Fantastic experience: Very satisfied with the management on how fast they resolved my appt issue. Very responsible and professional responding on emergency matters calling and reassuring me everything was getting handle. My AC stoped cooling and heating up pretty quickly living, in Florida thats a nightmare. But Bianchi stepped up and even after hours they took care of my AC problem. They sent out a tech within 30 min, tech came in took care of the AC and made sure it was cooling before he left. Thank you!

Negative experience: This is a review for the property management side as we have been tenants since 2023. We had no issues during the move in process, actually it was pretty great. But everything since then has gone downhill. They do not answer their phones, you have to leave a voicemail and they “may” get back to you. They have a portal where you can text from, but their responses are very minimal and they seem to forget you each time you reach out. We didn’t have a lot of maintenance issues (mostly because the home was in great shape) but trying to make arrangements to move out was nearly impossible. Examples: we moved in mid month in 2023 so naturally our lease ended mid month 2025. They tried to charge us a full month’s rent when it should have been prorated. We had calls after calls and finally someone in the office said to just pay the prorated rent and they will remove the remaining balance. They never did and charged us a late fee. They just sent us our security deposit back and still charged us a late fee. Carlene also convinced me to not hire a cleaning crew on my end and just use theirs because it was easier for them to get in and she said it would be around $175. They charged me $300. I shouldn’t have taken their advice and hired my own for less than $200. I bet we would have instantly got a call back from them if we were trying to buy a home. Such a disappointment. Please think twice before signing a lease with Bianchi

Fantastic experience: We have been tenants for about 6 months and I can honestly say Bianchi has been the best property management group we’ve rented from. They are incredibly professional and responsive and we appreciate how thorough and proactive they have been in elevating our rental experience.

Fantastic experience: I am the owner of the property that Rob Howard rented and left his negative review for. I cannot comment on his comments pertaining to the social interactions between him and the Bianchi Management, but I can speak out on other details in his review. "This house was a complete dump when we moved in, nothing like was advertised via website." - The pictures and description was completely accurate. The house was used for AirBnb just prior to renting and constantly got 5 stars. It had set for a month or so, prior to them moving in.. but they insisted on moving in prior to the move-in cleaning. So, there was some dirt and dust that otherwise wouldn't have been there. The move-in cleaning was done shortly afterwards. There was a small stain on the carpet of the stairs. And I had left some stuff in the garage, that did not interfere with parking a vehicle there. Upon notification of the stain, it was taken care of at my expense. Upon notification that they wanted the stuff removed from the garage, it was, at my expense. Any other issues they wanted taken care of was immediately done so, at my expense. "charging outrages amounts for a property in which was left the same way as move in" - The house was in 5-star Airbnb condition when they moved in. When they moved out, it was far from such. They had stolen a $500 Queen mattress, broken a $200 bed frame, broken a dead lock, put a hole in the wall from a doorknob hitting it, left the hose out in the yard punctured with holes, left many stains on the floor, taken an indoor cafe table and placed it outside to be ruined by the weather, left a bunch of their trinkets and paperwork in the bedrooms, and refused to mow the lawn for the entire 6 months they were there, which caused St. Pete city citation notices. This tenant also was late many months with their rent and didn't pay the last month's rent at all.

Negative experience: I’ve never in my life left a bad review, but this group deserves much more then just that. I am a tenant of a short term rental property managed though Bianchi. The attitude towards their tenants is beyond unprofessional. Very very rude group that is extremely passive aggressive and does not care about the well being of their tenants. Would never advise anyone using this group. Ever. 9/8- Just received my security deposit in the mail. Attached is a list of charges totaling $2,139. This house was a complete dump when we moved in, nothing like was advertised via website. Upon moving in we were extremely upset. We now are stuck with charges totaling almost our entire security deposit amount on items that were left in the exact same condition as when we moved in. This group of people doesnt care at all about the well being of their tenants or doing good business. Not only was it a horrible experience dealing with these people the entire time, we are now getting nearly nothing back from our $3500 deposit due to bianchi charging outrages amounts for a property in which was left the same way as move in. I would do everything in my power to inform everyone to stay far far away from this slimy property management group that provides beyond awful service and will do everything they can to nickel and dime you. Use anyone else when thinking about renting a property in pinellas park/ St. Petersburg area.

