UPDATE: Shelly, was an absolute nightmare of a human (the person responding in the emails). I would like to highlight that Kyra, diffused the situation and was enormously understanding/ helpful.

Fantastic experience: I'm fairly anti-landlord / property management as a whole general concept, and I miss the days of renting from family owned operations. That said, we've had as good of an experience with First Class as one can hope for over the last several years. Every maintenance request has been fulfilled quickly, building improvement suggestions have been accepted and implemented on more than one occasion. The folks that work in the office that I've spoken with have always been kind, patient, and receptive to feedback. They've been willing to negotiate when we asked for annual rental rate increases to be reviewed and adjusted. We're moving out and so far, First Class has made that process pretty painless. Property Management companies will never be my preference, but that's how the world works now and if you have to be stuck with a corporation as your go-between, this is a pretty good one to go with.

Fantastic experience: I rented from fcpm for about 3 years. I never had any problems with this company. The staff are kind and understanding. Great management company. I ended up having to move due to taking in my sister's children, but I would rent from them again if I had to.

Negative experience: I’m going to file a police report on the managers for harassment. This management needs to be under investigation. I’m so tired I’ve been living here only for about 6 months. First my down stairs neighbors would threaten my life . And management didn’t do anything about it I had the cops called about 3 times to that neighbor. Never a call from management asking if I was okay. Management can I guess now text you about issues . I never had a manger text me lol…. Lastly they have no care for because of color. The rules only apply to us and only us because I can complain about how I feel and nothing with get fixed. I’m so done!! There very rude ! Their texting me after 6pm….. I had multiple people park in my residential spot and never once was resolved . Never come here !!! Please report them and review them. They need to be stopped !

Fantastic experience: As a tenant of 8 years I can say that the First Class team has been amazing. There were times when I wasn't the best tenant and they were very patient while also very supportive me through those times(especially during the pandemic). I couldn't have made it through the chaos of the past 3 years without them and would recommend them to anyone with confidence. I am thankful and applaud their patience, professionalism and grace.

Negative experience: Worst property management company ever! Trying to get them to return your emails and phone calls is maddening. If you aren't persistent they will never get back to you. The one thing positive that I can say is they generally address work order requests in a timely manner and Pat, the repair guy, is pretty great to work with. Find someone else to rent from and save your sanity.

Negative experience: While we ultimately were approved to rent a property in Sherwood, we could not reach anyone by phone or email for 6 weeks. We left several messages and never had a return call until our online application was approved, which was left by voicemail. I attempted to call back and still couldn't get ahold of anyone until someone sent me a text. We ultimately decided to rent another home since the property management company was unresponsive. Truly disappointing as this home better fit our needs. As a landlord myself, I would not be happy if I found out my property was sitting unrented with weeks of unanswered calls from applicants due to an unresponsive property management company.

Negative experience: We were there for a year they moved in people up above us that did nothing but party we are both elderly folks that both work extremely hard just to stay afloat but when there's party and all night long you don't get any sleep and it's really easy to lose your job so we moved out gave them a notice and we still have not got our deposit back the unit was absolutely spotless and they already are renting it out without doing nothing to it cuz it was so clean worst company I've ever dealt with and I am 65 years old

Negative experience: We were tenants. They rarely repaired things I ended up replacing the bathroom floor myself although they said they would a couple times. We got screwed like everyone during the pandemic. And like most landlords there greed got the better of them. We were honest about not being able to afford the current rent, but they legally raised it shortly afterwards to the legal amount they are allowed to. Once they started making threats and making there own truths we decided to leave before we were evicted. Here's to still hoping government aid will pay off that debt.

Negative experience: Non refundable application fees, denied a COO with a 750+ Credit Rating with $144k/year income for “unverifiable” income. Their screening company “Pacific Screening” is discriminatory towards small business owners and clearly has no idea how Oregon LLC’s operate. Just because my tax return showed I only paid myself out $30,000 for the year, and even with a co-signer who had similar great qualifications was also denied. With much better property management companies in Portland that will refund your denied application, avoid these guys they are shady and seem to be in it for raking in those application fees.

