NJW Property Management

Negative experience: Slum lords. I contacted them back in July 2025 about their tenants using our dumpsters with pictures and proof. No response. I contacted them again January 22 and talked to Allen about the condition mess their tenants are making, sent pictures again as as gave statements about how they continue to be disruptive to our property. We share a lawn but have different managers. Again...no response. Today, their tenants were using our dumpster again which WE pay for. not NJW as we have a separate leasing company. They have less than 24 hrs to respond before I report them and their tenants to Oregon Housing Authority.

Negative experience: *** UPDATE 12/23/2025 *** So not only did they not fix a single thing wrong with the house while we were there, they violated us and tried to charge us for all of the things we had fixed on our own. We had all new weather stripping installed, had a new dishwasher installed, insulated the attic above the garage, had outdoor lights installed, had the holes in the outside of the house fixed, and had the washing machine repaired. They said we violated the lease by doing so, kept the security deposit and tried to sue us for close to $10,000. And moved someone else in for 1-1/2 times the rent we were paying. This company is scandalous in every way. Do yourself a favor and don't do business with them!!! It is so evident when people are asked to write positive reviews for companies. Or when it's a fake review altogether. Because the Nikki we've been dealing with sure is not the same person talked about in the other reviews. Let's start with the first day she came to do an inspection. Well my mother left a note saying that it would need to be rescheduled. What they didn't know was I was in the garage and could hear every word that was said. The first thing out of her mouth was "you can get way more money a month for this house!" And then proceeded to talk to the owners about how they could get us out of the house and rent it for more to someone else. The owners of the house aren't the most honest people and have refused to do multiple repairs on the house. Repairs that have to do with safety of my young son. And install adequate weatherstripping and insulation. Along with multiple others. Nikki refuses to do them as well. Instead they said it was perfectly fine to break the lease with no fees or anything coming back on us. Because all they care about is money. Nikki has been so rude and unprofessional in her emails with my mother. You would think someone her age and in her position would be a bit more mature. She also refuses to talk on the phone, or return text messages. You will only communicate through email. And she picks and chooses what she wants to respond to. So yeah, I'm sure for the owners she's great. All she sees is money signs and clearly has no self worth. But for the tenants, good luck! She's a real winner!

Positive experience: Nikki was really responsive during the move in process, but as soon as we had a incident regarding half of our fence needing to be replaced she didn't respond to neither our email or the neighbors we had the incident with . And to be respectfully honest, Nikki should have fix the fence before move in . We shouldn't of had to tell her . Just by looking at the fence , half the fence is bending over and the wood is woren down.

Negative experience: RUN!!!! I do not even know where to begin with the absolute cluster of issues we’ve had with Nikki. We had two houses under management with NWJ, and it’s been nothing but nightmares. She does not return calls, she does not do ANYTHING that she says she will do. She is WILDLY INCOMPETENT. We found one of our houses was completely destroyed after the tenants moved out - she does not do walk throughs. Then the same house was left in a horrible state AGAIN a year later, so my partner fired her. I quickly followed suit with the other house. I luckily have good renters this time, but instead of sending the final payment to me when we were switching property managers, she send the check back to the renters! Again - incompetent, lazy, unresponsive, just an absolute nightmare! Working with this company is nothing but stress and frustration. I have no idea how they are still in business. Again, don’t walk - RUN in the other direction! I wouldn’t wish our experience with NWJ on my worst enemy.

