Negative experience: Won’t give us any information we need to close. Won’t respond to the buyers lender. All around unhelpful and will delay our closing date.

Fantastic experience: I stepped in urgently today and spoke with Dawn. Although my question wasn’t something she could assist with directly, I really appreciated the time and effort she took to guide me in the right direction. Very easy to work with.

Fantastic experience: I have lived in my condo complex for 23 years and we have been through many management companies. Bay property has been the best Management company by far. Whenever a concern is brought to them, the turnaround time is amazing and quick! Bay property has exceeded and out-performed all previous management companies we've had. Special shout out to our property manager Stacie! Thank you for all you do! Your professionalism, kindness and expertise does not go unnoticed!

Negative experience: My name is Wilfredo opio and been trying to get information about my hoa. Sent an outstanding bill I received. I made payment to Costello sury &rooney for $1,215.08 send on 1/16/26 and been trying to make an appointment.so they can walk me through this. Don’t know way I’m paying so much? Pay my hoa yearly.they didn’t send me a bill or booklet?

Fantastic experience: Shout out for Stacy Hess for her excellent service managing Liberty Square and Park Station HOAs! She really knows her business and knows how to approach situations. I really don’t know how we could have taken care of our HOAs properly without her knowledge and care! Fantastic experience: I had a complaint regarding a lawn issue that I inherited as a new homeowner in 2022. However, Melissa Foster was integral in facilitating the request to landscapers and informing the board about my concerns and subsequently the issue was resolved. This is the type of customer service that is not worthy thank you Melissa!

Negative experience: Not even worth a STAR. Person who answers is rude and unprofessional. Lacks intelligence and loves to repeat herself just to not give out pertinent information that is needed for closing to occur on time. Only care about fees and not about customer service to their unit owners or future unit owners. I see why now they have low ratings on google.

Fantastic experience: Bay has been my association for many years now and I've never had a bad experience with them. I often speak to Melissa who is kind, receptive, and always make sure a resolution is reached quickly. I appreciate that I have an HOA I can depend on .

Negative experience: If you are unfortunate enough to have them manage your association i pity you. Be prepared , if you have any issue no matter how serious or minor they will have an attitude not show up threatening to charge you if they have to come and won't cooperate with your insurance company! Even statefarm is baffled with how unprofessional these people are!

Negative experience: So far the past few years I haven’t had one good experience with the association. I miss the previous one which is hard to say. Maybe one day they will fix their issues, but I doubt it.

Negative experience: Horrible fees and hard to work portal to even pay your balance

Negative experience: Horrible HOA in my opinion. Can never reach anyone when theres an issue, never respond to voicemails, portal messages or service requests... do bare minimum, yet Increase monthly and yearly fees every year. Don't do things that are in your contract for them to do. I don't recommend.

Negative experience: These people chang rules with no notice. Extremely rude. There goal should be to help the residents not to try and get us.

Negative experience: Bay Property bought out our previous association and in the years since my claims have been ignored and my due have increased yearly. What do you do when your property manager is the owner of the company and he refuses to acknowledge service requests? If Bay Property buys out your association, I would recommend selling.

Fantastic experience: Dawn and Emily were wonderful. They both tried their hardest to get the approval for my new windows. They were very professional and understood my frustration because it took so long to get it approved over 45 days. If it wasn’t for these 2 wonderful people working so hard on this I probably still be waiting for approval. Bay property should be appreciate Dawn and Emily. Dawn did the final push that saved my sanity and finally got my approval. Thank so much.

Fantastic experience: I have worked with Bay Properties as a homeowner and as a contractor and they were great in both aspects. As a homeowner, their online portal made everything I needed to do a breeze and their office was helpful whenever I needed more assistance. As a contractor, there was a massive hail storm and we were submitting architectural requests left and right to replace roofs. They worked with us and the homeowners to make sure everything was filed correctly and reviewed timely. In both capacities, my phone calls and emails never went unanswered. Amie in the office was a great help and always able to help/point me in the right direction.

Fantastic experience: A lot of negative reviews, I haven't experienced what they have. My experience has been pleasant and have been working with Melissa who is very prompt, courteous, and caring about my issues. I am thankful they have her on the team. They are quicker to reply via email or the portal than a call however.

