They handle tenant communication, rent collection, maintenance, and other day-to-day matters efficiently, which makes owning a rental property much less stressful. Their team is knowledgeable and keeps everything organized. I would recommend them to property owners looking for a reliable management company.

Fantastic experience: GPM took over management of our apartment building in Burbank a few months ago, and my husband and I have been very happy with their service so far. Our previous management company was sometimes difficult to get a hold of, and we had to call in whenever we had a maintenance problem and mail a check every month to pay our rent. With GPM, everything has been much easier. They have an online system where we can pay our rent, submit maintenance requests, and even check the status. It has made things much more convenient for us, and communication has been good whenever we have needed something. So far, we are very happy with GPM and glad our landlord decided to hire them to manage our building.

Fantastic experience: Update after almost a year living at an apartment managed by GPM: Really pleased with how responsive and professional they are when it comes to maintenance requests! Never had a property manager who was this quick with sending out professionals to fix issues that come up. Just wanted to pass this info along because I think it’s important! Edwin was very kind and supported us during every step of the renting and move in process. He is attentive and responds quickly, and makes me feel like we’re in good hands moving forward. It was / is the most positive experience we’ve had with a property management company.

Negative experience: If you want a home or apartment from GPM you can just forget it! Want to speak to a human being? Nope not gonna happen! It’s all robots here! They don’t care about you and will never ever respond to you. It’s all automatic responses. Saw a property I so wanted and they just would NEVER EVER pick up the phone, they refuse to pick up the phone. A truly abysmal realty group, F- 0/100

Negative experience: This is regarding the Experience I had with GPM regarding a unit that I viewed. I scheduled the showing to view the unit after I viewed the unit, I was very interested in renting it out the minute I viewed it. I have been emailing back-and-forth responding to the automated emails you receive after you view a unit. Tried calling multiple times wanted to know how to How to proceed with the paperwork for renting the unit I never got a response back at all from Edwin, which I recall him being the one responsible for this particular Unit. Yesterday I went back to see that the unit was taken off the list. I don’t understand how people can be so unprofessional at least reply to an email so I don’t sit here and wait thinking that I will be filling out paperwork and I’m not looking for another apartment . You can email atleast email back letting me know that you rented the apartment to someone else, but didn’t even give me a chance to fill out an application after I viewed the unit. I just don’t understand if someone is already in the process of renting the unit why do you schedule for me to view the unit and then rent it out to someone else .

Negative experience: Update after they responded: Apparently GPM doesn't have "common sense" either because I called and asked to confirm the price of the unit multiple times and you guys confirmed the lower price. Instead of trying to provide actual customer service to remedy the situation, you reply by insulting my intelligence. If you weren't only concerned about your online image, you definitely would've responded differently. Take care Contacted GPM about viewing a unit today in Glendale that was listed this morning at $1,950... They told me to keep checking the link to schedule a viewing and a few hours later, the Zillow and website was listing the unit for $2,495. I even called to make sure and he confirmed it over the phone. Come on... don't bait and switch, it's just rude. 0/10

Fantastic experience: Just bought our property, and had nothing but great experiences with them. I don't want any other management. I would definitely recommend this management to anybody.

Fantastic experience: Lived in a house that was managed by GPM and they were such an easy management company to work with. The online portal makes it very easy to pay rent and submit maintenance orders. GPM responded very quickly whenever we submitted a maintenance request. They also answered the phone and followed up whenever I called.

They were accommodating to our requests, timely with their responses, professional in their interactions, and willing to work with us in ways other property management companies would not. Fantastic experience: I worked with Omar Campos to get my new apartment and he made my moving process easier than it has ever been, and I have moved a lot! He and the rest of the Glendale Property Management office were quick to respond, really sweet, and very accommodating. Omar was so understanding and helpful in a time that is already so stressful. Fantastic experience: I've lived in an apartment on a property that has shifted ownership several times during my tenancy. For the past two years under GPM's management, they've been extremely responsive to any issues we've had regarding repairs on the property and within our unit. All inspections were given proper and due notice. Very reliable!

Negative experience: I called 3 times to find the apartment for showing. Left a voice message and waited more than 30 minutes at the building and no one returned my call.

Fantastic experience: Ed, Edwin & Anthony all deserve this 5 star review. We were looking for a new Leasing agent and that is exactly what we found. We manage the units, but needed someone to lease vacancies. GPM not only provided excellent service from beginning to end, they rented our unit in just a couple weeks. They are very responsive to messages/texts and any questions/concerns you might have during the process. They even went that extra step to suggest a couple of great references we needed for a maintenance issue. It was a pleasure meeting and working with all three of them. I will not hesitate to refer them to anyone !

Fantastic experience: Along with my two housemates, I was a renter at a property managed by GPM for a year. Simply put, GPM's work is top-notch. Edwin and Ed are consummate professionals who are communicative and responsive. For example, when one of my roommates had to move out on short notice due to military service, GPM was helpful, gracious, and understanding. When we had problems with a digital controller for our tankless water heater, GPM followed up -- unprompted -- to ensure that the plumber GPM had retained had contacted us, and that things were going smoothly. Although I write this review from the perspective of a renter, I would -- if I were the owner of a rental property -- be fully confident in having GPM manage my property.