Negative experience: Unfortunetly you can't give 0 stars, but even that's too good for this company. After all my & the tenants' requests were ignored, I finally realized Niki is just plain unreliable and a huge liar. DO NOT UNDER ANY CIRCUMSTANCES HAVE NIKKI AND NJW MANAGE YOUR PROPERTY. Nikki & NJW have no business actually being in business. She said she drove by my property several times a week. She never mentioned that the paint was peeling, the bushes were overgrown. It's my retirement investment; letting it fall into disrepair threatens my future. I like to keep my places, like I live there, in excellent condition. I had a tenant move out and leave me a $600 PGE bill. I got 5 shut-off notices, I contacted Nikki each time. She promised to take care of it. When I finally fired Nikki & NJW and hired the truly professional company ALPINE GROUP, I realized that the PGE situation was never resolved, as promised. I have too many horror stories that it would take the entire review page. ONE MORE TIME: DO NOT UNDER ANY CIRCUMSTANCES HAVE NIKKI AND NJW MANAGE YOUR PROPERTY.

Negative experience: If I can give negative stars I would. This is my honest review, and I hope that others will read it and not rent from this company. I wanted to like this property management company, but after moving in and discovering all the problems, I had no other choice but to write this review. The first red flag was when the property manager Nikki said, that she carries a weapon, for protection and I get that to a point, but you do not have to tell a family with four small kids who signing a lease, that you're carrying a weapon. In addition to that, the second red flag was when she proceeded to tell me and my husband, who are a interracial couple, that if we were to put anything on our property, such as a political party support sign or anything religious, that our house will be egged. That was the second red flag, the third red flag was when we moved in there was a lot of air fresheners, that was in the house. When we remove the air fresheners, we discovered that the people, that were there had cats. I have a Allergic reaction to cats. When I told Nikki about this, she proceeded to tell me that the people that was in that house, only had dogs not cats, she never offered to get the carpets cleaned or anything she just denied that they were cats evern living there. Not to mention the fact, that she didn't do a proper walkthrough to discover, that there was a terrible pest problem, there was also visible stains in the carpet. The microwave light didn't work, the oven had issues and there were just a lot of problems With neighbors being extremely prejudiced. There is an incident, where one of the housekeepers in the neighborhood, tried to sue us over an incident that happened, where my daughter bike tire bumped her car, of which she threatened, to sue over the minor issue. The neighbors, eventually found out about it when I decided, to stand up to this Housekeeper, because she was trying to scam us, because we lived in a wealthy neighborhood in the Portland hills. The Neighborhood group they have, started spread rumors, about my family in that neighborhood, and proceeded to file a complaint against us with the HOA. Also, other issues Njw Property Management company at the time did not have an actual maintenance person. So, if anything gets broke it could take months, to fix according to her word. There is a broken glass Window above our front door, which never got fixed. After all this mess, me and my husband looked at the reviews and come to find out, that this company had nothing but negative reviews not just from renters, but from owners. If we would have known this before we signed the lease, we would have rented from another property management company. This experience hath not been pleasant at all, we were only in that house for less than four months before we couldn't handle the Jerk neighbors anymore or the bad property management. The lack of professionalism from njw property and the fact that they lied about given us back are full deposit and charged us $150 late fee, when we paid our rent in advance. If you're looking to rent or you're looking to find a management company, Run! away from njw property management because, they will scam you. Everything that didn't get fixed in that house, she would always say that that the owner was cheap, and that's not how you talk about your clients, nor run a business.

Negative experience: Not even worth a 1-star and don’t believe the 5-stars… Nikki is by far the worst property manager I have ever dealt with. Thankfully, my time with her was short, but even that was enough. The countless bad reviews about her match exactly the energy I experienced. Sneaky, ignorant, and completely dismissive of Oregon rental law. After doing my own research, I found she has broken enough rules that I could take her to court. Honestly, I hope she loses her license, because she has no business in this industry. There are slumlords, and then there are people like her, the absolute bottom of the barrel. I am begging you, please DO NOT do business with this woman. Do not hire her to manage your property. Do not look to her to find you a home. Know your worth, because working with this company is not worth the stress and headaches you will be left with afterwards. LOOK ELSEWHERE.