Negative experience: Scanners . I move out and never got my deposit instead they overcharge me . They barely respond to maintenance request, you’ll be lucky if they ever do so keep praying . They have mice and bugs in their properties but won’t tell you that before moving in . So move in with them at your own risk I’m glad I move out

Negative experience: Bay Property bought out previous HOA, Weaver, which was similarly terrible. Bay Property Managers do not answer phones, and do not return phone calls after voicemails are left, multiple times. Do not provide property documentation to board members when requested, did not assist in the process of creating a reasonable budget for the current year, and force you to use a portal that is NEVER updated. The manager tells the board that they are responsible for managing the budget, and that's fine, but then you have to share the documentation of everything spent!! At least Weaver allowed me to drop off my HOA fee at the office, but not Bay Property. You either use the portal that looks like it was built by a 10 year old, or mail in payment. Oh, and forget about getting a response to communication submitted in the portal, which the management office insisted should be used for communicating. It would make sense that when an HOA is being bought out, the property owners would be given the option to research if they want to continue business with the HOA, or if they want to find a new management office. Still doing research on this, but if you're considering Bay Property for your building management, I'd keep looking.

Negative experience: Was without hot water for almost a week they said because of the holiday but they had 2 days to take care of it before the holiday. Waiting for a week now to get a buzzer fixed to open the door but they changed their email and didn't tell me so not impressed so far.

Fantastic experience: This is far and away the very best property management company I have worked with. As past president of two HOAs, Bay runs a top notch operation. Their communication is extremely professional, courteous, and prompt. Specifically, Melissa was recently of great service for a repair issue. I truly feel more comfortable and safe knowing they are there as a supportive team.

Negative experience: Absolutely Awful! Over a month and still waiting on a work request to get done! Good luck getting a hold of them and expecting them to do their job. They’re pathetic

Fantastic experience: Melissa Foster has been our HOA's property manager at Bay Prperty for several years. She is always efficient, knowledgeable, professional, accommodating and a pleasure to work with. Melissa goes over and beyond to assist you and resolve issues in a professional manner at all times. Her work ethic is impeccable. I have thoroughly enjoyed working with Melissa.

Negative experience: Absolutely the most incompetent property management company i have ever had to use. It’s impossible to get any help from them if you need it. I was told on the phone, “sorry we basically just collect the money you have to talk to the HOA for anything” and then they give you a number that no one ever calls you back from. Their processing fees are about 750 bucks when you move in and move out for changing the name of the address. When i sold my place they made me pay 370 dollars and then with out my permission they told my attorney that they would need to pay an additional 250 to have the paper work on time. Even after i was assured over the phone i had enough time. The paper was sent in 3 days later than they told the attorney even after paying the 250 dollar charge to expedite it. When i called to see why this happened and called the whole company ridiculous i was then hung up on without any explanation as to why i was never told about the fee. I have a feeling they sneak this into a lot of peoples closings and no one catches it. I hope they like dealing with the BBB more than me.

Fantastic experience: I just wanted to leave a review for our property manager, Melissa Foster. Over the holiday, the company that does snow removal left a large pile of snow in front of my handicap spot making it difficult to get in and out independently. I had reached out to her after the weekend and she has been working hard on her time out of office to resolve the issue for me. This is not something I could have expected from our previous management company and my interactions with her during our time with this company have always been very pleasant!

Negative experience: This company is terrible!!!! My former HOA transferred to Bay Property Services a few months ago. I paid my HOA fees for the entire year this summer with my former HOA all of which was to be transferred to Bay Property Services. Bay Property Services told me via email that all payments from the previous company would be current in Aug. It is now Oct. and I’ve received a late notice in the mail saying I’ve been past due since Aug. and have late fees added to my account! This is the first notice I’ve ever received from them and I paid my fees for the entire year in July! When contacting Bay Property Services, they said we’ll have all accounts current in a week, check back then! Why send a late notice with fees if you haven’t done your part to ensure my account is current! Worst company ever!!!

Fantastic experience: Had issues with understanding hoa fees but thankfully Cristina Rizzo easily helped with all my concerns very knowledgeable and friendly

Fantastic experience: There was a strange situation that came up when I tried to get approval to install a fence. This was my first contact with this company. Thankfully I connected to a wonderful and helpful representative of Bay Property Services (Christina Rizzo) who took the time to understand the issue and helped to resolve it in a timely manner, which saved me and my fence installation date, which ultimately saved me money.

Negative experience: This is the absolute worst company in the world. Their online system does not work- you set up an account and the telephone box will not work to set it up. The company was located in New Lenox, but all the sudden now we have to send our payments to Las Vegas...they do not answer the phone. WORST management company!!!! DO NOT USE!

Fantastic experience: The owner of this business is very responsive. I had an issue with my plumbing and the property manager was in consistent communication until the problem was fixed. They’re also a family owned and operated business, which is a plus in my book!

Negative experience: This is by far the worst company to deal with. The lack of communication and organization is unacceptable. Poor mannered people who rarely return phone calls on time and take months to address situations.
