Experiencia fantástica: Alvin was invaluable in the selling of my deceased mother’s estate. My mother passed away 6 years ago and I was made Administrator of the estate. I live approximately 120 miles from the property so I was looking for a “Full Service” Realtor. My sister whom lived with my mother was the sole heir to the property and she did not want to sell it. Unfortunately she could not get the financing to pay for probate and acquire a new home loan so the property had to be sold. This meant that I had to evict her. Alvin has seen these situations before so he was knowledgeable about the eviction process and helped me to get through that process. When I first spoke to Alvin, I was impressed by his knowledge of the local San Gabriel Valley rules and regulations. He is familiar with the various city governments and seems to have a good relationship with them. We set a date to meet and inspect the property. Alvin was on time and on point! He rapidly analyzed the situation and formulated a multi-step plan to clear the property and renovate the most important areas to increase the profitability of the sale. This was not a “normal “property. My sister has a hoarding disorder and had spent about 15 years gathering junk. There was a very large amount of junk that needed to be gotten rid of before the renovations could start. I was overwhelmed by the scale of the project but Alvin had done this type of work many times before. Alvin also shouldered the financial responsibilities for all the clearing and renovations. I didn’t have to spend a dime to get the property ready for sale. When the property sold, Alvin was paid back with no interest or fees added. Since I live over 100 miles from the property, Alvin was both my Realtor and my Foreman. Alvin enlisted all the labor that was required to prepare the property for sale and if there were any problems, I didn’t have to drive 100 miles to fix it, I just called Alvin. In approximately a month, the property was ready to put up for sale. Alvin did a great job getting a lot of potential buyers interested in the property and it sold quickly for more than the asking price.