Fantastic experience: I had a good experience renting from Nikki and NJW Property Management for 2.5 years . As long as maintenance requests were done through their website/Appfolio they would be very responsive. There is a bit of a delay when communicating through text/email/phone but nonetheless all of my maintenance requests were dealt with promptly. Our heater stopped working during a cold snap and the HVAC repair tech couldn’t get out for a day or two and they offered to bring over space heaters, we were able to make do without but I appreciated the offer. I found all of my interactions with Nikki and her team to be professional and respectful. Our move out went smoothly (we had our unit professionally cleaned which I’m sure helped )and we got our full deposit back in a timely manner.

Negative experience: As a property owner, I had nothing but trouble from this business over the last 1 and1/2 years. I can never get on my "Appfollio" account to see my tenant records. One of my properties had a three month vacancy last year and Nikki Wilson never paid the PGE utilities bills for three months and it went to collections, and my credit score plummeted from 848 to 710 in one day. I finally gave her notice I was going to another property management company due to her poor mangement. To date, she still hasn't forwarded the rent due to me on one of my properties, not the rent deposits, reserves and other documents that the new property management company needs to set up my transferred account. I leave voice messages, texts, and emails that go unanswered by her. If you are a property owner seeking a mangement company, you better complete your "Due Dilligence" and not select this company, because there will be trouble down the road.

Negative experience: I would say slum landlord, I have been a tenant for 3 yrs and a Sewer line backed up into my 1st floor 2 weeks ago and flooded firvhen bathroom living room. Nokki has not done anything to restore. Unit is not habitable single mom with kid and dogs and cats living im car for 2 weeks. Also would t sign paper for my rental help She legally should of out me in hotel or moved me but nope ans tells my private info to other tenants and never wants to fix anything or makes me wait months but keeps raising my rent when she never does any upgrades or anything promised. She won’t return my attorney help call Either. Any landlord who can laugh about me and son LIVING in car because she refuses to make my unit habitable is aweful If you rent or use this company to rent out your property I wouldn’t as me and my son are living in car because she refuses to take care of my unit that now has toxic waste in it.

Negative experience: Moved from ca. During our two year stay at Cameron ct home maintenance was great and we loved the house and neighborhood. Red flagged missed was when we moved in fridge had mold inside, house was covered in spider webs and bathrooms were dirty and they not only admitted no cleaning was done via email but then declined any kind of credit when we cleaned it- I mean- would you seat at your new home in a shitty toilet?.Unfortunately last 6 months prior leaving we had a few medical issues piled up which resulted of some late rent payments, to which late fees were added as per contract and paid for. Year one was 3295, year 2 was 3495 , year 3 was to be 3895- feel free to check Zillow for history- of course we could no longer afford it, who could? - we were thankfully given notice to end contract due to all late payments- again never not paid. You know they had no intention of returning any deposits so we let that go for the last month of stay. It was either that to cover our move or we would be homeless. Negative experience: Home owners beware. Nikki is a horrible property manager. We should have fired her a long time ago. IF she responds she does not answer the question. She does not do any kind of move out inspections and will not fix anything in your home. The only time you will find out there is something to fix is if you change property management companies.

