Fantastic experience: Don’t be fooled by any bad reviews of PMI. I recently joined the PMI workshop and cannot express enough how pleased I was. They were incredibly supportive and welcoming. If you’re considering starting a business then look no further. While some will say these reviews are written by franchisees such as myself, and can’t be trusted, this is simply not a fair assessment. The company adds value to the property management industry by providing an alternative product that’s poised to eliminate unloved properties due to incompetent property management companies. Every franchisee structured their own fee schedule. If you’re an owner take the time to know the franchisee in your area. You will find the premier property management company you were looking for.

Negative experience: Don't be fooled! Nearly all five star reviews over the past two years are written by PMI employees, owners, contractors, or other PMI franchisees. I used PMI for years as an owner and once gave them five stars. I worked with some good people, and appreciated a lot of their efforts. But I switched to Ledingham Properties and now spend much less time on my properties, receive more rent income, and sleep better at night. Over time as employees left PMI two major changes ruined PMI's service: 1) they now charge extra fees to tenants and owners for almost every management task they do, and 2) they now outsource most of their responsibilities to third parties, some as far away as the Philippines. Fees: PMI retains the month-to-month rent surcharge, even though it's the owner's income that is primarily at risk from not having a term lease. They retain pet rent, even though it's the owner's property that's at risk due to pets. They retain late fees, even though it's the owner's mortgage that's at risk of not getting paid due to the tenant being late. PMI charges tenants a $200 lease initiation fee, a $99-$200 annual lease renewal fee, and a $65 moveout assessment fee. PMI charges the tenant several monthly fees in addition to rent: $13.00 for access to their outsourced call center and web portal; $12.95 for "resident liability insurance", which provides no coverage to tenant, but provides liability insurance covering PMI itself; $5.95 for a "lease monitoring fee"; I don't know what this provides; $4.95 for paying by check; $60.00 for "credit reporting program" if tenant has a low FICO score. This fee pays PMI to report the rent payments to a credit bureau, though bureaus only charge about $8-$12 for this. PMI's management agreement includes a similar list of monthly and other fees to owners. Outsourcing: PMI outsources all maintenance to third parties. Their contractor once charged me over $200 for changing a light bulb. They charge owners a 10% fee for all maintenance done by third party contractors. PMI outsources to contractors most visits to properties to check for compliance, post notices, etc. Each property visit is an additional expense, payable by either owner or tenant, not included in PMI's responsibilities as manager. For example, even though showing and renting the property is PMI's responsibility they charge owner a $60 fee to place and remove the lock box that they use to show the property. PMI outsources maintenance calls. The call center then outsources night and weekend calls to yet another company. So someone will always answer your call, but I found that they were only able to actually provide help a small fraction of the time because they were so removed from the actual property. In my case, after a tenant reported a roof leak and the call center dropped the ball the leak grew to cause $5000 damage to a unit. Now PMI outsources their management of maintenance to a girl in the Philippines. Her time zone difference and her unfamiliarity with US building and maintenance practices, and with Utah companies, seemed to me to be responsible for quite a string of miscommunications, delays, and additional costs. PMI outsources year-end tax accounting and charges each owner $25 extra for it even though the management agreement explicitly states that year-end tax accounting is included in the agreement. PMI outsources advertising to another girl in the Philippines. The online ads were rarely fully accurate, let alone attractive to renters, even after a month of finding and reporting mistakes and omissions in the ads. This was also true when PMI staff handled the ads. PMI outsources ad publication to third-party web systems that have chronic glitches in pushing updates to rental sites. Never did my ad on all the sites have fully up-to-date info and photos.

Fantastic experience: Great experience during the initial franchisee workshop. Amazing people, very knowledgable and professional team. Learned a lot and had a lot of fun, they really made me feel supported at this initial startup phase of my business.

Fantastic experience: I came to the Utah headquarters for new franchisee training. The office was beautiful and the snacks were top notch. The training was extremely meaningful. We trained on a variety of topics, including business development, marketing, and systems. The staff were extremely knowledgeable and supportive. It felt like a family while I was there.