Negative experience: I would not recommend using this company for your property management services, buying or selling. they are at most unprofessional, rude and do not care about the well being of the tenants that reside in the units they manage, who pay rent monthly. previous review is from a member of the staff. conflict of interest and biased. My partner and I are first time landlords, and have been nervous about the legal side and making sure our tenants are treated the way we would want to be treated. Fantastic experience: Chad Pravlik did an OUTSTANDING job helping me find a house when I was in a time crunch. He was always super responsive and always made himself available to look at properties (even when the Bucs were playing in the playoffs!). He really went out of his way to help me negotiate the price on a property when the seller was hard to work with. Chad is very personable, professional and knowledgeable about the real estate market and I highly recommend him. There's no doubt in my mind that you will be as happy with his services as I was. I chose Bianchi Realty & Property Management because they have almost 40 years of real estate experience, they were responsive and professional as soon as I inquired about a property and the fact that they also do property management, which I may need down the road. Overall, I had a FANTASTIC experience with both Bianchi Realty and Chad!

Negative experience: Total waste of time trying to discuss the availability of a rental unit. Tried 5 times to schedule via their electronic system, cancelled 5 x's. Spoke directly to the property manager and all he would do is give us the runaround. Its either available or its not!

Fantastic experience: This is an absolutely unqualified recommendation for Robby King and Bianchi Realty. In my lifetime I have purchased and sold 15 separate homes and dealt with a variety of realtors in the process. Some were good and some were pretty mediocre. I have never dealt with anyone better than Robby. He not only excels at the normal activities as your realtor; his service beyond the sale is superb. He gets the details right, follows through on every task and request, and gives excellent advice. I am new to the area and he has been an outstanding resource on services well outside the normal real estate transaction. He definitely goes beyond to see that you get what you need and makes every effort to insure that the entire process proceeds smoothly. I would recommend him to anyone, and if I ever need the services of a realtor in the Tampa area, I won’t hesitate to call on him again.

Fantastic experience: I was very pleased with the service Rick Santana provided. I was trying to purchase a condo by long distance with a list of must-haves and don’t-wants. Also, would fly in and would have only a short amount of time to look each time. Rick did not waste my time. He had a plan and we stuck to it. He was in contact with me every day with new listings. Even after the sale, he was available. He was efficient, on top of the market, a go-getter, and has a fun sense of humor. I would totally recommend him.

We had a short time in town and he ensured we saw numerous units, even on Saturday and Sunday! Good thing too, the unit he showed us on Sunday was the perfect fit for us and we bought it. We received valuable assistance and support through closing and beyond. As new owners, we were pleased they gave us a return address stamp that we use repeatedly. A small but very thoughtful gesture. We also get email updates on market conditions that are informative. I will use Bianchi again and gladly refer them to others looking to buy or sell.

Fantastic experience: We used Brenda to find our investment property in Florida over 6 years ago. Her attention to detail and ability to take time to show us any unit we wanted to see gave us the insight into the area that we needed. During our search we all ended up loving 1 particular unit over everything. And Brenda did everything possible to make this unit ours. We lived over 2000 miles away, and Brenda took care of all aspects of the sale. Needless to say, this unit not only helped create many family memories with our children, but it has become such a staple in our real-estate portfolio, outperforming our other rentals by a wide margin. We could not have been happier with her professionalism and attention to details to make a "remote investor" feel comfortable.