Fantastic experience: Tenant from 2017 to 2021. Here are the high points, lived off hoyt st and Glisan area by Providence. Renting from them, Jen I believe is the leasing agent and she is responsive and punctual. She will work with you on all the upfront things and is amazing. Maintenance calls, they have changed maintenance recently to more of a sub out work model which works way better, so 2021 definitely better maintenance than the comments from prior years. Big issues, we had maybe 1 really big issues happen on the property we rented at one was a water leak that was more of a contractor/other tenant issue. I admit, I literally had to yell at the girl who told me to call back next week and send jen/her a video of the water flowing from the wall to get her to send an emergency plumber--they did and I think that was an individual issue not the company as a whole. The maintenance guy who was suppose to patch dry wall forgot to do so for like 3 months-again this was an individual issue, not the whole company, when I talked to someone about it they understood and fixed it within a week. Common area maintenance--this one is unique cause I lived near Hollywood and most of the cleanliness issues were trash from people going through garbage. I wish they would increase to a every three months schedule. Honestly, we had a side yard and enjoyed the neighbors so we would get out and clean up a bit maybe once or twice a month and the property stayed generally clean. Again, this is in Hollywood and had like three construction sites in the area over the last three years so. What can you do. Pests- saw a rat once, racoon once, heard a mouse once, otherwise clean property. Both outside, both were likely due to the neighbors yard at the time and construction and a neighbor moving out tossing food on the ground... They definitely caused that and the manager did clean it after they left. Security - normal, had a few homeless sort the bins. Never really cared about that as long as they cleaned up. Definitely need more complex lighting and maybe a better garbage area, once saw a homeless lady living in the bin area for a night. Rent payment--super simple, literally never wrote a check or anything. Just EFT drafts on time everytime without any issues. They clearly marked any changes to rent and gave warnings. Rent increases were in line with PDX rules and maybe had one increase in that whole time. Pay your rent on time and be good tenants. Move in/out - this was easy and simple. We got our deposit back. I had expected more of a deduction for it but it was fair. Overall, pleasant to work with. The office people are a bit more rough, it's a smaller management company and they aren't being paid to be the nice people. Can confirm Jen is the get things done person at the company. People wanting to hire them to manage--again Jen keeps your property filled and people in units. Me and my wife lived there for almost 4-5 years, paid every payment on time and kept the unit clean/maintained. We spent approximately $75k renting and did so happily because for the most part Jen kept any issue from becoming too big.

Negative experience: The owner of the Bradley Apartments should fire these unprofessional, disrespectful and abusive managers, then go on and turn himself into prison for a few years for being a complete slumlord. The apartments are poorly ran, way too small, with the smallest and cheapest and worst appliances one can buy. Maintenance is terrible. Having no AC is INHUMANE, especially with the all concrete building that acts like lava rocks. People's can literally die in here. I do not recommend these apartments, or anything that Shelly Boros and 1st class property management, manages to anyone.

Negative experience: We have had clogged toilet issues for 3 months now and we can never get someone to fix the real problem. They come unclog the toilet but don't look for the reason as to why it keeps happening so often. It's getting annoying going 4-5 days without a bathroom since our property only has one bathroom. They should have an on call technician that can deal with emergency issues, but they don't and rather leave there tenants to figure it out themselves. When calling for help they never give a clear answering or aww.

Fantastic experience: We rented a property in Sherwood (duplex, 3 bedrooms, 2 baths, about 1300sqft +backyard) for 3 years (sept 2017- August 2020) from first class property management. They have a great app if you need to request maintenance or to help pay rent. They always sent someone to clean gutter, change the air filter etc. We had a toilet clogged once and they sent a great guy to take care of it promptly. We also had a leak through a window downstairs due to a gutter issue and they got that resolved super fast. They always took care of our few issues super quickly with knowledgeable staff! We moved out around august 23 and my kids had broken a bunch of blinds and a couple doors were dented. I was moving across the country so I asked them to take my $1400 deposit and get things cleaned and fixed up and wasn't expecting any money back! But I did. They sent me $768 which was more than fair and unexpected! To me they always did a great job managing the property we lived in. No complaints on my end. I had seen a bunch of bad reviews before moving in.. but they must have made a lot of changes while we were there cause our experience was wonderful!

Fantastic experience: The team here is wonderful to work with! My leasing agent, Mary was on top of her game. So much so, I rented the place sight unseen (they had a virtual tour link) . They are professional, organized and processed the paperwork speedily! Monique is great to work with-always responds by phone,text or email within minutes when I have a question! She is pleasant & professional- I appreciate her so much! The home is exceptional! We love the neighborhood and it was so clean! It also was ready for move in when promised! 10 plus!!!!!!

