recommend this company to my worst enemy. We were renting a home and offered a renewal lease with a cost- we agreed. A month prior to the renewal Citravest came to our home and taped a letter to the door (no call, didn’t knock) telling us we had 30 days to vacate due to the owner deciding to sell. When we called and spoke with Pury Martinez we were told they “made a mistake” and would extend the date to move out to 60 days but if we located a property prior to the end of our current lease there would be no fees associated with ending the lease early. We moved on applying to new properties as we have a high schooler we needed to keep in the same school. When we asked for what pury advised on the phone we were called liars. They refused to uphold their agreement, and played dumb- ignored questions. I pointed out multiple areas of the lease which state they can not advise on non renewal less than 60 days before lease end (which they did)- they chose to ignore this and tell us “well that’s why we gave you 60 days” after WEEKS of trying to show them they were acting in bad faith they agreed to no penalty. They kept trying to get us to use citravest to find a new rental and then even tried to sell us the house they were kicking us out of. We told them no no less than 6 times. We had issues beyond this (air not working, waiting WEEKS to get our dishwasher fixed, being harassed a week after moving in asking us to seed the lawn) but we didn’t want to deal with the hassle of moving again. I’d recommend recording any conversations with this company - they do not care about anything but their bottom line and clearly their employees lack proper training regarding customer service.

Negative experience: Terrible company to even ATTEMPT to work with if you’re moving from a different state. Application is basic and doesn’t ask for basic proof of documentation so you’ll be emailed to provide information you’ve already Provided as well as secure information such as medical letters and your IDs via email. Realtors are rude and all showings are in person. Since coming to Florida to look for homes all homes have been self tours allowing for flexibility if you like myself are moving from states away.

Negative experience: They base everything off of credit, if you don't have it then you are out of luck.No need helping someone who has a family who really needs a home for there family.They are just looking for some one with good credit and I guess a guarantee they will get paid in there eyes.Good luck

Negative experience: I do not recommend this company. The house I rented: 206 hyacinth Ct, has the BIGGEST cockroach infestation that I tried getting rid of for a whole year. No help with the pests from them. House was very dirty and dusty upon arrival and carpet was coming up along with the fake wood. Air filter was also nasty and was replaced. The a/c blew out twice during our time and the fridge broke out of no where but was replaced. This house is only 5 years old. Door to house was a personal safety concern as the code was very easy for someone to figure out and the knob to turn did not lock. Was fined my security deposit for this. Will never rent from this company again.

Pury is also knowledgeable and our go-to person for any questions or concerns. Never gets tired of us and responds promptly. Whenever we have an issue, it's always resolved quickly. Negative experience: This company is a joke. First we rented in a gated community. They took 2 weeks to give us the gate code and that was after 6 submitted tickets and more than 20 calls. Meanwhile we were stranded waiting for others to open the gate to follow behind, which isn’t right. They rented a house without AC in the middle of summer. Said we were lying and that the hvac Tech said ever was fine and after 3 visits (in 2 weeks) we got tired, sent videos, pictures and told them we were going to call a lawyer. Waited two more weeks and finally AC was replaced. (That month we paid rent and stayed with family and friends because they didn’t want to fix anything). After the hurricane last year a part of the fence was broken, they sent someone and the “fix” was getting some screws to the exterior wall. I couldn’t open the gate since the inclination of the fence made it almost impossible. We needed 3 people to open the gate enough to get the trash cans in and out. I decided to look at the reviews after we sign. Please don’t make the same mistakes we made. Look them up, they lack visibility and availability. They never answered or call back. The few times we talked to someone was when we selected the option for landlords. If I could give zero stars I would.

Negative experience: There was an old water damage in the house and instead of fixing it correctly or using contractors they sent an unlincesed handyman. He did not follow mold protocol and now the house is infested with mold bothering in the bathroom and in the air. When I asked to leave the lease Bc of this they are charging and 3500 fee and not budging. If they didn’t take shortcuts with the work the first time this wouldn’t be an issue.worst property management experience I’ve ever had

Fantastic experience: Can’t lie been with them almost 8 years and they are the best! Have to move because of hoa! if you have children don’t move to forest ridge! The hoa president is worse than Fidel Castro! But citravest has been extremely patient with us and hopefully they can find me a new home! Thanks citravest me and my family are grateful!

