Fantastic experience: I can’t say enough good things about Josh Herrera the HOA manager over at PNP management services. I had a direct deposit discrepancy on my account and rather than just sending an email or passing me along Josh sat down with me in person to go through it and get it fully resolved he was patient professional and clearly took the time to understand the issue. It’s rare to find this level care and accountability from a property management company and it made a stressful situation easy, thank you Josh. I truly appreciate your time and professionalism.

Fantastic experience: Just wanted to give Eric at PMP a Humongous...Over the Top High Five! As PMP HOA is taking on our account, I know things start in a bit of a disarray, and I was trying to find our Electical Panel Key as our living room breaker blew (since a week ago), and our hired electrician needed to get into the electrical closet to observe the upstream breaker to fix the damaged indoor service. Eric helped go through the red tape and got me a response from our PMP HOA Community Manager. She then got a locksmith to visit us this Friday! I was at my wits end thinking I would spend another weekend with the kids and wife asking 'when can we plug stuff back in?'.

Negative experience: I bought a property early this year (2026) that is being managed by PMP Management. I have sent numerous emails and made many calls for a very simple request, but their response time is unacceptable (Months to get garage door stickers). One night in April, I called their emergency line twice, but no one ever called me back. I will meet with the HOA president in a few weeks to address my concern, especially since we pay a high premium to PMP Management to maintain the property. I am a business owner; if this were the service I provided to my clients, I would be out of business. I would think twice before hiring them as an HOA Management company. They deserve NO stars, but that option is not available for reviews

Fantastic experience: It was a universally accepted fact amongst homeowners and renters dealing with the management for our condo complex at the Cannery in Ventura was outstandingly a miserable process. Previous manager was so rude It was like something out of a bad TV sitcom. Raymond came along and that all changed on the spot! He called people back, he worked with people he got things done without the rudeness, and without the idiocy. Painting contractors destroyed 80% of the vegetation in my backyard. I had to fight for two years to get this fixed. Raymond showed up and I got my backyard fixed in two months! I can’t say enough good about this guy so give him a raise!

He has gone the extra mile multiple times to help, communicate, and explain things when asked. His customer service and willingness to help is top notch.

Fantastic experience: Look, if you've ever tried to orchestrate a long-distance owner-to-renter handoff while your bestie is out of state chasing paychecks and dreams, you know it's peak adult hell. Paperwork mountains, insurance hoops that make the DMV look chill, key/fob/gate code musical chairs, board approvals that feel like applying for the CIA, and don't even get me started on the "move-out/move-in" checklist that probably requires a blood oath. But holy HOA heroes, Ray and Kendra at PMP swooped in like the calm in the storm. They handled the move-out process without a single dramatic eye-roll (that I could detect through email), guided the board member stuff like pros, provided all the contact info faster than my coffee arrives, sorted the new keys/fobs/gate codes seamlessly, and walked us through every insurance requirement so the renters could actually move in without the place turning into a bureaucratic black hole. To the rest of the Cannery Ventura crew and PMP team: You're not the HOA horror stories we all dread (trust me, I know... my management company thinks they are mob bosses)—you're the rare ones who make bureaucracy bearable. Ray Z and Kendra, specifically, deserve a medal, or at least unlimited coffee on the association dime. You turned what could have been a multi-month nightmare into "oh, that was surprisingly painless." 10/10 would adult again with your help (but please don't make me). Thanks for making it easy—seriously.

Fantastic experience: Raymond Zeiters has been the best Community Manager for our HOA (The Cannery, Ventura) ever. He is super conscientious and goes the extra mile for, not only for the board members, but also for all the residents of our HOA. Ray is not afraid to get his hands dirty, either. I’ve seen Ray fixing the doors on our “prone to break” garbage chutes. Now that’s dedication! Fantastic experience: We had a problem with a pole in our backyard. Our neighbors have reported it multiple times but it was not removed for 2 yrs. Finally it was removed, BIG THANKS to Mr. Raymond Zeiters. He acted fast with our complaint. He helped us go through the board with our problem and he also helped us talk to the board about our front yard. Definitely 5 stars!

Fantastic experience: We have been with PMP for almost 2 years and a year ago we started working with Raymond and he has been a great asset to our community. He knows how to work with the homeowners in our community to make sure everyone is heard. He also thinks outside of the box to try and find resolutions to problems we face. Lilly has also been an amazing partner in pushing things through to get ARCs reviewed and approved along with work orders. Fantastic experience: I'm super happy with the service I am getting with PMP Management - in particular Raymond Zeiters. I don't need them often, but when I do, I get great communication and quick service. I have had my house painted, new windows put in, and my landscaping changed out - all in the last few years. Nobody loves having an HOA, but ours is working for me.

Negative experience: Currently have had no hot water and no AC for over a week. They keep pushing back the date that it will be turned on. Terribly disappointed in how they have been handling this Response: We did call and talk to people. It was terribly mismanaged. No accomodations were made. No portable AC was provided. We were left to fend for ourselves. Terribly disappointing company, and CONTINUES to disappoint

Negative experience: Worst management company. Rates go up every year. Nothing is done management wise. Northwood looks dirty. Leaves everywhere, holes in the hills from squirrels. Dog poop everywhere. Very very unprofessional. Do not recommend to anyone. People are leaving our Northwood community because of this company and the ridiculous lack of management and cost of living.

Fantastic experience: I was in about a week ago and had the pleasure of meeting Kendra Catton, we arrived during a staff staff meeting and we were clearly interrupting, She jumped right up, came right out to meet us and was incredibly gracious she immediately came out and offered us the most extraordinary customer service. Fantastic experience: Our HOA has changed management office to PMP about a year ago. This is the first time I called them. The lady (Michelle Hying) recognized me as the homeowner of my address - I guess there phone system is pretty advanced. She addressed my questions and pulled up the form quickly. Positive experience: I just recently sold my Condo on Harbor Blvd in Ventura . I experienced several issues during the process that really complicated the sale .