Negative experience: Slumlord is too good a term for Nikki…the other amazing reviews are completely suspicious as there is just no way the same person could be amazing overall and so incredibly and consistently incompetent and negligent for me. I am in a unique position to provide this review as I am the home owner and also know the tenant (who I know to be trustworthy and reliable). Nikki “managed” our family home from October of 2022 through September of 2023 when I fired her. The initial red flag was her abrasiveness but we overlooked this as who cares, if she gets the job done, correct? We found the tenant ourselves, but she still charged us the finding fee. We didn’t understand this, but overlooked this as well. The previous tenant was still occupying the unit so the final walk through and other closeout tasks needed to be completed by her. I later found out the house was not inspected, nor cleaned AT ALL and was left with previous tenant garbage, much cosmetic wall damage, no garage remote and an overwhelming amount of dog poop in the yard. When asking about the pre-move-in pictures for the new tenant, Nikki told us the file with the pictures was “damaged” and could not be retrieved without any plan of how to proceed. It took several months and many emails where we had to FORCE HER to go back and take the pictures. The pictures were cursory at best, as in literally one picture per room and of course with all the new tenants’ items covering much of the space. She consistently has “family emergencies” and it took MANY follow up emails/texts to get her to even respond to one and then that communication either did not answer the question or delayed the resolution. When the new tenant was moving out, I emailed Nikki to confirm a move out checklist would be issued and the best I could get out of her was “I let her know what I expect but there is not a checklist”. What Due to the unrepaired leaks for that time and any kind of move in documentation, I was on the hook for all the needed repairs once the new tenant moved out. It was more than $5,000 in damage between the leaking (reported by the tenant to Nikki) and then another 2 months of needing time to complete all the needed work. She specifically cost us $11,000 to get the house back in shape to rent again. I would have sued, but due to the lack of documentation that existed (especially no move in pictures!) I was unable to. My recommendation is if you have a house for rent and no other company is able to take on your property, it would be better to sell it than to have Nikki "manage" anything.

Positive experience: I came to NJW management in between a rock and a hard place. Nikki not only worked with my situation but has been the easiest and most understanding property manager. I've recommended friends to NJW that are currently renting as well. Great with communication and timely. When I was ready to move into a bigger place for my family, they made the move and transition easier than I could've ever imagined. Any issues within the properties I've rented from them are solved quickly and professionally. Until I buy my forever home, I'll be happily keeping NJW management as my property manager.

Fantastic experience: We have been a tenant for almost 2 years and we absolutely can't say enough about how great they have been. From beginning to end (the owner changed management companies) has been the best experience I have had. Easy to deal with, online maintenance requests, online payments. I definitely recommend renting through them!

Negative experience: Highly unethical company. I could write a novel. Used them as my management company and while they are the cheapest around...that really means they are the cheapest around. You get what you pay for. Tenants damaged the property, they covered it up and turned it over without charging them or notifying us (holes punched in walls, chunks taken out of floors, etc.) - and this is a nice townhouse out by Nike. We take good care of our place with no intention of price gauging or taking advantage of people - take good care of the property, and we rent at the low end of the market. Nikki told me our townhouse was ready to be rented again, and when it wasn't renting out, we went to check it to see why - it was filthy. She said it had been cleaned. It hadn't. I took pictures and sent everything to her - she had excuses for all of it. Now, a year after we fired her, she is using photos of our property to represent another property. I notified her a week ago, she said it was a "system error" that would be corrected within 24-48 hours. Four days later nothing had changed. I notified her again, and three days later with no response - I'm doing this review. Maybe now they will take down the photos of my property that they have not managed for over a year. Doing this review a year after firing them and only after this unethical instance of misusing my photos to misrepresent another property (and giving her a week to fix) - should show that this isn't an in-the-moment, retaliatory rating. This is what it takes to get NJW to do something.

Fantastic experience: As a reluctant tenant who suddenly had to move because our rental condo was being sold in late 2021, Nikki with NJW made the process so quick, easy and painless. We connected with her and within days, had the lease explained to us (which was appriciated!) and were moving in. Anytime we've had a need, the right people were dispatched immediately, communication was quick and direct and our rights and privacy were prioritized. I imagine it can be extremely challenging to work as an intermediary between an owner, a tenant and an HOA in addition to city/county/state policy, but Nikki and her team have always made us feel like she is working for us and that's a good feeling as a renter. Be an honest responsible tenant and you'll have a great experience with the NJW team and Nikki.