Fantastic experience: We recently sold our home, which was a hassle in itself moving with four children. Jessica and Larry made the transition as easy as possible getting into a rental. We were contacted right away with a showing the next day to see the property and in the house the next week. They were amazing to deal with and responded right away with our million questions. Along with helping us with all the utilities and contact numbers! We would give them 100 stars if we could and recommend them to anyone looking to rent or buy a home !

They will not let you see a property until you put an application in. So, I put in an application, I get no call but a text from a Google number asking for photos of my ID and social. Fantastic experience: Citravest Management has been wonderful to work with. We hired them in 2015. We own a number of properties and Citravest manages them all. They are prompt to respond to us and the tenants. They get the properties rented quickly when people move out. They have a great team both internal as well as subcontractors and they take care of repairs quickly. I would highly recommend Citravest Management!

Fantastic experience: I dealt directly with the owner of the company, Ms. Lesley. She was more than helpful, courteous, thoughtful, and an absolute joy to work with!!! Dealing with Ms. Lesley showed me that Citravest cares about their tenants and we're more than just "numbers." Ms. Lesley listened to my needs and she was able to address each and every one of them. I would have never expected such a personable experience from the owner of a company. If I could give Citravest Management 10 stars...I would! Also, I spoke with two other agents prior to Ms. Leslie following up with me. They too were a pleasure to work with as well.

Fantastic experience: I have to start by saying I only write a review for two reasons: 1.If the service was extremely terrible or 2. If the service/experience was extremely amazing Citravest EXCEEDED my expectations. I have been a renter, a property owner, and a renter again and I will say.... the experience makes me want to be a renter for life. I relocated from South Florida and had a bad experience with not one, but two other companies. To make a very long story short, Jessica at Citravest saved my family and I when the (other) companies misled me. There are so many companies out there that are all automated, and you apply, they take your money, and you hope that you even get an email back within a week. Not Citravest!!! They are TRULY AMAZING!!! They care!!!! Jessica is an asset and will not stop until you are happy. Not only did she respond to my inquiry on a Sunday, but she took the time out of her day to make sure I not only had a home right away, but the home that would make me happy, giving me options with zero pressure. She actually cared and took her time going over the details of the home, down to the colors to match my theme. She even checked in on us when we moved in to ensure everything was perfect. The house is beautiful. Everything was extremely clean and brand new. I had one small issue with the dryer (brand new, and not Citravest fault) and Larry, another great associate of Citravest was immediately out to the home to fix it. So, not only is their up-front service incredible, but if you have any issue, they are immediately on it. I have to say my experience has been perfect. No complaints, and one month in, I cant see myself living anywhere else. Definitely a Citravest-er for life!! :) Thank you!!!!

Fantastic experience: I wanted to share my awesome experience with citravest. My family is the process of relocating from Ft Lauderdale. I was super anxious about finding something quick and was worried about getting taken advantage of. The first person I spoke with was Larry. He was great! Explained the process and made area recommendations. He sent me a application and within a day. I talked to Jessica Another great experience. She was very patient and answered all my questions. We stopped by the new house and it was immaculate. The ONLY thing I want to comment on after reading the reviews. I understand that if they can’t answer or respond right away, they are busy. Someone has always gotten back to me within 24 hours. Also the deposit aspect, they use a secure method. We had a few issues but it had nothing to do with citravest and everything to do with a Walmart employee. I just want to share my experience for people who are reluctant. Great experience, feel blessed to have found them . Thank you Larry and Jessica for making this stressful time so much easier.

Fantastic experience: Working with Citravest is so easy and makes the rental process a lot smoother than going through realtors to get the job done. They work together with you to put you inside a home quickly and that meets your needs. Fantastic experience: We are property owners. We have been very happy with the service Citravest has provided. Karenia, who is the rent collections manager, has been especially helpful at answering questions and being very responsive, which has been so appreciated. This is our first experience having someone else manage our properties, and I am happy to say our experience has been a positive one. We recommend their services.

Fantastic experience: In my ongoing dealings with citravest management I have found that they were particularly efficient. The landlords are more lenient than most and the customer service representative Dr.Martinez was very sympathetic to my needs. Overall I feel safe and secure in my new home which they were able to move me into rather quickly and I look forward to continuing our landlord-tenant relationship.

