On Top of the World Real Estate of Pinellas, llc: Reviews
Fantastic experience: Ms. Potesta demonstrated exceptional professionalism throughout the sale of our home. Her market expertise, clear communication, and skilled negotiation resulted in an outstanding outcome. Highly recommended.
Fantastic experience: Carmen Potesta was extremely helpful and professional. She was always responsive and made sure everything ran smoothly. She’ll be my go to realtor going forward.
Negative experience: 1-Be aware of one of the agents there by the name of Carmen, she rush you to sign papers that you don’t need from the beginning. 2-some cars are parking on the residence parking and no one is doing anything about it. 3- beware of dogs are not on the leash on the properties. 4-there is a security office in the front. It’s always empty. It is completely useless. One star for this place is too much.
Negative experience: The condo association is horrible. They are self-dealing putting aged ppl on notice for expenses they shouldn’t have to incur because they didn’t effectively manage to their bylaws and new property mgmt company cracking down. They are kicking aged ppl to the curb to clear out property and buying up cheap!
Fantastic experience: I had an excellent experience with On Top of the World Real Estate. I worked with Ken Reiss, who supported me throughout the entire process. Living abroad, I really appreciated how he handled everything locally. Outstanding service from start to finish.
Negative experience: Paradise has dwindled at OTOW, once the nations largest 55+ retirement condominium community which is located in Clearwater Florida. Years of hostilities and conflict have made it the worst places to live ~ a direct result of the condo Associations culpable negligence that has led to a building collapse and prolonged inoperable elevators. To which, a 2001 Tampa Bay Times article opened with the lead-in, "A war is flaring up again at On Top of the World, the vast condominium complex just north of Clearwater". Adding, "the dissidents have been discussing concerns at each others' apartments for years". Local news has reported on residents who are reportedly "uneasy with the connection between the official condo association and conflict of interest between Colen corporations, such as Parkway Maintenance & Management Co who refuse transparency and accountability. 25 years ago 78-year-old retired real estate attorney from Boston tried to make a difference, "Many of us think that On Top of the World is badly managed, and that thrives out of a conflict of interest between the Colen family that runs the condominium on behalf of all the residents, at the same time that they run the management company," said Norman Byrnes. According to condominium data available OTOW is on the high side of association fees. Colen family who owns the vast majority of contract companies running the Association spends most of the budget they control on cosmetics instead of essential services. A simple search of the internet exposes decades of "delays responding to repair requests", "prolonged inoperable elevators that average 4-6 months in outages", and "Association that ignores majority of valid complaints". Worse, the Association controlled by the Colen family indicates clear evidence of retaliation for any public criticism. The family owns the only OTOW newspaper (won't allow others) and admins the OTOW community Facebook sites where rational criticism is censored and propaganda machine calls advocates (like Americans with Disabilities and the elderly) "troublemakers" and a "cancer" to the community. That conflict of interest is not only morally adherent its now unlawful under Florida's new condominium statute FL 718. In a standard bylaw-contracted property management scenario, the property management company or manager answers to, and takes direction from the board of directors, not the other way around. In FL parties are expected to engage in good faith negotiations and mediation before litigation. Instead of resolving the current dispute with disabled residents without working elevators or temporary accommodations, a association board controlled by conflict of interest has doubled down with harassment and even retaliation against residents who file complaints. No one wants to see their community embroiled in years of litigation and negative press ~ but its become the norm at OTOW ~ and does affect property values. Most FL residents knows that FL 718 bill that become law was born out of 2021 collapse of the Champlain Towers in South Florida. What few people know is OTOW had a building roof and stairwell collapse in 2011 but that investigation was swept under the rug by interference from conflict of interest. Bottom line ~ Association has a long history and pattern of ignoring essential community issues which disproportionally affect the elderly and disabled. The rivalry between the old Colen faction who prefer to 'go along to get along' and see everything through rose-colored glasses, where bound to clash with new generation of retired professionals who are compassionate and solution oriented. The conflict has gone on unabated for years, but appears to be coming to a conclusion now that FL 718 condo law has enforcement.

Fantastic experience: Ken has knowledge of availability and prices. Very helpful.
Positive experience: Good place to live
Fantastic experience: Very spacious layout.
Positive experience: I have lived here for 9 years, I love my condo. But the outside of most of the buildings is sad. The entire outside needs up dating. Also the general cleaning and follow up is terrible. The old system of an assigned person to two buildings was much more efficient. Had guests who were looking to buy said based on the dirty outside appearance of of the buildings they would not buy here. Please care as much as the condo owners do. the complex
Positive experience: Has alot to do.
Fantastic experience: Aeems very clean it's a huge place, it's a senior apartments or condos
Fantastic experience: I Went there as a contractor working for several days... It is a very nice community with hundreds of units... although there is quite a bit of upgrades being done and alot of construction ongoing, the property offers alot of various amenities for the residents... Very well kept by the management company..

Fantastic experience: Big facility!!
Fantastic experience: Hoping to live here soon!!!
Negative experience: The place is great but The Office people are the more UNHELPFUL people I ever seen, rude, the last thing they want to do is help you. The other day while trying to do business with them an elderly lady came in trying to buy stamps from them, they refused to sell them to her, explanation we can sell you one BUT NOT 5 Come on, what difference does it make. Customer Service is about going above and beyond for the customer. Everybody is rude and care less about residents, that young girl is the worst of all. Very sad that a community for 55+ has this kind n of customer service. Is taking me 5 trips to the office to take care of my business and still unresolved. Very sad.
Positive experience: Helpful and informative
Positive experience: They handled the real estate side of selling my parents condo.
Negative experience: One of the worst maintained over 55 places in Florida. Unless you live near the office, forget about lawn care. Office hard to get along with. Stay clear from this place . Lease (99 year), can not own.
Fantastic experience: the activitiesand the weekend band
Positive experience: Sold our place, but it really sold itself after they posted pictures on their website. Marketing could be improved.
Positive experience: Clean... safe
Positive experience: Wonderful retirement community
Fantastic experience: Very nice place
Negative experience: $374.00 a month HOA FEES!!!! Water/ trash/ golf and a small pool. BIG DEAL! HOA FEES are a license to steal your money!!....Just image folks 4,971 condo's x $374.00 =$1,859,154.00 EVERY month On Top of the World sucks from their tenets......STAY AWAY! Plus if you stop paying your HOA fees On Top Of The World will foreclose on you too.....HOA fees increase EVERY year too.
Fantastic experience: I love this beautiful. Place everywhere you look
Fantastic experience: Nice style