Fantastic experience: nice people, friendly and informative

Negative experience: Looking at these reviews I've realize that these reviews are consist of multiple perspectives and its not just tenants. Edwin actually gave the company he works for a 5 star, I don't it works that way. I've also realized that my own landlord also gave them a 5 stars. Again, perspective is everything. If my land lord had pleasant experience it is because they have a job thanks to my current landlord, Reece Choy, also because they lifted a weight off of his shoulder. As a Tenant I am being 100 percent honest, these guys were not at all honest. I paid $600 last year for floor installation because my son was prone to asthma and has allergies so the carpet was old and I had been living there for 4 years I couldn't afford to rent the machine to clean the carpet every month. It comes out to $100 I am a single mother. I don't get paid more than $16.50. Reece's comment is actually true they have been increasing the rent to us tenants to make to the market value and the reason why we as tenants are upset is because that's all that they are doing. They are not actually increasing the value of these apartments. I don't understand how Ed & Edwin get great reviews if these are the same people that didn't want to send a plumber to my apartment over the weekend because the plumbers charge more on the weekends. We all work Mon-Fri and are only home on the weekends. They gave me a 60 day notice to vacate the apartment for no reason after mind you I spent money out of my own pocket to add value to this apartment because it was for the best interest of my son. If they were so honest as people on here say. They should have said, "No, Carina don't spend money because we are not planning on renewing your lease the following year." If these people were so honest as people say they would take my son into consideration. Yet, here they are giving me a letter to vacate for no reason knowing I have a one year old. I can't get cash aid or food stamps because they say i make too much money so I'm not eligible for them. But that should show you that these people are not honest if they are just raising the rent to meet the market value rather than being considerate of actual tenants. I am a follower of Christ so I do know that I will be protected by people where ever I go. As a believer of Christ we live by helping others. These property managers don't have compassion of others. They've harassed me with these vacate letters that I got back to back to back. I keep saying for no reason, because I've payed my rent on time every month since Reece contracted them. I live pay check from check, how do they expect me to vacate within 60 days and still pay my rent. I'm not mad, lets be honest, I am blessed and will to be blessed where ever I go. I'm only showing you a tenants perspective. There is such thing as hypocrisy which is what these people show you, they smile to your face and then later back stab you. They don't care about tenants at all (Unless you have money they WON'T look out for you). I've called them multiple times and they keep ignoring my phone calls, sending them to voicemail. They send me emails through "DO NOT REPLY" emails so that I am unable to respond to them. I would like to know the reason for why I should vacate. Since they didn't give me one. I'll continue to pray for them. I just wanted to share with you all my story.

Fantastic experience: As a real estate agent, I had an absolutely stellar experience with Ed and Edwin at GPM prepping a home they were property managing with a seller who was out of the country the entire time. Their team had the home freshly painted and deep cleaned after tenants of 4 years moved out in 4 days. I was able to go on the market with this listing within the week and was in escrow with a back up offer in 6 days. Tremendously efficient service and very reasonable rates for my seller making my job very easy. I will always be using them for prep going forward. Thank you, Ed and Edwin!

Fantastic experience: Edwin and the staff at GPM were helpful in finding us good tenants for our condo in Los Feliz. I picked them out of a few other management companies and I’m glad I did. I highly recommend them and will use them again.

Negative experience: couldn't get through to see a lease...tried like 8 times:/

Negative experience: Very unprofessional. I had called multiple times and had my phone call returned just twice. Two weeks after my initial inquiry and dodging over 30 phone calls about the availability to show a property, or clarification on vacancy, they finally gave me a call to tell me that someone had put in an application in. This is fine, but please have the decency to give a courtesy call regarding the status of a property upon receiving inquiries! What a waste of time and I can’t belive an actively running business would give prospective renters an active runaround!

Fantastic experience: GPM has been such a pleasure to work with. I've worked with Edwin at GPM and I would highly recommend him for any property management needs. He's always available to answer any questions. I've used their services for finding a tenant for my property and have also reached out to them to help with a not so pleasant tenant (not a tenant found by GPM). I'm currently using them again to find another tenant and once again they have not disappointed. They do the reviewing for me and I'm getting daily updates of applicants. Would recommend.

Fantastic experience: I'm a homeowner now, but when I was a renter this company stood head above the rest. I'm not surprised at all by all of the five star reviews they have. Everyone knows how daunting renting an apartment can be. When I was looking for a place to rent I had such a frustrating experience with other companies, I was online checking out places and making calls constantly. Most places wouldn’t even respond to my call and those who did would take forever to show the place. Lucky for me I came across a vacancy that GPM had. Not only were they super helpful and professional, but they went out of their way to make the process as painless as possible, something I really appreciated. I lived at my apartment for about a year and it couldn’t have been more easy going. There were several things I really liked about the way they operated- the online maintenance made all service issues simple to request & a lot easier to follow up with. They also have online rent payment system. Simply put, I would recommend them to anyone who appreciates an efficient and professional property manager.

Fantastic experience: We will miss the team at GPM! My roommate and I lived in an apartment managed by GPM. We have moved out only because we have outgrown the space. They have always been responsive to all of our repair requests, and they were pleasant to work with. Fantastic experience: Simply the best! My fiancé and I just bought our first home in Toluca Lake, and had the pleasure of working with Millennial Properties real estate agent Edwin Savadian.