Negative experience: I have been trying to rent a house through this company for over a year now. They have a “call center” who answers the numbers listed under the properties. They take a message and assure you that someone will contact you but they never do. This company is extremely unprofessional. In response to YOUR response, my review is NOT false. I can post SEVERAL messages from a year ago where one of your realtors gave me the run around for months! I’ve even been told from SEVERAL of your call center employees that SEVERAL complaints have been made about people calling about rental properties and NEVER receiving a call back, never able to get any info on the rental property, nothing. I also completed that application you sent, that same day. The next day, you told me it was already leased, via text message! How unprofessional! Word of advice, don’t try to deny when you’re wrong, just do better!

Negative experience: I have inquired MULTIPLE times across multiple areas of Winter Haven and Citravest continuously gives me an operator/receptionist that asks to take my information so I can be called back by someone, which is always Lesley Guarino. I NEVER receive a call, text or anything, and this has been going on for half a month! I would advise against wasting your time inquiring about anywhere that has Guarino or Citravest listed as the contact information. BEWARE as this "LLC" could potentially be a scam.

Negative experience: So we rectified the small issues that the HOA had and now Madi has more issues. Apparently the garbage cans are an issue but only with us. We have been harrassed literally the month of December and January 2022. Madi made us take down our Christmas decorations stating they were Not HOA guidelines. I read the HOA guideline for decorations and all it states was that we couldn't have inflatables. Last year 2021 my decorations wasn't an issue they were made of wood. This year 2022 they were an issue. The whole month of January every week they would come and tell me to put my trash bin and my grill in my garage. I finally told Madi that I will not do that because if I grill and then put in the garage is a fire issue and I will not put my family in harms way. Enough is enough. They cause more stress then what is needed.

Negative experience: Please stay away from these people. To get you the house they are quick. After that to get in contact with them is hard. Poor Performance Team

Negative experience: They let you move in to a filthy house with damage. It does not matter if you pay rent on time every month for years, have documentation if previous damage and then acknowledging it so your deposit is safe, they steal your deposit anyway. Stay away from this company if youvare a renter. If you are a owner, get do not manage your property well eitger.

Negative experience: We generally had a really hard time getting them to respond to our emails/ phone calls. When they would respond to emails they didn't make much sense. They had a decent handle on how to navigate the eviction process and working with tenants on getting rent assistance, but we were constantly in the dark on what was going on. The last straw before we switched companies was that our property sat empty for 2+ months and they kept giving excuses. Once we switched to a different management company, we had a tenant for higher rent than we originally planned in less than two weeks.

Fantastic experience: Helpful. Found us a great place. Wanted to add, since we have been here, we had a few things come up, and they have been in top of their game. The folks they send out for repairs have been top notch. The folks at citravest have not made us wait for anything. I would recommend this company to anyone

Negative experience: Disgusting attitude. They post ads about renting housing in rent. They offer to fill out an application. After they promise to contact. But they never get in touch. When you try to call and check the information about the application through the manager, they take your personal data, promise that they will call. But they never get in touch, not in writing, not by phone. And after two weeks, they remove the ad that was posted on the site.

Positive experience: I was not a fan of the HOA I lived in and had some problems with communications with Citravest but for the most part they were okay. Whenever I needed maintenance they were quick to have someone come look at it. Both the inspectors were kind and informative. My lease has just ended with them. My final walk through went fine I had minor wear and tear that was normal from living and I repaired all major problems (which there was only one) fixed by a professional dry Waller from a hole that happened during my moving. The blinds of the home are also on me and need to be replaced and were my fault. Other than that the house was in good order according to the inspector and I was told that all he saw were normal wear and tear of a home that was lived in for a year. We had some problems from parking in the lawn which I was not supposed to do under HOA guidelines and a few other instances but all in all I think it was an alright experience for myself. I’m expecting to get a good amount of my security deposit back because I cleaned my house many times before leaving, mowed the lawn and moved everything out except a few bottles of cleaning supplies a mop and a trash can inside the home. I will update my review on how they choose to go along with the security deposit and if I feel like when the charges come out if I was charged fairly. All in all I would suggest not renting inside an HOA and be sure to document how you leave everything (as I did with video evidence) and be sure to read your full lease and be sure that you understand everything before signing or agreeing. I hope Citravest benefitted from my stay and we can both move on in good terms. Thank you.