Fantastic experience: Nikki is super compassionate and professional as a property manager. She responded quickly and empathically to my mental distress/breakdown caused by tenant who committed various lease violations you could possibly think of (unauthorized change of property, lying, intimidation, extortion, etc.) when I was managing my property by myself. Nikki has remained professional and thorough and always kept legal and professional guidelines in mind when she handles aggressive tenant communication behavior after I hired her to manage my property. I appreciate and respect her caring, wise, and assertive style, and my appreciation also extends to all female property managers who unfortunately sometimes have to deal with both physical and mental intimidation/threats from criminally-minded tenants. These women are my heroes. I highly recommend Nikki and NJW.

Fantastic experience: Nikki was the most professional and personable property manager that I have ever encountered. She went above and beyond in our first meet and greet to assist me. She was informative and educated on things that I had no idea existed In a move. You can not please everyone. Sometime no matter how much you give people will still be unhappy. Negative experience: Amazingly poor communication. And if there's an issue at any point, forget about it getting taken care of. Even if it's her legal responsibility. If there were any justice, there would be an easy way to keep slum lords like her accountable.

Negative experience: Avoid using this company at all costs! If you are a property owner they do nothing but take your money!! they did not properly check on employment or anything else for the renters they placed in our home!! I took months to even get statements from them for what the random deposit into my owners account. She only responded once I threatened to report her!! I canceled our contract immediately and had to deal with the tenants on my own from another state!! Do not give this POS the keys to your home or trust her with anything!!!! If you are a renter you are probably great with using this company because they do no follow through on verifying employment or checking up on the property once you have moved in.....completely unprofessional and not trustworthy!!!!!!

We were tenants and although they were sure to represent the interests of the property owner, they were very fair in their treatment of us and respectful of our rights as tenants. I would absolutely recommend renting a property through them. As an owner, you can trust that they will do their best for you while maintaining a good working relationship with your tenants.

Negative experience: My wife and I rented with Niki for about the last 5 months. Throughout the entire time it was a nightmare. The property wasn’t cleaned properly when we got there and had to be cleaned again from top to bottom. Every issues that came up with the property was either fixed when they got around to it or never was. The sprinklers didn’t work for the first 3 months or so we were there. We kept reaching out to Nikki to get them fixed but nothing. There were even two HOA fines (3 or 4 notices in all) because of this. The front yard had almost completely died. This showed that Nikki didn’t have the interest of the tenant or the home owner in mind. There was an electrical issue in the second/third floor stairwell that caused light in the stairwell from the third floor and the switch to turn it on not to work. After I fell down the steps one night we pushed hard and harder to get someone in there which she finally did. The fan timer switch in the 2nd floor bathroom stopped working and was never fixed before we ended up moving out. My kids were unable to take showers in that bathroom because with no fan and no window mold and mildew would have been a real concern. This brings us to moving out. We had to end our lease early due to family issue. We gave a 30 day notice and paid the rent. Let her know we would be out by the 12th and needed to meet to get the keys. It was like we were being avoided. Like she thought by not picking up the keys that it would somehow help. She finally met me at my work to pickup the keys and let me know the inspection would be done in a couple days. It’s been almost a week and still no inspection even though the property is posted on Zillow as available as of 9/15. I wouldn’t trust NJW to manage any property. They don’t care about the home owner or the tenant. This property could easily have been rented in a couple days since it was one of only a couple properties in Bethany area available but Nikki has made no good faith effort to re rent which is also a violation of state law. Do yourself a favor and find another property manager for your property and a different property if you are a renter. It’s not worth the hassle when there are so many property management companies out there that do so much better.

Negative experience: Was super interested in a property listed by this company on Zillow. Messaged twice and called. No response at all. Very unprofessional. A simple email, even an auto response, would of been nice to get some type of communication. Not even a call back. Definitely will never recommend or try to rent with this company.

Having had a mold problem in an apartment, Mike and Nikki told me exactly what to do and who to contact, plus referred me to a great company that did a complimentary estimate. Mike and Nikki are genuine, transparent, helping people and I️ would recommend them to anyone looking to be taken care of when apartment or house searching!