Negative experience: The moved me into a unit with mold, I didn't notice it until about 6 months later becauseit was growing on my stuff. Then tried to bully me into signing a contract that states basically that I'm signing my life away. So I wouldn't sue them if I got sick of lymphoma or somthing. I DIDNT SIGN So I had to move out, which is fine, cause I like my health. But they are keeping my deposit 1000.00 trying to say I caused the mold because I didn't leave the AC on whole away when it was actually cold in Fl. The unit upstairs flooded and renovated 2 times because of mold. I guess they are not smart enough to know how water physics work. They will probably try and rent it out with out fixing the problem. So don't be a fool like me.

Fantastic experience: Bianchi Reality managed my rental home for over 8 years and when we sold they found a buyer within weeks and the process went very smoothly making us a nice profit. Our Aunt also used them to sell her home and sold within weeks for her. They was very helpful and professional in the purschase and sell of our home and would use them again when ready to buy.

Fantastic experience: I am new to Florida real estate and I’m looking to relocate from CT. I have looked at many properties this week with Rick Santana. He is such a responsive and accommodating realtor and made looking at real estate an easy and fun task. Always available to talk, see a property, and willing to go above and beyond. Fantastic experience: Brenda sold my house about 10 years ago. The process was very painless and I got more for it than I expected. Since then I have been renting from this company and the service has been superb. Any problems with the house are addressed quickly and efficiently. My water heater went out on the weekend and a new one was installed before the day was over. I highly recommend anyone to do business with Bianchi Realty.

Fantastic experience: We would like to recommend Bianchi Realty as a property manager and applaud them for a great job with managing our property while we live out of state. As a rebuttal to Eric's earlier post, please know that he is a scam artist and was a tenant of ours. His review did not reveal that he was a tenant and his comments were misleading and were certainly not accurate. Why would a tenant be owed any money? Without going into details, please ignore his comments since none of them are true. Bianchi Realty did a wonderful job with a less than honest tenant. Please talk with them about managing your property - you'll be glad you did.

Negative experience: Have had nothing but a horrible experience with this agency. I have never in my life met such dishonest people. I would never, renter or owner, place or rent from this agency. Their property manager is one of the worst managers I have come in contact with and IF he worked for my company I would have released him a long time ago. I am still waiting on my reimbursement of $2,092.00 We are now approaching month 4. I will be so thankful when this lease is over.

Fantastic experience: I lived in one of their units in South Pasadena and i must say they were always there for me when needed. Josh was my contact person and he was always helpful and saw to it that things were completed however things rarely broke.I met Brenda the owner during a walk through when the owner wanted to see the unit and she was delightful. Negative experience: I went and saw a home that was available for rent through this company and gave my application the very next day. The assistant Jackie said that she had only received one application and that she was not going to "put it through because she was not impressed with it." I told her all about myself and she said that she would definitely put my application in and saw no problem with me as a tenant and that I was next in line for the home. I emailed my application at 1:55pm and there were still no other applications in at that time and dropped off my application fee around 6pm (after driving 30 minutes across town in rush hour traffic). I received a confirmation that my application fee was received around 8:00am the following business day (which was a Thursday). I received a call from the agent who showed me the property that they gave the home to someone else. I was very upset and questioned the transaction as I was told that I was next. He informed me that the woman Jackie did not have the authority to decide which application got "pushed through" or not and that it was solely up to him. I have nothing on my background (no arrests, no foreclosures, no bankruptcy, no short sale NOTHING) and had the cash on hand to give first and security as well as a non-refundable $250 pet fee for my beagle. After being told that "for being a paralegal I am not that intelligent" and that I have "selective hearing" by their office assistant I informed them that I would be filing a complaint with the BBB, which I intend to do. I am a paralegal in the real estate industry and the way they handle their office is unethical and I would not recommend doing business with them ON ANY LEVEL! (tenant or owner). There are so many property management companies out there that are more professional when it comes to conducting business that I would go through any other agency than this. If this is how they treat potential clients, I would not want to see how they treat their tenants.