Negative experience: I have been renting a house for just over 3 years...and within that time, I submitted 12 work orders for the a/c to be repaired...a Tech does come out but basically puts a bandaid on the issue and away he goes... this is unacceptable

Negative experience: This is one company u would want to stay away from because they are very unprofessional I surrender my home an gave them a date when I was leaving an they sent in someone one week before my move out date an now I have my new iPad that’s missing so now I have to make a police report on my missing items an I only left because the realtor who rented me the house lied about everything so I had to break my lease cuz I couldn’t even have a kiddie pool for my 3 year old daughter an there is a lot more bad things about this company so if anyone trying to rent STAY AWAY FROM CITRAVEST.

She answered any questions that we had and texts back really quickly. Positive experience: Update: A nice man called and assured me that the text was the wrong number. I was glad to hear that. He also said that the AC service is on the way! He said that service was backed up with requests. So I was not the only one showering all night. I know it may be the builders fault that these Carrier units are failing though. My AC went out before and now it is out again 30 days later.

Fantastic experience: We currently own two properties managed by Citravest in the Orlando area. The first was purchased in the spring of 2016 and the second in January of 2017. We have been pleased with the entire team but anyone can do a good job when things are going well. I want to say that with this pandemic going on, that is when the real test comes into focus. We have been extremely pleased with Citravests performance during these unprecedented times. I know the team has been going above and beyond during this covid 19 times. Helping the tenants make their rent and the landlords making their mortgage payments by receiving those rents says a lot about the Citravest team. I am always getting postcards in the mail from other companies wanting to manage or sell our properties. I always file them in that circular file next to my desk. Citravest has stood the test of time and pandemic issues. They have my vote.Thanks to everyone at Citravest for being, doing and caring as much as they do. Job well done.

Negative experience: I could write a HUGE story with allllll of the bad experiences I had with Citravest over the one year I rented a property they managed, but I won’t. Just to get right to the point... DO NOT RENT ANY PROPERTY MANAGED BY CITRAVEST. Take my word for it, I’ve got no reason to lie.

Negative experience: So we rectified the small issues that the HOA had and now Madi has more issues. Apparently the garbage cans are an issue but only with us. They never complained before about the cans. It was the grass being cut then it was the bushes and now the cans with an email everyday from her. We have been harrassed literally since the very first day before we even moved our stuff in. Enough is enough. They cause more stress then what is needed.

Fantastic experience: This is the best company to rent from! Things in life strike when you least expect it and put us in a difficult position with the company as a tenant. Cristina and her office staff from Citravest worked with us in a way that NO ONE would have ever worked with us . They were understanding and gave us a chance when we know no one else would have. We are forever thankful to Cristina and all at Citravest. Thanks to them we are to continue providing a secure home for our family without the worry of being kicked out . As long as you work with them they will do the same with you. We are forever thankful to Cristina whom always treated us with respect, even when there was no light at the end of the tunnel. Fantastic experience: We have been renting now through Citravest for three years plus. Mark and his team have been wonderful to our family. The gentlemen they contract with (Jorge) to perform almost all maintenance items is fantastic! Cintravest is EXTREMELY prompt to address maintenance concerns. You can tell that Mark has a huge heart for kids/families, too, and that means the world to us! I honestly can't think of any one thing negative about how Citravest has treated us as tenants. As with any property rental situations, you get what you put in. Be a good tenant and you will get good service! More bees with honey than vinegar! Oh, and I'm an ex-property manager of 10+ years of experience, so I know a thing or two about property management ;)

Negative experience: AWFUL, AWFUL, AWFUL!!! Most horrible experience we have ever had. DON'T use this property management, you will be regret it. Lost over $10k because his personal life came first.

Fantastic experience: We are renting a house and Justin our realtor has taken very good care of us. When they say they are going to do something they do it and fast. If you are looking for a top notch management company with the care these guys have, you found them! Talk to Justin and he will take great care of you. We highly recommend this company!

Fantastic experience: We have dealt with Citravest as o property manager of a small investment home we have in Winter Haven, FL. We have been very pleased with them. We have dealt mostly with Mr. Mark Picarazzi, who not only goes the extra mile in helping us out and in his job in particular, but always keeps in mind our purpose is an investment. He one time advised me on the option of a repair being adequate over buying a new piece of equipment, saying that where the repair was adequate and we are in it to earn a return he would suggest what he did. He advises and helps us accordingly. He has also been fair with our tenants. I remember one time he advised us to not raise the rent on renewal of a tenant that had kept the house in good repair and clean, and had paid rent regularly.