Fantastic experience: We rented with First Class for a year and they were absolutely stellar and accommodating. They helped smooth out the process of an out-of-state move and always promptly answered any emails or maintenance requests (which there were nearly none of, given how immaculately they maintained the property). They were always incredibly friendly and pleasant to chat with and even gave their tenants a little gift when the city needed to drill near our apartment. Would rent from them again in a heartbeat. Negative experience: Absolutely terrible. We call and left a message with them and emailed them about an apartment we were super interested in. We got a email back saying someone would get back with us soon to schedule a tour, but nobody got back to us for almost 2 weeks. It wasn't till I call for the 10th time that someone actually answered and scheduled a tour. Well my tour date comes and I get a text saying that my tour had to be cancled. I called super upset and they were willing to reschedule. But they finally decided to let me know that there was already a application pending on the property. Something they didn't tell me when I originally made the tour appointment. Which in turn made me mad because the tour they gave to the pending people was last week, while I was spending all of last week just trying to get a hold of them. If they would of actually gotten a hold of me when they said they would I would of Had a chance at getting the apartment. Then they tried to get me to apply for the apartment before even seeing it! At first they said it was free. But when I went to the site it cost $50. I didn't fill out the application because I hadn't even seen the place yet. And I would of most likely lost out $50 because there was already a application before me. I partly believe that nobody would get back to me because I have a service dog, and the property I likes doesn't allow dog, but by law I'm allowed to have mine. They most likely didn't want to give me the chance to rent out that apartment. I will never be applying to anything from this place. And you shouldn't either.

Negative experience: This property management company recently sent out notifications to residents in NE Portland that their rent is increasing over 100% effective April 1st. This is a blatant attempt at gentrifying the neighborhood. Students and families being pushed out by greedy property management companies is disgraceful and I suggest that no one rent from this company.

Negative experience: pretty appalled by the news of an over 100% rent increase forced on long-term residents of a newly-acquired property by First Class! More like Robber Baron Property Management if you ask me. Rent increases that force people out of their homes are unethical and immoral. this company should re-examine its relationship to its tenants, and implement business practices that have an eye on the triple bottom line. Portland deserves better and should demand better.

Negative experience: Another opportunistic, money hungry property management company that is doubling the rent of tenants because they can. Negative experience: This was the worst management company I ever rented from. When I moved out they came up with a series of back late charges that equaled more than my deposit. If you rent from them you will not get your deposit back

Negative experience: I got a no cause eviction today because all they wanted to do was rise and hike up the rent. Furthermore a few months back the land lords brother was threatening and damaging peoples property(I.e. slashing tires,keying cars, putting holes in wall, cutting cable) and all she did was shine me on. These are the most useless and incompetent people I've ever had to deal with. Names of landlords that deserve to be known for their piss poor qualities are Tom, Wendy, and Jen. These people are only in it for the money not even trying to help people.

Negative experience: The people living in the apartment are wonderful. However expect to pay a considerable amount for very little. Expect a 1 square ft sink next to a 1 square foot counter next to a fridge that's your kitchen. It is impossible to get a hold of management. And just a FYI for anyone out there when I moved in I was told 720 for an apartment at Erickson St. Not terrible but managed by a different company at first. First class takes over and instituted a 80 dollar hike on rent. When asked if how they could possibly justify an increase like that. They just said they'd charge whoever move in after me more And the current management illegally no cause evicted a fellow friend his girl and their son I met here because they were Hispanic and targeted by gang violence. Three days before Christmas. Then proceeded to fix up the apartment and rent it out to a related member to the management. They haven't even fixed my electrical plugs that I asked for two weeks ago.

Negative experience: The worst apartment management that I ever face. I talked to Tom(the owner) and Wendy about a mentally ill neighbor who physically attacks randomly. I already got a restraining order against her. This person still living here even when the attacks are from more than 10 months ago. Tom and Wendy wont do anything, they told that they cant protect us against this person. They told me to move out. I hope you are not the next one facing the crazy attacks from the neighbor in Maxwell Manor #15 Please don't rent here if safety matters to you.
